Jacksonville-based Chance Partners proposes to rezone 9.4 acres in Oceanway near River City Marketplace to develop a residential and commercial project. The project, called the Main Street North PUD, would comprise up to 238 multifamily units and more than 39,000 square feet of commercial space at northeast North Main Street and Drury Lane. Those plans are included in a rezoning request filed with the Jacksonville Planning and Development Department. Chance Partners asks the city to rezone the vacant lot from commercial community/general-2 to a planned unit development to allow for “a mix of residential uses while retaining the commercial uses on the portion fronting on Main Street.” “This change will allow a transition of commercial uses, to medium density residential to existing low density residential to the east of the property,” the request says. Former Florida Baptist Convention buildings are coming down at 1230 Hendricks Ave. Realco Recycling Co. Inc. will demolish the office, bank and warehouse at the site at a cost of $349,000, according to a permit application submitted Friday. The 3.41-acre site is slated for redevelopment into 345 apartments, parking and 5,500 square feet of retail space at Hendricks and Naldo avenues, Nira Street and the Interstate 95 ramp. Florida Baptist Convention Inc. sold the property to Chadbourne II LLC in June 2017 for $6.15 million. The convention relocated to Belfort Oaks Place near Southpoint. Jacksonville-based Chadbourne II LLC is identified as the developer of the studio, one- and two-bedroom units in a multistory building and a seven-level parking deck whose top floor includes a pool deck. Sprouts Farmers Market wins renovation permit In a necessary step for Sprouts Farmers Market to open its first Jacksonville store by June, the city issued a permit Friday for renovation of the former Best Buy in The Markets at Town Center. Catamount Constructors Inc. of Roswell, Colorado, is the contractor for the $2.5 million project. It will renovate the 30,162-square-foot store at 4893 Town Center Parkway. Phoenix-based Sprouts says it plans to open in the second quarter. Sprouts operates more than 300 stores in 19 states.
