‘A fairly large and rambling typical Lincolnshire farmhouse’ is how Clifden House was described by a former resident in 1930. ‘There were six bedrooms, a box room, a room over the back kitchen reached by a ladder through a trap door, and one bathroom which included the one inside lavatory.’ This snippet and several more fascinating paragraphs relating a time many decades ago when there was no electricity, let alone gas, in the village of Moulton, is recorded in a book belonging to the current owners. “It was originally called Clifden House Farm,” they say. “Up to the start of the twentieth century it was a far smaller property of only the Georgian section at the front, built in 1753, which was massively extended at the back in 1905 creating the substantial building we are living in today.” Moulton is an extremely attractive and highly sought after village in the South Lincolnshire fens with a magnificent church of All Saints, known as ‘Queen of the Fens’. Clifden House is one of many period properties, along with a wonderful working windmill, that historically made up the village, although sitting on the outer edge: “We were attracted to the property due to it being such a fantastic village, and the beautiful old house itself with open field views.” The couple have lived here eleven years, bringing with them their family who have now grown up and moved on, so they are needing to downsize. “We received planning permission to convert some of the old barns so are not moving far!” The very pretty, west facing façade of motley coloured terracotta bricks under a slate roof with dentil detailing along the eaves, is typically Georgian with its symmetry. The central front door is softened by a wisteria, so too another more frequently used arched entrance door on the south facing side. Inside, the two linking, generous hallways have solid oak boards underfoot, and moulded archways above. To the front are the dining room and sitting room, whilst the exceptionally spacious drawing room is behind with two pairs of French doors onto the garden.

The high-quality kitchen was installed by the owners – all oak with granite worktops. The Rangemaster Classic 110 cooker has a gas hob, electric ovens and hotplate. Other built-in features include a water softener, and a waste disposal unit. “We have quite a large, much used cellar with good storage and its own window; we keep a chest freezer and wine down here, it’s easily accessed downstairs from the hall.”

“Clifden House needed a lot of work when we bought it, and we’ve tried to update whilst retaining as much of the original character as possible. Window frames are timber sash, and internally there are the old vertical sliding shutters in the dining room, and fold-back ones either side of the sitting room window. The rooms all have extra high ceilings, in fact the kitchen, rather bizarrely, had a suspended ceiling fitted by previous occupants, which interfered with the fine proportions and, in particular,
From the hallway behind the kitchen, where you find the cloakroom, office, and spacious utility room with Sheila Maid you will also encounter a timber-framed conservatory attached to the south facing side of the house. This has attractive arched windows and brick base-level cupboards, and another door providing further access to the outside.
The five bedrooms and family bathroom are all on the first floor which has some characterful changes in levels and more original archways. The master bedroom has a very large en suite with an equally impressively-sized shower, and the second bedroom, with its pair of west facing windows, also has an en suite with a shower. The main bathroom
houses a free-standing roll-top bath under an arched window, as well as a separate shower, and, conveniently, another separate lavatory is at the top of the first flight of stairs. A continuation of the stairs leads up to a room which constitutes the second floor, an extremely useful storage room.

Outside, a building next to the house provides even more living space, a log/coal store, outside washroom, garaging and a workshop. Like the house, this is presented in excellent order – it is obvious the property has been much loved and well maintained over the years. An inscription ‘Sursum et Prorsum’ - Upward and Onward - under a coat of arms is an unusual external feature embedded in a Georgian gable end wall of the house, not an original installation but added at a later date.
The garden is a wonderful space of about half an acre with a great stretch of lawn down one side, backed by hedging and mature trees, with splendid views of open countryside all around. Directly from the house and garden room is an area of intimate sociable spaces broken up with raised brick beds and featuring two ponds – one filled with fish, permanent residents of Clifden House!
“The courtyard garden is a fantastic place to soak up the sun with the brick walls radiating heat throughout the day and evening,” declare the owners. “The house, especially the garden room, has been perfect for parties. We call it the party room as we’ve held quite a few big family get-togethers.”

Moulton is a village situated between the market towns of Holbeach and Spalding.
