On the edge of the village of Deeping St. James in the South Lincolnshire fens surrounded by open farmland, 10 miles east of Stamford and 10 miles north of Peterborough, an extraordinary place is hidden from view behind thick hedging: an equestrian oasis that has an expansive, single storey property recently transformed into a luxurious contemporary home with annex, pool and abundant equine facilities including a huge stable block, a menage and about 7 acres. With Peterborough station only a 15 minute drive, where fast trains reach London in about 50 minutes, the location is excellent for commuters. Glorious Georgian Stamford is a beautiful stone town on the River Welland, also a 15 minute drive, where there are lovely restaurants and cafes including the famous George Hotel.

EQUESTRIAN FACILIES

The equestrian facilities are superb with a stunning, pitch-roofed, log-cabin style stable block comprising 6 large stables (two suitable as foaling boxes) with rubber matting and automatic water troughs, entered under a monumental, gated archway. A sizeable tack room and a rug room with hidden space for a washing machine, are either side. There is abundant storage in three adjoining areas: an enclosed barn/ workshop with shelving at the far end, an open-ended machinery and tractor barn nearly 23 metres long by 6 metres wide, and an enclosed barn which incorporates a wash area, an internal loose box, and a huge area with a sink ideal for storing hay and animal feed. Flanking this externally, are generous log-stores. The 60 m x 30 m menage, topped with rubber and Mansfield fibre sand, is properly drained into the dyke, with post and rail fencing all round, hedging down one side. The paddocks are enclosed by timber post and rail, with two field shelters, one double and one single, and a water supply at the end of the access strip.

The location is on the outskirts of Deeping St. James, a 5 minute walk from a local pub serving excellent food, and a mile from a convenience store and post office. Not isolated with two neighbours, one also with horses, are next door. The village is well served with many shops and amenities and has an Ofsted rated Good primary school and a co-ed secondary academy. Highly sought after state grammar schools are at Spalding - the Grammar (for boys) and the High (for girls) - less than 10 miles to the northeast and co-ed Bourne Grammar 10 miles to the northwest. Peterborough also has very good secondary schools, so too Stamford which has superb independent schools and Stamford Welland Academy rated Good by Ofsted. For those wishing to compete, equestrian centres are plentiful within a half hour drive in a horse box

MAIN HOUSE

The entire property is presented in immaculate order and a massive granite gravel drive stretches before you as you enter through the solid, automatic gates under an almost concealed arch in the hedge, with endless areas to park. The house, a modest looking building from the front, belies the extent and calibre of that within. The main house contains four bedrooms – the spacious master with an en suite and a walk-in dressing room – a family bathroom, four reception rooms, a large kitchen dining room, a utility room and a boot room. The style throughout is contemporary with the use of high quality materials in a monochrome colour scheme. The fabulous L-shaped kitchen diner with its glossy floor tiles has countless timber units including a T-shaped island, all topped with sparkly black quartz housing an integrated dishwasher and a Rangemaster cooker with gas hob and electric ovens. The Vaillant gas (from a private tank) boiler supplying the heating, is just 3 years old. The adjacent dining area is glazed on three sides with a vaulted ceiling and doors onto the terrace - a lovely spot overlooking the garden, ideal for summer entertaining. Tiled flooring gives way to carpet in the living room, where there is a stone chimney breast accommodating a log-burner, and bedroom areas – all generous doubles – with the tiled family bathroom benefitting a bath and separate shower, and the master suite featuring unusual curved walls. The real show-stopper is the main lounge or ‘cinema’ which is a vast space almost 9 x 6 metres, with exceptionally plush carpet underfoot. A huge television screen is set in the chimney breast with a contemporary gas log-effect fire inset below. It should be noted that furniture is available under separate negotiation, for instance, here, some opulent and grandiose sofas befit the space completing the sense of luxury.

Walking on through, a 9 metre-long room with French doors onto the terrace leads to the main leisure area where a state-of-the-art indoor heated swimming pool is an impressive sight. This phenomenal space that feels like the tropics, with its reflective, tinted blue ceiling filled with TLX gold insulation for zero evaporation and embedded with lights combined with a Bose music system installed above, and with full underground ducting to keep the surrounding windows crystal clear, makes you realise this is no ordinary swimming pool. This conveys a truly luxurious lifestyle and immediately envisions a Spa Retreat or Hotel particularly since a decked area outside accessed through French doors, has its own bar. The mosaic-tiled pool measuring over 10 metres long and 5 metres wide, graduates from about 3’6’’ to 5’ deep and has an automatic cover, whilst a colossal television screen heightens your swimming experience, and a modern Tylo sauna next to a WC and shower perfect the facilities. The pool heating is run on a sophisticated system fuelled by an air source heat pump ensuring it very economical to run, with an enormous number of solar panels on the pool room roof adding to efficient running costs. The property enjoys a sheltered, landscaped garden comprising largely paved terrace directly outside the rear of the house where it really captures the sun. A lawn backed by high hedging features a little summerhouse opposite the raised decked area and bar outside the pool room. A Kingspan highly efficient and economical sewage treatment plant is concealed in the garden. To the front of the drive, three fenced sections with appropriate sheds and runs currently provide homes for pigs, hens, and dogs, even with heating in the kennels!

ANNEX The annex adjoins the back of the cinema room, and although currently independent, it would be very straightforward to introduce an internal door to connect the two dwellings. Another spacious home, it includes two double bedrooms with built-in storage, a well-appointed kitchen diner, a living room and a large shower room.
