The most delightful little stone cottage, in excellent order, that nestles between other equally charming properties, all under Collyweston slate roofs right in the heart of the very pretty village of Ketton about 4 miles southwest of Stamford, overlooks the impressive Church of St. Mary the Virgin with its magnificent spire. The Grade II listed, three bedroomed cottage enjoys a very peaceful setting, its large living room with a quaint inglenook fireplace, and has been successfully rented out for high-end holiday lets by the current owners for the last few years. A complete refurbishment in 2017 included fitting a handmade bespoke kitchen from the well-reputed family firm, Hill Farm Furniture near Newark, with solid timber worktops and integrated Miele and Neff appliances such as an electric oven and separate hob, a fridge freezer, a microwave and a dishwasher, and installing a log-burning stove in the revamped inglenook. The three bedrooms are all generous in size taking either super king, king or twin beds; two bedrooms are upstairs along with the shower room, and one is at the foot of the stairs. The split-level property has been transformed into a stylish but practical and very comfortable dwelling that could continue as a holiday rental or would make a wonderful permanent residence for an individual, a couple or even a young family as the village has a primary school rated Outstanding by Ofsted within just a few minutes’ walk. Ketton itself has two pubs, a playground, and a village store and post office, but the surrounding area with all its beautiful Rutland towns and villages is truly fabulous to explore, and Rutland Water, where there are sports and leisure activities both on the lake and on dry land, is about a five minute drive west, and the glorious, historic town of Stamford with a wealth of shops, cafes and restaurants including the famous George Hotel, is not much further to the northeast.

The property’s visitors’ comments on the rental website is testament to what a wonderful place it is, with many confirming they will be returning! To quote just a few of a multitude of shining examples: “This is a beautifully appointed cottage right in the heart of the village.Very comfortable beds and all mod cons in the kitchen. Good walks nearby at Rutland Water, and a delicious Sunday lunch at the Northcote Arms in the village.” “The cottage is wonderfully located, near to a sailing club, and a great drinking pub (Jaimie the landlord and wife Lubie could not have made us more welcome) just round the corner. We also managed to find a beautiful park in Ketton for our 10 year old.” “The [mains gas central] heating works fine throughout the cottage. There is one bathroom with shower on the upper floor which is nicely finished and downstairs the kitchen is well done and the living area spacious (we were 5 adults and it didn’t feel cramped). The location is next to.… The Railway pub 50ft away which is a traditional local (no food), but the Northwick Arms a little further in the village serves good quality meals. The post office and store are a 10 min walk away with the Northwick Arms a 15 min walk.” “This cottage is a great find. Perfect space for families, friends and couples alike to explore the local area. Beautifully set out cottage, comfy beds and cosy living space.”

The cottage has WiFi connected and space for study off the living room. Outside, to the east, a paved area at the front behind a wall overlooking the churchyard provides plenty of room for a table for alfresco dining or just relaxing with a drink. From the back door in the kitchen there is another very secluded little area, gravel underfoot, also with space for sitting outside. Fixtures and fittings are included in the sale of the property and much of the furniture may be available under separate negotiation. “There is free on-street parking, either up Chapel Lane or on Church Road – it’s really easy to find a parking space,” assures the owner. “It’s such a lovely place to live that we moved to Ketton ourselves. It’s a very well-kept village which benefits the Whitbread Trust which provides funding for certain requests – that’s

how the amazing playground came to be. There is so much to do round here, with lots of walks and beautiful places to visit. The rental business has been extremely successful and could just carry on for the new owner.” The location is also conveniently close to the A1 (North and South) only a few minutes’ drive, with Stamford and Burghley House and Park just a little further beyond, and the attractive town of Oakham about 15 minutes on the other side of Rutland Water. Superb secondary schools are in the area at Stamford, Oakham, Uppingham and Oundle, whilst Peterborough, with its fast train service to London, is about 20 minutes to the southeast.
