PRESIDENT’S MESSAGE

Strategy in Action

At the 2025 Leadership Conference in October, we talked about how to make Flynn’s strategy real in our everyday work. To do that, we discussed 13 Levers of Performance as focus areas and the practical actions that will help us implement Flynn’s strategy. When I thought about what to share in this message, I wanted to bring forward ideas from that discussion that matter most to the largest and most important part of our Flynn team: our crews - the people who build Flynn’s reputation every day through high-quality, safely executed work. The best sales tool we have is a job well done, and the most important relationships we build are at the project level. So, what does “strategy in action” look like on our job sites?

It starts early in the morning, as the crew gathers for the safety huddle. The “Field Level Risk Assessment” isn’t just a checklist; it’s the Flynn Way in motion. Safety is the cornerstone of our culture, and living our values means making sure everyone goes home safe. You check your harness, inspect your gear, and commit to looking out for each other. That’s how we create a workplace where people genuinely care about safety.

As the day unfolds, leadership at all levels shows up - not in

words, but in actions. When a foreman walks the site, sets the tone, and thanks someone for a clean flashing detail or a perfectly set panel or frame, it matters. Keeping the Leadership Promise means leading by example, because what your team sees you do is what they’ll do.

Mid-morning, you’re staging materials for the next section. It might feel routine, but this is strategy in action. Planning ahead, reducing wasted trips, and keeping workflow smooth helps us hit schedules and win more work. You think about costs too—grabbing only what you need, returning unused fasteners instead of tossing them. Every small decision adds up. If this was your money, would you spend it? That question reduces costs and keeps Flynn strong and profitable.

Later, you spot a better way to set up the Spyder Crane. That’s innovation. Flynn’s future success is not only about big innovations like Speedwall; it’s about many small improvements that collectively make a big difference. You share the idea with your foreman, who promises to pass it along. At Flynn, good ideas don’t stay in one crew—they spread, because sharing and implementing leading practices is everyone’s responsibility.

At lunch break, the crew sit together, eating and chatting about the progress made on the project and sports. Off to one side, the trained Coach on the crew sits with his Coachee

and checks off the task he tackled in the morning. This is developing the next generation in action!

Before the day ends, the foreman takes time to walk through details of the next day with the crew and shares the plan with the site project manager. That’s partnerships - making sure customers and crew members get the best communication and teamwork from us, and because of this we build relationships that last beyond one job.

When you pack up and head home, you know you’ve done more than put in a day’s work. You’ve lived the Flynn Way, kept promises, managed costs, shared ideas, and built trust. That’s how strategy comes to life — one safe, smart decision at a time.

Together, we don’t just build buildings — we build Flynn’s future. Every day, every job, every choice matters. Let’s keep making them count. Thank you for everything you do!

Flynn Brings OceanInspired Façade to Life in Victoria

Flynn Vancouver has partnered with EllisDon in Victoria to construct the new TELUS Ocean building.

TELUS Ocean is a 12 storey building in the heart of downtown Victoria, British Columbia.

Anchored in its urban context, the building’s triangular form has taken shape, embracing its flatiron site and culminating in a commanding 'prow' that reflects the city’s coastal identity. The design draws both literal and symbolic inspiration from the ocean that will be expressed through its material palette, lighting, a water feature, and media installations. A thematic sawtooth glass façade, now being installed, will provide solar shading while referencing the motion of rolling waves. Upon completion, TELUS Ocean will offer generous, light-filled tenant spaces with access to nature and valuable views of Greater Victoria and the ocean— further strengthening its deep connection to place.

Flynn's scope includes:

Total supply and install of 110,000 SF curtainwall: 101,000 SF of unitized Speedwall panels. 9,000 SF of high performance Reynaers CW60 curtainwall panels.

Flynn’s prefabricated high-performance system Speedwall has helped meet client’s project schedule and an impressive performance target of TEDI 19. Curved curtainwall panels were 3D laser scanned and custom designed in partnership with TSC Inc. to execute the desired effect on the building.

The shop and site teams’ persistence and organization was instrumental in making this happen. We are grateful to have the leadership and dedication in the glazing shop and site teams.

Architectural Project team: Kevin Peck (Glazing Foreman), Bob Reynolds (Superintendent), Calvin Cheng (AP Project Manager), Gavin Gill (Project Coordinator), John Ngo (Design Manager), Arnel Escoto (Drafting Team Lead), Christian Gutierrez (Senior Drafter), Luke Rixmann (TSC Virtual Design Specialist), Monika Sudol (TSC Manager).

Glazing Shop team: Romy Tarrayo (Manufacturing Operations Manager), Igor Radvan (Glazing Operations Manager), Kris Lemire (Senior Glazing Foreman), John Moxon (Senior Speedwall Foreman).

The project is scheduled for completion by Summer 2026.

The waves on the facade draws inspiration from the memories of xwsзyq'әm , the Lekwungen term for the James Bay mudflats that once existed in and around Victoria’s Inner Harbour.

Green Street Market: A Vibrant New Chapter for Downtown Lee’s Summit

In the heart of Lee’s Summit, Missouri, a transformative development has taken root— one that blends community, commerce, and architectural innovation.

The newly completed Green Street Market stands as a centerpiece of the city’s ambitious $44 million downtown revitalization, offering residents a long-awaited, proper farmer’s market that celebrates local growers, artisans, and small businesses.

Our company was proud to contribute to this landmark project with a contract value of $1,250,000, delivering a suite of architectural solutions that elevate both form and function. This effort was made possible through a strong partnership with McCownGordon Construction, the general contractor for the project. Their leadership and collaborative approach helped bring the vision of Green Street Market to life with precision and purpose.

Architectural Highlights

The project showcases six distinct architectural products, each selected for its aesthetic appeal, durability, and ability to enhance the visitor experience:

■ Moz Back-Lit Perforated Panels: These dynamic panels create a striking visual effect, especially at night, adding depth and texture to the market’s exterior.

■ Flynn Custom Laser-Cut Back-Lit Site Wall Panels: These bespoke elements provide artistic flair and subtle illumination, contributing to the market’s welcoming ambiance.

■ Longboard Soffit and Wall Panels: With their sleek, woodgrain finish and low-maintenance aluminum construction, these panels offer warmth and modernity.

■ Elevate UC-14 Standing Seam Roof Panel System: Engineered for performance and longevity, this roofing system ensures protection while complementing the market’s contemporary design.

■ Cityscapes Envisor Screenwall System: Concealing rooftop mechanicals with style, this system maintains clean sightlines and architectural cohesion.

■ MASA Cantilever Canopy: Providing shade and shelter, the canopy invites visitors to linger and enjoy the market’s openair charm.

A Community-Centered Vision

Green Street Market is more than a construction achievement— it’s a reflection of Lee’s Summit’s commitment to community enrichment. By integrating thoughtful design with practical infrastructure, the market supports local enterprise while enhancing the downtown experience for both residents and visitors.

As a company, we are honored to have played a role in bringing this vision to life alongside McCownGordon Construction. The Green Street Market stands as a testament to what’s possible when innovation, collaboration, and community spirit come together.

Fly-in crew helps on Large National Project

Flynn's coast to coast presence allows us to move crews across North America.

This spring Flynn started a major project in Moncton — the full reroof of a Walmart with an ambitious timeline. A crew from Toronto was brought in to work on this project. We were able to use Flynn's strength of North America wide branches to keep things moving full speed ahead.

A big shoutout to Joao Rolo and his crew from our Toronto branch for stepping up and bringing their expertise out east. Their support was critical in helping accelerate the schedule and maintain the high standards our clients expect. All while our New Brunswick based crews continued to provide excellent installations on our other work on hand during that time.

We still have a have some work to do to bring this project to a successful conclusion, but our Toronto team put us in great shape to be able to do so!

The scope of work included 107,400 SF of membrane Re-Cap, and approximately 7,000 SF of wet roof replacement.

Some of the existing staff at the St. John’s branch helped install the original 2-ply mod-bit roof 25 years ago! This included Roofing Manager Dennis Butt, Production Roofing Superintendent William Kennedy, Service Foreman Brian Hendry, and Roofers Robert & Graham Kennedy.

Thanks to their great work, the roof held up exceptionally well over the years. Let’s see if we can breathe another 25 years of life into this Roof!

Telus Living Nanaimo

Submitted by Ryan Young

Flynn Victoria is delivering the full exterior for TELUS Living Nanaimo, showcasing strong Metals and Glazing crew collaboration.

TELUS Living Nanaimo consists of two six-storey buildings woven together by a comprehensive landscape and public realm strategy to beautify and animate the development’s three public street frontages.

Flynn Victoria has played a major role in supporting this new build with Omicron Construction. Led by Foremen, Matt Sladich and Damian Nancarrow, and upon completion this crew will have installed over 20,000 SF of Vicwest CL6025, 32,907 SF of Pro-Board, 600 ACM panels, over 300 windows and 175 slider style doors. This has all been possible under the leadership and organization of Project Manager, Robert Montgomery and Superintendent, Ken Littleproud. This project has also been a prime example of how our Metals and Glazing crews can work hand-in-hand helping each other by installing both disciplines as one team.

This Telus project is one of 2 Telus buildings being completed simultaneously on the island with the 2nd building in the heart of downtown Victoria, Telus Oceans, where Flynn Vancouver and Flynn Victoria have worked to secure and are currently installing the entire exterior building envelope with Ellis Don.

Flynn Ottawa Delivers Full Envelope Solution

Submitted by Mat Guay

The Sir Robert Borden project, completed this summer, exhibits our capabilities in delivering a total building envelope.

Knowing our expertise, the client asked for our roofing division to also include in their price the glazing and cladding work that was also required. Once awarded, and acting under roofing as a GC, all divisions ran into numerous surprises including deteriorating substrates, lack of fastening as well as the typical issues discovered during a renovation.

As a team Flynn put our collective heads together with all divisions working towards the eventual goal of delivering the project on time and at minimal extra cost demonstrating our commitment to providing solutions as well as showcasing our professionalism across all scopes.

In August Calgary Service held their annual camping trip.

The event brought together approximately 80 attendees, including all members of Calgary Service and their immediate families. We brought yard games, and organized a catered dinner one night for all attendees. This special event was an opportunity to unwind, reconnect outside of the workplace, and express our heartfelt appreciation for everyone's hard work and dedication throughout the demanding leak season.

The Largest Project Award to Date for the Toronto Waterproofing Team

Flynn's scope included Architectural panels, roofing, and waterproofing at The Centre for Addiction and Mental Health (CAMH) in Toronto.

The importance of CAMH's new forensic building, lies in its ability to provide modern, recovery-focused care to a complex and stigmatized patient population. It replaces outdated, institutional facilities, incorporating features like healing environments, therapeutic outdoor spaces, advanced security, and an increased bed count to address unmet patient needs. This new facility is crucial for the broader transformation of CAMH's Queen Street site into a symbol of hope, integrating care with research and community, and ultimately making communities safer and healthier.

Taking Construction to the Top of the World!

Flynn Winnipeg is proud to be working in one of the most remote communities in Canada –Eureka, Nunavut.

Flynn is replacing 1,500 SF of wall cladding and 90 SF of metal roofing to help protect the facility from some of the harshest weather conditions on earth.

Located on Ellesmere Island, Eureka is often called the “Garden Spot of the Arctic” thanks to its surprisingly lush summer tundra. It’s also one of the coldest inhabited places in the world, with an average annual temperature of -19.7C, and boasts some of the cleanest air you’ll ever breathe.

It’s not everyday you get to build in a place where polar bears roam, the sun doesn’t set for months in the summer, and the next town is hundreds of kilometers away. Projects like this reminds us of the skill, adaptability, and teamwork it takes to deliver quality construction everywhere – even at the edge of the map.

Ottawa Public Library

The Ottawa Public Library Glazing Contract is the largest single scope contract ever awarded to Ottawa to date.

Flynn is proud to be a part of a project that will stand out as a landmark for many years to come. A complex project involving both the interior and exterior scope, unitized and stick built, curved guardrails and flashings, fire rated framing, misc glazing and mirrors this project touches on many different systems.

Though not without it’s challenges we’ve moved past the most difficult parts thanks to the excellent work of our field staff who have exhibited our expected degree of professionalism and while maintaining an excellent eye for detail. We look forward to seeing the end result and will all take pride in the part we played in bringing such a prestigious building to downtown Ottawa..

Whether tackling large-scale new builds or complex rehabilitations, the team consistently rises to the challenge— delivering innovative solutions, overcoming environmental and structural obstacles, and maintaining the highest standards of safety and quality. These recent projects are a testament to the dedication and craftsmanship that define Flynn Ottawa’s approach to every job.

Building Solar-Ready Roofing

Flynn Ottawa raises the roof on a Purolator distribution center.

Flynn Ottawa's roofing team put in an incredible amount of effort to provide the client with a beautiful final product on their new Purolator Distribution Center. The roof had a total area of 91,000 SF.

The managing team also provided support to the GC for the installation of a large scale solar panel set-up sitting on the newly built roof.

Government Archive Restored with Green Roof Upgrade

Flynn Ottawa completed a rehabilitation of a government archive building including a full re-roof and installation of a large size green Roof.

The team encountered multiple site conditions such as a major blister issue caused by the air pressure escaping from the building through the roof slab.

Those site conditions push the project into the harsh winter conditions and Flynn had to install special measures to protect the building’s collection. A heating set-up with constant monitoring of the building’s temp was performed through the winter.

Everybody involved worked hard and the whole operation was successful. We have received many thanks from the client.

Rob Chartrand (Foreman) did an amazing job managing the installation of the roof, the site in general and the client representative on site. A masterclass from one of our top foremen.

Flynn Ottawa continues to lead the way in environmentally conscious roofing solutions, combining technical excellence with a strong commitment to sustainability. Whether supporting renewable energy initiatives or integrating green infrastructure into complex projects, the team consistently delivers results that not only meet client expectations but also contribute to a healthier, more resilient built environment.

These recent efforts reflect Flynn Ottawa’s dedication to building smarter, greener spaces for the future.

Haven on the Q

Flynn was able to help give a new roof to Haven on the Queensway.

Haven on the Queensway is a non-profit organization dedicated to enhancing the quality of life for those in need by providing food, clothing, and other essential resources.

Haven on the Queensway had just moved into a larger building, but the building required significant renovations including a new roof. Quotes for the repair far exceeded their budget, but in partnership with the Ontario Industrial Roofing Contractors Association’s (OIRCA), Rooftop Rescue Foundation, Flynn and Peridot Supply Inc. donated their time and resources to give them the new roof they needed.

“After seeing all the programs that the Haven offers, along with the support and commitment staff and volunteers have there, I felt compelled to contribute by providing Haven with a new roof over their new facility in Etobicoke. Haven is truly an exceptional nonprofit organization that is making a difference in our community. Their roof was in very bad shape, and we were honoured to replace it”. – Mark Agius, SVP Flynn Eastern Canada

Hood To Coast 2025: The Mother of All Relays

This past August, Flynn came together as a Fundraising Team to participate in the 2025 Hood to Coast Relay Race and support Providence Cancer Research Institute.

Participating as a fundraising team was inspired by the loss of our amazing colleague Jasmin Peterson who embodied bringing people together, caring and giving back. Jasmin was diagnosed with a very rare and under-researched form of gestational cancer in 2024, and it quickly took her life. As a Team we raised $12,000, and $920,000 was raised collectively to support research, treatments and the ongoing care needed for individuals and families impacted by cancer.

Our Team included 12 Runners (Miguel, Renee, Richard, Robert, Lowell, Rocki, Alana, Angela, Marcus, Kristin, Chris and Corey) and 3 volunteer Drivers (Martin, Russ and Charles) from the Northwest regions of Flynn. Our first runner, Miguel Rueda started on August 22nd at 5:25am at Mt. Hood and Angela Fletcher ran across the finish line August 23rd at 2:08pm in Seaside Oregon. As a team we completed 196 miles in 32 hours and 43 minutes.

This was an adventure that pushed all of us to our limits and beyond. Each runner celebrated personal successes and endured difficult challenges (some we got to laugh about). The 100 degree heat with little to no shade, the dusty roads, non-stop inclines and declines for miles, running on highways and in the dark, vans fragrant from grit and sweat, we all showed up and did our part. We were a Team. We greeted and cheered each other on; we basked in the Runner Highs and held each other up when exhaustion hit and we had to keep going. We took care of ourselves and each other. The camaraderie, enthusiasm and sometimes delirious humor made for an experience that we won’t forget.

This event was about bringing together runners, communities and awareness surrounding Cancer. Knowing Jasmin and watching her experience unfold, it became very apparent how unpredictable cancer is, and the necessity for research and treatments. It not only had an impact on those who knew and loved Jasmin here at Flynn; this is something that hits home for many of us in our families and personal lives as well.

It was an honor and a privilege to be a part of this 2025 Hood to Coast Team, to represent Flynn and those we love and care about. This experience has left lasting memories and built stronger connections within Flynn. A very sincere Thanks to our Team, Kim Orr who helped with Fundraising, all the Donors, our Drivers who kept us going from check point to check point, and the hundreds of volunteers it took to put on a very safe and highly organized event.

Flynn Brandon Helps Manitoba Wildfire Victims

Brandon Service Field Crew Organizes Donation Drive for Wildfire Victims.

Northern and Eastern Manitoba has been hit hard with the spread of wildfires this spring. Recently the northern town of Flin Flon Manitoba, along with many First Nation Reserves in the vicinity, have been evacuated due to the dangerous fires getting closer to the communities. Numbers of people evacuated has grown to 21,000+ with a total of 27 fires burning in the province. Most of the people have had to leave in a short amount of time, unable to take with them essential items, and are being housed across the province.

After the initial evacuations began, James Bleach (our newest foreman, formerly from the UK) reached out wanting to race up and help-out. This was tough as they wanted people getting out and only emergency personnel going into the area.

Shortly thereafter, Kyle Hingey and James came together with an idea to do a fund/food/donation drive and reached out for support. We tasked these two young leaders to organize this on their own, with us supporting where we could (communication assistance, use of equipment to transport good, etc.) but that we wanted them to take on the lead roles. Without hesitation, they agreed to get started with the ask that we match what they could bring in!

With the help of the rest of the Brandon Service Field team – and partnerships with the Red Cross, the Brandon Shoppers Mall and Brandon Sobeys – the donation drive was put together in a very short time, and collected $4,500.00 worth of food, clothes, toys. The outpouring of support from Brandon and the surrounding area was terrific, even on a wet and rainy day. And to top it off, we provided an in-kind donation amount to the Red Cross, which the Provincial and Federal Governments matched turning every dollar into three!

In the in end, the service field staff in Brandon did a stellar job coming together to help people very much in need. We have heard from many in the community how appreciative they are for all the help these young people provided. Very proud of all the staff and their families and friends who worked on this initiative. This is an impactful and inspiring example of Flynn Family and culture within Flynn!

The "Flynnstones" Support Their Local Charities

Colliers Boise hosted its 3rd annual Games, an event that mixes fun with fundraising.

On June 17th, 2025, the vibrant community of Boise, Idaho gathered at Julia Davis Park for the 3rd annual Colliers Games Boise, hosted by the Boise office of Colliers International, a global leader in real estate services. This lively event brought together over 60 participants for a day filled with backyard games, camaraderie, and charitable giving.

The Colliers Games Boise is more than just a fun day in the park—it’s a charitable fundraiser where teams compete in classic backyard games like cornhole, ladder golf, lawn jenga, lawn dice, and chip golf, with a quirky egg toss offering bonus points. Each team plays not only for bragging rights but also to raise money for their chosen local charities, with a portion of the funds donated back to the Idaho community.

One of the highlights of the day was the costume contest, where the Service Team “Flynnstones” stole the show with their creative outfits. While they didn’t take home the overall games trophy, their spirit and style certainly made a lasting impression.

The Colliers Games Boise continues to grow each year, blending fun and philanthropy in a way that strengthens community bonds and supports meaningful causes. With enthusiastic participation and generous hearts, the event remains a testament to Colliers International’s commitment to giving back.

Remembering a Respected Member of the Flynn Family

Neil Culligan was a Project Manager in our Halifax office for over 10 years.

In late 2024 he unfortunately lost his year long battle with Cancer. This hit the team hard as Neil had been such a core part of the Flynn Halifax family.

Following Neil’s passing, the branch organized their annual Golf tournament this past September and decided to rename it in honour of Neil by calling it the “Culligan Classic”. Neil’s family were invited, and the branch also organized a raffle in which participants could win a number of fun prizes, including a signed jersey by Sydney Crosby himself. All money raised was donated to the Culligan family (wife and children).

The Halifax team recently received letters from Neil’s brother and parents, thanking the team for their incredible support both during Neil’s sickness and after his passing. They are beautiful letters, and they really speak to what makes our Flynn Family culture so special. Below are excerpts from letters by Neil’s brother followed by his parents, sent to the branch a few weeks after they attended the Culligan Classic.

“I want to thank you for the wonderful time at the Culligan Classic. It was very thoughtful of Flynn to include us in honouring Neil. That my parents got to take it in made it more special. They were so touched, as we all were by the efforts made by everyone to pull off the day. Bravo!”

— Neil's Brother

“This past weekend, the Culligan Classic Golf Tournament and raffle fundraiser was a prime example of the class Flynn shows in how it treats its employees with respect. Flynn's effort goes a long way toward keeping Neil's memory alive.”

— Neil's Dad

“Neil bravely fought the good fight. Many times, Flynn's employees have stepped up to give Neil and his family encouragement. He — and all of us — were truly grateful for the many acts of caring, as was evident from the outpouring of support from his fellow Flynn workers and friends. Flynn's employees have been so kind.”

— Neil's Mom

“Thank you for doing what you do. I felt like I can keep on going after waking up to what felt like utter hopelessness. You have made a difference in a dark time.”
