An extremely impressive and substantial Victorian former rectory hidden away behind trees on over three acres of land sits next to the 12th century Church of Mary Magdalen in the small village of Fleet in the South Lincolnshire Fens renowned for its huge skies and spectacular sunsets. A very recent refurbishment means the surprisingly unlisted - property is presented in excellent order and provides nine bedrooms over two floors, three with en suites, two further bathrooms, no less than six reception rooms as well as the spacious kitchen and a great number of utility rooms, including a gym, sauna and cellar on the basement level. The thriving market town of Holbeach is only a couple of miles to the west, and the very pretty Georgian town of Spalding about 12 miles (or a 20 minute drive) away has superb grammar schools, an independent prep school, extensive shops, many amenities, and a train station. Peterborough is around 20 miles to the southwest (half an hour drive) with a direct rail service to London Kings Cross taking about 45 minutes.

The garden and grounds are magnificent. Beautifully landscaped, the formal, Italianate style of box hedging combined with lion statues, stone urns, a two-tiered fountain, wide gravel paths, parterres enclosing rose beds or merely as decorative design per se, perfectly complement the house. On a plot of approximately three and a half acres, much of the grounds are woodland through which the front drive passes. “When we first viewed the property we were stunned by the way the Hall itself was so hidden and we drove up through the wooded drive and suddenly it was revealed – it looked so spectacular!” declares the owner. “As the property had been empty a while, the garden demanded a lot of care and attention, but now it is only in need of maintenance. We restored the coach house keeping the inside original, but [with planning permission] could be made into more accommodation especially if someone wanted to have an annex or do holiday lets.” There are two vehicular entrances into Battleford Hall, with the main, formal one that leads up the sweeping gravel drive to the front, from Ben’s Gate Road, and a second from Church End that takes you to the coach house and garaging at the back where an extensive, gravelled parking area is in front of the coach house. There is also a wide area to the front of the house. The village of Fleet, despite its size, benefits an Ofsted rated Good primary school, Fleet Wood Lane School, a short walk from the Hall. Nearby Holbeach has an Ofsted rated Good secondary, Holbeach Academy, whilst Spalding about a 20 minute drive eastwards has excellent grammar schools: the High (for girls) rated Outstanding and the Grammar (for boys) rated Good. Ayscoughfee Hall is a prep school in Spalding whilst other private schools in the area are in Stamford, Withamon-the-Hill, Oundle, Oakham, and Uppingham.
