On the outskirts of the highly sought after village of Moulton, a few miles east of the Georgian market town of Spalding in the South Lincolnshire fens, is an almost brand new property built in a very appealing traditional style. With stone quoins, sills and lintels a feature, and dormer windows within steep slate rooves, the house and its ‘coach house’ annex sit juxtaposed with each other benefitting views of a rural park and large pond. “The modern but at the same time classic design (originally meant to mirror an old school house) sets it apart from other properties, and the unique way in which the coach house is oriented, sideways towards the house, has become a feature by which local residents identify it,” declares the owner. Just three and a half years old, the property was built by a local builder who initially purposed it for his own use, but later decided to market it after a change in circumstances. His keen eye for a very desirable location is what sold it to the current owners, as we are told: “Its location by Moulton Park and the natural beauty that surrounded it was the primary reason for our attraction to the property, as well as the fact that it was newly built, therefore low-maintenance, constructed in quality materials and finished to a high standard. At the time of purchase it was not completed which allowed us to add our finishing touches such as design the kitchen and choose the rounded corners and cupboards (all at a premium). We upgraded some of the appliances and installed remotely-controlled underfloor heating in the tiled hallway and kitchen-diner.”

The property is presented in immaculate order with neutral decoration throughout, in a somewhat minimalistic style. Darker premium carpets were chosen to create a contrast with the cream-coloured walls and light brick of the fireplace. Likewise, darker floor tiles for the downstairs living area have been complemented with various accent features around the house such as the owners’ gold mirrors and picture frames, bronze lamps and other fittings, to match the colour of the door handles and the rustic style of the fireplace. Its oak beam and herringbone brick pattern make a lovely focal point in the living room, which could easily be installed with a log burning stove should someone so wish. French doors open onto the garden and terrace from both the living room and the kitchen diner creating not only plenty of influx of light but also making summer living and entertaining, a delight. The property has much to offer on both the inside and the outside. As the owner divulges, “We have enjoyed the beautiful views, extraordinary sunrises and sunsets due to its orientation – east facing at the front and west at the back. Also, we think its proximity to the pond adds an element of natural beauty and attracts an abundance of wildlife: we’ve had a variety of creatures live near our garden, from a family of moorhens to a family of ducklings, muntjac deer, rabbits, woodpeckers, kingfishers, and the odd fox - they’re all part of daily life here! We’ve also found the addition of a coach house, or annex, has made it so much easier to have friends and family around, as they have remained independent whilst visiting and spending time with us; to some friends it became very much a ‘holiday cottage’!

Location All Saint’s Church in Moulton (known as ‘The Queen of the Fens’)

Moulton Windmill (the tallest tower mill in the UK)

The owners have relished being part of a small community. “The small village feeling has been evident from the start. On the day we moved in, neighbours from the village stopped to say “welcome to the village”, which was truly heart warming,” he says. “We have loved the fact that we can walk to the centre of the village on a summer evening and enjoy the local amenities, including a welcoming pub, and the historic Moulton Windmill (the tallest in the country), living history since 1822! There is also a post office and a butchers’ as well as the very picturesque All Saints Church, built in 1180. We work and carry out our daily life in Spalding, just 10 minutes away (Baytree Garden Centre 5 minutes, McDonald’s 7 minutes!) and Peterborough is only 25 minutes on the back roads through Moulton Chapel.” For those with children, there is a superb primary school in the village, and the excellent 11+ state grammar schools – The High (for girls) and The Grammar (for boys) in Spalding - have free buses passing by.

Location Peterborough Cathedral

Aysoughfee Hall Museum and Gardens, Spalding

The owner concludes, “Without a doubt, the things we will miss most are the open views to the front and the unmatched ones of Moulton Park with peaceful, grazing sheep at the back, the sunsets, the trees and the wildlife (we’re moving back into town!), the freedom to enjoy village life yet be within 10 minutes of a town and 25 minutes of a city (that’s 2 hours from London!) but also the charming style of a made-to-measure property that will stand the passing of time as one of the most beautiful dwellings in the village of Moulton.”
