The thick walls and phenomenal amount of insulation means it’s an incredibly warm house.” Approached down a gravel drive, the symmetric, south facing front has three projecting gable ends and is a very attractive sight; the facade is entirely clad in silvered oak timbers above dwarf brick walls, the central grey composite front door, the perfect match for the pitched rooves under which it sits. The entrance hall leads into the stunning reception room. Natural light floods in through rooflights in the vaulted ceiling featuring lofty timbers and trusses, whilst ahead, a vast inglenook fireplace supported by a hefty old beam and housing a modern log-burning stove on a York stone hearth is an impressive focal point. Walls to shoulder height are particularly thick, with a carefully considered mix of exposed brick and plasterwork, original arched doorways with rounded edges and corners, and the framework of a brick archway add to the authentic appeal and remind you of the building’s provenance. “My favourite area is the reception room,” declares the owner. “I love sitting over the fire feeling cosy and warm in such a dramatic space.” A stable door opens into the kitchen at the back of the property where another vaulted ceiling is above the dining area, behind which are French doors onto the garden. The culinary end is lined with contemporary timber units painted in teal with limestone worktops which incorporate an abundance of high quality integrated appliances: a Wolf eye-level double oven (with hidden controls) and large gas hob, Gaggenau extractor fan above, a KitchenAid combi microwave oven and grill, and warming drawer below, whilst a central island in natural wood features a central, circular, timber top. This is currently used as a music room but would make an excellent office or studio, or an extra bedroom if required. Adjoining this is a garage accessed from the front drive. Accessed through an opening from the main reception room at the front of the property is a formal dining room; again with vaulted ceiling and Karndean floor, it benefits windows to the east and south. Through a brick arch on the western side of the property you reach the bedrooms, three enjoying en suites, and even the fourth has instant access to a lavatory with washbasin. The location of the property is very handy being just off the A15 giving good road links to many local towns. It’s a ten minute drive to Bourne, and about half an hour to Stamford and Grantham, and even less to Spalding. “We chose the village for its proximity to Bourne where there is a superb grammar school, in fact it’s a very good area for schools in general,” confirms the owner. The village has a not well-known claim to fame that the original inspiration for The Archers came from Rippingale, even down to the name of the local pub around which the village revolves: The Bull! This is a large, family run, traditional village pub serving food, with accommodation. “I shall miss the village as there’s quite a lot going on and everyone is so friendly,” attests the owner. “I have loved living in the property – I feel cocooned in my own little world, very safe and as if I’ve really come home.”
