In the North Cambridgeshire fens about ten miles east of Peterborough and three miles outside the attractive little village of Thorney where there is an excellent primary school, a well presented, early sixties house - once the dwelling for a substantial farm - sits in a tranquil, rural spot of around 12.5 acres that includes paddocks, gardens and woodland. Typical for houses of this era, the property is flooded with natural light from its numerous big windows enhanced by glazed internal oak doors and some mirror panelling. The three principal reception rooms are very large and perfectly orientated to capture the sun at the right time of day. The fairly recently refurbished kitchen dining room faces east and south and joins, through a wide opening, into the over seven metre long, triple aspect sun room with sliding doors onto the south facing terrace and garden. Both rooms connect with a spacious, dual aspect sitting room with two large windows enjoying spectacular sunsets to the west.

An original mahogany parquet floor stretches across the sun room, whilst timber floorboards from Kahrs are laid in the sitting room. Here, a simple, raised fireplace is a focal point (currently masked by the owner’s electric fire) but the chimney is clear for either an open fire or log-burner if wished. The bespoke kitchen, with travertine flooring, is fitted with an abundance of Shaker-style units painted in Farrow & Ball’s Mizzle with stone worktops, that incorporate a breakfast bar, a Belfast sink and integrated Bosch appliances. Two walk-in pantries are a great asset, one directly off the kitchen, an even bigger one just outside in the rear hall. From here, access is into a sizeable study ideal as a home office - as well as the integrated double garage which has a Hormann electrically operated door. Upstairs, the four bedrooms are all doubles; the master a superb size with a summery feel, it not only has a spacious dressing room/shower that links with

the bathroom, but also has sliding doors onto a lovely, south facing balcony adorned with a montana clematis, with access to the garden down a spiral staircase. The views from the house are wonderful – either over the garden with its woodland backdrop, or far reaching across farmland where you can appreciate the impressive fenland skies. Bedroom two is also very spacious with copious amounts of fitted wardrobes, and bedroom three with further storage. Should someone want a fifth bedroom, there is potential (subject to planning) to extend over the sun room, or simply rejig the existing layout, similarly, if wanting to create an en suite bathroom. Outside, the extensive garden is sheltered to the rear by the wood, with a variety of mature trees, and hedging and fencing around the sides. Predominantly lawns, some beds close to the house “really come to life with lots of colour in the spring and summer - it’s very pretty here,” the owner remarks. A south facing terrace stretches along the back of the house, perfect for eating outside or basking in the sun. A second, separate, double garage provides lots of storage, along with another garden shed. The paddocks are to the left of the property, about six acres in all?? which is cut for hay by a local farmer, and would make ideal grazing for horses, or as a smallholding. Glass House Farm is set back from a quiet road, its gravel drive with parking for countless vehicles, with neighbours across a field on either side, so by no means isolated. The owner has lived here for over forty years, originally as a working farm whilst they brought up their family. “It’s been perfect for family life with the lovely big garden, which I now enjoy for its peace and quiet listening to birdsong and watching the wildlife. The wood is magical – I love watching the play of light in the trees, and seeing all the wildlife: deer, hares, pheasants and partridges. And the neighbours are very friendly and kind, although they’re a short distance away,” says the owner. “We have each other’s numbers in case ever in need.” Thorney Toll on the A47 is nearby where there are two petrol stations with well-stocked convenience stores, and two restaurants with takeaway services – an Indian and an American Steakhouse. Thorney itself, just three miles away, is a pretty village with a large pub and restaurant - the Rose & Crown - a doctors’ surgery, a golf centre, and The Duke of Bedford Primary School rated Good by Ofsted. Secondary education is either at Wisbech with the highly sought after independent Wisbech Grammar School or (both Ofsted rated Good) Thomas Clarkson Academy, or Neale-Wade Academy in March, all about a fifteen minute drive, or twenty minutes into Peterborough for more excellent schools.

The market town of Whittlesey and the village of Eye are even closer for shopping and other amenities, whilst the A47 road link into Peterborough means it is an excellent location for commuting with fast trains to London taking less than an hour, and also where you can access the A1.
