It has been masterfully converted from a village pub into an immaculate, light, airy, and spacious family home perfect for a modern lifestyle with an open plan kitchen/dining/living room, bi-folding doors opening onto the garden with far reaching views across the surrounding undulating countryside.

Upper Benefield is a charming little Northamptonshire village about four miles from Oundle (renowned for its public school), made up almost entirely of pretty cottages and old stone houses, with Wheatsheaf House nestling between some equally handsome new properties built to exacting standards in keeping with the local vernacular. The impressive, arched, front entrance with its carved wheatsheaf above, and the leaded casement windows with stone mullions, in the original part lend a sense of grandeur and history whilst a twentieth century extension at the back provides the ideal space for modern living. The recent refurbishment has included re-laying the existing Collyweston slates at the front and, inside, laying new floors in an attractive herringbone pattern with underfloor heating in the expansive hall, the vast kitchen/dining/family room, and all the bathrooms. Window and door frames – both the old and modern - are handmade timber, painted in a soft grey that complements the stone and blends beautifully with the neighbouring properties. Decorated in pale neutral tones, the property is as good as new. The interior is full of light and space with a very large entrance hall that leads to the original, stripped timber staircase. Plain white walls are interspersed with exposed stone and the occasional black overhead beam, a nice marriage of the old and the new, and sizeable rooms are aplenty. In addition to the huge open plan kitchen/dining/ sitting room, there are three further reception rooms in the original, main part of the property: all carpeted, a dining room, a sitting room and a snug or study are all fitted with new log-burning stoves in their simple, rustic fireplaces.

It should be noted that there is a good number of built-in storage cupboards in the property.

Outside, to the right of the property, a shared drive from the road leads to automatic gates which open into a gravelled area where a newly-built, stone, standalone double garage is over 6 metres square. From here, you find the back door into the house and a pedestrian gate into the south facing, fully enclosed garden behind the house. Beyond the terrace is a large expanse of lawn – a blank canvas for anyone creative – or ideal as it is for children to run around or kick a football. Beyond the picket fence at the bottom, and seen from the house, views are over the undulating, rural landscape. Benefield Cricket Club is also just behind the property which might temp sports fans whether as a spectator or to join in, and there are public footpaths for delightful walks across fields. A handy bus route (originating in Milton Keynes and culminating in Peterborough) passes through the village - with the bus stop literally outside the house - and into Oundle (and Corby in the other direction) making it a superb and convenient asset for children getting to school or, indeed, for independent teenagers venturing further afield. Also, with Corby a ten minute drive away with direct trains to London Kings Cross taking an hour, and the A1 only ten minutes away, there is ease for commuting or a London daytrip.
