Separating post-lockdown? Here’s what you need to know It is sadly expected that this September/October will see a significant rise in couples separating, following marital problems caused directly by the lockdown. September (following the school summer holiday), is usually a peak time of the year when divorce rates increase. This year, this has been compounded by the stress that the unprecedented lockdown restrictions have placed on couples. Before you make any decisions about your future, you should obtain the advice of a specialist matrimonial lawyer. Here are some things to consider before you separate:How can I ensure the children live with me or spend regular time with me after separation? If there is a dispute as to whom the children should live or spend time, the court will look at the “status quo”, i.e. what the children have been used to since
their parents’ separation and if that arrangement is working well for the children, the court won’t consider it appropriate to change it. If you wish your children to spend regular time with you, either don’t leave the children with the other parent by moving out, or if you do move out, ensure you rehouse in a property suitable to have the children stay with you overnight. If I leave the family home, will I lose my claim to it upon divorce? By moving out of the matrimonial home, you do not relinquish your interest in the equity, which will be taken into account when the financial settlement upon divorce is dealt with. However, by moving out, you may have less control over the selling process of the property if it’s going to be sold and less “negotiating power”. If I move out of the house, do I still have to pay the mortgage? If you’re named on the mortgage, the lender will pursue you for payment if the
payments stop, even if you have moved out of the property. Can my partner/spouse force me to leave the marital property? Not unless the court accepts there have been serious incidents of or threats of domestic violence. In most cases, your spouse cannot force you to move out of the matrimonial home, even if the house is solely owned by them. What if my spouse changes the locks? You have a right to occupy the marital home, whether you’re named on the legal title or not. Can I hide or give away my assets to prevent my spouse being able to make a claim? This is not advisable! In order to deal with a financial settlement upon divorce, you will have to provide full and frank disclosure of your financial circumstances. As there is always a paper trail, it’s likely that any hidden assets will be uncovered.

The National Trust has come a long way since it was founded by Octavia Hill, Sir Robert Hunter and Canon Hardwicke Rawnsley in 1895.

he founders believed that nature, beauty and history are for everyone and so set up the Trust to look after the nation’s coastline, historic sites, countryside and green spaces. Octavia Hill, a radical social reformer and cultural philanthropist, saw the preservation of open spaces as crucial to improving the lives of the urban poor. Their aim was not only to save important sites, but to look after them for everyone to

enjoy in the years to come. From this trio of environmental pioneers, the National Trust was created. Initially, one hundred people paid 10 shillings each to get the ball rolling forming the National Trust into an independent Charity. And their original values are still at the heart of everything the charity does 125 years later. The National Trust welcomed more than 27.9million visitors over 2018/19. Vast coastlines, land, historic houses , castles, ancient monuments, 250 gardens and parks and nature reserves – with 9 lighthouses, 56 villages, a gold mine and 39 pubs including the George Inn in Southwark, featured in Dickens’ Little Dorrit. The National Trust’s first house was Alfriston Clergy House in East Sussex, a dilapidated medieval meeting house, acquired in 1896. The National Trust’s historic houses and stunning landscapes have also provided backdrops to some unforgettable moments on the small and silver screen from Harry Potter to Poldark and from Tarzan to Wolf Hall, via Game of Thrones. How to choose the perfect pre-loved wedding dress

rincess Beatrice has married Edoardo Mapelli Mozzi in a surprise ceremony, but what’s more unexpected was her choice of wedding dress. Instead of enlisting a top designer to make a gown from scratch like so many royal brides before her, Beatrice opted for a customised vintage dress. For her big day, she dipped into the Queen’s archives and found a Peau De Soie ivory taffeta dress by Norman Hartnell, trimmed with duchess satin and encrusted with diamantes. The Queen wore the gown to the premier of Lawrence Of Arabia at the Odeon Leicester Square in December 1962, and again to the State Opening of Parliament in 1966. Beatrice had the Queen’s senior dresser Angela Kelly and designer Stewart Parvin remodel the dress to make it appropriate for her wedding day, adding delicate capped sleeves. She topped off the outfit with another loan from the Queen – the Queen Mary diamond fringe tiara, which Elizabeth II also wore on her wedding day in 1947. Over the last decade we’ve seen royals get married in pieces by top designers from Alexander McQueen to Givenchy, so Beatrice’s vintage choice is quite unique. The outfit was well received on social media, with one Twitter user writing: “Adorable couple and could not have picked a more perfect wedding dress for her than that elegant/whimsical, yet very vintage, sentimental ensemble she wore.” Beatrice has also been praised for choosing a more sustainable option for her big day. Not only is re or upcycling an existing dress eco-friendly, but people often turn to pre-loved wedding dresses as they can offer something a little different to more modern designs. “Princess Beatrice’s choice of wedding dress marks a point in the royal family’s iconic fashion choices, taking steps towards mindful consumption even on such an important day,” says Victoria Prew from rental platform HURR

Be open-minded and set aside plenty of time You might have your heart set on a particular designer from a certain era, but Prew warns against this. “Try not to be too focused on the designer; there are incredible options out there without the labels,” she says. Head of pre-loved at eBay (ebay.co.uk) Emma Grant recommends you commit a fair amount of time to the hunt, saying: “The nature of vintage clothing is that you’ll need to have a good scroll
before that one-of-a-kind gown catches your eye.”
Be targeted in your search “Try and find the best vintage sellers online, starting with Etsy or 1stdibs,” advises Prew. To make life a bit easier for yourself, Grant says: “If you’re looking for a particular cut, style or era, be specific in your search. Naming brands or eras that are associated with the style you’re looking to emulate will help you narrow down the search to the most relevant items.”
Plan in advance Vintage wedding dresses tend to be one-of-a-kind, so it’s unlikely you’ll find a dress that fits you like a glove. This doesn’t mean you can’t wear it on your big day, but you’ll have to be a bit smart with planning. “Make sure there’s enough time to have your perfect piece altered,” says Prew. “Get the dress, then get it altered to perfection.” Grant also says you should be flexible with sizing: “As it’s pre-loved, it might have also been altered at the time of buying to fit the owner, so you may have to size up or down to get the fit that works for you. Always get in touch with the seller to check the specific measurements.” As well as tailoring the outfit to fit, Grant recommends shortening hemlines or streamlining waists to give your vintage look a modern touch.
Search for accessories You might not have the Queen’s tiara handy for your wedding, that doesn’t mean you can’t take inspiration from Beatrice and hunt for vintage accessories to go with your dress. “Vintage is also great for crowns and earrings,” says Prew. “Going vintage means you can guarantee your choice will be ‘timeless’ rather than ‘trendy’ – it’s your day, so make a statement.”
Consider its condition “While a few buttons or sequins missing shouldn’t put you off investing in a great quality, pre-owned wedding dress, more significant signs of wear and tear require further thought,” Grant says. “Don’t risk your money on items that are fraying, holed and stained as, chances are, trying to repair a gown and get a good colour match will be trickier to get away with. If the dress hasn’t been professionally cleaned by the seller, consider getting this done yourself.”

at Braeside School A
s schools reopen for the new Autumn Term, Braeside School in Buckhurst Hill is celebrating some very exciting developments. Part of the Oak-Tree Group that also includes Coopersale Hall School in Epping, Normanhurst in North Chingford and Oaklands in Loughton, Braeside is already widely known for its outstanding education and family ethos. Previously set on two sites until July 2020, all pupils from 2½ to 16 are now taught on the larger High Road site following the summer’s programme of redecoration, refurbishment and reorganisation of space. In addition, from September 2021 the school will be extending its provision to boys as part of a phased plan over time. We speak to Mrs Chloe Moon, Headmistress at Braeside School, about the many benefits of these changes as she enters her second year of headship. Consistency “One of the biggest advantages is that Year 7 pupils will not have to go through the difficult period of transition as they move up to ‘big school’. They will be able to move through the school with an established set of friends and will already be familiar with the surroundings and staff. Independent ‘all-through schools’ are renowned for the strong relationships cultivated between children of all ages.

Education and Facilities Cohesive planning across the school phases will create a seamless curriculum. Some teachers will work across both primary and secondary ages, so the younger children will have access to more specialist teaching that they would not usually access in other primary schools. Social Older children enjoy looking after younger children around the school site as reading buddies or prefects. These relationships grow over time on one site. hor Explore is an exploration vessel created by British design studio Gresham Yacht Design. The 100-metre motor yacht breaks from the norm by beginning the design process from the interior and working outwards. The internal spaces directly inform the exterior styling, which encompasses large nautilus windows. Organic shapes feature throughout the vessel and complement the prominent double-height windows in the grand saloon on the main deck. Unlike other double-height spaces, Thor’s design maximises on most of the available real estate by incorporating a floating glass floor supported by exposed structural beams. The result is a light and spacious saloon with superior views out to sea and a central lighting feature that draws the eye in. This upper level is the mission control centre where an owner and guests can plan their adventures as well as monitor the day’s activities as they unfold In the centre of this space is a sunken seating area that floats between the decks. This main focal point of the deck features a futuristic skylight

that sits directly above and carries the same visual language. To bring warmth and further intrigue to the double-height space, carefully executed lighting design brings the space to life. When privacy is required, the glass floor can be turned opaque with the flick of a switch to visually separate the top level from the lower half of the main saloon. This area offers all the amenities and comfort one would expect with the inclusion of a lounge bed, bar and central seating area with additional seating provided to starboard. Direct access to the beach club is provided via a captivating circular corridor with an aquarium either side as the owner and guests are greeted by aquatic life housed within a floor-to-ceiling cylindrical aquarium. This large beach club is positioned high above the waterline and includes fold down balconies, offering outstanding views and enhanced security. This space takes full advantage of the beam, as does the one-of-a-kind tender hangar that can be seen and accessed via a large bi-folding glass door. The tender hangar is a large, futuristic space

that has never been seen before on a superyacht and offers an owner the ability to carry any and all tenders and toys including a 12.5-metre custom tender, hydrofoil speedboat, submarine and a host of kite and wind surfing equipment, diving equipment, surf boards and Jetskis. Aft of Thor Explore is a fully certified CAP 437 helideck that includes a hangar for the safe stowage of the aircraft when underway. This additional feature makes it easier and safer to explore further when in remote locations such as the Antarctic or Arctic. Behind the masculine exterior that includes an Ice Class hull, is a high volume superyacht equipped with all the technology and hardware you would expect of a true explorer. Thor Explore provides plenty of accommodation with the owner’s accommodation located forward on the
upper deck and includes a his and hers bathroom, office and walk-in wardrobe. While guest suites are found on the lower deck and being a SOLAS crassified vessel, Thor Explore can carry up to 36 passengers.

A RISKY BUSINESS
I get asked quite a lot at the moment about whether to buy, sell or to make changes to investments, says Independent Financial Planner Rob Wood.

M
aking these decisions can be very difficult, especially in unpredictable times like these. The simple answer to my clients is that investments should be thought of as a long-term savings plan, not just a quick cash cow. But, say my clients, which assets do I buy? Should I focus on one thing (like gold) or one asset class (like property) or should I spread my portfolio across a mix of investments? The answer comes down to risk. Risk is a vital consideration to consider when planning your investment strategy. Investing your money on the stock market or within any other financial product or vehicle without understanding the risks involved is a recipe for disaster. In order to try and control the level of risk being taken, there are two key factors to consider. The first is what to understand what assets are being purchased and how risky they themselves are, and the second is to maintain a well-diversified portfolio held across a number of sectors and geographical locations in order to manage and spread risk where possible. Understanding the investment mix and

getting this right is a key component to having a successful investment in years to come, as well as adjusting this mix as and when required. This is especially important in uncertain times like those we find ourselves in right now. At present, the UK finds itself in a recession, but the short-term impact of the virus was always likely to push growth into a recessive state. It’s also important to remember that recession is part of the investment cycle and tends to occur every 10-15 years. The upside of the current situation is that for investors this may be an opportunity for greater potential in the future as recovery starts to take hold. Using this time to manoeuvre and adjust your portfolio to take advantage of these opportunities can result in much better outcomes in the longer term. Having a well-diversified portfolio means that your savings will benefit from growth across a range of areas, whilst reducing your overall risk exposure. There is risk in everything we do and making educated and well thought out decisions are what keep the majority of us safe. Why wouldn’t you take the same approach with your savings?

UBER LAUNCHES RIVER BOAT SERVICE in partnership with Thames Clippers
L
ondon’s black taxis or ‘a black cab’ or affectionately the ‘London Cabbie’ have and always will be part of what makes our capital so special to residents, commuters and tourists alike. They were already equipped to deal with Covid 19 having a glass partition separating the driver from passengers. And the cabbies expert ‘Knowledge’ of London’s roads and little back streets holds no bounds. For something different, Uber is launching a London commuter boat service in partnership with Thames Clippers. Rebranded Uber Boat, the 20-strong fleet will cover trips up and down the River Thames from Putney to Woolwich from 23 piers across London. The service will allow Uber users to book a river journey through the app and board using a QR code on their phone. Uber Boat will be following all possible hygiene and social distancing rules, including reduced capacity and that passengers must wear face masks in line with Transport for London (TfL) guidance. The San Francisco company has also confirmed that it will be charging passengers the same price for booking a boat as it does for their cabs. Uber has already got bikes and food deliveries covered although their taxis are grounded as they await a London licence to be re-issued. Last year it added London Tube and bus

updates to the app. Uber could be on a mission to be the one-stop app for all your transport needs? Uber’s regional general manager for northern and eastern Europe – Jamie Heywood, said in a statemen: “Many Londoners are looking for new ways to travel around the city, particularly when they start commuting back to work. Later this summer we will launch the Uber Boat by Thames Clippers in London as a means for people to arrange travel on the river and road, all through the Uber app.” Delighted by the partnership, Thames Clipper’s co-founder and CEO Sean Collins further remarked, “The new partnership sees Thames Clippers and Uber, who both pride themselves on safety, reliability, and comfort, come together. It will allow us to link the two travel modes of river and road, providing Londoners and visitors with even more options to commute, visit, explore and enjoy our city by river.” Thames Clippers tickets will still be available to buy elsewhere and the boats remain part of the Oyster network. Over 4.3 million people use the River Thames for commuting and travelling each year, and over 40 per cent of passengers have said they will increase their use of Thames Clippers in the future as an alternative means of getting around the city.

o mark the release of her new album Folklore and first single Cardigan, Taylor Swift took the unusual step of selling an actual cardigan alongside more traditional merchandise, like hoodies and T-shirts. A replica of the one Swift wears in her Cardigan video – a thick cable knit V-neck sweater in cream with black stripe edging, that has three stars on each sleeve – has already sold out on the singer’s online store. Famous fans including actor Jesse Tyler Ferguson and Kobe Bryant’s daughter Natalia have

posted photos on Instagram wearing the cardigans, they’d been gifted by the singer. It’s surprising to see such a wintry garment gaining popularity in summer, but the cardigan has a way of popping back into fashion just when it seems to have gone for good. From its earliest origins to the present day, here some of the faces who have helped make the cardigan famous…

Lord Cardigan, famous for leading the Charge of the Light Brigade during the Crimean War, was known for wearing a short, woollen sleeveless waistcoat to keep warm during the failed offensive in the 1800s. It is thought to have been trimmed in fur. After the war, the practical knitwear item reportedly became rather popular outside the military, and cardigans began to be widely produced.

At the other end of the style spectrum, rock icon Kurt Cobain introduced a whole new generation to the cardigan in the Nineties. The Nirvana frontman took an item of clothing usually seen on grannies and grandpas and made it cool, wearing moth-eaten chunky knits with band T-shirts and battered jeans. One of the singer’s most famous cardigans, worn for the band’s 1993 MTV Unplugged gig, sold at auction for $334,000 (£260,000).

Styling a Salon and how to make it fluid across all Premises. Thanh Vu Managing Director of Dream Nails tells us more.
I
am no expert at salon design but this is certainly one of the areas of my job as Managing Director of Dream Nails that I enjoy the most. It is incredibly satisfying to see your vision come to reality – but the journey can be quite stressful. I have designed all Dream Nails’ salons from the bare bones – in certain cases the shops have been a clean canvas concrete shell whilst in other cases I have had to deal with the joys of characterful, older properties. There are four key aspects I would like to draw on and discuss each in turn: the desired look, cleanliness/practicality, working in harmony with the building and ergonomically designed to make the salon work. Desired look - It is incredibly important to have a strong vision of the type of salon you wish to fit out prior to starting work. I wanted to create nail salons which were modern, industrial and urban in look whilst also bringing creature comforts. My salon colours are pink, white and grey. All my shopfronts are Farrow & Ball grey in colour and I run the grey theme throughout the flooring. I tend to use white metro tiles on most walls and then inject pink through bringing in my Dream Nails pink neon signs, pink neon flamingos and neon pink nail art please signs. It is also worth remembering we tend to have a huge injection of colour provided by our nail varnish wall racks – they often cover entire walls of our salons. Cleanliness/Practicality - I am a stickler for cleanliness and hammer this home to all my staff in all my salons. This is becoming more prevalent than ever before given the current environment we are operating in. It is an extremely important point to consider when styling a salon. Nail salons often create a lot of dust, they operate with substances that can strip paint such as acetone and invariably they are busy, bustling places meaning paint work often gets marked and damaged. In light of this, I try to style my salons so that as well as fulfilling the desired look function they are also incredibly easy to keep clean.

Working in harmony with the building - There is a need for all my salons to be in instantly recognisable as Dream Nails salons. However, I do not want to create a 100% robotic clone. I think it is important to tailor the salon to the actual building the salon is within. My earlier salons are traditional high street shops and so I try to ensure the shop fronts have that village feel – I decorate them with flower designs, entrance hall matts and also have buxus plants by the entrance. My more recent shops are modern double height new builds and as a result lend themselves far more to the urban, industrial design I originally set out to achieve. The double height nature gives a huge feeling of open space and I have made sure to create the urban feel by having exposed ceilings and exposed metal pipework for my heating and air con system. Ergonomic design - Perhaps, I shouldn’t have left this point to the end but a nail salon clearly needs to be able to work as a nail salon. I try to ergonomically design the salon so that manicure stations are easy for clients to access. Staff can easily get up from their work station to answer the phone or help a client choose their nail colour The reception area is clearly the focal point for a friendly meet and greet. All sinks within the salon are easily available for clients to wash hands pre and during treatments. Pedicure stations tend to be located at the rear of the shops for a little more privacy and intimacy and staff have a chill out space to eat and relax when not busy with a customer – I certainly don’t want staff eating front of house. At the end of the day, I spend a lot of my time in the nail salon and after 15 years have a clear idea of what should go where and how I like it. HOW TO MASTER THE BRUSHED-UP BROWS TREND

ver since the great eyebrow revolution of 2015, when Cara Delevingne almost single-handedly ushered in the era of the bold brow, thin arches have been firmly out of fashion. Lustrous eyebrows are still very much on trend, but now we’re seeing the emergence of a variation on the Cara look that’s growing – quite literally – in popularity: brushed-up brows. Offering a soft, feathery feel – as opposed to a thick, defined shape – fans say it gives the appearance of fuller brows, without being too dense or severe.

It’s easy to create the look at home, or a treatment called brow lamination offers a longerterm solution. Here, beauty experts explain everything you need to know about mastering the brushed-up brows trend… Where did the brushed-up brows trend come from? “Brushed-up brows have been on the trend circuit for quite a few years now,” says Marc Reagan, make-up artist and global director at Hourglass Cosmetics. “As people embrace the power of a naturally full and fluffy brow, there are more and more products

in the beauty industry available to help everyone achieve the brow that works best for them.” Who does it suit? “This is quite a universal look and suits all eye and face shapes,” says Sherrille Riley, founder of Nails & Brows, but she warns that it’s more achievable on brows that are already quite thick. “More mature women – and those who have thinner and sparser hairs – will need to use make-up to enhance their brows.” Reagen says: “Brushed-up brows are my personal favourite look for everyone – they adds structure and strength to the face, and they also add an instant lift to the eyes.” He adds that when it comes to brows, it’s best to find “a look that works with what your unique features already provide,” rather than being guided by the latest trends. “Whatever your personal preference, make sure that it makes you feel good when you look in the mirror. Focus on giving yourself the brow that works for you.” Are there ways to make your brows grow thicker? “Absolutely,” says Riley. “I would advise investing in brow serums like RevitaBrow or using castor oil.” Brow growth serums use peptides and conditioning ingredients to strengthen hairs and prevent them from breaking. “Our clients swear by the result of these products,” Riley adds. “Applying a serum daily will help with re-growth, as well as condition the hair.” How can you create the brushed-up brows look at home? Reagen suggests a three-step approach to create the look at home, starting with filling in sparse areas with an eyebrow pencil matched to your hair colour. “Choose the Hourglass Arch Brow Sculpting Pencil (£33, John Lewis) when you want to fill in and shade throughout the entire brow, and the Arch Brow Micro Sculpting Pencil (£27, John Lewis) when you want precision and individual hair-like strokes. “Apply colour where you need it first, focusing on sparse areas of the brow and adding definition to the arch and tail.” Next, follow with Hourglass Arch Brow
Volumising Fiber Gel (£25, John Lewis), which “adds a tint of colour while wrapping fibres around brow hairs for a fuller, multi-dimensional look. “Lift the hairs away from the skin using the tip of the wand to build texture, then comb the hairs at the start of the brow upwards, working along the first half of the brow. Then, brush in the direction of the arch and tail for a perfectly sculpted shape. “For a finishing touch, apply the Hourglass Arch Brow Clear Shaping Gel (£25, John Lewis) to separate, set, and hold hairs in place.” Riley recommends using the soap trick to create the look: “This is one of the secrets used by many make-up artists to achieve this look behind the scenes of editorial shoots and fashion shows. “I would recommend using a brow brush, such as our Beauty Edit Mayfair Brow Styler (£18, Nails & Brows), dampening it in water and gently rubbing it on a colourless soap. “Then use this brush to ‘brush up’ the brows to create the look. The soap will hold the hair in place.” What is brow lamination? “Many salons offer brow lamination, which is a professional service to achieve a more permanent effect of the brushed-up brow look,” says Riley. “This is called the Brow Lift Treatment at Nails & Brows. “It’s an innovative technique that straightens the brow hairs to tame and set them in place for a feathery, natural style.” The results last up to six weeks and can include a brow tint as well. “I would recommend using a conditioning brow serum, as lamination can make the hairs a little dry.”

YOGA FACTORY WELCOMES CHAI Yoga Factory studio is the largest yoga studio in Essex, with over 25 classes taking place per week as well as regular workshops, courses, events, and teacher training.

he yoga studio space is decorated purely with love, boasting dreamy candlelit altars while talented local artists adorn the walls all whilst offering a light, airy and welcoming space to practice in. Lockdown gave the Yoga Factory a huge opportunity to set up an innovative high-quality platform where all classes and workshops are streamed online – so forget lores you tube /zoom videos – it feels like you are in the studio. Founder of the Yoga Factory, Josh Siva Lipscombe, 24, wanted to share his wealth of experience as a young yoga teacher by spreading the teaching of yoga and building a modern, relaxed and sociable community in their creative studio space. Josh says: “Yoga is far beyond a class, it’s a lifestyle. We believe it can have a huge impact on the individual’s life as well as the world. Yoga encourages us to find physical, emotional, and spiritual strength which helps to increase energy and lower stress.” With community at the Yoga Factory’s core, it’s with this in mind that Josh and his partner Jessi have created another pillar to the studio’s amelioration and a first of its kind: Chai. Chai café is the creation of Jessi Braithwaite, 25; who has curated the space by carefully and sustainably sourcing every item. With an eclectic mix of antiques, upcycled, and repurposed furniture she has created a

wholesome home from home space. She hopes to bring some colour, texture and culture to Southend through her design and worldly inspired menus. The café is beyond a day to day coffee shop by using the space to host evening events and workshops that are tailored towards art, learning and as always: community. It’s a place to share knowledge, food, and great company. The whole space: the menu, the décor is inspired by the roots of yoga by acknowledging the deities, the history of yoga, and the basic principles. Chai will serve tasty award-winning sustainable coffee by Origin, but the main focus is CHAI as well as superfood drinks with potent healing properties using ceremonial grade cacao, matcha, and nootropic brainboosting lattes. All drinks are homebrewed with cherrypicked secret spices and lovingly steamed with In-house Mylk (a plant alternative to cow’s milk). Jessi will be working with local farms, artisans, bakers, and other small businesses in the area to bring a thoughtful and conscious, sustainable menu avoiding unnecessary waste and recycling to the best of their ability. Jessi says: “We understand the impact in the way modern-day society consumes and we aim to set an example in ways that it can be done better with our planet in mind”.

hen you think of relaxed and understated cool in fashion, waistcoats might not be the first thing that spring to mind. After all, the last time you wore one was likely the mid-Noughties, chasing after the Boho style of Sienna Miller and Kate Moss. Like so many trends from the 2000s, waistcoats have since been banished from our wardrobes and minds. However, last year saw a resurgence in the popularity of waistcoats for men – largely thanks to England manager Gareth Southgate’s tailored styling at the football World Cup – and now it would seem like the look is seeing a renaissance in womenswear too. Big fashion brands, from Dior to Burberry, have realised there’s a modern way to wear a waistcoat, as it’s actually an incredibly versatile and hardworking piece of clothing – and it’s perfect as we come up to the dog days of summer and need to start thinking about transitional dressing. Now is the time to forget any preconceptions around waistcoats, because they’re making a comeback. Here’s how to wear a tailored vest in 2020… 46 SEPTEMBER 2020
cHEcK PrInTS From Burberry to Louis Vuitton, major labels have fallen in love with check-print waistcoats. Perhaps it’s because there’s something vintage about the style, as well as going hand-in-hand with another major trend of the season for extreme matching. There’s been an uptick in matching your whole outfit both on the runways and on Instagram, with fashion fans wearing trousers, jackets and waistcoats all in similar patterns and colours. Call it the Clueless effect – the film might be 25 years old, but it still seems like we’re learning style lessons from it. On the more extreme side of things is Burberry’s take on the trend, with model Joan Smalls wearing a full suit and waistcoat in a mix of houndstooth and the iconic Nova print. If this was a bit too much for you, you can still get in on the fad by wearing a check suit and picking out a matching waistcoat within the same colour scheme – a la Cher in Clueless. Even if the waistcoat itself isn’t check, make sure the rest of your outfit is.
Diane Keaton’s iconic outfit in the 1977 film Annie Hall. To tap into the Seventies vibe without feeling dated, opt for loose silhouettes in light materials like crepe or linen. It’s all about a relaxed approach to the trend. We particularly like lighter colours for this look – like creams or pale pinks – when the weather is warm, but the style works just as well for more wintry weather in black or charcoal colours. For a real Seventies look, layer your waistcoat with lots of other tops and jackets. If you can’t find actual waistcoats that work for this, ‘sleeveless blazers’ fit the bill just as well.
MAScULInE TAILOrInG With the lines between male and female dressing becoming increasingly blurred, waistcoats – traditionally part of a masculine three-piece suit – are the perfect way to bring some androgyny into your outfit. Paired with a matching suit and jacket, it’s a sharp and modern take on the trend. You can experiment with silhouettes and colour schemes, perhaps going for classical tailoring in an unexpected colour, or over-size the proportions for a playful interpretation of the look.
nOTHInG UnDErnEATH At the other end of the spectrum, an ultrafeminine way to wear waistcoats is with nothing underneath. considering a loft conversion? Loft conversions can add more space and value but there’s a lot to think about first. Sam Wylie-Harris seeks some expert advice.
I
t’s safe to say our homes have seen a lot of action over the past few months. So much so that some of us may be thinking about going up in the world – with a loft conversion, to create extra living space without having to move. Savvy as it may sound, large construction jobs come at a price and there’s lots to consider. To help, we turned to trades site myjobquote.co.uk for insight into some of the key things to think about if you’re considering a loft conversion…
Hiring an architect When planning a loft conversion, it’s best to hire an architect to design and draw up the plans. This means the loft conversion will certainly be safe, and there’s a clear plan for contractors to follow to save any confusion, time and money. Architect fees need to be considered and added to any budget for a loft conversion.
Planning permission and building regulations Most loft conversions don’t need planning permission, however it’s always recommended you double-check. An architect or builder will have more of an idea whether you need to apply for planning permission, but it’s also good to research yourself. For a terraced house, you won’t need planning permission for adding 40m3 of space, and for semi-detached and detached houses, it’s 50m3 of space. Even if your loft conversion doesn’t need planning permission, it will still need to adhere to building regulations and guidelines. Both 56 SEPTEMBER 2020
contractors and architects should ensure all work being carried out follows building regulations. Not following regulations can lead to fines and even knocking down conversions that aren’t up to scratch.
Type of loft conversion There are a number of different kinds of loft conversion, and it’s always good to have an idea of what type you can have in your property and what outcome you want. This will also give you an idea of what budget you’ll need too. For example, if you’re looking for a cheaper loft conversion, a roof light loft conversion is the most affordable option, whereas a mansard loft conversion is the most expensive type. The type of loft conversion you have can also be dictated by what type and size of space you have available. Roof light loft conversion: This is the most

affordable option, as no construction is carried out on the roof, but windows are added to let in light. They don’t provide as much space as other conversions because the roof is left where it is, so if you want more space, other loft conversions may be ideal. Dormer loft conversion: A dormer conversion increases the amount of head space in your loft, so you’ll have more space to play around with than a roof light conversion. Extra space is added by extending from the roof, and a dormer window is then added. Hip-to-gable loft conversion: A hip-to-gable loft conversion changes the shape of a property’s roof entirely. This will give a lot of extra room to a home, but usually can only be built on semidetached and detached houses as a sloping roof is changed to a vertical roof. Mansard loft conversion: This type of loft conversion will give a property the most space, as the roof is completely altered (most of the time to become a flat roof) and new walls are added too.
Budget Having a clear budget to stick to helps you decide what loft conversion you can afford, and what finishes and furnishing you can afford too. There are a lot of options out there to choose from, from door handles to windows, and having a budget can help you make decisions and ensure you’re not left out of pocket. The size of your loft conversion can have a massive impact on your budget. Smaller loft conversions can cost around £15,000, whereas a larger loft conversion can cost up to £40,000 – so you definitely need to consider what size loft conversion you need and what you can afford.

Bags and boxes are good for long-term storage, but slide-out clothes drawers are especially expedient, as they lessen the need for that other great space-snatcher, a large wardrobe.

or many of us, house space is a fiercely contested commodity, and you need to squeeze the most out of every square inch. But luckily there are plenty of clever tricks you can use to make this happen. Mirrors, multifunctional furniture and a recurring colour or pattern are all your friends. Here’s how to make even the smallest bedroom feel larger – without having to sleep on the sofa… Let there be light It’s the oldest rule in the book: Bright, breezy spaces feel looser, larger and lighter, so put your bed on the opposite wall from your windows and keep them clear of clutter. Thick, heavy curtains will help you keep warm in winter, but they will also protrude physically and visually into your room, so dress your windows with unobtrusive blinds or rollers instead. Under-bed storage is your friend Every square inch counts when you’re space saving, and there should be no room for monsters beneath the bed once you’ve finished economising.

Make it a a virtue One person’s cramped is another person’s cozy, and a few soft furnishings can turn a poky shoebox into a snug den or bolthole. Think fuzzy blankets, chocolate box ornaments, warming lamps and lighting – anything you might associate with a comfy Scandinavian cabin on a cold winter’s day. Mirror, mirror Bedroom, entrance hall or downstairs loo – mirrors have long been number one on the list of domestic design tricks. They don’t add any physical space, of course, but they send light bouncing round the walls and can trick the eye into doubling a room’s depth. For the best brightening effects, place your mirror opposite a window and for the greatest sense of space, consider the wall opposite the door. Bed size matters We know, it’s so tempting to snap up an XXL king size and spend every night splayed out like a starfish, but if floor space is precious, your bed is the obvious place to seek savings. If you’re 6’4” and married, fair play; if you’re 5’3” and single, perhaps consider downsizing. Double up your desk and bedside table; pick a compact cabinet over an elaborate chest of drawers; investigate foldaway futons. Curate your colour scheme Lighter colours feel airier and more open, and there’s a reasons that whites, greys and varying shades of cream crop up again and again in the centrefolds of interior design magazines. From your paint job to flooring and furnishings, avoid darker colours that might lend a claustrophobic feel. Establish a theme It doesn’t take much for small spaces to feel disorganised, and giving your room a designed, curated feel brings a much-needed sense of order. It could be a colour or pattern – recurring on cushions, bed covers and wallpaper – or a simple motif. Declutter Minimalism is as fashionable as it is functional, and most bedrooms bear at least a few bulky burdens that would be better off down the charity shop. Do you really need that brick-sized Nokia with the first ever version of Snake, the box of expired medicines, or the tabletop popcorn maker you used once in 2015? een to add value to your home? Whether you’ve just moved into a decrepit bedsit, or have lived in a mansion for years of domestic bliss, there is still plenty of mileage to adding value to your property. Doing so could help improve your own quality of life while you’re still in the property (if buyers find something appealing, odds are you might too), and keep you well placed on the property ladder, regardless of whether you’re currently looking to sell. From five-year plans to on-the-day dust-ups, here’s seven ways to add value to your home...
Loft conversion Perhaps the gold standard of home improvements, loft conversions are not for the faint of heart, but can come with major domestic and financial rewards if done well. Adding square footage is a guaranteed value-boost, while the market fixation with number of bedrooms means that adding one can practically ensure a hefty payday when it comes to selling. “The average loft conversion costs around £40,000,” says Chris Smith, regional director at estate agents Yopa, “but can increase your property value by an estimated 21%. They’re usually more of a long-term strategy, so you might not see all the 68 SEPTEMBER 2020
money back if you sell immediately.” Loft conversions are not cheap - and not suitable for every property of course - but they often perfectly prove that old adage, that you have to spend money to make money.
Brush up on kerb appeal First impressions matter, and putting your best foot forward is key to getting customers through the door. “We estimate that simply by improving your

your property’s ‘kerb appeal’, with a freshly painted exterior, clean windows, a tidy driveway and a new front door, can boost the value of a property by up to 10%,” says Smith. “The outside of your property is the first thing potential buyers will see, both when browsing online and in person at a viewing.” On modern properties, buyers may probably expect double glazing - a savvy way to save on your energy bill in the meantime - along with up-to-date security and draught-proofing.
Go for open-plan living Open-plan living has been in vogue for some years now, and it’s clearly not going anywhere anytime soon. Most modern house-hunters are looking for spaces that are practical and adaptable, and it seems distinctly old-fashioned to cook your food in one room and then have to transport it to another to eat it. Open-plan living spaces don’t have to be giant, or rectangular - you’re looking to create areas that are connected but distinct. Consider sliding doors or curtains that can pull back during the day, waist or shoulder-high partitions, or doorway-like arches that demarcate your space. These are the golden rules of open-plan living: separation without isolation; continuity without uniformity.
Refurbish the kitchen A recent report by Norton Finance mapped out the most expensive home improvements performed by homeowners in their first year in a new property, and kitchen renovation ranked second only to furniture. The centrepiece to so many homes, it’s no surprise that the kitchen commands so much attention both before and after a sale, and a welldesigned room can easily pull in extra thousands. “If your budget can only stretch to renovating one room, that room should be the kitchen,” says Smith. “You can cut costs by painting cupboard doors yourself and adding new, fashionable handles.”
Add a conservatory The stars have to align somewhat for conservatories to be sensible investments, but if the cap fits, they can enhance a property with ease. Aside from the necessary financial clout, homeowners will need to ensure proper planning permission, while those with smaller gardens might want to think twice before sacrificing valuable yard space. Though often associated with summer, conservatories really earn their keep during the winter months, when they provide a portal to the outside world, free from the cold, damp and dark. “The addition of a traditional British conservatory typically costs around £5,000,” says Smith, “and can increase the value of a property by around 10% when done well. To add real value, make sure your conservatory is fully glazed and blends in with the style of the rest of the property.”
Redecorate Consider any second-hand shop - regardless of what it sells - and consider the price difference between products marked ‘used’, and products marked ‘like new’. This one’s a no-brainer, and just a fresh lick of paint can make pokey rooms immediately more marketable. Your house isn’t new - but it’s new to your potential buyers, and you’ll be doing your bank balance a favour if you can make it look that way from the moment they cross the threshold.
Add an extra bathroom As with bedrooms, the number of bathrooms appears like a ranking next to your property, and it’s a crucial integer in the valuation equation. Broom closet, pantry, cupboard under the stairs - a small downstairs loo doesn’t take much, and it can be a delightfully canny way to carve profit out of otherwise wasted space. “You can add up to 5% value to your property by adding a second bathroom,” says Smith. “An average bathroom costs £4,500, and according to NAEA Propertymark, 70% of estate agents say an additional loo helps to sell a house.”
