In the heart of the Lincolnshire village of Skillington, a limestone property sits on a corner with an enclosed, sunny and sheltered, walled garden. Once a barn – ET MEA MESSA ERIT 1780 written in a wall plaque roughly translated as ‘and it will be my harvest’ - it is now a beautifully presented, indeed immaculate home that has been updated employing top quality, natural materials and first class fittings. The current owners, who have lived here for the last eight years, have played a large part in creating the home you see today by altering some of the layout to make spaces brighter and more suited to modern living. In 2019 they developed the kitchen fitting the new bespoke, classic units with Minerva worktops which incorporates a Rangemaster cooker with double ovens and an induction hob, a Neff dishwasher, and a Neff larder fridge. A commodious, triple aspect room, there is plenty of space for a breakfast table at one end, and the beautiful tumbled limestone floor extends into the adjoining utility room and one of the two entrance halls and downstairs cloakroom. The utility room is very spacious and fitted with a generous array of the same units and includes an AEG washing machine, and another sink. With fine proportioned rooms with thick walls featuring exposed stone, structural beams overhead, the property is unusual in that it has three separate staircases. The two entrance halls each lead into the kitchen, each with their own stairs, with a further set rising from within the “end lounge”. Central to the dwelling with French doors onto the drive is a huge reception room now serving as a splendid dining room with a flagstone floor and a large, new logburner, not so necessary in terms of heating as “the room gets very warm” we are told, but as a cosy and welcoming focal point.

The carpeted, dual aspect sitting room with its bay window, has a new limestone fireplace by Uppingham Stone also housing a logburner, whilst the other reception room has an engineered oak floor with underfloor heating that extends to the shower room next door. This second sitting room, if desired, could become part of a separate annex, with the impressive double bedroom above, as it has direct access to the outside through French doors onto the terrace, garden and drive. Alternatively, it might be a guest suite or even a spacious home office. All six bedrooms are upstairs occupying part of the roof space continuing the sense of charm with dormer windows and vaulted ceilings. The current owners knocked through so that rooms sensibly connect with each other allowing for a better flow. A split level, newly fitted Jack and Jill bathroom can be reached from both landings at the top of the two main staircases. The master bedroom has a vast adjoining dressing room and a shower room with top notch Grohe lavatory and washbasin and a Clearwater shower.

The south facing, low maintenance garden of Shepherds Barn is through metal gates which open onto a gravelled drive which will take up to six cars, whilst brick terracing borders the barn. Beyond, enclosed by stone walls, a lawn and sizeable terrace provide shaded and sunny areas, and beds are filled with colourful perennials and shrubs. The property extends to include an adjoining stone shed and a small room that houses a sink and an outside lavatory: “so handy for summer parties,” says the owner. The rear garden wall has access via a pedestrian gate onto a field, where you find the property’s oil tank neatly hidden round the corner. Skillington is located about a mile and a half west of the A1 Great North Road, south of Grantham and north of Stamford, providing excellent communications by road in every direction. The market town of Grantham is a ten minute drive which has a number of large

supermarkets, and trains from here to London Kings Cross take about an hour and ten minutes. The beautiful town of Stamford is about twenty minutes south on the A1. Skillington village run various events throughout the year based around the Church, the Methodist Chapel and the village hall. On the opposite side of the green from Shepherds Barn, food is served at The Cross Swords Inn, whilst the Tollemache Arms in Buckminster and The Chomeley Arms in Burton Coggles are about a fifteen minutes’ drive. The award winning Olive Branch in Clipsham and The Jackson Stops in Stretton are also within easy reach. The area is well catered for schools. There is a bus shelter opposite the property where from buses are transporting children to a wide range of primary and secondary schools including The King’s School and KGGS in Grantham.
