The Village Manager is responsible for the harmonious running of the village, and is contactable via the Reception desk during office hours via ext 5056

The Client Services Officer deals with all general enquiries and can be reached on ext 5000

The Village clinic is open on weekdays from 10h00 to 11h00. If you require medical support and are unable to attend the clinic, please contact ext 5332

The Unit Manager of the Healthcare Centre is on duty from 08:00 - 17:00 weekdays and is contactable on ext 5194

General Information Accounts: Statements are available by logging into Client Zone on the Faircape Website. Faircape will forward your link to you via email. Accounts are payable by the 7th of every month and will be effected by Debit Order as stipulated in your contract. Access for Private Workers: Permanent private employees of residents must be registered at Reception by completing the document contained within this pack, and you will be required to present a copy of the person’s ID at Reception. Security will be supplied an updated list of these persons. On arrival at work employees will be checked-in by security at the gate and issued with a card which they should return to security on departure. You are requested to REGISTER AND ALSO DE-REGISTER any regular employees by keeping Reception informed. Private gardeners will also be issued with a bib. Access for Casual Workers Casual workers are to be signed in at the gate by their employer. They are issued with a card to carry while in the Village and must be returned to the guard when leaving. Access for visitors Residents must call the Guardhouse to alert them of your pending visitor. Security will call you on arrival of your visitor to ensure that you are home. For those visitors staying with you for a prolonged period, please notify the office with your unit number, your visitor’s name, car registration number and the period of stay. These details will be loaded onto the security system. Private contractors will be issued with a bib. Cleaning Service: Security and Emergency calls will be answered at any time of the day or night. By knocking the Should you wish to make use of our cleaning service, contact Reception on Ext. 5057. You are required to be fairly consistent regarding the days and times if you need a regular service once you have settled in, so that we may establish a routine schedule. Please cancel your booking 48 hours in advance should you not wish to use the service on a specific day. If the booking is not cancelled in advance you will be charged for the time allocated. Domestic services will be billed to your Body Corporate statements. Domestic Refuse: You can leave garbage disposal bags out from 14h00 on Monday afternoons to no later than 08h00 on Tuesday mornings. This may change from time to time as dictated by the local municipality. Securely tied bags (both recyclable and household refuse) should be left in an easily accessible position, e.g. at the edge of your lawn next to the road. Emergencies: Security or Emergency calls will be answered at any time of day or night. You may call for help in any of the following ways: • Press your remote panic button • Your telephone is also a means of contacting the Nursing Station in the event of a sudden emergency (medical or security). Try to get to the phone and knock the handset

off its cradle. A normal dial tone will be heard, after 10 seconds a different tone will be heard and the duty nurse will be alerted. Wait until the nurse replies before replacing the receiver. If possible, explain the problem and someone will come to your assistance. • Press the Panic Button in the bathroom, which is a Panic Button placed on the lower bathroom walls (newly renovated units only) • Dial 5333 to reach the Nursing Station Please ensure that your panic button is always within close proximity, e.g. around your neck – especially if you are at risk of falling. When using ensure that the chain is in an extended position and keep button depressed for at least 5 seconds. Kindly take care not to press the panic buttons unnecessarily as false call-outs may incur a cost to your account. If you do this, please telephone the duty nurse and explain that it is a false alarm. Ensure that the buttons do not stick after being depressed as this will run down the battery, and also please do not shower with the panic button hanging around your neck. A timetable for the checking of panic buttons is issued to residents and management will endeavour to keep to this schedule. However it is your responsibility to ensure that your panic buttons are working at all times. Should you be away during your scheduled check please contact Maintenance to advise accordingly. Keys: A spare set of your keys are kept securely locked in our Healthcare Centre for safekeeping. Please do not leave your key in your front door as this makes it impossible for the staff to obtain entrance in case of emergency. In the event that you have your locks changed, kindly advise the CSO and provide them with a new copy of your key. Mail: Your incoming mail is available from the mail boxes in the foyer. Post will be delivered to your mailbox on Mondays, and Fridays from 12h30. You may pop your outgoing post into the Drop Box at Reception for the driver to take to the Post Office on your behalf. 7200 7201 Meals: The dining room provides a nourishing mid-day meal at a reasonable cost, served at 13h00. All meals, including take-aways, must be ordered by 15h00 the day prior to dining, except that Sunday meals should be booked by 15h00 on the Friday preceding the Sunday. A Café Menu offering breakfasts and light meals is also available daily, with certain meals being available at certain times. Your Meals Levy will be activated and your monthly statements will reflect all 6

transactions. Cash payments are accepted and there are also Card facilities available. Guests of residents are welcome. Private Functions A catering service is available for any special functions e.g. birthdays and anniversaries, and this may be a complete meal, plated snacks or simply tea and scones. Prior booking is required and you will be billed at the end of the month. Please contact the Front of House to confirm dates and ask for quotes. All bookings for daily meals and private functions can be directed to Front of House on Ex. 5060. Afternoon coffee and tea is available to residents free of charge courtesy of the Operator daily between 15h30 and 16h30 to be enjoyed in the Lounge. Absence from Village: Currently we offer a courtesy bus service of two trips to Hermanus on a Monday and Friday morning. The bus leaves Onrus Manor at 08h45 and returns at 11h00 except on a Friday when it will return at 12h00. Bus service to town: Should you be away for any length of time, please inform reception and we will inform security. Village Information: Please keep up to date with events by reading the notices on the Notice Board in the foyer. Telephones: The telephone extension in your unit is connected to the main telephone system at Reception, and allows for free internal calls. To obtain an outside line, dial (0) and wait for the dialling tone. You will receive a monthly account for the rental of this extension and any outside calls made. Updated internal telephone lists will be issued from time to time. Electricity: Your cottage is fitted with an Eskom pre-paid electricity dispensing meter. Most banks provide purchase of pre-paid services through their online or telephone banking facilities. An Eskom pay-point is also located at Onrus Garage in Onrus River, open until 20h00 or at various local supermarkets. We do hope that your stay at Onrus Manor will be a long and happy one!

Medical Emergency Information Faircape Health is able to offer a Primary Health Nursing service to the residents of the Village. Primary Health Nursing is defined as the nursing care offered during one’s first contact with a health professional and incorporates the following principles: Health promotion

Basic care of the sick

Community health and development

Faircape Health have entered into agreements with GP practices in your area where the doctors have agreed to deliver services after hours. It is important that residents ensure that they will have a GP practice who will attend to residents at home in the case of need, please contact your nursing services manager for the details of these doctors. We encourage you to build up a relationship with your doctors. Faircape Health nursing staff operate the Healthcare Clinic from Monday to Friday, during which time village residents can attend and receive primary health nursing. This may include the recording of blood pressure, a finger prick glucose test, a urine dipstick test etc. Consumables used will be appropriately charged for e.g. urine dipstick test strips, dressings etc. Assistance will be offered, where needed, for chronic medication blister packs to be packed and delivered by a pharmacy. Should you have any questions or concerns relating to the Healthcare Centre, please direct them to your Village Manager. Healthcare Reception:

Emergency Procedure To ensure your safety, it’s vital that all residents kindly read and familiarise themselves with all emergency information. 1

Healthcare will attempt to make contact with you by telephone.

The on-call designated carer will be dispatched to your unit. Medical assistance can only be rendered by the Emergency Medical Services (EMS). Our healthcare staff are not legally permitted to diagnose or perform clinical procedures as it falls outside of their scope of practice. Any carer present in an emergency may only provide comfort to a person until the EMS arrive. The security guard will also be summoned to the unit to render assistance to the carer.

The carer will communicate by two way radio with healthcare as to the nature of the emergency. Depending on the severity of the matter the Healthcare Sister will escalate the call to the emergency services.

Healthcare will ensure that a back up call is made to the relevant emergency services.

The carer and security guard will stay with you until the relevant emergency services arrives.

The EMS are staffed by paramedics who are trained to diagnose and treat medical conditions. They are able to provide the best possible outcome to a medical emergency.

Please Note: The Emergency Medical Services (EMS) to the village are paid for by Faircape at no extra cost to the resident. This includes paramedics. Thereafter, all costs relating to treatment and additional services such as ambulance transportation, further medical assessment, prescribed medicines, and so forth will be for the resident’s account. Emergency Information - Frequently Asked Questions & Answers: What happens when I press my panic button? Both healthcare & security services will be notified by a ringing alarm. A screen will display the unit number of the resident as well as the exact time at which the panic button was pressed. The alarm will ring continuously and can only be disabled manually. The Registered Nurse (RN), Enrolled Nurse (EN), or Nursing Service Manager (NSM) on duty will notify the carer who will arrive with a radio, the resident’s spare keys, and a mini first aid kit (containing gloves, and crepe bandage). The RN/EN/NSM will then telephone the village residence to enquire about the incident. If the telephone is not answered, the incident will be treated as an emergency. If the carer identifies a medical emergency or potential medical emergency, medical emergency respondents will be notified and they will arrive at the residence as soon as possible. What is the carer expected to do when she arrives? The carer will remove any potential dangers from the area and endeavour to make the resident comfortable by providing a blanket and pillow. The carer will clean up any spills, pick up any fallen objects, offer a drink of water, and change a diaper if needed and appropriate. The carer will continue to provide as much support as they are able until the medical respondents arrive and provide feedback as necessary to the RN/EN/NSM on duty. What happens if the situation is serious or worsens while the carer is tending to the incident? The RN/EN/NSM will call the emergency service, and provide them with the additional information. All emergency services have a grading system. They will assess the new information provided to them and escalate their response accordingly. What if I have fallen and need help getting up? The carer will continue to provide comfort and support to the best of her ability. She is not, however, permitted to help the resident stand up. The carer is not sufficiently trained to assess the possibility or severity of internal injuries such as broken bones. Cracked or broken bones (especially vertebrae) can lead to serious complications if the resident is moved before being assessed by a qualified emergency respondent. Why can’t the RN/EN/NSM on duty come to my residence and provide assistance? The RN/EN/NSM on duty may not leave the healthcare centre to attend to a resident of the village. She must remain in the Nursing Services Office in order to coordinate the emergency response procedures. Additionally, it’s beyond the scope of her practice to perform medical diagnosis which is required as part of the response protocols. What is the role of the emergency services after I have pressed my panic button? Faircape Life has signed a service level agreement with CMR, ER24, and CMC to respond to medical emergencies. What will it cost me for the call out and emergency service response? Residents are not charged for the response and assessment. The cost of the emergency services response and assessment is covered by the service level agreement between CMR, ER24, and CMC. Further charges may be incurred however for any additional services related to medical treatment including transport to and from hospital. 12

If I don’t need to go to hospital for further medical assessment can I stay at home? Yes, once the emergency service respondents have performed their assessment they will provide recommendations based on the need for further treatment. What if the emergency service respondents recommend hospitalisation but I don’t wish to go? The emergency service respondents will kindly ask that you sign a document to indicate that you don’t wish to be taken to hospital by them. This is commonly referred to as an “RHT”, or “Refusal of Hospital Treatment”. They will ask you to sign this document in order to protect themselves from potential legal consequences should a serious or life threatening medical emergency go untreated because of refusal to be transported safely by them to the hospital. Is there a record of every emergency? Yes, if a panic button was pressed and the emergency response procedures set into motion, the RN/EN/NSM on duty will record and submit an incident report before the end of her shift. The incident report will include a summary of all events which transpired and how Faircape Life responded. These incident reports are received, assessed and reviewed by all members of our Multidisciplinary Team (MDT) to ensure residents receive only the highest standard of care, comfort, safety and security. What happens during the incident report review process? During the incident report review process, the appropriate member of the MDT will be assigned to perform follow ups. For example, if a fall was caused by a slip in the shower our Nursing Services Manager or Occupational Therapist will be assigned to investigate. They may make an appointment with you to visit your residence and assess the shower to add additional hand-rails or provide a non-slip shower mat. Every incident is unique and the Faircape MDT will always take every step possible to provide you with the highest standard of care, comfort, safety and security. Will I be charged for the MDT follow up visits? No, you will not be charged for any follow up visits by members of the Faircape MDT. You will however need to purchase any recommended additions or alterations to your residence based on the MDT recommendations (eg. a new shower hand-rail or non-slip shower mat). Will I be required to visit my doctor after an incident or a fall? We would very much like for you to be monitored after a fall or incident even if immediate hospitalisation wasn’t required. You may visit our village clinic for your healthcare needs or make an appointment with your trusted personal doctor. It’s important to be monitored after an incident so that your trusted healthcare providers can rule out any potential medical reasons for the incident or fall. For example, dizzy spells may be indicative of low blood pressure, hypoglycaemia, or even a side-effect of prescribed medication. What if I require medical assistance from the healthcare centre but it doesn’t seem to be an emergency? If you need primary medical care visit the healthcare centre during clinic hours (10am to 11am). If it is past 11am and you require primary medical assistance that cannot wait until the next day please still go to the healthcare centre. If you require transport call the Village reception. If it is after hours (past 4pm) or you are physically unable to mobilise or are too unwell to go to the Healthcare Centre press the panic button.

After Hours Maintenance Emergency In Case of Burst Pipe, Geyser, or Flooding: 1. Turn off the main water stop-cock. The location of your stop-cock should have been indicated to you and we encourage you to check this if you are unsure. 2. Call the Estate Manager on 063 625 5753 to report the incident. 3. In the event that there is no response, call the Village Manager on 060 997 5792 to report the incident.

Other Urgent Emergency Maintenance Items We encourage you to wait until morning when it is less costly to obtain a professional contractor to manage the issue. Typical Maintenance Emergencies Include: • Burst pipe, geyser or flooding • Electrical power outages Should you experience any of these emergencies, which cannot wait until the next day, a list of emergency contact numbers are available from security.

Special Notices Do not call the healthcare centre for maintenance related emergencies.

Alterations & Renovations Any alterations and renovations to the inside or outside of a unit and it’s gardens should be applied for by means of a Renovations Application. This can include, but is not limited to the following: • Any structural alteration whatsoever • Solar panels for Geysers • Jojo Tanks • Inverters • Air Conditioners • Protective UV window film • Garden Trellis’s • Retractable Awnings • Paving • Fixed shelving, TV /Book Cabinets • TV & Internet Antennas • Anything that is fixed to a wall or floor (excluding artwork) All changes are subject to the Architectural Guidelines and Management decision. On application the office will supply the required form and more detail in respect of your particular request. 14

Geyser Problems & Procedures The Facts • The Sectional Title Act states that all owners of Sections (Units) (applies also to owners of Life Right units) are responsible for the maintenance or replacement of the geyser. • Burst geysers are, however, insured under the Body Corporate insurance. • Owners of units will be responsible for all/any excess payable on the claim for the burst geyser. • The payment for any other geyser problems, e.g. a broken thermostat or normal wear and tear will be for the Owner’s own account. Burst Geyser – during office hours Contact the Maintenance Manager on Ext.5360 or the Village Reception on Ext.5000, who will then follow the necessary processes to get your geyser replaced. Burst Geyser – out of office hours • In the event of a burst geyser/flooding, turn off the main water stop-cock. The position of the stop-cock should have been indicated to you and we encourage you to check this, if you are unsure • Call the Maintenance Manager on 063 625 5753 and in the event that there is no response, call the Village Manager on 060 997 5792. The Maintenance Manager will be alerted if it needs to be attended to immediately. • We encourage you to wait until morning, when it is less costly to obtain a professional to manage the issue. • In the event that the particular geyser installation excludes the possibility of isolation, the plumber must “make a plan” to manually isolate the geyser only. Our preferential Plumbers are : • Stoddard Plumbers at 082 569 5620 (Cameron), • In the event that this is not possible, we would have no alternative but to shut off the water supply to the entire unit. Payment if an insurance claim • Payment for the plumber will be arranged by our Claremont Office for Burst Geysers. • The excess amount will be debited to your Body Corporate account. Payment if it is NOT an insurance claim (normal wear and tear) • If the geyser rusts, becomes clogged, corrodes, the thermostat fails, or the sacrificial anode, etc degrades there is no cover as a gradually operating force is responsible for the damage. • The cost of repair will be for the Owner’s account. • However, subject to the specific policy terms and conditions covering the contents (the owners own policy) or fixtures and fittings (usually part of the Body Corporate policy) of a unit, it is possible to claim for the resultant water damage if the proximate cause of the water leakage from the geyser was a “gradually operating force”. www.faircapelife.co.za

Cape Medical Response CMR - 082 782 4444 Dear Resident of Noordhoek Manor, Cape Medical Response is a private emergency medical response service that is dedicated to the “Far South” area of the South Peninsula. The service provides 24-hour emergency response service to subscribers within a defined geographic area. The services’ prime function is to get to the scene of a medical emergency as quickly as possible and to stabilize or resuscitate the patient. Once this initial, and critical, attention has been given, additional treatment and/or ambulance or helicopter transport can be determined according to the patients’ needs or with the family doctor. (Cost of transportation for the residents’ account) All Noordhoek Manor residents are automatically covered by CMR on the Noordhoek Manor property. As with all CMR memberships, if you are treated, there are no additional charges from CMR for services rendered or medical consumables. This membership includes visitors on your home premises. For 24-hour medical emergencies, please call CMR on 082 782 4444. Give your name and address, state your emergency. Push the Panic Button. This will alert Healthcare and Security

Occupational Therapy Services Faircape Health Occupational Therapy Services for long-term care The onsite Occupational Therapist provides a balanced, comprehensive therapeutic activity programme on a group and individual basis. The therapeutic activity programme aims to improve and maintain mental, social, psychological & physical functioning and wellbeing and enhance quality of life. The Occupational Therapist assesses each resident to determine their abilities and activity needs and prescribes and plans the activity programming according to this. The Occupational Therapist integrates modalities such as multisensory stimulation, reminiscence therapy, music, pet therapy, cognitive stimulation, exercise and more into the activity programme. Besides therapeutic activity, the Occupational Therapist also addresses individual health or therapeutic needs such as fall prevention, assistive device prescription, compensatory/adaptive communication strategies and task adaptation as needed. The Occupational Therapist also provides training to staff and support, education or counselling to residents or families as needed. Occupational Therapy Services available to village residents: The Faircape Health Occupational Therapist based in the healthcare centre is available for individual consultation with village residents upon referral. Referral can be made based on needs related to fall risk, home safety, assistive devices, home & task adaptation, individual activity planning with cognitive impairment and driving ability concerns. If ongoing rehabilitation is required, the services of an external Occupational Therapist will be recommended.

Take-away Procedure Take-away procedure for regular takeaways: 1. Residents may book take away meals of the Daily Lunch Menu or the Cafe Menu. 2. Homebaked Bread will be cling wrapped – butter will be supplied. 3. Booking take-away meals must be done on the Meal booking sheet by 15:00 the day before the meal is required. 4. Because the quality of some meal items may be compromised when reheating, it is recommended that residents eat their meals in the dining room if possible. 5. Take-away meals may be collected from 13:00 the Food Services Manager in the dining area. 6. Take away container charges will apply, depending on the meals ordered. 7. Booked Meals will be labeled with Resident Name, Cottage Number, and signed of by the Chef to confirm good order. 8. Meals not consumed immediately must be refrigerated and stored below 4 degrees until ready to be consumed. 9. Meals must be removed from packaging before reheating. 10. Meals not consumed in 24 hours of collection must be discarded.

Pet Guidelines Onrus Manor is regarded as a pet friendly environment to be enjoyed by all Residents regardless of whether one owns or does not own a pet/s. Apart from the rules as contained in Clause 9 of the Conduct Rules we bring your attention to the following: • All dogs and cats to be photographed and registered at Reception. • No Resident may own or keep more than two animals. This rule includes cats. • Cats need to wear a collar with a bell to protect our bird life. • Owners who have dogs will be required to construct a suitable enclosure, as directed in the Architectural Guidelines, to allow their pets some freedom. Screeching and squawking birds e.g. African Grey parrots may not cause a nuisance to neighbours. If persistent and written complaints are received, the Trustees may ask the owner to remove the bird from the Village.

Garden Guidelines The Onrus Manor Conduct Rules provides that all common property is controlled and cared for by the Operator, (para 18.1 conduct rules) in the interest of all Residents. This is done in consultation with the Trustees of the Body Corporate. Garden areas in Phase 1 and 2 are restricted as described below in the two different phases. Onrus Manor employs the services of a professional garden maintenance and landscaping contractor. The contractor has developed an annual, monthly and weekly work cycle in respect of the gardens for both the common and “private” unit gardens. This includes the maintenance of lawns, pruning and weeding of gardens and general improvements of the common gardens. This schedule is monitored by Management and reported to the Trustees. Common/Public Gardens There are areas in the village which are focal points or areas which are highly visible to both Residents and visitors, found in both phase 1 and 2. The following guidelines are set in respect of these areas. •Basic maintenance of the common garden areas remains the responsibility of the Controlled Levy. •Only the landscaping contractor’s team will be allowed to work in these areas. •Any redesign or substantial changes will be done by the contractor based on a brief which has been given approval by the Trustees. •No additional planting or structures may be placed in these areas by any of the Residents. •Residents are requested NOT to give instructions to the gardeners in respect of the common gardens as this is strictly under management control. •Throughout Phase 1 external taps are installed specifically for the common areas by the Gardeners and not to be used by residents who have their own external water points. Private “Unit” Garden Guidelines: It is imperative to ensure harmonious integrated gardening and guidelines in a communal living environment, and we ask you to note the following: Roles and Responsibilities of the Gardening Contractor to Units:

•To mow the lawns of individual units and trim the edges of all flower beds once a fortnight. •To weed the lawns with herbicide in a spray application annually in spring. •Weekly removal of household refuse. •To spray the hard surfaces of individual units twice a year for weeds. •Provide advice to Residents on gardening and fertilising matters when requested. • Keep all roadways and pathways clean and weed free. Phase 1 (units 1–178) All garden areas in Phase 1 are common property, and as such are public areas. Gardens are restricted to the area defined in 4.12 of the “definitions” in the Conduct Rules : “gardens of each cottage shall extend to a point not exceeding 5 meters from the wall of the unit or to a point midway to the adjoining unit if that is closer, and to any vertical obstruction such as a retaining wall, steep embankment etc”. Below are the guidelines set out to manage these aspects of their gardens. • In Phase 1 no encroachment of vegetation beyond the areas described will be acceptable or encouraged. • All irrigation systems currently in place in Phase 1 were privately installed by previous residents and the Operator is thus not responsible for maintaining these systems. This is the responsibility of the Resident. Phase 2 (units 201-298) Most garden areas in Phase 2 are registered as Exclusive Use Areas. •Irrigation systems will be maintained according to your Life Right Agreement. All Units • The first 5KL water usage at your unit each month is granted free by the Operator. The objective being that this is for gardening purposes and you are kindly expected to make use of this free allocation for this particular intention. • All external taps, valves & water meters will be maintained by the Operator. These systems were installed by the initial developer. Maintenance department will carry out monthly water readings, normally mid-month. Residents are requested to be vigilant regarding water leaks as you unfortunately will be held responsible for the cost of any water registered on your meter as a result of a leak. www.faircapelife.co.za

• Residents who dig in their own gardens should be aware that there may be a water pipe just below the surface of the ground, which leads to their water meter. • No garden gnomes, figurines, features, pots, paving stones, gravel, bird baths, logs, wheel barrows may be erected or installed without consent from the Trustees. Any plant placed by a Resident within these areas should be compatible with the look and feel of the plant selection used in the communal gardens. Emphasis is on both indigenous and water-wise vegetation. or the Eskom electricity boxes. • No vegetation may be planted in such a way as to obstruct the security fence, street lights or the Eskom electricity boxes. • No barriers may be erected, constructed or grown unless by prior consent of the Trustees. The maintenance of such barriers constructed or grown will be the responsibility of the Resident. • No trees may be planted without prior permission from the Trustees who will engage with the landscaping contractor as to the suitability, with reference to roots systems, size etc. of the specific tree in question. • No trees may be cut down or shaped in any way without the express permission of the Trustees who will consult with the landscaping contractor as to the necessity of such action. • Shrubs planted on the perimeters of the property by Residents should be of such nature that the eventual size of these plants do not cause interference with the electric wires of the security fence. • Residents are discouraged to plant single shrubs on lawns and may be requested by the Trustees to connect such single plants into 1 cohesive flowerbed. • Excessive shaping of plants, i.e. creating “lollipops” will not be attended to by the landscaping contractor. • No poisonous or harmful pesticides may be used on the lawns. Only eco-friendly sprays and pesticides are permitted. • The upkeep and maintenance of garden beds and lawns in your private garden will be for the resident’s own expense, and the resident’s responsibility to instruct their “one-hour” gardener to deal with their gardens accordingly. You are again encouraged to plant a water-wise garden. • The Trustees reserve the right to request any changes or alterations within a garden. • Should you require any assistance in your cottage garden, you are required to give a brief description of the problem/issue and sign in your request into the Gardening Book at Reception. 26

Onrus Manor Body Corporate Guidelines for Additions & Changes Preamble: Guidelines for changes are in place to preserve the integrity and uniformity of the Village. • NO changes may be effected to the exterior of the Units without plan/sketch being submitted to the Trustees for consideration, inspection and written approval. Sketches/plans to be stamped and signed by at least 2 members of the Trustees and minuted at a Trustees meeting. • All approved exterior alterations or additions are to be finished in the same way as the rest of the Village. • All Life Right Holders need the approval fr interir changes from the OMLT as well as Body Corporate approval from the Trustees. Sun Room Phase 1 • Please refer to drawing 4.01. • Life Right holders require Body Corporate approval as well as pproval fromthe Onrus manor Life Right Trust. • No construction of sun rooms may commence prior to written approval by Trustees. • No construction may commence prior to handing in the approved Municipal plans to Trustees. • No construction may commence prior to signature of building rules. • Sun rooms may only be erected on the paved area under the pergola and may not exceed the outline of the bricked patio area which has been registered as part of your section. • Trustees to be informed at beginning and end of building process to allow them to inspect the quality of work carried out. Picket Fences • Please refer to drawing 4.05. • Picket fences may be erected around a small area of the garden out of view from the neighbours wherever possible and for the sole purpose of restricting a dog and allowing an area for “toilet purposes”. • If an owner of a section or Life Right no longer owns a dog or the Occupant passes away the picket fence has to be removed at the cost of the owner/Estate. • Owners must maintain the picket fence which has to be in good order, no rotten sections and paint finish must be in good condition at all times. • Picket fence areas have to include a gate to allow access for gardening staff with a lawn mower. • Picket fences may only be erected after written approval has been obtained based on a sketch and after inspection by the Trustees. • Preferable no picket fence may be visible from the road. • All picket fences are to be of a standard height, (1.2m high)(900m?) colour (white) and material (painted Aluminium/Timber or PVC). Garden Trellis • Please refer to drawing 4.08. • Sketch of proposed position to be approved by Trustees. (See pic of standard trellis permitted). Wooden & painted white. No metal structures which can rust will be permitted.
