Fine & Country has expanded its Spanish presence, launching a new sub-licensee office under Fine & Country Spain in the iconic Costa del Sol in June this year.

Pedalling in Provence
From sun-drenched vineyards to forested hills and medieval villages, Provence invites exploration on two wheels. Sophie Green outlines why Cotignac is the ideal base for cyclists of all levels.
Clockwise from top left: Mountain bike trails; Provencial villages; the streets of Cotignac
With its ochre cliffs, shaded squares and winding cobblestone streets, Cotignac in Provence combines natural beauty with a deep sense of history – and it just so happens to be a cyclist’s dream. Tucked away in the heart of Provence Verte, the surrounding landscape is lush and varied, offering a mix of gentle valleys, forested hills and vineyard-covered slopes, along with 12 cycling routes in the immediate vicinity.
The routes range from relaxed rides through olive groves and lavender fields to more demanding mountain bike climbs. Each unveils a different side of Provence: sundrenched farmland, sleepy medieval hamlets, and panoramic viewpoints that seem pulled from a painting. Whether you’re an experienced cyclist or someone who likes an occasional pedal at a more relaxed pace, there’s a path here to match your style and stamina.
For mountain biking, the wooded hills and winding paths around Cotignac offer routes ranging from gentle slopes to tougher, more technical terrain. Cyclists can take a tour of Lake Carces, crossing the surrounding villages; refresh by taking a dip at the natural swimming pool in Salernes; or opt for one of the more challenging options, such as the forest trail on the Bessillon massif, called the ‘Wild Boar of Bessillon’, which ascends 1,055m over 40km. Regardless of the route, idyllic views are guaranteed.
For road riders, there are numerous cycle routes that set out on less-frequented roads. These trails cross green valleys and take in a number of the historic villages of Provence. Along the way, local vineyards and wineries entice cyclers with weary legs to rest a moment and taste the region’s terroir. Additionally, there are several cycle paths that are

ideal for e-bikes. Meandering through vineyards and olive groves, there are breathtaking views of the village and its surrounds, reaching as far as Entrecasteaux, Carces and Thoronet Abbey.
For the more serious cyclist, Cotignac links to the EuroVelo 8, a trans-European cycling route that stretches from Spain to Greece. As it winds through this part of southern France, the EuroVelo 8 passes through some of the region’s most captivating terrain. One of the gems of this route is the private chateau of Saint-Martin-de-Pallières, a medieval fortress that sits on a rocky outcrop. Along the route, the Vallon des Carmes in Barjols or the Sillans waterfall offer refreshing breaks to recharge your batteries; then between Salernes and Flayosc, the old Provence railway weaves through a parade of spectacular landscapes.
Cycling through or around Cotignac isn’t just about covering distance – it’s about connecting with the land and the culture infused by it. Every bend in the road reveals a new experience, every village square offers a pause filled with the scent of the local patisserie, and every uphill climb is rewarded with a spectacular vista. Whether you’re seeking a cycling challenge or some gentle two-wheeling, Cotignac offers an experience that goes far beyond the pedals. n
If you don’t arrive with your own bike gear, Coti’s Bike in Cotignac offers road and electric bikes that make exploring the region a breeze. The e-bikes are proving particularly popular as they open up more of the area’s hilly terrain to casual riders.
Where to stay
For those seeking a base that matches the beauty of the region, Lou Calen is a standout. This restored boutique hotel is set in the heart of Cotignac. Guests can borrow bikes directly from the hotel and head out for a ride through the surrounding countryside, then return to sip a crisp glass of rosé in the onsite tasting room. Dinner at the hotel’s Michelin Green Star restaurant is also an experience not to be missed – expect the kind of meal that captures the spirit of Provence in every bite. www.loucalen.com
When to cycle
Late summer and early autumn are the best times for cyclists to visit. By this time, the summer crowds have thinned, the grape harvest is underway, and the weather settles into a gentle rhythm – warm, but not too hot, with crisp evenings perfect for dining al fresco. The landscape shifts into golden tones, and the roads are quieter, making cycling even more pleasurable.

The devil is in the detail
Selling a premium home is about far more than square footage and style – it’s about story, emotion and experience. Here’s how Lemon and Lime Interiors staged a standout property made for television.
At Fine & Country, we regularly collaborate with experts like Lemon and Lime Interiors, who recently staged the exquisite 1 The Common, a standout property featured on Channel 4’s Britain’s Most Expensive Houses (S3 Ep4). While television offers a glimpse into the world of luxury staging, it’s what lies beyond the camera lens that truly defines the value of professional presentation and, ultimately, turns a viewing into a sale.
Flow is felt, not just seen
Viewers may admire beautifully arranged rooms on screen, but they don’t experience how the spaces connect; how sightlines are preserved and movement is guided effortlessly from one room to the next. At 1 The Common, spatial harmony was a priority. Lemon and Lime curated every layout to allow natural circulation and coherence throughout, creating a seamless journey through the home. This is something that can only truly be appreciated in person.
Texture brings a home to life
Velvet, boucle, reclaimed wood, aged brass – these materials don’t just photograph well, they feel luxurious. While TV flattens the richness of texture, an in-person viewing brings it into full dimension. Whether it’s the cool touch of a marble worktop or the comfort of a handwoven throw, these subtle sensory cues at 1 The Common communicate a deeper narrative – that goes beyond beautiful to be something exceptional.
Beyond the visual: atmosphere matters
Luxury staging is multi-sensory. It’s about the scent that welcomes you in, the acoustics that soften a space and the curated ambience that invites you to stay.
These layers can’t be broadcast, but they are felt. At 1 The Common, Lemon and Lime created an atmosphere that did more than impress. It immersed, allowing buyers to imagine themselves not just visiting, but living there.
Staging that stirs emotion
The most powerful marketing tool in high-end real estate isn’t visual — it’s emotional. At Fine & Country, we know the goal is not just to make a home look aspirational, but to make it feel attainable. From the gentle curve of a draped robe to the warm lighting over a breakfast table, every detail at 1 The Common was designed to speak directly to the buyer’s imagination – these emotional anchors going beyond being just finishing touches.
The stillness of confidence
There’s a quiet confidence in a perfectly staged home – a sense of effortless luxury that doesn’t need to shout. On screen, this might appear as appealing but, in person, it’s magnetic. Buyers viewing 1 The Common didn’t just admire the home; they paused, they lingered and, more importantly, they connected.
Luxury beyond the lens
Television can showcase the highlights of a property, but true staging success happens in the unseen details. It’s these that speak to the lifestyle, not just the layout, and elevate a property from a listing to an irresistible proposition. Whether you’re marketing a penthouse in Knightsbridge or a Georgian townhouse in the Cotswolds, staging with intent and elegance is your secret edge. n

A diamond in the rough
After unprecedented flooding left Austria’s Diamond Country Club submerged, the European Tour Destinations venue was left with a mammoth repair task. Michaela Black outlines how the club has reinvented itself as a benchmark for sustainability, innovation and championship golf.
Above: 7th hole on the Diamond Course
Diamond Country Club in Atzenbrugg, Austria has always been synonymous with world-class golf, but, recently, it has reclaimed the international stage with a story of trial and tribulation that goes beyond sport. Late last year, this prestigious golf course was left swimming underwater for weeks after an unprecedented flooding event.
In September 2024, nature dealt the club a blow – torrential rains hammered Lower Austria, swelling the usually placid Perschling stream from a modest 1 metre to a staggering 7.3 metres in a matter of hours. The water quickly breached flood barriers and inundated all three courses at Diamond Country Club.
The 200-hectare resort all but disappeared beneath murky floodwaters, the fairways and greens accessible only by boat. With groundwater levels already high, the water had nowhere to go, leaving the courses submerged for several weeks. Greens, fairways and roughs were severely damaged, with large sections in need of a complete rebuild.
Where many would have thrown their hands up in despair, Diamond Country Club saw an opportunity. Rather than choosing to repair what was lost, the team resolved to innovate, reimagining the course and rebuilding with an eye on the future. “We never doubted that we would come back – but we were determined to come back stronger,” says Christian Guzy, owner and president of the DCC. “This is more than a rebuild. It’s a statement of resilience, innovation, and belief in the future of championship golf in Austria.”
Within weeks of the water receding, repair crews set to work, stripping away layers of silt and debris. Greens were reseeded, entire fairways regraded. Beyond restoration, the club committed to upgrades in sustainability and playability. In partnership with Olazábal Design, Durabunker and Southwest Greens, Diamond Country Club initiated a sweeping redesign. Several holes were reimagined to improve both the strategic challenge and overall environmental resilience.
A cornerstone of the rebuild was the introduction of climate-adapted turf varieties. Across the fairways and roughs, the club deployed hydroseeding technology to establish grasses more resistant to both heat and drought, an investment designed to safeguard the course against intensifying European summers. These specially selected grasses are vital for maintaining playable surfaces in highsun areas beyond the reach of the automated irrigation system. While such choices might seem technical, they represent a quiet revolution in golf course management: a commitment to protecting quality without compromising environmental stewardship.

The enhancements are evident across the club. A new signature tee on Hole 1 greets players with a dramatic water carry, setting an exhilarating tone from the first swing. The redesigned Hole 6 now boasts an island-green character that demands precision – and rewards it with panoramic views. Durabunker technology – used for the first time on this scale in Austria – has been implemented across bunkers to prevent erosion and ensure consistency.
Off the course, Diamond Country Club has continued the evolution. Beside the 18th green, a new beach and bathing area brings a resort ambience rarely seen in European golf. The Boathouse restaurant has added a floating dining deck, where guests can savour regional cuisine surrounded by water – perhaps an ironic nod to the floods that reshaped the resort. The practice facilities, already among the country’s best, have been upgraded with chipping, pitching and putting greens, as well as enhanced target zones on the driving range.
These improvements are not just cosmetic – they reflect the club’s determination to redefine a modern championship venue. As Austria’s only official European Tour Destinations course, the Diamond Country Club has hosted 11 DP World Tour events and six European Amateur Championships. Now, it is positioning itself as a hub for both elite competition and memorable leisure experiences. The magnitude of the club’s comeback underscores a deeper lesson about the future of the sport in the face of climate change. Diamond Country Club has shown that resilience is necessary and it can become an engine for progress. By

About Diamond Country Club
blending sustainability with vision, the club has created a model other courses will study and emulate for years to come.
Golf legend Miguel Ángel Jiménez once called the course “even better than great”. Diamond Country Club continues to live up to that promise and is now “even better than before”. With its upgraded course layout, state-of-theart practice facilities and resort-like setting, Diamond Country Club is positioning itself as one of the most notable golf destinations on the European golf map in 2025. n
Located in Atzenbrugg near Vienna, the Diamond Country Club is Austria’s only official European Tour Destination and a proud member of The Leading Golf Courses. The resort features three courses (18hole Championship Course, 14-hole and 9-hole), a 4-star hotel with 42 rooms, two restaurants, and extensive practice facilities. In the past, the DCC has hosted 11 DP World Tour events and six European Amateur Championships, attracting players and visitors from across Europe – including Germany, Scandinavia, the Netherlands, the UK and beyond. www.countryclub.at

Luxury at the peak
Set against the backdrop of Portugal’s sun-kissed coastline, an exquisite villa in Estoril embodies everything that makes this such a coveted destination. Michaela Black explores this exceptional home.
Once promoted as Costa do Sol, Estoril is part of the larger municipality of Cascais and, together, they make up what is considered to be the ‘Portuguese Riviera’. Just over 12 miles from Lisbon, the prestigious coastal area is recognised for its upscale ambience and historic charm. During WWII, when Portugal remained a safe, neutral country, it was an escape for the rich, regal and famous. Grand hotels and Europe’s biggest casino were built to welcome them, and this is where author Ian Fleming got the idea for the James Bond character. Estoril remains a cosmopolitan town, with palm-lined streets, aristocratic mansions, world-class golf, and beaches attracting locals and tourists throughout the year.
Perched at the highest point in Estoril, there is a magnificent home that delivers a lifestyle defined by elegance, comfort and prestige. Surrounded by natural beauty and enriched with world-class amenities, this property reimagines luxury living in one of Portugal’s most coveted coastal destinations.
One of the most compelling aspects of this villa is its location. Near the prestigious Estoril Golf Club and offering private access to the renowned Estoril Tennis Club, the property situates residents at the heart of one of Portugal’s most distinguished lifestyle hubs. From morning rounds of golf to afternoon tennis matches, everything you need to maintain a vibrant, active lifestyle is just steps from your door.
Set on a generous 2,100 square-metre plot, the villa is masterfully integrated into the landscape. It is bordered by lush gardens that hold secluded patios, a tranquil lake and
a cascading waterfall. Whether you’re enjoying the gentle sound of water or taking in the panoramic sea views from the upper levels of the home, the outdoor environment complements the property’s stunning interiors.
Inside, the property is nothing short of remarkable. Featuring five spacious bedrooms, each with custom-fitted wardrobes, the villa is designed with both aesthetics and functionality in mind. Heated floors throughout ensure comfort in every season, while expansive windows allow natural light to flood the interior spaces. The large living room and dining area seamlessly connect to a modern kitchen, equipped with state-of-the-art appliances, ideal for culinary enthusiasts.
For those who seek opportunities for relaxation at home, this villa has it all. The home cinema is ideal for cosy movie nights, while the fully equipped gym and dedicated Pilates room cater to fitness enthusiasts. The spa-like retreat continues with a sauna and Turkish bath, offering a sanctuary of rejuvenation at home.
The leisure options available extend outdoors as well. A heated saltwater pool with a Jacuzzi provides the ideal spot to unwind, while a barbecue and fully equipped outdoor kitchen turn casual summer afternoons into memorable celebrations. The stylish terrace and bar area beside the pool offers another venue for enjoying the magnificent views and amenable Estoril climate.
Functionality and convenience have not been overlooked. An elevator connects three of the villa’s four floors, making access effortless. Multiple storage rooms provide ample space for organisation, while the expansive garage, which can accommodate more than six vehicles, caters to the needs of car collectors or extended families.
In terms of location, the area is exceptionally wellconnected. Lisbon is just a 30-minute drive away, offering easy access to international travel, top-tier dining and cultural attractions. The nearby town of Cascais has a world-class selection of restaurants, a marina and boutique shopping. Excellent schools, international academies and medical facilities are also within close proximity, making Estoril a smart choice for families and professionals alike.
There is no doubt that this extraordinary villa is a true gem that combines architectural excellence, thoughtful design, and an idyllic location. For those seeking the pinnacle of coastal living, this may very well be it – a property that delivers an elevated lifestyle experience in one of Portugal’s finest addresses. n
