Summer slowdown
The summer market has arrived early this year, as a high number of homes for sale and elevated borrowing costs leave buyers cautious and price sensitive. However, inflation has proved better than feared and an emerging US–Iran ceasefire framework, if it holds, could help ease global uncertainty and support lower mortgage rates.
A MORE REASSURING INFLATION PICTURE
BUYER DEMAND SOFTENS Buyer demand continues to weaken as higher mortgage rates and political uncertainty weigh on confidence; a significant proportion of buyers are choosing to delay decisions in the face of affordability pressures and uncertainty around the path of interest rates. The UK GfK Consumer Confidence Index held steady at -23 in June, unchanged from May but still firmly negative.³ This hesitancy is feeding through into the pipeline: mortgage approvals fell sharply in May to 56,205, down from 66,034 in April and 11% lower than a year earlier.4
Transactions are showing overall resilience, with 98,450 recorded in May, 2% lower than April but up 17% year-on-year, though this annual comparison is skewed by the lower transaction levels seen last year following SDLT threshold changes.5 The longerterm picture points to volumes holding relatively steady: in the latest RICS survey, a net balance of +2% of respondents anticipate that sales volumes will pick up over the year ahead, moving into neutral territory and up from a slightly more negative reading of -6% previously.6
AN EARLY START TO THE SUMMER SLOWDOWN Slower sales are feeding through into prices, with a combination of factors, including wider economic uncertainty, the timing of the May bank holiday, an unusual heatwave and the high number of homes on the market, appearing to bring forward the traditionally slower summer market. The average asking price fell 0.6% this month to £376,191, the sharpest June decline in 14 years, leaving prices 0.5% below where they stood a year ago, as sellers reduce prices to tempt buyers.7 In England and Wales, the average price of a prime market property is £1,145,666, having eased by 5.3% year-on-year. Looking further ahead, expectations for prices over the year have moved marginally into positive territory, posting a net balance of +6% in May, having edged higher in each of the previous two months.8 Affordability-constrained markets such as London, the South East, and East Anglia are expected to remain broadly flat, while regions such as North West England, Scotland, and Northern Ireland are expected to see prices rise.

The Bank of England kept interest rates at 3.75% last month, where they have been since December 2025. Inflation has so far proved better than feared, holding at 2.8% in May, though it remains above the Bank’s 2% target.¹ When the Iran conflict erupted, rising inflation was seen as the key economic risk, with global supply chains in the firing line, so May’s data brings some cautious relief, although some inflationary impacts remain delayed. Forecasts point to inflation of around 3.7% by year end – elevated, but nothing like the peaks of recent years, provided the agreement between the US and Iran holds and the Strait of Hormuz reopens fully. The improved outlook benefits interest rates too, with consensus forecasts now suggesting the Bank of England rate will remain at 3.75% for the rest of the year, contrary to earlier expectations that the base rate would need to rise.² A US–Iran agreement could ease mortgage rates further if it holds, though uncertainty over who will succeed Prime Minister Keir Starmer, who announced his resignation, risks clouding any recovery.

British textile designer Molly Mahon has built a world filled with colour, pattern and joy. Her eponymous design studio, known for its exuberant fabrics, wallpapers and homewares, is as much about craftsmanship as it is about beauty. What began at Molly’s kitchen table in Sussex has blossomed

Molly’s creative journey is deeply intertwined with the ancient art of block printing, a tradition with roots in East Asia and India. Her hand-drawn motifs of florals, trees and geometric patterns are carved into wooden blocks by master craftsmen in Rajasthan. The cloth, woven by hand in southern India, is then painstakingly printed, colour by colour, before being dried in the sun, washed and shipped to England. From there, British makers add their mark: lampshades crafted in Devon and Norfolk, cushions stitched in studios from Scotland to Brighton, wallpapers produced on Victorian machines in Accrington. Every step, from carving to packing, carries the imprint of skilled hands. “Natural fibres are at the heart of what I do,” says Molly. “Linen and cotton take block print beautifully; they age gracefully, they breathe, they have integrity. I love honest, tactile, enduring materials.” For Molly, design is never just about decoration. It’s about atmosphere, energy and joy. “I always follow the rule of balance; every room needs harmony between pattern, colour and space. But rules are there to be playfully broken too. I adore layering prints or mixing colours where others might hesitate. That’s often when the real magic happens.” Her collections embody this philosophy: uplifting wallpapers, cheerful table linens and bold fabrics that transform rooms into places of gathering and sanctuary. The Fine & Country network’s Around the World in 80 Days Challenge has reached its halfway point, with participants across the globe collectively pushing towards the ambitious target of travelling 40,070 kilometres, the equivalent of circumnavigating the Earth.

What began as a shared challenge has quickly become a powerful reminder of what can be achieved when people come together with a common purpose. Through swimming, walking, running and cycling, participants have been clocking up the miles, embracing personal

goals, and helping to raise awareness and vital funds for The Fine & Country Foundation, which supports organisations working with people affected by poverty and homelessness. While there is still a long way to go before the finish line, the first 40 days have already delivered some remarkable achievements. Turning personal goals into collective success One of the most inspiring elements of the challenge has been seeing participants use the global target as motivation to set their own personal milestones. For Richard Malyon, CEO of Fine & Country South Africa, the challenge became an opportunity to take on one of the toughest endurance events in the world – the iconic Comrades Marathon. Richard completed the gruelling 86-kilometre Up Run from Durban to Pietermaritzburg in an incredible 10 hours and 28 minutes, adding a huge personal achievement to the challenge’s growing list of milestones. His accomplishment highlights the spirit behind Around the World in 80 Days: every individual effort contributes to something much bigger. Another standout achievement comes from Harry Middleton, Director at Fine & Country Chiswick, whose commitment to endurance challenges is already well established. Having previously swum the English Channel in support of The Foundation, Harry has once again gone above and beyond, individually accumulating more than 1,000 kilometres towards the challenge through a combination of running, cycling and swimming.

More than miles, a movement with meaning Although the challenge is built around distance, its true impact reaches far beyond kilometres travelled. Every participant taking part has brought dedication, enthusiasm and determination, united by a shared goal of supporting communities facing some of life’s greatest challenges. The funds raised through the challenge will help The Fine & Country Foundation continue its work supporting grassroots organisations through its Spring and Autumn Grant Programmes, providing grants of up to £3,000 to help charities extend their reach and make a meaningful difference. From a morning run before work to a weekend cycle ride, every mile represents a contribution towards a greater cause.
The beauty of the challenge lies in its accessibility. Whether participants are taking on hundreds of kilometres or simply adding a few miles whenever they can, everyone plays a part in moving the collective journey forward. The leaderboard may offer a friendly element of competition, but the real achievement is the collaboration behind it, thousands of individual steps combining to create one extraordinary journey.
