In the heart of the village of Carlby, which lies about five miles north of Stamford and the same distance south of Bourne, a charming yellow stone property under a terracotta pantile roof dates back to before the 1700s. The first floor accommodates three good sized, double bedrooms which enjoy vaulted ceilings with beautifully sculpted dormers and have a number of built in cupboards. The annex is a beautiful conversion that has two connecting ground floor spaces – the living area featuring a unique modern staircase in local oak and steel, and southwest facing French doors to the outside, that links under a wide opening to the kitchen fitted with units topped with oak. Upstairs, a very generous bedroom stretches end to end with French doors and a little balcony to the southeast and large rooflights making this a delightfully sunny room. A handy lavatory and washbasin is in one corner whilst the shower room is on the ground floor at the back of the hallway. Outside, there is an expansive garden and yard area where the converted two stables provide the perfect home office, but could also be used as a gym, hobby room or even a playroom as it has done in the past, or with planning permission could be developed further. The old barn opposite the house already has planning permission to be made into a two bedroom cottage, and has a sheltered patio incorporating a raised pond – an ideal place for alfresco dining overlooking a large lawn surrounded by stone walling which features a mature robinia tree in one corner. The mainly gravelled yard area has a greenhouse, some raised veg beds and a huge timber-clad building containing a workshop and garaging. Above, reached by internal stairs, a loft stretches end to end. There is outline planning for a - possibly three bedroomed - house in place of the shed. The village of Carlby centres around many activities in the village hall opposite, and the church of St. Stephen’s. It is just a ten minute drive to the stunning town of Stamford to the south, the A1 to the west, and Bourne to the north. Both these thriving towns have a multitude of shops, supermarkets, and places to eat. A choice of schools is on your doorstep with the popular, co-ed, state grammar in Bourne, and independent schools in Stamford, Copthill and Witham-on-the-Hill.
