An impeccable, substantial property stands in a rural yet prime position for very easy access to The North and South on the A1, and within close proximity to various train stations with direct lines to London, a home perfect for those commuting. The, as good as new, 1970s house has been extended and recently completely refurbished to provide light, airy and spacious accommodation with a number of large reception rooms and, upstairs, six bedrooms, three with en suites. Although the original modest seventies home had some large extensions added in 2010 by the previous owner, when all the windows were changed to double-glazed Upvc, the current owners have re-jigged the layout both downstairs and upstairs to create an ideal flow between rooms and gain all the benefit of natural light through its glazing. The complete overhaul that was carried out

during 2019 has included new electrics, switches, sockets and light fittings, new plumbing works such as copper piping, the boiler, oil tank, radiators, a new kitchen, new bathrooms and new flooring either porcelain tiles or carpets – and new internal oak doors. Outside, this has covered new patio slabs and some new fencing. Now, the property presents itself as a superb family home. It is set well back from the road, in fact it sits on a little, private road that serves just four houses. “It is really very private,” says the owner. “You can’t see the house from the road, it’s in an unoverlooked spot.” A tarmac, carriage driveway to the front is bordered by red brick walling, and a double garage is integrated into the property on the left. Inside, the feeling of light and space is immediately apparent with pale gleaming porcelain tiles underfoot in the hallway, and white paintwork

throughout. The two largest reception rooms linked by oak double doors, provide many opportunities whether it be entertaining on a grand scale, or for recreational purposes, with two further good sized reception rooms either side of the hall perhaps for use as a playroom, games room or a spacious study. The house would certainly lend itself well to working from home, or there is space to use a downstairs reception room as a bedroom for an elderly family member if required. The impressive kitchen stretches across the back of the house and is flooded with natural light; a wide window above the sink overlooks the garden, as does a single, glazed door and sliding patio doors at the dining end which all lead onto the terrace. This single storey extension with sloping vaulted ceiling has exposed trusses, adding character, whilst rooflights enhance the influx of light. The floor is in honey coloured porcelain tiles which complement the overhead timbers and oak doors giving warmth to the colour scheme. There is an abundance of fitted, grey, Shaker style units, base and wall mounted, with marble worktops, upstand and splashback. Integrated appliances include larder fridge, dishwasher, two electric ovens and grill, with a hob and a pair of extractor fans concealed above. An island incorporating a breakfast bar stands at the far end, beyond which a door leads into the rear living room. From the culinary end a door opens into a huge, triple aspect utility room which is lined with many more of the same units; extensive worktops house an extra wide stainless steel sink, and space is underneath for a washing machine and a tumble dryer; a door leads to the outside. Upstairs, off the spacious landing are the bedrooms which are all excellent sizes, and the new bathrooms with their showers, washbasins and lavatories, which are tiled and modern.

The low maintenance garden at the rear is a good size, predominantly lawn with a new, large patio laid directly from the back of the house, and is surrounded almost entirely with lapboard fencing except for a small section at the end which allows a lovely view across pasture with mature trees beyond. “In the spring the farmer puts sheep to graze with their lambs on the field which are lovely to see,” enthuses the owner. The position of the property means that there is a choice of primary schools: one in the village of Folksworth itself, a mile down the road, but the same distance away

is the village of Stilton also with a primary school. There are many opportunities for secondary education with both state and independent schools in Stamford, which is just a 15 minute drive, as well as in Peterborough, between 10 and 15 minutes’ away, and more public schools are at Oakham, Oundle and Uppingham. “Hampton, this side of Peterborough, has an excellent shopping centre, and is only ten minutes by car; it’s also only fifteen minutes to Huntingdon where we often go to the cinema or for shopping, or for catching the train to London. We’re actually in a very convenient place!” declares the owner.
