Commercial property
In a changing commercial climate, should you negotiate a lease more suited to your business needs?
C
OVID 19 has accelerated the changes in businesses and how they operate as well as the shape and structure of our High Streets. These changes had already started but are now with us. The expectations of our employees and customers are so different to what they were three years ago. Flexible working and the growth of online retail has changed the way business owners think about their premises and has increased the necessity to “keep their options open”. It is more important than ever in this competitive world to minimise cost risks. My particular area is commercial property, and I am seeing more and more consideration by businesses of the following areas; Break Clauses - The value of a business is often linked to its premises. A longer lease provides certainty on this point. But we are only too aware now that things can change quickly. Tenant only break clauses at regular intervals gives the business owner the ability to move or even renegotiate with their current landlord. Repair- Tenants beware of large bills at the end of your lease. Take advice from your surveyor about a schedule of condition reflecting the state the property should be returned in. If it is an old property, consider paying a slightly increased rent with the landlord retaining the exterior and structural repair liability. Service charge - If you are renting part of a building or premises on an estate, be wary of the service charge provisions in your lease. Think about having a cap on what you pay. Assignment and sub-letting - You need to ensure that you can pass the premises onto another business easily and with minimal restrictions. Rent suspension - With the potential risks of a lockdown think about a rent suspension clause if that happens.

Consider all the above to keep your business nimble in an ever-changing economic climate. Take advice from a good surveyor and solicitor before committing yourself. A bit of time and money spent this way could save you a great deal in the future. Over in Bushey, with prices starting from £610,000, the last available apartments at Royal Connaught Park, a sensitive mixture of partially restored and new-build homes set on a 100-acre private gated site, have been carefully designed to be flexible, with large open spaces that offer supreme functionality so they can be freely arranged by their owners to match their modern lifestyle demands. Set within a collection of five new-build blocks, the remaining apartments within The Nova Collection comprise a mixture of two, three and four-bedroom apartments, ranging in size from 900 sq. ft. to 2,164 sq. ft. with some homes mezzanines or spaced across two floors. The majority of units also provide ample outside space in the form of private gardens, balconies and terraces, most of which are south-facing and benefit from direct sunlight throughout the day. Residents of Royal Connaught Park are privy to around the clock access to amenities which include: a state-of-the-art gym and spa complex with jacuzzi, sauna and steam rooms, as well as an indoor heated pool. For those looking to enjoy the outdoors, the vast countryside, woodland as well as private parkland and private gardens provide the most desirable setting and environment. Another of the residential development’s selling points is its convenient access to local transport, which is supplemented by a residents’ bus that operates each morning through to the early evening and provides direct links to key local shopping destinations – all within a stone’s throw from a collection of popular shops and dining locations. For commuters, the bus also stops at Bushey Station where regular trains offer a 15-minute journey into London Euston.

Printmaking for Picasso and many other artists at the time was a collaborative process supported by specialist master printers in their workshops and by publishers who were vital in establishing Picasso’s reputation as a master printmaker by disseminating his work to a mass audience. in the exhibition and one of the last works of his ‘Blue Period’. Suffering from depression between 1901-1904, his works became sombre and melancholic and often blue in colour and mood. This haunting depiction of a starving couple in a café in Montmartre was only his second attempt at etching and yet is one of his most celebrated works. Living in poverty himself, he felt an affinity with the destitute and the homeless figures that he depicted. Although only 22 years old, Picasso’s talent for draughtsmanship and ability to master new techniques is clearly demonstrated in this print. Overall, this exhibition contains fascinating themes exploring various printmaking techniques and the precision, skill and collaboration required by artists and their printers.

It’s a wonderful thought.” To recognise Her Majesty’s contribution to horseracing and her long association with The Derby, The Queen’s Stand at Epsom Downs Racecourse will also be permanently renamed as The Queen Elizabeth II Stand on Thursday 2nd June, two days before the 243rd running of The Cazoo Derby. There will be food, drink and entertainment, before people make their way to the Beacon lighting to finish the evening. We look forward to welcoming you soon!
For the garnish Peel the asparagus bunch into ribbons with a potato peeler blanched for 10 seconds in boiling salted water then refreshed in iced water. To serve: Divide the soup between chilled serving bowls. Spoon a few dabs of the nettle pesto onto the top. Cast a few asparagus ribbons along with the crumbled-up cheese on top also. Sprinkle with the smoked almonds and a drizzle of olive oil. To enhance this further and make it a more substantial meal you could add some lightly whipped sour cream, cut chives and a little smoked chicken shredded down into delicate strands.

LEASEHOLDS ARE CHANGING
But how will it affect you? B P Collins’ residential property team explains.
W
hat is a leasehold property? Owning a long leasehold interest in a property means you own the building, but not the land on which it stands, for a fixed term period of several years. A leasehold property is a depreciating asset which is ultimately returned to the freeholder or landlord when the term of the lease ends. Leaseholders are also bound by contractual terms contained within the lease, such as the requirement to pay a service charge, ground rent and seek the freeholder’s or landlord’s permission to carry out any major works to the property. Owing a leasehold property can be very expensive in the long run, particularly if it is shared ownership or acquired via Help to Buy, plus costs can also mount up considerably when you sell a leasehold property. What impact does the Government’s Ground Rent Bill have on leaseholds? The Ground Rent Bill received Royal Assent in February 2022 with the Act coming into force in June, which means that the government’s objective of capping ground rents in new, long residential leases to a ‘peppercorn’ rent of zero is being implemented this year. As such, an existing lease will not be caught by the provisions of the Bill and the leaseholder’s ground rent under that lease will not change even after the Bill becomes law. A lease extension or deed of variation, however, is usually as a matter of law deemed to be a surrender of the existing lease and grant of a new lease of the same property. It is therefore anticipated that most lease extensions after the Act comes into force will impose peppercorn ground rents. How much could homeowners save? Thousands of pounds in reduced ground rent over the term of an existing lease could be saved, especially if a lease’s current ground rent is uncapped and subject to escalation (which can lead to unintended statutory consequences affecting the 4 2 M AY 2 0 2 2

value and marketability of leasehold properties). A premium would, however, still be payable to the landlord to compensate it for its loss of rent and any marriage value. THE DETAILS BP Collins For buyers of new properties, the reforms are likely to be a welcome change as it should stop them paying excessive ground rents. I have been let down by a professional I have used, do I have a professional negligence claim? If you have received improper professional advice or treatment that has caused you loss, you may be entitled to a bring forward a professional negligence claim under the common law concept of “tort”. For example, a solicitor or accountant may have given you incorrect advice or an architect may have produced a plan with design faults. In those circumstances, it may be possible for you to bring a claim. To successfully bring a claim, you would need to show the following: • Duty of care – you must show that the offending professional owed you a duty of care not to cause the type of harm suffered. • Breach – there must have been a breach of that duty of care. • Causation - You must prove that ‘but for’ that breach, you would not have suffered any loss. Examples of professional negligence Professional negligence claims can be brought against both individuals and companies. Typical examples where professional negligence cases may arise are in relation with solicitors, accountants, doctors and other medical professionals who provide incorrect advice which has resulted in you suffering from a form of harm/loss. For example, you may issue a claim against a builder who has carelessly carried out work to your property, for example by
using unsuitable materials during construction. It is important to be aware that a mere mistake by the professional will not automatically render them as negligent and instead, the professional’s advice/actions must be deemed to have fallen below the standard of care owed to you. What will I need to prove? As mentioned above, there are three essential elements which you will need to establish to successfully bring forward a professional negligence claim. Duty of care Firstly, you will need to establish that the professional owed you a duty of care. There is a general duty to take care in making statements where: • There has been an assumed responsibility towards you. • A special relationship exists between the parties. It naturally follows that you must have relied on the professional’s assumption of responsibility. Typically, this is more easily established where there is a formal agreement in place or in cases where the professional is a solicitor, you may have entered into a retainer. However, the absence of an agreement or retainer does not preclude you from bringing forward a claim as reliance can also be established by the parties’ conduct. Breach of Duty of Care The second element you will need to prove is that the professional breached the duty of care owed to you. To do this, you must establish that the professional did not meet the standard of care which differs from one profession to another. In most cases expert evidence will need to be to be adduced to ascertain whether the professional’s advice/actions fell below the standard owed the claimant. Additionally, some professions, such as solicitors and barrister have regulatory bodies which have codes pertaining to the standard of care owed to their client. In tort claims, an objective test if adopted and the professional will be assessed against a competent profession in the same field. Causation Finally, it is necessary for you to prove that you have suffered loss that was caused by the professional’s breach of duty. The court will employ the “but for” test. The court asks itself
whether, “but for” the professional’s actions, would you have suffered loss and if this cannot be proven then you will not be successful in your claim. Quantification of loss/Mitigation Typically, your loss/damages are assessed as at the date of the breach, albeit this may vary depending on the facts of your case. In cases where you suffer damages partially due to your own fault (contributory negligence), the damages which can be recovered will be reduced by the court. In addition, you are s under a positive duty to mitigate your losses and therefore you will not be able to recover damage for any part of your loss which could have been prevented by taking reasonable steps. Time Limitation Under the Limitation Act 1980, there is typically limitation period of six years to bring forward your tort claim which begins from the date the cause of action arose, however this may vary depending on your case. Case Examples Solicitor Negligence In the recent case of Orientfield Holdings Ltd v Bird & Bird LLP [2015] EWHC 1963 (Ch) it was held by the High Court that a solicitor was negligent by failing to inform their client company purchasing a £25,000,000 property that there were plans to build a school near the property that the client wanted to purchase. In this case, the claimant instructed the defendant solicitor to act in relation to the purchase of an investment residential property. The defendant carried out various searches and enquiries in relation to the property it was revealed during this process that there were plans to build schools local to the property, however, the defendant failed to inform the claimant. Consequently, it was only brought to claimant’s knowledge after the parties had exchanged contracts and therefore his attempt to rescind the contract resulted in litigation with the sellers. The claimant and the seller eventually settled the dispute by agreeing to divide the £2,575,000 deposit following which the claimant sued their solicitor for the balance on the basis of professional negligence and the claimant asserted that it would not have exchanged contracts had it known of the plans. It was held that that the solicitor had been professionally negligent by breaching their duty to disclose material information which may have affected a client’s decision-making process. Surveyors The case of Ryb v Conway Chartered Surveyors and others [2019] (unreported) was in relation to a professional negligence claim by an individual who instructed the defendant to undertake a full building survey of a property which the claimant intended to purchase for £1,275,000. The claimant was visually impaired and therefore the surveyor was aware that the claimant would be significantly reliant on the outcome
of the survey. The defendant informed the claimant that the property was a “worthwhile investment”, following which the claimant purchased the flat. It surfaced the following year that the claimant’s gardener found Japanese Knotweed at the property. The court held that the chartered surveyor’s report should have identified the presence of the Japanese Knotweed and therefore the defendant had been negligent by failing to mention this in his report to the claimant. Architect Negligence The case of Riva Properties Ltd and other v Foster and Partners Ltd [2017] EWHC 2574 (TCC), was a professional negligence case regarding an architect company. The defendant was instructed to produce a hotel design for the claimant, however in doing so the architect negligently failed to consider the claimant’s budget of £75,000,000. As such, it later surfaced that the design as drawn by the architect would cost £195,000,000 to implement which was significantly more than the claimant’s budget. As a compromise, the defendant advised that it would be possible to have the implementation of the design “value engineered” down to £100,000,000 which was factually impossible. Whilst the claimant’s claim failed on the ground of loss of profits, it was held by the court that the architect had breached its duty of care towards the claimant and was found to have been negligent in its performance of architectural services. As a result, the claimant was awarded damages in the sum of £3,600,000. The above are examples of high value cases but negligence can often occur for lower value claims. SMARTER RENT

elinda – lives abroad and so can’t be here in person to act for herself. What were you hoping to achieve? Melinda asked Smarter Rent to manage her flat in Richmond as a short term serviced accommodation. “I wanted to keep my flat, to maintain a toe-hold in London, but wanted to sweat my assets whilst I choose to live elsewhere.” The rental income allows Melinda to keep up her active lifestyle as she skis or sails (depending on the season) in Europe, but equally offers her a Pied-à-terre for visiting her family or local chums back in Blighty. She explains that instead of a traditional pension, she mostly invested in properties and she now relies on that rental income in her retirement. Why did you choose Smarter Rent? “My original agents were only able to offer traditional longer term lets (at £2,500 a month) which meant I couldn’t use the flat when I popped over. One agent did shorter lets, but they were proposing a 25% charge on the rental income with an additional range of expenses that add up to £500-£600 for every letting!” These charges were for inventory and administrative costs which seemed
to be in addition to the fees she was already paying. “It’s one thing if you are having lets of a year or more, but it really didn’t make sense for the shorter term serviced accommodation model that I needed.” She explained. Melinda was also aware that some of the services offered by the agents were outsourced – “Smarter Rent have a much more personal and less algorithmic approach!” she laughed – ah yes, I smiled, the advantage of having a very small office. “You also bring in £4,500 a month in rental with lower fees. I know I am safe in your hands.” So, Melinda, what has your experience been working with Smarter Rent? “It’s been very good!” she explained from Switzerland where she has a chalet. “I can trust Smarter Rent to make the right decisions and the extra income you have achieved helps finance my lifestyle whilst retaining flexibility. I feel the security of knowing I have a bolt hole but can’t afford to just leave the asset standing.”

DEALING WITH BUSINESS INTERESTS ON DIVORCE
Kathryn Ainsworth, Head of Private Family Law, Machins Solicitors tells us more.
W
hen dealing with the finances upon divorce, all assets need to be taken into account including any business interests. It can be particularly contentious when this includes interests in family businesses which have spanned generations. Business interests are likely to be regarded as matrimonial assets and therefore there are circumstances when their value can be added to the matrimonial pot. Business Valuations It is usual for a business to be valued by an independent accountant or a forensic accountant in large or more complex cases. The exceptions when a valuation is unlikely to be required are: • if the business is particularly small, meaning the cost of a valuation would not be proportionate; • the business is an income producing mechanism for one spouse or the family and holds little to no assets; • the business interest is as a sole trader; or • the business interest is a minority shareholding in a quoted company. The appropriate method of valuation can vary depending upon the circumstances; an earnings based valuation is the most commonly used valuation technique when valuing ongoing trading companies, however a net asset valuation may be more suitable for a property investment company. Such valuations are treated as a guide rather than definitive absolutes. There can be tax implications for transferring shares or extracting money from a business to fund a 5 2 M AY 2 0 2 2
settlement and a tax expert should be instructed to advise the most tax efficient method of raising capital from a business. Court Powers The Court has a wide range of powers to order the sale of a business or the transfer of shares from one person to another, subject to any restrictions in a shareholders agreement. Courts however prefer to leave businesses intact and it is possible for both spouses to remain involved with the business if there is a large degree of cooperation, although a new shareholders agreement or partnership agreement would likely be required. A spouse with less involvement in the business may be able to offset their business interest by receiving a greater share of the other assets, such as the home, investments and pensions. It is less likely the Court would order a business to be sold if there is third party involvement with the business. Another consideration may be the structure and nature of the business i.e. whether it is a limited company, partnership or a company registered in a different jurisdiction. Protecting Business Interests If you have an interest in a business, and are getting married, it is worth asking your fiancé to sign a pre-nuptial agreement. A pre-nuptial agreement can protect your business in the event of a divorce, provided the overall agreement is fair and meets the other person’s needs.

Columba’s students enjoy competing at all levels up to the very highest, with national and international successes in sports including fencing, football, girls’ triathlon and swimming. The school also has a long tradition of basketball, a legacy of its founding Brothers of the Sacred Heart who brought their love of the game over from the US in the 1950s. St Columba’s is now the most successful independent school in the England Basketball competitions. The addition of girls’ sports to the formerly boys’-only school has blended traditional and contemporary themes. Alongside the more traditional netball, St Columba’s will soon be fielding its first female football teams. “With football being the fastest growing participation sport in the UK for women,” said Director of Sport, Ed Lowe, “this is the progressive choice that will bring both engagement and competitive success for our girls.” stcolumbascollege.org

But there’s a lot more to Her Majesty’s fashion choices than just bright frock coats and matching hats, as Bethan Holt discovered while researching her latest book, The Queen: 70 years Of Majestic Style. To mark the Queen’s 96th birthday which was on April 21, Holt shares some of the surprising facts she learned about the monarch’s wardrobe…
While most of her clothes are bespoke, during the early years of her reign she sometimes donned ready-to-wear dresses by British label Horrockses while on foreign tours. Holt explains: “She allowed the company to sell the same dresses she wore, which was a gift for the fashion pages.” And she’s continued to set trends, with Holt saying: “Even today, her colour choices often spark a rise in interest – sales of lime green rose by 134% after she wore the shade for her 90th birthday celebrations in 2016.”
She’s always been a style influencer
Her handbag is specially adapted for her
During her younger days, the Queen was as much of a fashion icon as the Duchess of Cambridge is today. “I found throughout her life, the Queen has had the power to influence trends,” Holt says. “As a baby, her mother’s preference for dressing her in cotton rather than wool impacted trends.”
British leather brand Launer (launer.com) has a Royal Warrant, and makes the Queen’s trademark handbags to her specific requirements. “They have an extra-long 16-inch strap so they hang comfortably from her arm, they are lined in silk rather than suede, and over the past eight or nine years, they have been modified to be as light

you from a lady-in-waiting when he sent over a pair of scarves in the requisite size and print.
She often wears trousers in private “The Queen has only been pictured wearing trousers in public a handful of times throughout her reign,” Holt says. “One such moment came in 2003 as she was leaving hospital following a knee operation.” Following the appearance, the tailor behind the trousers, Peter Enrione, revealed he had in fact made countless pairs of trousers for the Queen over the years. Holt adds: “While seeing her wear them in public might have caused a furore, they’re a central part of her private wardrobe.”
She’s her own style muse as possible for Her Majesty to carry,” Holt says. “Contrary to popular belief, she doesn’t own 200 styles – just a select few in different styles and neutral colours.”
She’s very particular about her silk scarves
The Queen: 70 years Of Majestic Style by Bethan Holt is published in hardback by Ryland Peters & Small, priced £18.99.
The Queen’s sartorial archive is an inspiration to designers today. “Rachel Trevor-Morgan, the Queen’s milliner, told me she continues to be inspired by Her Majesty’s 1950s style for the hats she makes for her now,” Holt says.
She’s the original diplomatic dresser
When she isn’t wearing a formal hat, the Queen protects her hair with a neatly tied silk scarf, many of which are from Hermès. But on one occasion, Launer gifted her two scarves. “Gerald Bodmer, the owner of Launer, told me he was given very specific instructions about the gift the Queen would like as a birthday present,” Holt recalls. Bodmer was told she’d like a square floral silk scarf measuring 34-inches, and received a thank
Throughout her reign, the Queen has made numerous diplomatic statements with her clothes. “In the 1950s, Norman Hartnell created special gowns incorporating meaningful symbols, whether it was wattle embellishments in Australia, or bees (the symbol of Napoleon) in France,” Holt explains. “Over the years, she’s worn cherry blossom in Japan, modest clothing in Saudi Arabia and red and white in Canada.”

COPPER
HAIR TREND? Hair experts reveal the dos and don’ts of becoming a redhead. By Katie Wright.
M
odels and actors have been going crazy for copper, making it the biggest celebrity hair trend since everyone went for ‘pandemic pink’ during the first lockdown. Gigi Hadid was an early adopter, unveiling deep auburn locks at the Met Gala in 2021, and her pal Kendall Jenner was more recently spotted on the Prada catwalk with a sleek, copper-toned updo. Barbie Ferreira, star of hit drama series Euphoria, debuted a Ginger Spice-esque shade on Instagram earlier this year, and Phoebe Dynevor – normally
known for her blonde locks in Bridgerton – has been rocking a rich, glossy copper look. “I love the copper hair trend,” says Natalia Vera, designer stylist at Live True London (livetruelondon.com). “Copper hues haven’t had much love for a while, so the recent rise in popularity is long overdue.” Michael Shaun Corby, global creative director at Living Proof (livingproof.com), is also a big fan: “After years of conservative, made-to-last hair, bolder colours are back.” He suggests coppery reds are “a way to ‘peacock’, and say we’re ready to get out there”. Fancy a red-hot hair transformation? Here’s everything you need to know before taking the plunge… How easy is it to get copper hair? “With lighter coloured hair, the process is easy and can be achieved with a gloss, toner or semipermanent dye that will wash out after about 10 shampoos,” says Belle Cannan, co-founder of Salon Sloane (salonsloane.com). “Darker hair is trickier, as you may have to pre-lighten the hair to get the most natural-looking finish.” Vera says going from blonde to copper in the salon can be achieved in one session – but you might need to have a few more if you’re transitioning from “very dark or box dyed hair”.

Models and actors have been going crazy for copper, making it the biggest celebrity hair trend since everyone went for ‘pandemic pink’ during the first lockdown.
Corby recommends getting it done professionally, “Especially if you need to lift your base/natural colour before dyeing it copper, as you can end up with unwanted brassier tones”. How can you find your perfect copper shade? Looking at your eye colour and the undertones of your skin can help you decide whether to go for a deep cherry red or a more golden shade. “Copper is very versatile,” says Corby. “It draws out the warmth of brown eyes, and it can also make blue eyes pop – as it is on the opposite side of the colour wheel.” As for skin tones, he says: “If you have greyer undertones, it doesn’t work as well, but for cool and warmer skin tones – go for it!” Vera adds: “I recommend having a consultation with your stylist first, to make sure you find the right shade for you. There’s a whole range of copper tones, from fiery warm shades with yellow undertones, to more natural deep red colours with blue undertones.” How easy is it to maintain the colour? It’s important to consider upkeep before making a major colour change. “If you wash your hair daily, this colour isn’t for you,” Corby says – particularly as red colour molecules are quite small, so can leave the hair quickly. Vera recommends using “copper hair masks weekly, and keeping on top of your toner appointments at the salon to keep your colour looking fabulous. You
should also aim to reduce how often you shampoo your hair, and invest in colour protecting shampoos and conditioners to help the vibrancy of your colour last longer.”

HOW TO NAVIGATE THE
Kate Kirrane, Co-Founder and Yoga Teacher at Seed Wellness tells us more.
R
ecently, a friend, aged 46, told me about her traumatic journey into menopause. Her story is harrowing and insightful and for the benefit of other women (and also men, who may wish to understand more about this stage of a woman’s life), definitely worth sharing. “Naomi” started to suffer with anxiety and eventually felt so overwhelmed, she decided to visit her GP. They discussed what she was experiencing and without further ado, he prescribed anti-depressants. What Naomi didn’t know was that she had entered perimenopause, where anxiety, among other things, is a common symptom. She began taking the anti-depressants to feel calmer and more confident. However, instead she started to experience panic attacks – one which was so severe, she spent two days in hospital on a drip. These panic attacks would happen every 2-3 days and she started to believe she was losing her mind. Desperate to feel better, Naomi started a daily breathwork practice and this marked a turning point. Slowly, the panic attacks decreased. She didn’t know she was perimenopausal as she was still bleeding. And when she researched the anti-depressants she was taking, she learned that one side effect was panic attacks. She stopped taking them immediately. Stories like Naomi’s are all too common. In fact, a recent survey of 3000 women showed that two thirds were offered anti-depressants for menopausal symptoms by their GP despite NHS guidelines saying HRT should be a first line response. Research shows many perimenopausal women experience extreme anxiety, mood swings, forgetfulness, insomnia, anger and depression, with

as much as 60% saying they were not prepared for the accompanying impact on their mental / emotional health. Said Seed’s Women’s Health practitioner, Adele Wimsett, “The bottom line is women are not necessarily getting all of the help they need from their GP or society in general. Every woman’s experience is unique to her so my advice is do your research, find local support and look at all options. “We need to continue to open up the conversation about perimenopause and menopause. The most important thing we can do as women is be informed on what to expect when we enter this new cyclical stage of life so we are better equipped to manage it.”
Adele Wimsett is co-running a 6-week online course, ‘PeriMenoWhat?’, starting on 6th June, designed to support women as they navigate the peri puzzle. For more information, email info@seedwellness.co.uk.

Essential spring menswear trends Stylists run down the top trends of the season. By Katie Wright.

pring is on the way, and there’s a lot to get excited about on the menswear fashion front. The men’s catwalk collections were full of bold colours and cool, vintage-inspired designs – but there was a strong focus on wearability as well, meaning now is a great time to reassess and revamp your wardrobe for the coming months. So, what could stylish guys be wearing this spring/summer? We asked fashion stylists to talk us through the top menswear trends of the season…

SOFT SUITS “The suit is making a major comeback this year,” says celebrity stylist Gemma Sheppard, who has teamed up with Metaventures to become the world’s first fashion stylist working in the metaverse. “While timeless classics like brown, grey and darker blue shades still have their place, lighter shades including beige, cream and even white are really having a moment. Now more than ever, a tailored suit is not just for the office, it’s for everywhere.” Celebrity stylist and DJ Alexis Knox agrees spring is all about soft – not sharp – tailoring: “Designers like Sandro presented suits on the catwalk with a softer structure, light and easy fabric, available in an array of understated colours.” This allows for more versatility and generally means you could get a lot more use out of your suit. “For a more formal look, pair with a bold coloured linen shirt and go sockless with some loafers. To keep it casual, add a simple T-shirt and crisp white trainers,” adds Knox.
VARSITY JACKETS As seen on Ed Sheeran at the Brits, a varsity jacket is a must-have this season. “The classic varsity jacket is a cult favourite amongst A-listers,” says Sheppard, who recommends a boxy, Nineties-inspired style for 16 78 6 M MA AY R C2H 0 2220 2 2

UTILITY A huge trend over the last few seasons, the utility aesthetic is still going strong for SS22. Knox says: “To have fun with the essence of the utility jacket, try going head-to-toe in shades of khaki. Or to make the utility jacket a standout fashion moment, wear it with a bold colour block T-shirt, such as red or pink, to really set the jacket off.”
MAXIMALISM
SANDALS ‘Dad sandals’ used to be an insult, but now trendsetters are loving the practical summer footwear. “No longer just for popping to the corner shop, these statement sandals are to be paired with even the most structured looks such as a blazer,” says Knox. “Rock them with a pair of Bermuda shorts and – controversially – take inspiration from Kim Jones’ Dior models and don a sock for the perfect weekend afternoon look.”
“Look blooming iconic this spring by embracing colour,” says Knox. “The catwalk this season was full of head-to-toe block colour outfits from designers such as Canali and Dries van Noten.” For Sheppard, the maximalism trend is about “utilising every inch of clothing in a bold way. If an all-over rainbow-bright look feels too much, begin by opting for some eye-catching accessories such as bags and hats, or style your top half in a vibrant hue,” they suggest. “You can also dilute the vibe by adding denim. If you like seeing vibrant pops in your wardrobe, SS22 will seriously colour you happy!”
TED BAKER ROSTER UTILITY JACKET DARK NAVY, £225, AVAILABLE FROM JOHN LEWIS
SHORTS “With a lot of designers transforming traditional ‘outdoor’ items into street-centric staples, shorts are becoming a nine-to-five must,” says Sheppard. “Not least when on work-from-home Zoom calls.” Extra-short shorts were popular on the catwalks – but you don’t have to flash a lot of flesh to be on trend. “You can breathe easy because oversized Bermuda shorts are back,” adds Sheppard. “This signature beachwear style brushes the knee, usually comes in cotton or denim and can be hemmed or unhemmed.”

How to prevent insect bites and stings as the weather warms up Nobody wants a side of bee sting with their picnic, says Sam Wylie-Harris.
H
ere comes the sun – and shorts, T-shirts, sandals, picnics and afternoons outdoors – hurrah! But all this means insect bites and stings might be more likely too. Besides being itchy and sore, Dr Deborah Lee from Dr Fox Online Pharmacy says bites and stings may take several days to disappear – and can become infected with bacteria. “Insect bites can also worsen eczema,” says Lee. And while most people will only have relatively mild symptoms, they can also cause more serious allergic reactions – including lifethreatening anaphylaxis. “For all these reasons, it’s a good idea to take steps to minimise your risk of being bitten or stung,” she advises. James O’Loan, CEO and pharmacist at Chemist4U, says some of the best ways to do this are: “Applying insect repellent, keeping food and drink covered when eating outdoors, and staying calm if you encounter wasps or bees.” Lee shares the following advice…
WASPS “If a wasp flies nearby or lands on you, don’t flap your hand. Just stay still and let it fly off,” says Lee. “Wasps only usually sting if provoked.” She suggests wearing shoes when walking on grass. Wearing white or pale-yellow clothing has also been found to help keep wasps at bay. “They have a very sweet tooth and highly sensitive sense of smell, so are instantly attracted to a picnic. Try filling a jam jar with jam, ginger syrup, or beer, plus add a little washing-up liquid, and place it a short distance away from your food,” adds Lee. And if you get stung: “If the sting is still in the skin, remove it gently with your fingernail or using a piece of gauze. Don’t use tweezers as you can squeeze more venom into the skin. “Wash the area with soap and warm water and pat dry. Apply a cold compress for around 10 minutes. Elevate the limb or area if possible. You may want to take paracetamol or ibuprofen if it’s painful. If it’s itchy, try some antihistamines.”
BEES “Bees are gentle and will only sting if frightened, so when one comes near you, keep calm and still,” 7 2 M AY 2 0 2 2
says Lee. “Although it can be hard to avoid the impulse, avoid swotting it. It’s likely to simply fly away.” Stay away from flowers, as bees feed on the nectar inside flowering plants. “Bees like sweet things too,” adds Lee. “So always keep food in sealed containers and don’t leave sweet foods outside uncovered. Don’t leave half-drunk cans of fizzy drinks hanging around. “If bees appear, don’t jump up and run away in a panic. Get up slowly and move cautiously in the opposite direction. Bees don’t like panic.” And if you get stung: Same advice as a wasp sting.
HORNETS “Hornets are extra-large wasps, so follow the advice about avoiding wasp stings. Don’t wear perfumes, or any fragranced body products – they love the sweet smell,” cautions Lee. “They also love the smell of sweat, so don’t get too hot and sticky!” Also, avoid clothes with bright colours and floral patterns. Eat picnic foods quickly, seal everything up, and dispose of waste promptly and carefully. Close dustbin lids and keep car windows rolled up. And if you get stung: Same advice as a wasp
sting (but note hornets do not leave their sting behind).
MOSQUITOS You can try out gadgets like the Thermacell Mosquito & Midge Protector (prices start from around £25), or wear scented bracelets to try and keep pesky mozzies away, but you might be surprised to hear the colour of your clothes makes a real difference to whether or not you get bitten. “Go for light coloured clothing, or beige or khaki. Don’t wear black leggings as they will bite through thin fabric,” says Lee. “They can even bite through jeans!” Lee advises liberally applying a certified insect repellent containing DEET, before you leave the house, and don’t forget exposed areas such as your neck, fingers, ankles and wrists. “Mosquitos love stagnant water, so don’t go near ponds. Other sources can be blocked guttering, or other collections of water, such as a watering tray underneath your plants. “Mosquitos are attracted by some smells, such as lavender, so again, avoid any perfumed body products,” she continues. “They dislike the smell of lemons. “Citronella candles are ineffective because although mosquitos don’t like the lemons, they’re attracted by the increase in carbon dioxide from
burning the candle.” And if you get stung: “Wash the area with soap and water, and pat dry with a towel,” says Lee. “Apply calamine lotion to help relieve the itching. Apply a cold compress for five to 10 minutes. Take paracetamol or ibuprofen if it’s painful. Try antihistamines for itching, or ask the pharmacist for advice.”
HORSEFLIES “Horseflies are most likely to be out and about at dawn and dusk, although they can bite at any time,” says Lee. “They also love piles of manure, so avoid stables and farmyards.” She says to take care walking in long grass or beside stagnant water such as ponds, lakes and marshes. Wear long-sleeved tops and trousers, tucked into your socks. Wear a sunhat or a cap, with some form of neck protector. Again, wear light colours and avoid perfumed products. Lee recommends to try Picaridin insect repellent spray for horseflies. Also, they dislike the scent of peppermint, eucalyptus, lavender, clove, rosemary and basil. And if you get stung: “These often cause a blister at the bite site, but avoid scratching the top of the blister, even if it’s itchy. Clean the area using cotton wool with plain soap and warm water, and pat gently dry. “It’s not a good idea to use other remedies like vinegar or bicarbonate of soda, as these have been shown not to work,” says Lee. “Apply a cold compress for five to 10 minutes. Take paracetamol or ibuprofen if it’s painful. Try antihistamines for itching.”
IF YOU HAVE A BAD REACTION… With any insect bite or sting, if you have a bad reaction or symptoms get worse, seek medical advice. “A normal bite or sting should heal within a few days” suggests O’Loan. “The pain and inflammation could be made worse if you have a mild allergic reaction to the bite or sting, but this should normally pass within a week. If you’re worried about a bite or sting, speak to your pharmacist to find the right treatment.” Any possible signs of anaphylaxis should be treated as a medical emergency. This includes difficulty breathing, feeling lightheaded, faint or confused, a fast heartbeat and unconsciousness, as well as symptoms like a red, itchy rash (hives), vomiting and swelling.

It’s Time To Get Your
Nature Fix A
t first glance, modern life seems to come with all the bells and whistles. There is the internet, for one, coupled with apps that mean you can now easily summon a packet of raspberries for midnight pavlova cravings. But it also seems to be accompanied by an undeniable twitchyness. Finding focus is harder than ever. And our senses simultaneously duller as we overindulge on the images fed by screens. Some concerned have inaugurated digital detoxes. Or set up ambitious limits on screen time. And yet there is a third way for those who don’t wish to swear off their social media entirely. Known in Japan as forest bathing, it involves the kind of regular immersion in nature that our ancestors would have recognised. Or, as the Finnish government is now prescribing, at least 5 hours per month spent exploring landscapes that are lush and living. Making sure we get our nature fix is an argument that’s eloquently been explored in a new book by Florence Williams. Over the course of 300 pages, she reveals how, in the open-endedness of nature, creativity soars, worry subsides and we become our most 18 00 4 M MA AY Y 22 002222
“civic-minded selves”. A heartening notion, until she drops the bombshell that we Brits spend on average just 7% of our day outside. Part of the problem, we learn, is an overbearing culture of office life and commuting. But as we inch closer to a world of hybrid work and a fourday working week, we have a unique opportunity
“As we inch closer to a world of hybrid work and a four-day working week, we have a unique opportunity to make life outdoors a permanent fixture”
to make life outdoors a permanent fixture. Meeting us there is an eclectic mix of designers, each of which have been busy developing avantgarde furnishings that help us live outdoors with new fullness and serendipity. At Cane-Line this looks like the invention of quick-drying cushions — each fully ready for use just 60 minutes after a downpour. Flexform, meanwhile, have focused on bringing the icons of their lounge catalogue out, setting the stage for an al fresco experience that prioritises both comfort and quality. “For aeons, outdoor furniture was characterised by plastic or timber,” says Ludovic Aublanc, Creative Director at Chaplins. “Wonderfully resistant materials, it’s true, but not always the most inviting thing to sit on. These brands have changed all that. In taking the time to understand the way people live and lounge, they’ve brought the living room into the garden, allowing us to sink into new rhythms and rituals.” With many of these luxury
designs, it’s also about what the eye can’t see. Advances in both foam and fabric technology mean that these new sumptuous styles are virtually impervious to the elements. “You can be a bit lazy now,” explains designer Patrick Jouin in a recent Architonic interview. “Outside used to be rough — simplistic almost — but now you can indulge more. You can leave your furniture out in the rain for two weeks without covering them.” And when the sun does come out to play? You can enjoy the outdoors like never before. Indulging in all the magic that is dinner beneath a canopy of stars. Or else that delicious morning coffee, nestled in a lovely lounge chair on the patio. Simple pleasures — it’s true — but ones that help anchor us to the world and everything in it. Did you promise that 2022 would be the year you spent more time outdoors? Then why not pay our Hatch End showroom a visit? As well as our dedicated outdoor living studios, you can also take advantage of our exterior design service — offered in conjunction with garden design specialists Pen & Barrow — and which has the power to transform any al fresco space into an unprecedented Eden.

A new concept in outdoor cooking for your best summer ever for outdoor entertaining.
The Charlie Outdoor Charcoal Oven
I
t’s time to take the cover off the BBQ and enjoy the Summer. But will the reality live up to our dreams? well, it all depends on what you’re cooking with. We think of BBQs for warm, sunny days. But we use our BBQs a lot less than we’d like to. In the UK – largely thanks to the weather - the average BBQ is only used five times a year. But with Charlie, it’s always BBQ weather! Its front-opening design minimises heat loss and protects your food from the elements. The cooking is all done in the sealed oven chamber, while the chef can sit indoors, just waiting till Charlie has created its magic, whatever the weather outside. Charlie is totally weatherproof. It’s made in Britain from solid steel, in nine striking colours. It can live and work outdoors all year round. You can use it day in, day out. When we think BBQ, it’s sausages, burgers, maybe steaks. But it so often over-promises and
under-delivers. How about fish, charcoal-grilled with the taste of the Mediterranean? Seafood? Vegetables? Bread? Fruit? Desserts? Pizzas? With Charlie you can do the lot. And add amazing, smoky flavour to whatever food you choose to cook. It’s a BBQ, a pizza oven, a smoker and a grill. With 2.5 times the capacity of a domestic oven. Delight the meat lovers, the vegans, the vegetarians, the pescatarians. Cook vegetables so tasty that even your children will eat them. There’s no need to be an “expert” at BBQ-ing: anyone can use Charlie. Even though it’s inspired by the front-opening charcoal ovens that are the secret of top professional kitchens. We call Charlie, “The Chef Maker”. In many ways, using Charlie is the opposite of BBQ-ing. It’s totally hands-off. No need for constant attention, no face full of smoke and heat. You can set Charlie from 100°c for low ‘n’ slow, up to 500°c for incredibly fast searing of meat or pizzas. Easy peasy. Just put in your food and Charlie will create the magic for you! Sit back. Relax. Enjoy looking at your beautiful oven. Enjoy the incredible food. Enjoy the sunshine….but enjoy The Charlie Outdoor Charcoal Oven all year round! charlieoven.com @charliecharcoaloven 8 2 M AY 2 0 2 2

ORIGIN - A SANCTUARY
T
ransforming your home with a bespoke pool house is the ultimate in home improvement. It allows you to create a place of relaxation, wellbeing and fun all in the comfort of your own home. Origin knows that a swimming pool can not only add value to your home but to your home life as well and there are many decisions to be made along the way. Attention to detail and precise planning is crucial when designing a successful swimming pool and pool house as the process is quite unlike any other building project and requires more than just finding a competent builder. It’s important to understand that indoor pools require specialist design in three major areas: the pool chamber, the building structure and the management of the pool building environment (heating, dehumidification and ventilation). All of these specialisms should be integrated into a consolidated design from the start, to avoid disruptive, complicated and potentially costly alterations after your pool house has been built.

“Swimming has many benefits, as well as the obvious, it improves quality of sleep and reduces symptoms of anxiety and depression”
IN YOUR OWN HOME This is where Origin comes in. Simply put, they do it all. Building swimming pools requires a holistic approach with all the key elements working together from the beginning. Origin eliminate the need to employ separate companies by managing the whole process for you, from concept to completion. Access to a pool right on your doorstep means it’s easy to swim and exercise everyday in the privacy and safety of your own home. They’ve been building award winning swimming pools for over 40 years and in that time have successfully completed thousands of pools and pool houses to a wide range of specifications. Swimming has many benefits, as well as the obvious, it improves quality of sleep and reduces symptoms of anxiety and depression. Origin believes owning a pool is about more than the pool itself: by adding a spa, sauna or yoga room your swimming pool and pool house could be a centre of wellbeing. If you’re looking to increase family time, your pool house could become a new
social hub for everyone to enjoy by adding a gym, lounge area or even a bar. Whilst jumping in may seem daunting, making the decision will bring you measurable benefits. Whether you’re looking to create a sanctuary in your home or somewhere to just have fun, Origin have experienced it all and are available to help you bring your dream pool to life, managing every stage from start to finish, giving you the confidence and freedom to enjoy finally swimming in your own home.
