We’re Alex and Thea, and we run La Côte Distillery. Alex started La Côte in 2016 and we’ve been growing ever since then. We produce Vodka and a range of Gins as well as hosting distilling workshops in our Gin Lab in La Motte Street.

Tell us about your Genuine Jersey Products

In the world of distilling, it’s rare to find a Gin producer that makes (not buys) their own alcohol. We’re a small distillery in the heart of St. Helier doing just that. We start with a quality malted barley and as grain-toglass distillers, we create and produce all of our alcohol from this. We brew it, ferment it, and distill it. Every single drop. We then create our Vodka and a range of Gins using locally grown and exotic botanicals. It’s hard work but it’s worth it. It’s not the easy way but it’s our way.

What’s new/what’s coming up? (100 words)

It’s not strictly speaking new, but it keeps us busy… We have a Gin Lab within the distillery where guests join us for workshops, learning about the art and science of grain to glass distilling. They can choose from over 70 botanicals to distill with, and will create their own custom spirit to take home. We even encourage guests to bring their own home grown botanicals! We are also progressing plans for our field and have planted a number of Blackthorn trees so fingers crossed plenty of sloes this year, and plenty of sloe gin! We’ve also got some other new spirits in the pipeline. Can’t share too much! But our new equipment has given us more opportunity to create some really exciting things. Watch this space…

ON ANOTHER LEVEL

One of the most well-used expressions in the estate agent lexicon is “location, location, location.” It is, of course, an important element of somewhere you’re looking to put your lounge, bed and kitchen. MORTGAGE market update

This year seems to be turning into a roller coaster of predictions and counter predictions in respect of the overall cost of servicing a mortgage and the period over which borrowers are best advised to fix their interest rates.

A TIME OF CHANGE

It all started with Labour’s Autumn budget, moving erratically into Donald Trump’s return to the White House, increases in import tariffs for the US and their subsequent partial withdrawal, the continuing war in the Ukraine and now the Israel / Iran conflict.

The global repercussions of all of these will impact badly on our energy bills, savings, mortgages and growth at a time when things seemed to be getting better for the UK economy and in particular the promise of lower interest rates on all borrowings, both personal and for house mortgages.

BANK OF ENGLAND BASE RATE

Hopes of the Bank of England continuing with base rate cuts from the current 4.25% have been dashed for the time being, as fears of rising inflation have increased and stock markets remain in turmoil.

It must be remembered that the Bank’s main task is to keep inflation at 2% over the medium term, although it would seem that this is stuck at 3.5% for the next few months, so making the task of the Monetary Policy Committee that much more onerous.

Market commentators, however, are still maintaining that quarter per cent cuts could be introduced at the August and November meetings of the MPC, so reducing Base Rate to 3.75% by year end.

JEAA COMMENT

Looking at the Jersey market, John Quemard, chairman of the JEAA comments:

General enquiries continue to improve as confidence slowly returns to the market”. He further added; “This is a positive indicator that people are ready to buy a property as long as it is sensibly priced and there is competitive lending available to them. With the added hope that interest rates will reduce further we hope to see this positive trend continue”.

ROYAL COURT TRANSACTIONS

This is certainly reflected in the transactions that passed through the Royal Court in the fortnight ending 30th May, where 52 freehold properties changed hands with notably 9 of these in the range from £1m to £6.2m.

In addition to the Royal Court transactions, there are also those that are share transfer which are not recorded in the Public Domain, and these will add at least another 25% to the total activity.

PROPERTY ON THE MARKET

A check of places.je shows that there are currently 1789 residential properties that are on the market. This figure is slightly higher than the previous month and clearly shows the significant increase in overall activity this year.

Highlights include:

154 apartments priced up to £300,000

340 apartments and houses in the range £500,000 to £700,000

363 apartments and houses between £700,000 and £1m

193 apartments and houses between £1m and £1.5m

182 apartments and houses between £2m and 5m

38 houses between £5m and 10m

Asking prices are generally still too high and many purchasers need to negotiate realistic reductions if they are to match purchasers’ expectations and lender criteria.

IMPROVED LENDING CRITERIA

We are starting to see noticeable reduction to stress testing of local banks in recent months, this is enabling some people to borrow more. These changes have come about following a relaxation of stress testing rules by the Financial Conduct Authority in the UK introduced over ten years ago to ensure that a mortgage remains affordable for a borrower.

INTEREST RATES FOR JULY

There has been slight increases in some interest rates that are available from the island’s seven main mortgage providers, and these should be regarded as being the norm for the foreseeable future.
