In the large and thriving village of Yaxley, about four miles southeast of the city of Peterborough, a highly individual property presented in immaculate order with a contemporary feel, stands on a large, private plot of almost an acre with two large outbuildings within the grounds. This superb, five bedroomed, family home is offered with no chain and is ideal for multigenerational living, indeed, it has often been used as two linked, but separate, homes. The current owner’s family have lived here for more than thirty years with extensions and improvements made during this time. The house, now twice its original footprint, is a beautifully light, airy and spacious home with a rather spectacular, central, glazed, double-height atrium with a mezzanine featuring a decorative balcony. Set well back from the road and up a gently rising gravel drive with a substantial parking area to the front, the drive extends through a pair of wooden gates down the side of the property and opens out at the back. Here, a separate outbuilding in mellow yellow stone complementing the house, incorporates an oversized garage adjoining a huge games room with French doors onto the garden. With solid footings, electricity and plumbing (there is a shower in one corner) this building has potential (subject to planning) to become an annex, or, as it is with its very sunny aspect, would make the perfect office for working from home.
The layout of the house has been carefully considered to work either as a fairly substantial, five bedroomed, family home or divided into two adjoining ones. The principal rooms and all the bedrooms are exceptionally large, and there are copious amounts of built-in storage. Kitchens and bathrooms are modern in styling and neutral in palette and fitted with an abundance of units. Downstairs, hard floors whether tiles or boards, are a practical option, whilst upstairs, fitted carpet in the bedrooms provides comfort underfoot. The entire first floor partially occupies the roof space with its sloping ceilings and dormer windows lending a sense of character. One of the bedrooms is en suite and there are separate family bathrooms serving each end of the house. Naturally, there are two sets of stairs and the central mezzanine or gallery is a lovely link between the two halves of the house. Outside at the back, the dual aspect living room benefits French doors onto a sheltered patio enclosed by stone walling which receives sun from midday onwards till dusk making it a lovely place for alfresco dining. From here, steps rise up to the encompassing gravelled drive, beyond which is a vast expanse of lawn behind a retaining wall. Completely sheltered and enclosed by mature evergreen trees and hedging, a willow tree is a feature at the far end; behind this is a timber stable block now serving as a workshop. The area is ideal for young children to run around and play, however, if feeling creative, it could be developed into a garden of someone’s dreams! Some decades ago, this greensward was a paddock for a pony which could, if desired, be reinstated as such, particularly since it has the adjacent stabling. Yaxley is close to the A1 and A14 and therefore easy to travel North, South, East and West, yet it sits in a secluded and private spot in the centre of the village with shops, pubs and other facilities within walking distance. The Infant School is almost next door, rated ‘Good’ by Ofsted, so too Fourfields Primary School. Nearby Sawtry, Hampton and Stanground offer secondary schools and colleges, and just a fifteen minute drive up the A1 in one of the finest towns in England - Stamford - there are many more choices for education. Yaxley is a busy community with doctors, dentists, vets, supermarkets, takeaways, and a great variety of classes and clubs including bowling and amateur dramatics. The village lies on the edge of The Great Fen Project which is creating a beautiful area of wetland for birds; already there are lots of lovely countryside walks nearby, and yet it is only a short drive into the city of Peterborough, about fifteen minutes to the station where trains take just forty-five minutes to King’s Cross.
