The European Christmas Market Christmas is coming and for many that means a visit to a European Christmas Market. in St Albans

F

rom St Albans, they’re not that far away either, it’s just a 20 minute train hop away to get to St Pancras and then Lille is under 2 hours from there. But you don’t even have to leave the country for the St Albans Christmas Market, which has a strong European influence and this year is coming back even bigger and better than last year. The ancient city attracted 45,000 visitors to its traditional German-style Christmas Market in 2013 and this year it is to double the number of traders from around 50 to nearly 100. The pretty, festive market will run from 27 November to 21 December, and will again take place in the stunning ancient quarter of the town, in the shadow of the Cathedral and a stone’s throw from the oldest pub in the country, Ye Olde Fighting Cocks. St Albans’s charm lies in how well the city mixes the

contemporary with the traditional and authentic and the Christmas Market will aim to do the same: there will be music CDs for children, with the songs personalised with the child’s name, wooden toys from Slovakia, Spanish cookware and Polish pottery, stylish home accessories, such as fragrant festive wreathes that are also available at some of the most exclusive London stores, plus jewellery, clothing and fashion accessories, and a wide range of Christmas decorations. The food and drink offering will be second to none, with a huge selection of fare from German-style bratwurst and black forest ham to pulled-pork sandwiches, brownies and luxurious hot chocolate. Mulled wine and locally brewed beer will be served from a special outdoor bar and from carts dotted about the site. There will be regular music and entertainment too. The popular ‘Carols on the Hour’ will take place at the Cathedral on the last Saturday of the market – Saturday 20 December – at which the St Albans Cathedral choristers will delight visitors with a selection of popular carols every hour throughout the day, offering a welcome break from shopping, and a treat for music-lovers. And there will also be live acoustic and a cappella music slots every day to showcase the talent of indie musicians from around the region and add that Christmassy magic to the atmosphere. Liz Marcy, manager of the St Albans Christmas Market, says: “We have a wonderful site for the market that is very concentrated and contained, as well as incredibly picturesque. We really want to offer shoppers produce that is of the highest quality: the sort of beautiful gifts and decorations that people would travel up to exclusive London stores to find. But there should be something for everybody, from pocket-money toys and stocking fillers to statement pieces for the home.” For more info, go to www.enjoystalbans.com

TOWN AND COUNTRY

OFFER BEST OF To celebrate the 20th anniversary of the London Capital Club, it has joined forces with the historic and iconic Brocket Hall Estate to offer exclusive, new, town and country membership packages.

C

ombining the urban elegance of the London Capital Club with the rural retreat of Brocket Hall, the town and country memberships are designed to be flexible and allow members to relax, unwind, socialise and entertain in unrivalled comfort and elegance. September marked 20 years since the erstwhile Gresham Club – inaugurated in 1843 and named after the founder of the Royal Exchange, Sir Thomas Gresham – was renamed the London Capital Club. The name change did not, however, affect the club’s reputation for excellence and personal service in the City of London, and it retains, to this day, the most worthwhile aspects of a traditional City club, while reflecting the demands of modern business life.

16 NOVEMber 2014

The new town and country memberships afford access to the club’s Walbrook members’ restaurant; the private members’ bar – with admission for up to four guests; substantial reductions on room hire; a monthly table hosted by the general manager; an extensive social calendar; and various additional benefits with other organisations across London. The country element to the membership is provided by Brocket Hall Golf Club, set in 543 acres of the Hertfordshire estate’s beautiful and historic 18th-century parkland. Famed for its close links to two British prime ministers, Lord Melbourne and Lord Palmerston – after whom the resort’s two courses are named – Brocket Hall’s glamorous mansion has hosted an extensive list of royalty, celebrities and well-known dignitaries, and each guestroom bears the name of a notable figure who has either lived in, or who has been closely associated with, the house. Lord Melbourne, a close friend of Queen Victoria who often stayed at Brocket Hall during her reign, and Lord Palmerston both resided at the famous venue in the 19th century while looking after the affairs of the nation. More recently, the late Baroness Thatcher also chose the great hall to write her memoirs. The par-72 Melbourne Course is situated in magnificent surroundings, crossing the River Lea several times before a memorable finish in front of the hall after a short ferry ride to the 18th green. In contrast, the Palmerston Course is a challenging par-73 woodland layout, with rare Hornbeam, Scots and Corsican pine and 300-year-old oak trees creating a memorable test for professionals and amateurs alike, and is ranked in the latest ‘Top 100 Golf Courses in England’ poll by Golf World.

MEMBERSHIPS

BOTH WORLDS The country element to the membership is provided by Brocket Hall Golf Club, set in 543 acres And the new membership not only gives access to the two renowned golf courses, but also use of the Palmerston Golf Academy, with unlimited balls; preferential rates on golf tuition; complimentary venue hire; preferential booking rates across the estate, including at the awardwinning Auberge du Lac restaurant, Watershyppes Restaurant, accommodation in the Melbourne Lodge and Brocket Hall. The memberships – which are available in both individual and corporate formats – also entitle the holder to complimentary membership of the International Associate Clubs (IAC), allowing reciprocal privileges to more than 250 clubs worldwide, and social membership for the spouse or partner. David Griffin, the regional membership director at Palmerston Hotels & Resorts, said: “It is essential these days that this style of membership is not rigid in its structure – there are far too many demands on people’s time nowadays. However, there is still a desire to be able to benefit from

the lifestyle such a membership affords and we have made the packages as desirable and flexible as possible. “For example, there are transferable and nontransferable memberships; five or seven-day memberships; life memberships; and, in the corporate arena, one and three-year memberships – for up to 28 individuals – and five and 10-years for up to 56. The corporate memberships, in particular, are hugely flexible, as we understand that every business will have individual needs. ” THE DETAILS Individual town and country membership packages start from £4,000, while corporate memberships are available from £15,000 inclusive of VAT. ••••• To enquire further about any membership category please contact Jago Toner on 0044 (0) 1707 368 756 or email jago.toner@brocket-hall.co.uk. www.brocket-hall.co.uk • www.londoncapitalclub.com NOVEMber 2014 17

Biggest influence in your cooking at the moment? I have always loved getting outdoors and seeing what I can find that I can include in my cooking – the Brocket Hall estate is a great spot for this! I am always listening to feedback from my diners to see what keeps them happy and what they would like to see on the menu. I also try and include as much locally sourced and produced ingredients where I can. Favourite dish on the Autumn menu? I love this time of year, with Game dry aging in the fridge like the haunch of Venison currently on the menu with smoked tea and red cabbage, one of my favourite autumn dishes. Marcus joined Auberge du Lac as Head Chef a year ago in November. We caught up with Marcus to discuss his first year, his passion for food and what his hopes are for the future. How has your first year been at Auberge du Lac? I have loved every minute of it! It’s a tough gig taking over what is a very successful and well known restaurant and making it your own. One year on and I am well settled into this beautiful estate which gives me lots of opportunity to delve into my love of foraging. What has been your biggest success? Being awarded two AA rosettes within the first 6 months was such a great achievement for me and my team. Keeping the very loyal and faithful Auberge regulars, who I am getting to know, happy feels fantastic and I love hearing people comment about my cooking – that’s the only reason I became a Chef. FASHIONWEEK 2014 The fashion stakes were high for St Albans Fashion Week 2014 after its successful launch last year, but the event not only matched the success of its debut, it surpassed it.

A

following day – Super Shopping Saturday. Many retailers in the city got involved with discounts and offers, including The Dressing Room. “Everyone’s on such a high. We don’t want to come down,” said owner Deryane Tadd, winner of five Drapers awards and Everywoman Retail Ambassador 2013. “SAFW was a great success for us and created a fab

I couldn’t believe how enormous a production the Cathedral Catwalk Show was. It was phenomenally well put together and I thoroughly enjoyed it. hours) and three phenomenal catwalk shows featuring more than 70 local retailers. Eight hundred fashion conscious guests enjoyed the Cathedral Catwalk Show on Friday 31 October, including Julia Yule, executive editor of Glamour and Tom Pellereau, winner of The Apprentice in 2011. The beautiful Cathedral and Abbey Church of St Alban was transformed into the UK’s longest indoor catwalk and spectators were treated to a stunning show of collections from independents, high street brands, exciting new designers and talented local students. Ellena Ophira, SAFW founder and organiser, said: “We’re so proud of the catwalk shows and to have had the opportunity to work with more than 70 retailers. The Luxe Show at Porsche Centre Hatfield was a wonderful evening in a very glamorous setting; The Luxury Wedding Catwalk Show at Hatfield House was breathtakingly beautiful; and the Cathedral Catwalk Show was just amazing. A huge thank you to the 100-plus people behind the scenes, who made it happen.”

The fun didn’t end there, as people were able to buy the looks they’d seen on the catwalk the

buzz in the store. We sold lots of outfits on Saturday that had been featured in the show and our in-store event was a fantastic success – the week ended up at a 67 per cent increase in profit on last year. Everyone has really enjoyed the event and it’s been such a positive experience. Last year’s SAFW was brilliant, but

this has been even better.” Rebecca Grey, manager of Hobbs, was “over the moon” at the response to the Cathedral Catwalk Show on Super Shopping Saturday. “We doubled our normal takings on a Saturday and beat the Cambridge and Brent Cross stores in sales,” she said. “I couldn’t be happier.” Sylwia Rekas, store manager of French Connection St Albans, had to rearrange the shop floor to accommodate the demand for the outfits which had featured in the Cathedral Catwalk Show. “Our regional manager attended the show and couldn’t believe how beautiful it was,” she said. “We’re so pleased to have been involved and are confident it’s had a big impact on our customers.” Ellena said: “Working with a mix of retailers is one of the highlights for me. We had some fantastic new stores from Radlett and Harpenden this year, who were so excited to be involved, as well as the big high street names everyone knows and trusts in St Albans and the fantastic independent boutiques. It ensures that there’s something for everyone, whatever their style.” Maria Sodergren, owner of independent vintage boutique Little Viking, saw a big impact on the shop with many new visitors to the shop and lots of tweets about the looks she’d put together during the show itself. “We launched a year ago and people are still finding out about us, so SAFW is a great way to showcase the shop,” she said. “But it’s more than that. There are so many amazing people involved with the event and I’ve made some very good friends – two of the models are even working with me in the shop now.”

Career opportunities

For the models involved in the catwalk shows ¬– all of whom were local – SAFW presented a fantastic experience and taste of what a career on the runway would be like and two models were approached on the night by Sophie Charbonneau, the country manager UK for Porsche Design, who invited them to model for the company. And behind the scenes, the event offered many more invaluable learning opportunities in all elements of putting together a community event. Students from West Herts College were responsible for the digital elements of the show. Jack Wills, who’s studying technical theatre and lighting, said: “It’s been lovely to be part of something so big. I’ve learnt people management skills, how to deal with situations in real time and seen how an event’s organised. It’s a great way to get a head start in the industry.” Harriet Clarke, who’s studying for her ‘A’ levels at St Albans Girls School, also volunteered to help and said: “It’s been good to meet such a wide range of people. SAFW has given me the confidence to talk to people, which I didn’t have before.”

Creative Next Generation

One of the aims of SAFW is to help unearth fresh creative talent through its Creative Next Generation initiative and this was accomplished with an impressive array of outfits in the Cathedral

Catwalk Show by fashion design students from Oaklands College and the University of Hertfordshire. Local young designers were also celebrated with three outstanding collections by Marley Eliza Hart, Naomi Tuffrey and Emma Hughes, who were carefully selected from more than 40 applications received from designers keen to feature in the show. Marley was a volunteer at last year’s show and designed her entire collection with the Cathedral Catwalk Show in mind. Students and young designers can still enter the St Albans Fashion and Beauty Awards for a chance to win Young Designer of The Year. The awards will take place in January 2015. For full details, email info@ stalbansfashionweek.com. A number of free masterclasses were given during SAFW by industry experts, including a tutor from London College of Fashion and a designer from Matthew Williamson, with great attendances to each. Ellena said: “We’re so proud to have been able to work with the local schools and colleges and also of what the students have achieved. We want to do everything we can to support them. We’re also very grateful to the support we received from our headline sponsors University of Hertfordshire, Alam & Alam Accountants and Porsche Centre Hatfield.” As well as being one of the headline sponsors, Alam and Alam Accountants hosted a Charity Pop Up Pamper Day on Super Shopping Saturday, which raised £130 for St Albans and Hertsmere Women’s Refuge. Owner Nurul Alam said: “We were delighted to open our doors for St Albans Fashion Week. It was a fun event and a great way to meet some of the lovely women of St Albans, while raising money for a very worthwhile charity and being part of a wonderful community event.” Bringing the community together to celebrate the city’s lifestyle, fashion and beauty has always been Ellena’s inspiration for SAFW and it’s a celebration she’s looking forward to continuing. “This year’s St Albans Fashion Week has been so much bigger than 2013 and we’re thrilled that even more of the community got behind it and has been involved,” she said. “We’ve learnt so much and are excited about ironing out the kinks, perfecting it and bringing it back to St Albans next year.” www.stalbansfashionweek.com @StAFashionWeek

About the Victoria Beckham Brand

D

esigned by multi-award-winning Londonbased architect Farshid Moussavi, the three-storey Mayfair space brings together the refined materials, artisanal craftsmanship and modern design language for which the fashion brand is recognised in a bold and elegant environment. Taking Dover Street’s Georgian façades as a departure point, the building’s front door is cast in concrete to echo the proportions of the first floor windows. It slides open automatically to reveal a fluid space inside, where grand, graphic statements are offset by delicate details and luminous surfaces. The eye is drawn to an imposing flight of 4-metre-wide polished concrete stairs leading to a giant projection on the first floor’s end wall and the spectacular cast-concrete latticed ceiling above. By boldly cutting away diagonal portions of the floor plates on the upper and ground levels, Farshid Moussavi Architecture (FMA) has united all three floors of the 560-square-metre space, bringing

Since launching in 2008 the Victoria Beckham fashion brand has developed a distinctive and modern language of clothing. Bold, intuitive and refined, its wardrobe of apparel and accessories is now stocked in over 500 stores in over 60 countries internationally. With each collection Victoria adapts her own personal style to the needs and desires of the international women who swear by the label’s luxurious and flattering garments. Using only the finest craftsmanship, fabrication and materials, all five Victoria Beckham lines are developed at Victoria’s studio in London. The Victoria Beckham readyto-wear collection is primarily handmade in the UK, whilst the Victoria, Victoria Beckham and Denim collections are made in Europe. The Accessories and Eyewear are both expertly handcrafted in Italy. As the Victoria Beckham collections become ever more progressive, so this passion for innovation extends to the brand’s communications and creative projects. In 2013 it launched victoriabeckham.com, a website offering both e-commerce and interactive content curated to provide a more intimate view of Victoria’s design approach and working processes.

The Victoria Beckham fashion brand has developed a distinctive and modern language of clothing luminosity and striking sightlines through the interior. Elegance and ingenuity underpin a flexible interior scheme devised to complement rather than overpower the clothing on display. Wafer-thin shelves retract into walls and moveable blonde gold hanging chains are set in recess tracks to make way for installations, events and developments in the five different Victoria Beckham collections of Victoria Beckham ready-to-wear and Victoria, Victoria Beckham, Accessories, Eyewear and Denim. Smooth American walnut and bottle green glass surfaces accentuate generous changing rooms and cash/wrap areas, designed for a discreet and personal shopping experience. The warmth of these materials is reflected throughout the store in pristine mirror stainless steel that lines walls as well as the ceilings of the ground and lower-ground floors, 44 NOVEMber 2014

Brights, neons and pastels might take a back seat for autumn, but there’s certainly no skimping on dramatics this season By Lisa Haynes, Press Association

ake-up looks backstage at the international catwalks saw loaded-up lashes, otherworldly supernatural skin, and eyes resembling artists’ palettes. There’s a pared-down shift for ‘real life’, but these hyper-trends set the focus for autumnal beauty. The season summed up? “A/W14 is all about skin,” says Val Garland, make-up artist for L’Oreal Paris. “There’s a lot of graphics on the eyes but barely a lip in sight.” Update your look for autumn by acing these top trends.

This painterly trend is more wearable than it sounds. Stick to matte eye shadows and use soft washes of two or three autumnal hues, applied with your fingers. This season’s new-trend palettes will do all the colour combining for you. PRO TIP: “Be free and fabulous with this sort of eye look,” Garland advises. “ It’s colourful and artistic, so you should be relaxed and fluid in the application. And it doesn’t have to be too ‘pretty’ - remember, colour can still look tough.”

MINIMAL SKIN

One colour is not enough when it comes to this season’s eyelids. A myriad of shades beamed from sockets in rich, decadent hues.

Juxtaposing this season’s bold eyes, minimal skin is in. Luxuriously naked complexions should look effortless, but technique is everything to achieve that ‘real’ but beautiful finish. Think gentle highlights to bring the features forward, and multiple concealer tones to adapt to your skin. Forgo your fingertips for the precision of make-up brushes. PRO TIP: “It’s about really priming the skin with moisturising treatments and oils first,” says Aaron de May, make-up artist for M.A.C. “Use concealers to cover only redness and spots, but nothing else. Foundation covers and masks, concealers allow you to detail more.”

PRO TIP: “You don’t have to be extreme,” reassures Pat McGrath, Max Factor global creative design director. “Sometimes, it’s the combination of eyeliner, brows and lashes that can turn a look up a notch or two. “Keep brows groomed, intensify your mascara, and don’t be afraid to play up your eyeliner to create a bolder shape.”

Untouched eyebrows are the order of the day for AW14 - except you’ll need to do exactly the opposite to achieve the look. Think romantically soft, brushed-up arches. The finished result should look as though your brows have barely even met a pair of tweezers. PRO TIP: “Begin by taking a stiff angled brow brush and eye shadow in the same tone as your hair colour,” recommends Marc Reagan, manager of artistry for Bobbi Brown. “Lightly apply from the inner corner of brows and brush straight up. Lisa Haynes waves away the remnants of summer with an exfoliating skin treatment

Y

ou know you’ve put your exfoliating regime on vacation when you take off a pair of black trousers and there’s a mini snow storm. With summer drawing to a close, my body was shedding a mix of real and fake tan. Not a good look. For a top-to-toe overhaul for autumn, I book myself into the new Aqua Sana Spa at Center Parcs Woburn Forest. The World of Spa is vast, with two floors and six multi-sensory spas to explore before your treatment. I find the Reflexology Foot Baths, Herbal Sauna and Blossom Heat Room are particular favourites. Feeling blissed out, I pad to the treatment waiting room in my robe and slippers for the Decleor Red Island Exfoliating Ritual.

Inspired by Madagascar, with fragrant oils and exfoliating fruit seeds, it’s the perfect post-summer treatment to restore my sapped skin. The first half is all about exfoliation, so isn’t the most relaxing 25 minutes, but the skin-sloughing is most definitely called for, as the therapist describes my body as ‘dry’. She mixes together powdered fruit seeds of orange and apricot with Decleor’s Relax Intense massage balm, which has a beautiful fragrance of Madagascan vanilla and ylang-ylang essential oil. The seeds feel slightly rough on my skin but Kate, my therapist, smooths them all over my back and limbs and then wipes off the excess with a mitt. After a warm shower, I’m back on a bed of warm towels with noticeably smoother skin. Kate uses the Relax

Intense balm (minus the seeds this time) for a relaxing massage, and expertly shifts between her hands and an acacia wooden relaxer. The circular tool kneads into tired muscles as my skin soaks up the balm. Afterwards, my flesh feels nourished and soft. That’s both me and my skin re-energised for autumn; now my wardrobe just needs to catch up. Decleor Red Island Exfoliating Ritual, from £65 for one hour at Aqua Sana Spa. Locations at Whinfell Forest, Sherwood Forest, Elveden Forest, Woburn Forest and Longleat Forest. Spa Days from £69 pp (nationwide). 5 Reasons why you should not have Botox®!

I

by Dr Ravi Jain

suspect that you may be surprised to see me write about why you shouldn’t have Botox® treatments, considering I run a successful medical aesthetics practice. Botulinum toxin treatments are incredibly popular, but let it be said, they are not a panacea for all ailments! Botulinum toxin is a prescription-only medicine, which should only be used to treat specific conditions caused by overactive muscular activity. Both medical and aesthetic uses are expanding every day, and in just this year alone, there have been over 400 research papers published in scientific journals on the effects of Botulinum toxin. Recently, it has been found to be effective in treating certain migraines, tension headaches and also depression. In aesthetic medicine, Botulinum toxin can be used to reduce the appearance of the various over-active muscles that cause moderate to severe facial lines and wrinkles. The drug can also be used to reshape faces in cases of over-developed muscles, such as in bruxism (a condition in which the jaw muscles are too tight, causing headaches and teeth grinding).

So why shouldn’t you have Botox®? If you need volume correction

Some of the signs of ageing in the face are due to shrinkage of the youthful fat pads under our skin. As a result, the face deflates and the skin starts to sag… just like a deflated balloon. Botulinum toxin doesn’t work in this instance; its effect is purely on muscle activity and not

tissue volume. Dermal fillers are the best treatment of choice for volume correction, and they should be applied carefully around the face to restore your youthful facial shape using a new technique which I recently pioneered called the “Restore-Lift”. By addressing small changes around the face, I can restore a person’s face back to what it was five years ago.

You are hoping to impress others

You should only consider any aesthetic treatment if you are doing it for yourself. If you are hoping to impress a partner or ex-partner then this is a contraindication to any medical aesthetic treatment.

You can’t afford to maintain treatments

Botulinum toxin treatments are required about 3 times a year during the first two years, and every 5 months thereafter. If you can’t afford to maintain these appointments you won’t be getting the best out of each treatment. When people follow this plan, they do appear younger looking in time and their photos prove it!

You want to look frozen

The most natural looking results with Botulinum toxin can be achieved when you have just the right amount of movement to prevent the development of excessive lines and wrinkles. It is not normal to want to have a frozen expression for months on end. Frozen faces are a sign of old-school style Botox and not something that should be expected at my practice.

You suffer from Body Dysmorphic Disorder

Body Dysmorphic Disorder (BDD) is an anxiety disorder that causes sufferers to shave a distorted view of their appearance, and subsequently spend a lot of time worrying about how they look. Having BDD doesn’t mean that the person is vain or self-obsessed. If you feel you may have symptoms of BDD, I recommend you see your GP who may refer you for some specialised counselling or psychotherapy. Cosmetic treatments are not right for you. it’s a celebration… Café in the Park in Rickmansworth is five years old this year and is celebrating the occasion with arefit and makeover by EcoTiffin Ltd, a local company first established in 1695…

S

ince 2009, Café in the Park has built a great reputation within the community. In fact, last year they were runner-up in their category of the Observer Food Monthly Awards. To mark their fifth anniversary, owners Carly and Ian decided to carry out a complete makeover refit to their very own design, and with one very important caveat: all the refurbishment works had to be carried out to strict deadlines over a period of approximately eight days – and all at night, so that the café could open every morning with not a cuppa missed. It was a challenging mission, but EcoTiffin stepped up to the mark, and visitors were able to carry on enjoying the wonderful selection of quality food and beverages prepared by their Jamie Oliver-trained chef as usual each day, while the premises steadily transformed around them. Established 320 years ago, Tiffin is a recognised brand in quality and building, refurbishment and modernisation for both domestic and commercial clients in North to West London, Hertfordshire, Buckinghamshire and Berkshire.

A cut out and keep guide to planning the perfect extension of cost certainty: a fixed price. No change in scope, no change in price. Work out what you want – and what you can afford. There’s more than one way to work any space. The difference between adequate and I can’t imagine living any other way is a good architect and a good interiors person. They’ll make sure the space adapts to you, rather than you adapting to the space. Consider a feasibility study. This has an up-front cost (at Civic, your feasibility study is free if the project progresses), but it’s the perfect way to explore what you want, what you need and what’s possible. It covers all 2D drawings and full costing, so you know exactly how much every element costs.

Permitted development or permission needed?

E

xtensions are an affordable way to get the extra space you want and add real value to your home. But only if they’re done right. Every square foot of space needs to work hard to make your life better and your investment a real success. Kevin Edge, owner of St Albans-based Civic Design+Build, explains how to ensure your extension creates your perfect home.

Choose your builder

• Decide whether to manage all the trades yourself or choose a design & build specialist, which will include project management • Ask for references – and check them. • Find out how long each trade has worked together. For instance, at Civic our specialist trades have been working in teams in many cases more than a decade. • Check accreditations, such as membership of the Federation of Master Builders. • Check they have all the right insurance in place.

Get detailed quotes

Some builders give an approximate list of the work involved, a few subtotals and the estimated cost at the end. It’s not enough. Tie them down to specifics. If you choose design & build you’ll get the reassurance

70 NOVEMber 2014

Planning permission rules have relaxed – but don’t make assumptions. Test your builders – how well do they know the planning laws? How well do they know the local planners? Can they think strategically so you get the maximum space possible? You’d be surprised at what can be achieved with in-house planning expertise.

Insist on information

A good builder makes it easy for you to plan life around the works. At Civic we use a cloud-based project management tool – so you can see every document, drawing, date and deadline at any time. This guide was produced with the help of Civic Design+Build MD Kevin Edge Kevin established Civic more than 20 years ago. He began his career as a bricklayer and has a post-grad certificate in project management. A lifelong St Albans resident, he’s worked closely with the local planning department for two decades as Civic’s MD and employed a planning consultant to ensure Civic’s designs get approval fast. He’s passionate about holistic house design and using technology – from project management tools to 3D software – to make sure clients are happy from start to finish. Avoid being forced to replace replacement windows

S

adly, many UK property owners are not conversant with the Building Regulations, which come into force the moment any homeowner decides to replace any door or window, or indeed if creating a new builders opening or adding an extension. To avoid any nasty surprises in the future, it is therefore important before ordering replacement windows or doors that property owners get clued up on what they can and cannot do if and when replacing doors or windows. Nowadays, trying to sell a property without proof that new products added to a dwelling fully comply with the Building Regulations, can not only slow down the sale, but potentially jeopardize it and certainly will reduce what a purchaser is willing to pay. Proof that a new window or door complies with the current Building Regulations is provided either by your local council’s Building Control Department (i.e. when having an extension or creating a new builders opening after having obtained Building Regulatory Approval from your local authority) or by obtaining a FENSA certificate if replacing windows or doors using a FENSA registered installer. FENSA is the Government authorised Competent Persons Scheme for the replacement of windows, doors and roof lights in England and Wales. So, to avoid the unnecessary expense of being forced to replace new replacement windows and doors by your local authority’s Building Control Officer, it makes sense to ensure that both the products you have fitted, and your installer comply with the FENSA regulations. To avoid having the wool pulled over your eyes by a replacement double glazing installer looking to cut corners, here are

4 Emergency egress “windows should be designed such that they will remain in the open position without needing to be held in position by the person during their escape.” 5 You/your installer MUST be able to prove that the replacement windows you fit can achieve a minimum of an energy rating of “C” or have a maximum combined U-Value of 1/6 W/m2K. 6 You/your installer MUST fit toughened safety glass in all windows that are within 800mm of the internal floor level or within 300mm of any external door. 7 You/your installer MUST fit toughened safety glass in all replacement doors and in all bathroom windows that are adjacent to a bath or shower. 8 You/your installer MUST fit a door to the principle entrance to a dwelling with a clear opening width of 775mm to any extension or new build home. “The clear opening width is taken from the edge of the frame on the latch side to the face of the door leaf when open at 90 degrees.” 9 You/your installer MUST fit a low threshold to the principle entrance door of an new home or extension. And if replacing a door “when the outgoing door is compliant with new build requirements the replacement shall also be complaint.” 10 Except for kitchens all habitable rooms in the ground storey should either: a) open directly onto a hall leading to the entrance or other suitable exit, or b) be provided with a window (or door) which complies with the Fire Safety requirements.set out in the Building Regulations. It is therefore wise to select an experienced FENSA registered installer to assist you in designing your

You/your installer MUST fit toughened safety glass in all replacement doors and in all bathroom windows some of the key facts you need to know before ordering new doors or windows. 1 You/your installer are not permitted to lesson ventilation. For example, if your existing windows and doors have trickle vents, your replacement products must also have these fitted. 2 You/your installer are not permitted to reduce the overall amount of opening vents in any window. For example, you are not allowed to replace an opening window with a fixed one, nor replace a full height side opening casement window with for example an opening fanlight over a fixed pane. 3 You/your installer MUST ensure that all replacement windows in all habitable rooms are fitted with emergency egress with “an unobstructed openable area that is at least 0.33 square metres and at least 450mm high and 450mm wide.” 78 NOVEMber 2014

replacements doors and windows to ensure that they fully comply with the current Building Regulations. The cost of having to replace brand new replacement windows and doors that do not comply will be far higher and disruptive than paying a bit more to install compliant products well fitted by tried and trusted FENSA registered double glazing suppliers.
