An undeniably pretty, thatched cottage in the village of Baston, South Lincolnshire, has two or three bedrooms depending on how you wanted to use the space, a large open plan reception room plus another sitting room, and an intriguing mature garden that invites you to explore, where you will find, not only covered areas for outside dining, but also a separate studio at the far end. “I’ve lived here for just over four years, but the previous owners lived here for thirty-five! I was planning to stay forever but my circumstances have changed,” exclaims the current owner. “It was originally two cottages, numbers 95 and 97, but in the late seventies it was turned into one house, and in 1987 it became Grade II listed. I chose it because it is a classic chocolate box cottage, and Baston is such a lovely place to live. It’s a very friendly and close-knit community, with the Baston Blitz Annual Show in every August and Classic Car Show taking place every summer. There’s a corner shop and a post office, and two very good pubs; The Black Horse, a traditional pub serving food, has just been refurbished with a lovely new garden, whilst The White Horse is more gastro food.” It also has its own primary school with repeating Good Ofsted reports. The cottage is mainly yellow stone with red brick detailing, and timber lintels over the charming leaded windows. The back of the property has been extended in red brick to accommodate the kitchen, bathroom and utility areas, where the use of clay tiled roofing has been added to the mix, never-the-less blending in well. When you walk in through the front door, you find the cottage surprisingly light and spacious inside. The little porch opens into a spacious reception room which has been set out as a dining area at one end, and a sitting room at the other with its big inglenook fireplace fitted with a log-burning stove, charming herringbone brickwork behind. Original flagstones are on the floor and an abundance of beams are overhead. Some timber panelling of varying ages is a feature downstairs, some sections extremely old. “When I came here it felt much darker inside. I have really lightened the place by using pale paint colours, mainly Lime

White from Farrow & Ball for the woodwork, and furnishing in neutral hues,” she continues. “I bought the place as a four bedroomed cottage, and although I still use the central room downstairs as a bedroom for one of my grandchildren, the rooms upstairs are counted as only two rather than four. However, there are many options for whatever arrangement you like. Downstairs, I changed what was a dining room into an extra sitting room as that seemed to make more sense and suited my lifestyle. The downstairs bedroom had been used as a study. The rooms can be whatever you want them to be! “I haven’t made any structural changes, just redecorated everywhere. I repainted the kitchen units and retiled the walls. The Rangemaster cooker has a gas hob (there is mains gas here), separate grill and two ovens, and the huge free-standing fridge freezer is included in the sale,” she affirms. Opposite the kitchen is a generouslysized, fully-tiled bathroom fitted with a bath, separate shower, washbasin, lavatory and bidet. There are two sets of timber stairs, one at each end of the cottage, leading up to the two bedrooms, each with its own dressing area. “The second bedroom has an enormous fitted cupboard that is exceptionally deep,” declares the owner. “Someone might want to consider making it into an en suite.”

I bought the place as a four bedroomed cottage, and although I still use the central room downstairs as a bedroom for one of my grandchildren, the rooms upstairs are counted as only two rather than four. �


The property has a mature, rambling garden enclosed by walling and fencing with lots of different areas, whether lawn, evergreen shrubs and trees, trees in blossom, climbing plants and so on. As the owner says, “It’s a very colourful garden with bulbs coming up in Spring, and blossom on the apple tree amongst others. There are several ponds which could be re-established, and there’s even an old well with a decorative ironwork lid. There are two pagodas, the second one is a lovely wooden structure with pantiled roof, and a barbeque area. The previous owners had obviously spent a lot of time and effort on the garden.” A substantial amount of Yorkstone slabs make up hardstanding or terracing directly outside the cottage, both at the front and the back. There is a carport immediately down the side, and the two covered spaces for al fresco dining on the other side, which are particularly attractive lit up at night. Further down is a greenhouse, and at the bottom end of the garden is a brick building with two double-glazed windows. “This building was used by the previous owners as a studio for photography. The end section was his dark room, and it was heated by an old-fashioned log-burner which is still there; it has electricity and running water.” Beyond this is an old brick-built double garage which could have vehicle access through the back of the carport if wished. “It’s a very private and quiet garden, not overlooked at all, with sunny and shady areas, typical of a cottage garden - it makes you want to explore,” she concludes.

Baston is excellently placed for easy access to Bourne, Stamford and Peterborough. Local amenities are including a number of shops, post office, a church and two pubs; The Black Horse, a traditional pub serving food and The White Horse which is more a gastro pub. The market town of Bourne with its more extensive shopping and leisure facilities is only 5 miles to north offers, whilst the popular Lincolnshire market town of Stamford, famed for its Georgian architecture is just 9 miles south west , offering a variety of shops, bars, restaurants, a lively Arts Centre. The nearby Burghley House hosts a number of events throughout the year, including Burghley Horse Trials and has attractions such as a Sculpture Park and an18 hole golf course. The high-speed rail link to London and the North runs through Peterborough, (12 miles), and the property is also well placed for commuting by road with the A15 close by and links to the A1. There is a superb range of state and private schools in the area including the Endowed Schools in Stamford, Uppingham, Oakham and Oundle and Bourne Grammar School is nearby.
