Fine & Country has strengthened its presence in Dubai with the appointment of Mike Birkett as a new licensee under the leadership of master licensees Michael and Agnes Heming. Birkett, a seasoned real estate professional who joined the Fine & Country network in 2017, previously helped grow the brand’s footprint in South Africa.
The move reinforces Fine & Country’s commitment to Dubai’s dynamic property market, known for strong capital appreciation, developer-backed payment plans and global investment appeal. Birkett will initially focus on the city’s thriving off-plan sector, where flexible payment structures make entry attractive for both new and experienced investors.
Looking ahead, the Hemings aim to expand Fine & Country’s footprint across the UAE, establishing a Middle East hub in Dubai. Interim Managing Director Jonathan Handford says that Birkett’s expertise and vision will further strengthen the brand’s international reach.

Cyprus in seven days
With its turquoise coastline, ancient ruins and sun-baked villages scented with jasmine, Cyprus is a Mediterranean gem. Here’s how to spend seven days exploring the island’s history, cuisine and beaches.
Clockwise from top left: Tombs of the Kings in Paphos; Cyprus Akamas Peninsula National Park; the Larnaca seafront; walking trail in the Troodos National Forest Park
Day 1: Larnaca
Touch down in Larnaca, the island’s welcoming gateway, and reward yourself with a relaxed afternoon of exploration as your introduction to Cyprus. Wander along Finikoudes Promenade, named for the Phoenix date palms that line its length. Larnaca Marina sits at one end, where fishing boats bob beside sleek yachts, and steps away is Saint Lazarus Church, a striking limestone structure that dates back to the 9th century and serves as a reminder of Cyprus’s Orthodox roots.
Continuing along the Promenade, the Blue Flag beach is defined by orderly rows of sunbeds, fine beige sands and shallow seawaters, safe for swimming. Boat trips are available from the adjacent pier and various beach sports facilities and activities are on offer here. The strip is also lined with a plethora of dining options, many with yearround open-air seating. Pull up a chair, order some grilled halloumi, the island’s signature cheese, and take a moment to enjoy the Mediterranean climate.
Larnaca Medieval Castle, built to act as a fort, anchors the southern end of the Promenade and contains a small museum, but the highlight is accessing the rooftop for the views. As evening falls, toast your first sunset with a local Commandaria wine — a sweet, amber nectar said to be the world’s oldest named wine — before dining on fresh seafood.
Day 2: Lefkara and the Kakopetria
Leave the coast behind for the cooler air of the Troodos Mountains. En route, stop in Lefkara, a postcard-perfect village known for its intricate lacework and silver filigree. Legend has it that Leonardo da Vinci visited in 1481 and took a piece of Lefkara lace back to Italy for the altar of Milan’s Duomo, but historians are not convinced. Regardless, wandering the cobbled lanes lined with bougainvilleadraped houses is a worthwhile endeavour.
Continue winding into the foothills to reach Kakopetria. The old quarter of this charming village, with its narrow, stone-paved alleys and traditional houses, has been
declared a protected cultural heritage site. Here you can explore the winding streets, or pay a visit to the church of Agios Nikolaos tis Stegis a few miles outside of the village. This is considered one of the most interesting Byzantine churches on the island, due to its frescoes, which date from the 11th to the 17th century.
Dine in one of the traditional tavernas in the village. Try mountain cuisine such as kleftiko, slow-cooked lamb baked in a clay oven, served with roasted potatoes and mountain herbs, or afelia, a slow-cooked pork dish infused with red wine and coriander.
Day 3: Troodos National Forest Park and Omodos
Dedicate a full day to the Troodos National Forest Park, where nature trails of various distances wind through the pine forests. Popular walks include the Artemis Trail, a 4.5-mile moderately challenging circular path around Mount Olympus; the Atalante Trail, a longer, relatively flat 8.5-mile path carved into the mountainside, offering scenic views and passing through valleys; the much shorter Kalidonia Trail, leading to a stunning waterfall; and the Persephone Trail, for its unique flora and fauna.
After an active morning, stop at a family-run winery in Omodos, one of the prettiest wine-growing villages on the island. Sip local Maratheftiko reds and Xynisteri whites while learning about Cyprus’s ancient winemaking traditions. The Monastery of the Holy Cross, the oldest monastery in Cyprus, sits within Omodos Square, which is also the heart of the village. This is the perfect spot for some people-watching as locals gather in the restaurants and cafés that spill onto the cobblestones.
Clockwise from above: Larnaca Medieval Castle; Lefkara; Troodos Mountains
Day 4: Paphos
Descend from the mountains toward Paphos, where mythology meets the sea. This UNESCO World Heritage city is said to be the birthplace of Aphrodite, the goddess of love. Begin at the crumbling ruins within Paphos Archaeological Park. Don’t miss the mosaics in the Houses of Dionysus and Theseus, which depict gods, heroes and wine-soaked feasts in exquisite detail. Also make your way to the Tombs of the Kings, an atmospheric necropolis carved into solid rock that dates back to the Hellenistic and Roman periods.
After some history-rich exploration, if you have transport, make your way to the Petra tou Romiou viewpoint. This is the legendary rock formation where Aphrodite rose from the waves. Locals say swimming here brings eternal beauty so it may be worth a dip. If you’d prefer something more local, the Paphos coastal path runs between the lighthouse and Alykes Beach. Along the way, you can discover works of art from Cypriot artists dotted along the coast. The path also passes Paphos Castle, a protective fort with a long history.
Spend the evening at Paphos Harbour, dining at a waterfront taverna as fishing boats sway in the breeze. Try stifado, a hearty beef stew with onions and red wine, and watch the sun dip below the horizon, setting the medieval fort aglow.
Day 5: Coral Bay and the Akamas Peninsula
It’s time to trade ruins for relaxation. Drive north to Coral Bay, a crescent of golden sand fringed by calm, clear water. Rent a lounger, take a dip and indulge in the art of doing nothing.
In the afternoon, head to the Akamas Peninsula National Park. Whether you join a jeep safari or hike through the Avakas Gorge, you’ll be rewarded with rugged cliffs, wildflowers and dramatic coastal views. Don’t miss the Baths of Aphrodite, a natural grotto where, according to legend, the goddess met her lover Adonis. Stay overnight near Latchi, a sleepy fishing village known for its seafood tavernas and laid-back charm.
From the coast, make your way inland to Nicosia (Lefkosia), the world’s last divided capital. The city’s Green Line still separates the Greek Cypriot south from the Turkish Cypriot north, offering a fascinating glimpse into Cyprus’s complex contemporary history.
Spend the morning exploring the Old Town, enclosed by Venetian walls. Visit Shacolas Tower for far-reaching views from the observatory – the building itself is nothing to write home about but from here, you should be able to see the immense North Cypriot flag atop Mount Pentadaktylos – it’s so large that it is reputedly visible from space.
Cross the Ledra Street checkpoint with your passport to explore both sides of the city, each exhibiting its own distinct culture and flavour. The contrast is fascinating. Highlights in the north include Selimiye Mosque, a converted cathedral, and Buyuk Han, also known as the Great Inn. Buyuk Han was built in 1572 as a caravansarai where travellers and traders could rest. It is now home to restaurants and craft shops.
As night falls, dine in the buzzing Laiki Geitonia quarter, where contemporary bars and traditional tavernas rub shoulders along the narrow lanes. Sample souvlaki, sip local Zivania, and watch Nicosia come alive with music and laughter.
Day 7: Ayia Napa and Cape Greco
For your final day, return east toward Ayia Napa, a resort town that offers far more than nightlife. Visit the Ayia Napa Monastery, a peaceful oasis in the heart of town, before heading to Nissi Beach, where shallow turquoise water makes for perfect swimming and paddle boarding.
In the afternoon, venture to Cape Greco National Forest Park, a headland of sea caves and limestone cliffs. Follow coastal trails or rent a kayak to explore the hidden coves. The view from the Sea Caves Lookout Point at sunset is nothing short of spectacular — a fitting finale for your island visit.
End your trip with a farewell dinner by the sea in Ayia Napa. Order mezze one last time and savour your sundrenched week of discovery in Cyprus. n
Clockwise from top left: Paphos Castle; Cape Greco

AI and the luxury property market
AI is everywhere, but can it help sell your home? Here we dive into the realities of AI property staging compared with traditional staging.
When selling a luxury home, presentation isn’t just important, it’s everything. Today’s buyers move fast, scrolling through listings in seconds and forming instant impressions. In such a competitive space, how your property looks and feels online can determine whether it earns a second glance.
With AI-powered photo-editing tools and virtual staging on the rise, many sellers are asking whether they should use these technologies to market their home. And if so, how is this done without compromising authenticity or trust? The fact is that virtual staging is already being utilised and it has its place in the luxury market, but traditional home staging still sets the gold standard for selling prime property.
The new age of staging
AI tools can transform ordinary property photos in seconds. These programs can remove clutter, brighten lighting and redesign entire rooms, replacing furniture and finishes to create a perfect version of your home. While this might make a listing stand out online, there’s a catch: what buyers see on screen may not be what they experience in person. For high-end buyers today, expectation versus reality matters more than ever.
Luxury buyers don’t just purchase square footage; they invest in a feeling. By its nature, AI tends to distort reality, which can lead to disappointment during viewings, as well as undermining trust, and, ultimately, slowing down or preventing a sale.
In contrast, when used strategically and transparently, virtual staging can be an effective marketing tool, particularly for vacant or new-build properties. It can help buyers visualise how empty spaces could look when furnished with elegance and proportion. Similarly, in renovation homes, it can showcase potential transformations, helping buyers imagine updates or redesigns without extensive on-site work being completed.
The key is transparency. Virtual images should always be clearly labelled so buyers know which photos are digitally enhanced. When used honestly, virtual staging can inspire imagination without eroding credibility.
Traditional staging
In the high-value property sector, where emotional connection drives decisions, traditional staging continues to outperform digital substitutes, because it creates an
immediate emotional response. Luxury buyers fall in love with atmosphere, not algorithms. The tactile presence of fine furniture, curated lighting and subtle scents builds a sensory experience no screen can replicate.
Traditional staging inspires confidence and trust. What buyers see online matches what they experience in person. That consistency builds credibility and encourages stronger offers. Not only that, but professionally staged homes photograph beautifully and present impeccably, highlighting craftsmanship, proportion and flow – the details that command premium pricing. Great staging isn’t about hiding flaws, it’s about accentuating potential and lifestyle. That human touch can’t be automated.
For luxury sellers, the best results often come from a hybrid approach, using virtual staging thoughtfully in early marketing to show possibilities and complementing this with traditional staging for realworld viewings, creating an emotional impact that converts interest into offers.
Ultimately, technology can enhance your marketing but it’s the authentic experience of stepping into a beautifully staged home that closes the deal. n

Tomorrow’s golf courses today
Data and technology are transforming golf courses from the ground up – literally. Here are the latest innovations redefining course design and maintenance to help venues deliver sustainable world-class playing experiences.
Above: Emirates Golf Club, Dubai
If you thought the ‘distance debate’ about how far a golf ball travels is limited to the professional game, think again. The longer lengths of drives from players of all abilities is increasingly problematic for courses, posing a threat to areas that were once out of reach. The solution? “Data,” says Jeremy Slessor, Managing Director at European Golf Design.
“The distance players, both amateurs and professionals, are hitting the golf ball is evolving, and so real estate situated around golf courses that was once safely out of bounds is now at risk,” says Jeremy. “Over the last five years or so, an increasing percentage of the work we’ve been doing is focused on course renovations. This is where the power of data comes in.”
One example of this, according to Jeremy, is analysing ball dispersion data. This can help pinpoint precise danger levels, problem areas and properties that are at risk of an errant golf shot. European Golf Design then uses the data to demonstrate the risks and solutions to stakeholders so they can renovate their course accordingly.
Along with addressing safety issues, data is also being used to ensure spectators are treated to the competitive drama they expect at elite events. Commenting on the extensive set of numbers the team at European Golf Design drew on for the 2023 Ryder Cup course at Marco Simone Golf & Country Club just outside Rome, Jeremy says, “At Marco Simone, we had access to shot-by-shot data from three Italian Opens played on the course prior to the Ryder Cup, which we could use to inform course set-up day-to-day depending on weather conditions, to maximise excitement and drama – which is ultimately what the fans want to see.”
Above and right: Marco Simone Golf & Country Club; Jeremy Slessor, Managing Director at European Golf Design
Data and technology also have a role to play in efficient and sustainable maintenance. Once a golf course has been designed and built – or re-designed and renovated –advancements in maintenance technology determine how the greenkeeping team looks after it.
Paul O’Donoghue, Superintendent at European Tour Destinations venue The Dutch in the Netherlands, says technological innovations have been crucial amid climate change and longer spells without rain. “We gather data annually to track how much water we are using and collecting, and work out how we can be more efficient with our irrigation,” he explains. The data has helped the team make effective changes, such as upgrading sprinkler nozzles, optimising grass lines and expanding nonirrigated areas.
Having the technology available has allowed for resource optimisation at The Dutch while maintaining excellent conditions, as well as sending a positive message to the community. “In drier periods, people ask why we’re using water for the course when they are not allowed to wash their cars or water their gardens,” says Paul. “Being able to show that we are upholding our responsibility to the environment by reducing or eliminating water use during dry spells is important.”
This positive messaging is not just for members and guests either. Whenever The Dutch hosts a professional tournament, they give out free tickets to the local
community so they can demonstrate first-hand the initiatives in place and the consideration given to the environment.
“All this helps open up what can be deemed a ‘closed’ sport and allows us to share – and, more importantly, show – the positive steps we are taking, to a wider audience that might have misconceptions about the benefits golf courses can bring,” Paul concludes.
At the sharp end of the game, technology is also helping achieve consistent course conditions across tournament venues for the world’s best players. “One of our top priorities in tournament set-up is delivering consistency for players. While every golf course has its unique characteristic, we strive to maintain a reliable standard across all venues,” says Eugene Hennessy, Agronomy Consultant at the DP World Tour.
Above and right: The Dutch, Netherlands
Naturally, technology plays a crucial role in achieving that. Eugene says that of the most important tools is the soil moisture sensors. These small gadgets enable regulation of the greens to a certain firmness, speed and moisture level.
“We are continually monitoring these conditions in the build-up to and during a DP World Tour event and making informed decisions. Every recording is logged, compiling data that we can then use to optimise maintenance in both the present and the future. We can spot trends and make changes accordingly. It completely removes the guesswork from golf course maintenance,” says Eugene.
Another key technological development is smart irrigation systems, which give courses real-time data and evapotranspiration rates so they water only when and where it is needed. These systems significantly reduce water waste, reduce water bills and energy costs, and promote healthier turf.
“Contrary to assumptions, we actually use very little to no water during tournament weeks to maintain firm playing conditions,” says Eugene. “Of course, weather conditions vary and each week presents new challenges, but with the technology and data available to us, we’re equipped to deliver consistent surfaces players expect, no matter the weather.”
From shot analytics for design to moisture sensors for maintenance, data and technology are allowing golf courses to optimise playability, conserve resources and reduce environmental impact. Whether it’s a worldclass resort, a DP World Tour host venue or an aspiring club, embracing data can transform a venue into a more efficient, profitable and successful operation. n

A Riviera masterpiece
Picture living in an extraordinary villa with sweeping 360° views of the French Riviera, from the Bay of Cannes to the distant Alps. Michaela Black finds this architectural masterpiece in Theoule-sur-Mer.
There are properties with views, and then there are properties like this — a villa that captures the heart and soul of the French Riviera. Perched high above Theoule-sur-Mer, this extraordinary property offers sweeping 360° vistas that take in the Bay of Cannes and the shimmering Mediterranean, with the peaks of the Alps as a backdrop. From dawn’s first blush to sunset’s final glow, the panorama shifts like a living artwork, a reminder that this is one of the most enviable vantage points along the Côte d’Azur.
What makes this property remarkable is the way it fuses with its setting. Built into the rock formations of the Esterel Mountains, the villa is a masterpiece of design, complementing its landscape. With a generous 1,000 square metres of internal living space, the home feels both spacious and organic as it curves around the bay below.
The villa includes 13 bedrooms, six of them en suite, four independent apartments and dedicated staff accommodation with three bedrooms. Each suite is uniquely styled, positioned in separate wings of the property for ultimate privacy. Whether welcoming extended family, friends or business associates, the layout ensures everyone enjoys their own sanctuary.
The main living area is a statement of grandeur. It is expansive, elegant and filled with light. Adjoining a chic bar and an office, it opens directly onto the upper terrace. Here, mornings can begin with croissants and coffee overlooking the sea, while evenings call for aperitifs as the sun sinks. From this terrace, a gentle descent leads to the leisure level below, a haven of wellness and relaxation.
A rim-flow pool mirrors the horizon, its edges vanishing into the blue of the Mediterranean beyond. Beside it, a fully equipped gym and a beautifully appointed spa area with a sauna, hammam and Jacuzzi, delivering the amenities of a five-star spa in the privacy of your own home. This is a space in which to disconnect from the day-to-day yet remain connected to the environment.
Outside, 2.4 hectares of landscaped gardens weave around the villa, the paths and terraces designed to echo the contours of the hillside. Sculpted rock features, manicured lawns and shaded alcoves create a series of outdoor ‘rooms’, from intimate corners ideal for reading or reflection to grand entertaining areas made for sunset soirees. Every angle frames another postcard-perfect view, explaining without words why this address is among the Riviera’s most coveted.
In terms of practicality, the property has been equipped to the highest technical standard, with a sophisticated German
security system, integrated air conditioning system, and emergency generator. Eight garages, multiple outdoor parking spaces, and even a private petrol station with a capacity of 5,000 litres of diesel and 500 litres of premium petrol underscore the villa’s self-sufficiency.
Beyond the gates, Theoule-sur-Mer is one of the Riviera’s best-kept secrets. Tucked just west of Cannes, this charming seaside village combines the glamour of the Côte d’Azur with the tranquillity of Provence. Its terracotta rooftops and bougainvillea-draped streets cascade down to a coastline of hidden coves and golden beaches. The resort village retains the authentic charm favoured by those who appreciate understated sophistication.
There is no shortage of things to do in this beautiful part of the country either. The crystal–clear waters on the coast invite water sports, from paddle boarding to yachting along the coast to Saint-Tropez or the Lerins Islands. Golf enthusiasts are spoilt for choice, with the prestigious Royal Mougins Golf Club and several other world-class courses within easy reach. Beyond the coast, the surrounding Esterel Mountains invite hiking and mountain biking, with trails running through pine forests and along dramatic red cliffs that plunge into the sea.
For everyday conveniences, Theoule’s marina and town centre provide boutiques, markets and all essential amenities, just minutes from the villa’s secluded gates. Local gastronomy is also a treat, reflecting the region’s rich blend of French and Mediterranean influences – think waterfront bistros serving freshly caught seafood and Michelin-starred restaurants offering fine dining. Nearby Cannes offers even more options, along with designer shopping, exclusive beach clubs and a lively cultural calendar.
Owning a property of this calibre in Theoule-sur-Mer is more than a real estate investment. It’s a lifestyle enhancement offering a peaceful retreat within reach of the Riviera’s most glamorous destinations. Few places in the world allow you to breakfast with a view of the Alps, swim above the sea and sip a sundowner overlooking Cannes, all without leaving home. From sunrise over the Mediterranean to starlit evenings on the terrace, this property embodies the best of the French Riviera. It is timeless, tranquil and utterly breathtaking. n

Red Sea, green future
Along Saudi Arabia’s untouched western coastline, the Red Sea is emerging as one of the world’s most extraordinary new luxury escapes. Spanning 28,000 square kilometres, an area the size of Wales, the destination blends golden desert, dramatic mountains and vibrant coral reefs into a single year-round sanctuary. With average temperatures of 32°C and cinematic sunsets, it offers the perfect midhaul option for guaranteed winter sun.
Sustainability is at the heart of The Red Sea’s development. Of more than 90 pristine islands, only 22 will ever be developed, with nine permanently protected for conservation. It is here on Sheybarah Island that the Shebara resort rises like a futuristic beacon, exemplifying the concept of sustainable luxury.
Connected by a ribbon of walkways, Shebara’s 38 sculptural overwater villas hover like mirrored space domes above the brilliantly turquoise, coral-rich waters. A further 35 beachfront retreats nestle discreetly into the powderwhite sands of several islands, from above resembling a glossy string of pearls lying by the shore.
The villa’s interiors match the arresting exterior architecture, with curved walls and furnishings that bend. Think plump, rounded armchairs, bedframes that flow into nightstands, and a feature bar cabinet that opens hydraulically to reveal a red leather interior. Naturally, each villa comes with a private pool and a butler to meet your whims, whether it’s a signature treatment in the spa, a booking at one of the five restaurants or a snorkelling tour of the reef.
This is luxury personified. So much so that it’s hard to believe the entire resort runs off-grid, powered by its own solar farm. It’s designed to touch the environment as lightly as possible and, in this pristine setting, how could it be other?
It’s this meeting of environmentally conscious design and innovative architecture that sets Shebara apart and confirms the future of travel can be as beautiful as it is mindful.
