The favoured way in to the barn is via the back of the carport into a brick, single-storey extension housing a smart utility lined with units incorporating worktop and a sink with space under-counter for a washing machine and dryer, which then leads on into the kitchen. This is fitted with sleek contemporary units, an island in the centre, with Corian worktops that extends to a breakfast bar. Integrated appliances are two eye-level Siemens ovens, one being a combi microwave, with warming drawer below, an induction hob, wine fridge and a free standing, under-counter, double-drawer dishwasher. There is space for an American style fridge freezer. A boiling water tap is by Quooker, there is an InSinkErator waste disposal and, in the utility, a sealed water softener unit. At the far end of the kitchen a wall of bi-folding doors opens onto the rear east facing terrace. A doorway from the kitchen leads on through into the vast, almost 40 foot long reception room which is a spectacular space with an area for dining at one end and sitting at the other. The original double-height arched barn entrances either side are now fully glazed and shed an enormous amount of natural light into the property. A door opens onto the rear, east facing terrace whilst French doors open onto the terrace to the south and west. A contemporary Norwegian Dovre stove sits on a slate hearth for a cosy corner in winter months. Inside, glazed double doors open into another generous reception room which has made an excellent home office but could be used for all manner of things.

Upstairs, a galleried landing with a partly vaulted ceiling and impressive views has been used as both an exercise spot and a study/office space in the past. “It was lovely when it was my office, nice and quiet with the views over the landscape,” remarks the owner, “but it could also make a very pleasant sitting area.” Three double bedrooms, one en suite, and the family bathroom are on one side of the landing and the master with its en suite and dressing room on the other. “We love the layout of the barn and, upstairs, the way the guest suite mirrors the master suite. Both have en suite showers and a dressing room. The contemporary family bathroom is fully fitted with an elliptical free-standing bath and a separate shower, and the adjacent bedroom has a loft hatch with a retractable ladder to a large extensively boarded loft.” The property has an abundance of storage with all the bedrooms having some form of built-in cupboards.

The garden has been beautifully landscaped by the owners, now mature and full of colour, texture and year-round structure. “The east facing terrace at the back off the kitchen is a wonderful sunny morning coffee garden,” enthralls the owner. “It’s hedged and very private with some raised beds. The large, front garden captures the sun all day and is completely surrounded by high walls; it’s now pretty mature considering we created it from scratch so we’ll be sad to leave it behind! “We love the location of the property. It sits at the top of a country road on the edge of town so we are surrounded by open rural landscape and can walk along footpaths into the countryside or across fields and by the river into Market Deeping.” The city of Peterborough is easily accessed by car 8 miles south, and beautiful Stamford 8 miles west, with the A1 just beyond each. Peterborough station is about a 15 minute drive with the fastest train services to London Kings Cross taking 46 minutes, making a door to door commute of around an hour. Independent schools in the region include the Stamford Schools, Oundle, Uppingham and Oakham, and excellent state grammar schools are in Bourne, 7 miles north, a co-ed secondary school rated Outstanding by Ofsted, whilst in Spalding, about 12 miles away, are The Grammar (for boys) rated Good and The High (for girls) rated Outstanding. A choice of local state primary schools includes Deeping St. James Community Primary School and Langtoft Primary School, both rated Good by Ofsted.
