A strategy for success “It is a case of presenting and promoting your property as if it were our own.” At Fine & Country we understand moving home is one of the most important decisions you can make; your home is both a financial and emotional investment. We take the instruction to sell your home as a privilege, an honour and as a very serious commitment to you. Through excellent marketing, we deliver an efficient sales process and a courteous, careful service. People buy as much into the lifestyle of the property as they do the bricks and mortar. Exclusive properties require a bespoke and imaginative promotional approach. Recognising this, we have designed a unique and successful marketing strategy, enhancing the lifestyle of the property. The widespread exposure of your property is also crucial. In today’s market not only is the mobility of buyers greater than ever, but also the ways in which they may access information.

Instruct us and you could benefit from our knowledge, experience, expertise and contacts and our well trained, educated and courteous staff. You are assisted, advised and informed through each stage of the whole transaction. Every Fine & Country property consultant is a member of either The Property Ombudsman or the Royal Institution of Chartered Surveyors.

Downs Side is considered to be within the top pick and best of the best South Cheam roads. A wide road with evident affluence and community, the setting allows for one’s home to be their castle. Once settled, the roots will go deep; property rarely comes available here. Two private golf courses and walking trails across down land are within short walks of Cheam village and everything that vibrant centre has to offer, circa 15 minutes’ walk away. Having been commissioned and built by the current family vendors, the house offers two immediate attractions: a handsome exterior and a large plot. The house looks exceptional from both back and front views and the potential to remodel/extend should you wish is evident. Currently the house is a straightforward four bedroom detached house with two bathrooms and five reception areas.

Originally a bungalow, the property has been extended over time to create a second floor. We would suggest that downsizers from some of the surrounding mansions will like the idea of a reduced size without feeling constrained, and families will value the ability to live in such an affluent neighbourhood for the relative value; the property will suit both extremely well for different reasons. The accommodation comprises four bedrooms, two bathrooms, three reception rooms, a cloakroom, and a kitchen breakfast room. The décor is modern, homely, and easy to live with. The ability to interchange room use to reflect different requirements is a real benefit for flexible living.

Some of the properties date from the 1400s and others were initially farm buildings and it is believed that Dale House was originally an oast when it was first constructed in 1753. However, it was subsequently converted into three cottages and became a single residence around 1900. It has been sensitively modernised by the current owners but still includes attractive period features such as exposed beams and brick fireplaces as well as pine and panelled doors. The absolutely stunning Hollybank was extended and fully renovated about a year ago on the site of an original bungalow built in the 1960s. That bungalow even made the Daily Mail design magazine at the time but the current replacement could make the front cover of any and every design magazine. Sitting in a private and tranquil elevated position overlooking the Stour Valley and virtually opposite the historic 14th Century Westbere Church, this superb cedar-clad L-shaped home needs seeing to be fully appreciated. There is a long, newly surfaced drive flanked by trees and shrub borders that leads to the matching cedar-clad double garage with an automatic ‘up and over’ door and space for off-road parking.

The battery was bought from the Ministry of Defence by Sir John I Thornycroft in 1909 and has remained in the same family ever since. AON TE WRD FR TE FN & CUTY FUDTO To mark 10 years since the Great British Property Cycle, The Fine & Country Foundation is upping the ante and embracing the organisation’s international presence by taking on the circumference of the world. This challenge is well underway, having started on the 1st of April 2022. The Fine & Country network, along with families, friends and local communities, are taking part in a challenge to accumulate a combined distance of 40,070km in 80 days. Participants have pledged to raise money for The Foundation and have been clocking up the mileage by walking, running, cycling or swimming – every step and penny counts.

THE FINE & COUNTRY FOUNDATION REFINED MAGAZINE

Jon Cooke, Trustee of The Fine & Country Foundation, says: “We have a lot of agents and offices that hold their own fundraising events and have done remarkable things for The Foundation over the years. This year we wanted to do something together as a group on an international scale that would help to raise funds for The Foundation to ensure that we can help as many people as possible in our upcoming grant schemes. We announced the initiative at the recent Fine & Country conference and have had a flurry of agents who have signed up and are eager to lace up their running shoes and get moving.” All the kilometres for the challenge are being tracked on a fitness app, which has a competitive leader board of who is clocking up the biggest distance. “You don’t find yourself in the property sector unless you have a competitive nature. It will be interesting to see how the challenge motivates people to go that much further, and all for a good cause, which will surely add more to the tank,” says Cooke.

A JustGiving page has been set up for the challenge to assist participants with fundraising. This is an opportunity for those taking part to get active and enjoy the warmer weather while helping to raise awareness and funding for a charitable cause. As an organisation, The Foundation is committed to supporting charities who are working to help those afflicted by homelessness and poverty. Through the annual grant schemes, The Foundation has been able to act as a lifeline for many homeless charities internationally. We are hoping that this initiative is one of our most successful fundraising endeavours to date that will be able to assist many people around the globe.
