Fine & Country makes its Austrian debut

Under the leadership of master licensees Michael and Agnes Heming, Fine & Country has expanded its European footprint with the launch of Fine & Country Vienna First, marking the brand’s official entry into the Austrian market. The new licence is led by Elisabeth Rohrde Wolf, a highly regarded Viennese property professional with nearly 30 years’ experience advising clients on the city’s luxury property sector.

Rohr-de Wolf has built her business largely through personal recommendation. Her background in art and antiques, combined with academic studies in literature, history and philosophy, underpins a thoughtful, culturally attuned approach to property.

Fine & Country Vienna First will focus on premium sales and rentals across Vienna’s most desirable districts, while also championing architecturally distinctive and sustainable homes. The partnership is designed to elevate Austria’s profile among global buyers, offering enhanced international exposure while preserving the boutique, client-focused ethos for which Rohr-de Wolf is known.

Looking ahead, the Hemings plan to expand the brand’s footprint further across Austria.

Fine & Country expands in Spain

Fine & Country Spain has officially launched its Mallorca office, marking another significant step in the brand’s expansion across Spain’s most desirable property markets. While the licence began operating in September, the official launch was celebrated with a dedicated event in December, formally introducing Fine & Country Mallorca to clients and partners on the island.

In spring, Switzerland’s landscapes are at their most striking, with snow-capped mountains, shimmering lakes and charming alpine villages contrasting with valleys bursting into bloom. Here’s how to make the most of the season.

Sunshine skiing

While spring brings milder weather, Switzerland’s high alpine regions still offer excellent snow, making it an ideal time for a ski escape. In fact, the Swiss Alps are home to some of the longest ski seasons in Europe, with highaltitude resorts continuing well into spring and even early summer. If you’re looking for late-season skiing with sunny slopes, breathtaking views and top-quality snow, consider Zermatt, which offers year-round skiing on the Matterhorn Glacier, or the ‘Pearl of the Alps’, Saas-Fee, a snow-sure resort with a long season. There’s also DavosKlosters, one of the largest and highest ski resorts in Switzerland; Andermatt, a hidden gem with a long season – and excellent off-piste skiing due to its north-facing slopes and high-altitude terrain; and Engelberg, which offers an extended ski season courtesy of its high-altitude Titlis Glacier. Let’s not forget Verbier, named Switzerland’s Best Ski Resort at the World Ski Awards for the seventh time in eight years.

Chasing waterfalls

Switzerland’s waterfalls are particularly dramatic in spring, fuelled by melting snow and fresh alpine streams. The Lauterbrunnen Valley, known as the valley of 72 waterfalls, is a highlight, surrounded by rugged snowdusted mountains with cliffs alive with cascading water, and spring blooms along the walking paths. This includes

Trümmelbach Falls, Europe’s largest subterranean waterfall and a UNESCO World Heritage Site, which can be reached via a network of lifts, tunnels and walkways. The falls have been formed by meltwater from the Jungfrau glacier flowing down a slot canyon, which has sculpted the canyon walls over time. There are a total of ten glacier waterfalls that you can explore through walkways and tunnels. The other must-visit spot in Lauterbrunnen is Staubbach Falls, which is Switzerland’s third-highest waterfall, with a height of nearly 300 metres. The waterfall is visible from Lauterbrunnen village, but you can also take a brief hike to the falls to admire them up close.

City sights

Switzerland’s major cities are arguably at their best in spring, when mild temperatures and blossoming gardens create the perfect conditions for exploring. In Zurich, the historic streets and leafy squares are complemented by the Sechseläuten festival, a centuries-old spring tradition

featuring ceremonial parades, bonfires and the symbolic burning of the Böögg snowman. Lucerne, on the other hand, awakens with flowering chestnut trees along its lakeside promenade, while the cobbled streets of the Old Town invite leisurely discovery of artisanal shops, galleries and cafés. Geneva is transformed by spring blooms in the English Garden and Parc des Bastions, making lakeside walks even more appealing, and the outdoor terraces come alive with locals enjoying the season. On Lake Geneva, towns such as Montreux and Vevey are particularly charming in spring, transformed with spring flowers while snow is still visible in the Alps.

Alpine and low-elevation hiking

Spring awakens Switzerland’s valleys with a riot of colour: think alpine meadows flush with crocuses, primroses and snow-dusted edelweiss, while trees along the lower slopes burst into blossom. In Ticino, the sunny southern canton, trails through the Maggia Valley wind past flowering chestnut groves and orchards heavy with the season’s first cherries, opening onto sweeping views of Lake Maggiore and the surrounding mountains. Around Lake Lugano, the riverside promenades and hillside paths are lined with azaleas and magnolias in bloom, their colours mirrored in the water below. With the mild weather and longer daylight hours, spring offers a serene experience of Switzerland’s landscapes that contrasts beautifully with the high-altitude peaks still dusted with snow.

The Grand Train Tour of Switzerland

For rail enthusiasts, the Grand Train Tour of Switzerland offers spectacular views at any time of year, with spring no exception. There are several itineraries that link a number of the country’s most iconic rail

routes, offering a relaxed way to experience its diversity. The Glacier Express runs between Zermatt and St Moritz, winding through alpine passes and valleys; the Bernina Express crosses UNESCO-listed landscapes from Chur to Tirano; the GoldenPass Line connects Montreux and Lucerne, passing vineyards, lakes and mountain vistas; and the Gotthard Panorama Express combines historic rail travel with a scenic steamer ride on Lake Lucerne. Each route can be taken independently or linked for a multi-day itinerary that takes in Switzerland’s alpine landscapes in spring bloom. n

For high-net-worth homeowners, selling a property is a strategic decision that can span lifestyle, investment performance and even legacy planning. Yet one critical step is often underestimated: decluttering before listing.

Decluttering is not about minimalism for its own sake, nor is it a cosmetic exercise. In the context of luxury homes, it is a powerful tool that directly influences perception, valuation and, ultimately, the type of buyer a property attracts.

Affluent buyers are particularly discerning. Many have seen dozens, if not hundreds, of premium homes. They form opinions quickly, often subconsciously, within moments of seeing online photos and videos. Their opinion is reinforced when they enter a home.

A cluttered environment, regardless of the quality of finishes or architectural pedigree, creates visual noise. Personal collections, excess furniture, crowded shelving or overfilled storage areas distract from what buyers are really evaluating – volume, flow, light, craftsmanship and potential. High-net-worth buyers are not purchasing memories, they are purchasing possibility. When a home is overly personalised, through family photographs, collections, bespoke displays or densely furnished rooms, it becomes harder for a buyer to imagine the property as their own.

Perception and price are inseparable. A home that feels calm, spacious and intentional immediately signals quality and care, the two main attributes buyers associate with well-maintained, correctly priced assets.

Decluttering allows the architecture and proportions of the home to take centre stage. It shifts the narrative from ‘someone else’s life’ to ‘my future residence’. This psychological shift is essential, particularly for international buyers who may be making decisions remotely via photos and videos. In a competitive luxury market, the homes that sell fastest are those that feel aspirational yet neutral, elegant, but not overdone.

Ruttle has identified three key trends shaping demand: multi-generational appeal, the breadth of on-site amenities and services, and construction quality with a strong focus on sustainability. Together, these shifts point to a broader redefinition of what it means to live within –or invest in – a golf resort.

Designed for every generation

One of the most notable changes in buyer behaviour is the growing importance of multi-generational living. Rather than purchasing as an individual, couple or nuclear family residence, buyers are increasingly looking for homes that can comfortably accommodate several generations under one roof.

“Buyers are looking for properties of sufficient size to accommodate the whole family, whether that’s to live in together as a primary residence or to enjoy for holidays,” says Ruttle. “It’s no longer just about parents and their

children; we’re increasingly seeing grandparents coming along too, or grandparents taking their grandchildren.”

Crucially, buyers are also looking closely at the range of membership options available across the resort. Golf is rarely enough to meet the needs of an extended family. Instead, purchasers are drawn to destinations offering diverse activities, from spa and wellness facilities to racket sports and dedicated kids’ clubs.

Families and younger buyers in particular are increasingly attracted to resorts that support multi-dimensional living. These are places where a more extensive range of needs are met, from socialising to staying active and remote working, all with the feeling of security that comes from living within a well-managed environment.

“For many, it’s less about owning a property by a golf course and more about belonging to a vibrant, full-service resort environment that’s easily accessible and where everything they need is on their doorstep,” says Ruttle.
