'm amazed that it's been twenty years since we first had the privilege of working with some of the North Coast's most respected community estates, many of which are featured in this edition! Seaward Estate was our very first estate magazine, and we still publish it today. Simbithi was our second and is also still published and distributed to owners. I love that over the years we've worked with Wim and Olivia at Palm Lakes (amazing people), Vic Bonsor at Cotswold Downs and many, many more. Each estate has had a unique identity and special people we get to work with, and they all share a common thread in how they bring people together.

When we started Seaward Press, there were no other KZN estates producing magazines for their residents. Most communication was marketing-driven or brochure-style material. The idea of an ongoing publication that shared news, board insight, updates, and the stories of the people who lived there was something different. It marked a shift from simply promoting estates to communicating with the communities living inside them. In many ways, it reflected the progressive thinking of the estates themselves, several of which were early adopters of our estate-based magazines on the North Coast.

Working with estates, their management teams and boards, I've loved seeing how these communities have matured. Over time, you begin to see how these places develop a character and rhythm of their own. The fundamentals that attracted people to estate living twenty years ago remain the same today. Safety, well-maintained environments,

shared infrastructure, and the reassurance that standards are upheld continue to form the backbone of these communities’ success.

What has changed is the level of sophistication around how estates are managed. Residents today are well-informed and engaged in many estate matters. Governance, compliance and long-term planning are discussed, and even debated, with a level of understanding that did not exist two decades ago. Management teams have grown into highly professional roles that work with homeowners to address the more business-like aspects of estate life while also balancing residents' expectations with the realities of budgets, infrastructure and long-term sustainability.

Looking ahead, it is exciting to imagine where this journey goes next. Having been part of it for two decades, one cannot help but feel optimistic about what lies ahead for these remarkable communities.

As you turn the pages of this edition, you will see many of the ideas brought to life. Estates shaped by vision, communities built around shared spaces and landscapes, and environments carefully managed to stand the test of time. Each story is different, yet together they speak to why life on these estates continues to mean so much to the people who call them home.

Key Tax Changes & What That Means

The 2026 National Budget introduced several important tax changes, many of which provide meaningful relief and new planning opportunities for South African taxpayers. The focus this year was less on increasing tax rates and more on adjusting thresholds, modernising tax administration, and encouraging savings.

One of the most significant changes affects VAT registration. From 1 April 2026, the compulsory VAT registration threshold increases from R1 million to R2.3 million, while the voluntary registration threshold rises from R50, 000 to R120, 000. This change reduces the administrative burden on smaller businesses and increases flexibility for growing enterprises before entering the VAT system.

Tax-free investment limits have also been increased. The annual contribution limit rises from R36, 000 to R46, 000, allowing individuals to build wealth more efficiently in a tax-free environment. In addition, the retirement fund contribution deduction cap increases from R350, 000 to R430, 000 per year, providing further incentive for taxpayers to prioritise retirement savings while benefitting from tax deductions.

Property owners also benefit from an increase in the capital gains tax primary residence exclusion, which rises from R2 million to R3 million. This adjustment reflects the long-term growth in property values and reduces

the tax burden when selling a primary residence.

Estate and donations planning opportunities have improved as well. The annual donations tax exemption increases from R100, 000 to R150, 000, allowing individuals to transfer more wealth tax-free each year. However, the government has introduced a limitation on donations to non-resident spouses, meaning these transfers may now attract donations tax. Medical scheme members receive modest relief, with monthly medical tax credits increasing to R376 for the main member and first dependant, and R254 for each additional dependant.

The government also introduced important administrative and regulatory changes. The diesel refund system will move to a separate process outside the VAT system, requiring affected taxpayers to register and claim through a dedicated platform. In addition, crypto asset service providers will be more formally regulated, improving oversight and compliance.

Overall, the 2026 budget introduces several positive adjustments for taxpayers, particularly in the areas of investment, retirement, and estate planning.

These changes create valuable opportunities for tax-efficient wealth creation while reflecting the government’s broader effort to modernise and strengthen the tax system.

At The Cavern

My partner and I love exploring new places, so we made a trip to The Cavern. We arrived at 14:00, perfect timing for check-in. The staff welcomed us warmly, gave us a thorough intro, and even helped with our bags. Our room overlooked a serene stream running through a beautiful gorge, surrounded by lush greenery.

Before unpacking, we went exploring and stumbled upon a hiking trail leading to natural pools. I was six months pregnant at the time, but that didn't stop me from enjoying the stunning scenery, birdlife, and flowers. After our adventure, we relaxed and explored the lodge, ending up at the surreal Cavern Bar, a man-made cavern. We met a lovely couple and enjoyed a delicious

dinner, with a buffet and menu options. The next morning, we watched the sunrise over coffee on the porch, then enjoyed a hearty breakfast. We explored, had spa treatments (my partner even fell asleep during his massage!), and lounged by the pool. Saturday night's dinner was amazing, with a salad bar, menu options, and decadent dessert.

Sunday morning, we joined a complimentary yoga class, which was a great way to start the day. We packed up, had breakfast on the deck, and reluctantly left the resort. The food was incredible, with plenty of options to suit every taste. The staff were attentive and friendly, making us feel right at home. The surroundings were breathtaking, with lush greenery and stunning views everywhere we looked.

We were sad to leave, but the stay left us feeling ready to take on the rest of the busy month ahead. The Cavern is an absolute dream, and I look forward to returning with my family. If you're looking for a relaxing getaway, I highly recommend it!

Creating spaces where life unfolds beautifully, with a focus on atmosphere, balance, and warmth, by Styling Spaces.

Imagine transforming your space into a haven that reflects your story, from initial concept to final flourish. Interior Designer Wendy Francis, from Styling Spaces, has done just that in a contemporary home situated in the lush Garlington Estate in the Midlands.

Wendy’s journey began on a sugar cane farm on the South Coast of KZN. After living in Kloof, she settled in Hilton at Garlington Estate, where she enjoys the Midlands’ outdoor lifestyle with her husband. Styling Spaces was born from a lifelong belief that our surroundings hold a quiet power to influence our mood and tell a story. For Wendy, the design is more about creating places where life unfolds beautifully. Her work is not simply about décor it is about atmosphere, balance, and the subtle elements that bring warmth and meaning into a home. Whether refreshing a single room or thoughtfully elevating an entire home, Wendy approaches each project with heart, creativity and a deep respect for clients’ stories. This philosophy was central to “House E”, the main focus of her recent work. Purchased as an empty shell, the project required a complete refurbishment to create a home that truly breathes. The brief was to design a space for a young professional family that allowed for easy movement and minimal clutter. Weekends are centred around their three children and their friends returning from boarding school, making the open-plan living areas and outdoor pool essential for entertaining. To bring this

vision to life, they focused on several key transformations: the kitchen was refurbished by McGee Kitchens, where Wendy introduced a gorgeous green paint colour, new appliances, and light pendants from Nolden Bros. The space was finished with new counter stools designed by the Woodbender. A new sunroom was installed to provide additional space and natural light, and the wall of glass doors floods the patio with wonderful views and light, creating a sanctuary for gatherings. Wendy worked closely with M&V Custom Furniture to create bespoke oak bedroom desks, a coffee table, and a black drinks cabinet. On the patio, they refurbished and restored a large dining table to give it a more modern feel.

Throughout the home, a mix of faux leather, wood, wicker, glass, and wallpaper was incorporated. In the dining area, a custom table from M&V Custom Furniture is paired with upholstered chairs from Leisure Lounge while a Bouclé rug from Homestead Designs and lounge rugs from Hertex anchor the spaces. In the main bedroom, the goal was to create a space that felt personal and comforting without being overly themed. The owner wanted a light-filled bedroom, evoking an emotional feeling of calm and comfort. Using neutral tones as a backbone, the upholstered headboard blends in easily with the surrounding décor and the layered white bed linen and throw, making the design element of comfort visual and physical. The generous curtains are full and adds a lovely ceiling-tofloor finish, while the repetition of colour, existing bedside tables with new lamps, various textures on the rug, cushions, lampshades, and linen all move away from a theme-based room.

Decorating a young girl’s bedroom is always a special process, especially when she gets to choose her own wallpaper, the “Palm Leaves”, from Cole & Son. The beautiful soft texture of the headboard fabric from St Leger and Viney, “Summit Rose”, allowed them to complement the wallpaper without overpowering it. Wendy’s perspective remains shaped by her travels and exposure to different cultures and people. These experiences taught her the value of grounded, organic beauty and the importance of creating intentional rooms. Ultimately, a home should be a place where every room has a purpose for easy living.

It is about atmosphere, balance, and the subtle elements that bring warmth and meaning into a home.

MASTERPLANNING MILESTONES IN

Three Estates. Seven Decades. One Coast.

There is a rare numerical symmetry unfolding along the North Coast this year. Three landmark residential estates are celebrating decade milestones: Zimbali Estate turns 30, while Palm Lakes Estate and Brettenwood Estate mark 20 years. Together, these anniversaries reflect longevity while charting the evolution of estate living in the region, from pioneering eco-conscious masterplanning to multigenerational, family-centred communities, and underscore how Ballito has matured into one of South Africa’s most established lifestyle destinations.

Zimbali Estate: 30 Years of ‘Living in Harmony with Nature’

Three decades ago, when estate living in South Africa was still largely defined by walls and access control, Zimbali Estate was envisioned differently. Conceived in the mid1990s and formally set in motion in 1996, it introduced not just a residential development on the North Coast, but a philosophy: “Living in Harmony with Nature.”

From inception, environmental stewardship was not an afterthought but a foundation. Planning began in 1994–1995, with governance and ecological oversight embedded early through the establishment of the Zimbali Estate Management Association. Full town planning and environmental approvals followed in 1996, anchoring a disciplined, longterm vision. Rather than clearing the coastal forest, the development embraced it; wetlands, dunes and ecological corridors were preserved, shaping an integrated landscape where architecture and environment exist in dialogue. The late 1990s saw the first homes rise amongst the trees, the completion

of Zimbali Lodge and the creation of the Tom Weiskopf-designed golf course. What had been conceptual became tangible; beach, forest and championship golf woven into a secure, master-planned environment supported by hospitality and leisure infrastructure.

Challenges came early. In 2000, devastating floods destroyed the golf course. It was rebuilt stronger and more resilient, symbolising the estate’s underlying confidence. A pivotal infrastructural milestone followed with the diversion of the M4 and the unification of the East and West Estates through the North and South Gate entrances, consolidating Zimbali into a seamless coastal ecosystem.

The development of the Fairmont Zimbali Hotel precinct elevated its international profile, reinforcing its stature as both a premier residential address and a coastal destination.

Although ownership transferred to the current Capital Zimbali Hotel,

the presence of a luxury hotel within the estate precinct permanently enhanced its profile and amenity depth. By 2010, primary development concluded, and stewardship fully transitioned to the Zimbali Estate Management Association, marking its evolution from a developer-led project to a community-governed legacy.

Over time, the resident profile has broadened from leisure-focused homeowners to a multigenerational community of families, professionals, entrepreneurs and retirees. Wellness, recreation, hospitality and daily convenience now form part of a holistic ecosystem underpinned by strong governance, architectural oversight and advanced security. A strategic rebrand in 2022 reaffirmed the estate’s vision and values, aligning its mature legacy with future aspirations.

Thirty years on, Zimbali Estate stands as an established coastal institution. Its legacy lies in proving that conservation strengthens value, that governance safeguards identity, and that estate living can be immersive, experience-driven and environmentally responsible. Having helped define North Coast estate living, it now enters its next chapter grounded in continuity, care and conscious renewal.

Where Families Flourish: Palm Lakes Turns 20

Marking its 20th anniversary this year, administration manager of Palm Lakes Family Estate, Wilma Prinsloo, reflects on a vision that began with a simple but ambitious idea: to create a countryside lifestyle on KwaZulu-Natal’s North Coast without sacrificing modern convenience.

Two decades ago, the developers recognised the region as one of South Africa’s premier lifestyle destinations. The brief was simple but deeply intentional: to create a clubhouse that feels like an extension of home. We didn’t want a formal or corporate-style estate facility. Instead, the vision was to design a central meeting space where homeowners could gather comfortably, whether for estate events, watching sports together, hosting birthdays, or simply enjoying a coffee while overlooking the water. Every design decision was guided by that idea of warmth

over formality, comfort over showmanship, and a layout that allows homeowners to entertain friends and family as if they were in their own living room.

The Island Dam Clubhouse follows a modern farmhouse aesthetic, reinforcing Springvale’s coastal-country identity. Open roof trusses, layered textures, stone cladding and natural finishes create depth and authenticity, while gum poles and Duzi gravel introduce a relaxed country feel. Landscaping plays a key role in softening the architecture. A beautifully considered walkway meanders down toward the Island Dam, grounding the space in nature and reinforcing that sense of calm, country-inspired charm.

Some say people living on the Kirtlington Park equestrian estate in Hillcrest have forgotten that the rest of the world exists. Driving through the entrance off Inanda Road, and being instantly immersed in peace and tranquillity, it’s easy to understand why this is widely considered the most desirable equestrian estate in the province.

A forested area where duiker and other small wildlife roam freely, with large paddocks and bridle paths that run throughout the estate, regularly sees families and horses out walking. No homes are fenced in, creating a sense of openness and space, and a picnic area by the dam within the estate offers residents a secure space for leisure.

Featuring 28 stables, dressage and jumping arenas, grooms’ quarters, and a clubhouse and tennis court, the estate’s equestrian facilities are the real drawing card for avid riders. It also allows up to two registered pets per household, including cats and dogs, and comprehensive security measures are in place to ensure resident safety. We visited South African Grand Prix dressage rider Gen McNeill to get a first-hand account of why she and her husband decided to put down roots in an estate like this, as opposed to one with nearby external equestrian facilities. The McNeills were one of the first families to settle here 25 years ago, when much of the estate was still under sugar cane.

Therapeutic Value

They chose a plot of land within eyesight of the stables, so today Gen can see and make eye contact with her horses through her home office window. “Having horses and living with them is very special – I’d be lost without my horses,” she says.

Gen has been sporty and highly energetic all her life. Running her own business, she’s flat-out busy all day. Starting her day with riding, especially focused dressage training, brings peace to her mornings.

In the evenings, Gen caps her day with a hearty goodnight to her horses usually around 18:00, sometimes sharing a cup of tea with them.

Although she’s a competitive rider who has represented KZN for the last 15 years and is currently the top-ranked provincial Grand Prix rider, to Gen, her horses are not just a sport; they are part of her life.

Practical Advantage

She explains that with 120 homes but only 28 stables, living on this equestrian estate is like golfestate living, where only a small percentage of residents actually play golf.

“Ninety per cent of people live here for the ambience,” says Gen. For her, as one of the lucky few to own two stables on the estate, the biggest bonus is that the stable association, made up of everyone who owns and keeps horses on the estate, maintains the area with pooled expenses. In addition, knowing that her horses are well cared for when she goes away provides major peace of mind.

“Safety on the estate,” Gen says, “is unreal.” Women and children can safely go hacking in the estate and

know that should they fall off, their horses would simply run back to the stables without the risk of being hit by a car.

“We have an old-fashioned village sense of community here. Because of the stables, we always have people around. One can get quite isolated keeping horses on their own property,” she says.

Life along the KZN coastline has a rhythm all its own. Warm ocean air, long summers and an outdoor-centric lifestyle make it one of South Africa’s most desirable places to live. But for homeowners on the coast, that same ocean air brings a hidden challenge: persistent humidity.

Even in beautifully designed homes with generous overhangs, open-plan living and strong indoor-outdoor flow, humidity has a way of lingering. It changes how a space feels — turning light, airy interiors into rooms that feel heavy, sticky, and harder to cool. Air conditioners work harder, electricity costs climb, and the relaxed beachside lifestyle starts to feel anything but effortless. “Humidity” is the amount of moisture in the air, with the ideal relative humidity ranging between 40% and 60%. In this range, air feels fresh and breathable, allergens like mould and dust mites are less likely to thrive and cause respiratory irritation, and your home’s finishes and furnishings remain intact.

By contrast, typical coastal conditions in the KZN mid-to-upper north coast are much higher. Long-term averages in Ballito sit around 77% humidity throughout the year, with peaks above 80% during summer. Homeowners are familiar with the tangible signs of excess moisture: towels that never dry, paint that bubbles, metal fittings that corrode, cupboards that develop a musty smell, and soft furnishings that don’t quite feel fresh. Left unmanaged, excess moisture shortens the lifespan of finishes, furniture and appliances, increasing maintenance and renovation costs in homes designed to be enjoyed, not constantly repaired.

Architects working in KZN typically start with passive design principles. Thoughtful orientation, deep eaves, louvred screens, shaded landscaping and breathable materials all help reduce the heat and moisture entering the home. These strategies are essential, but they often need support during the most humid months of the year.

Modern humidity control offers that final layer of comfort. Discreet dehumidification systems quietly remove excess moisture from the air, creating interiors that feel cooler, lighter and more comfortable, without relying solely on air conditioning. Dehumidifiers work by absorbing and cooling humid air using a refrigerated coil. This cooling process causes moisture in the air to condense into water droplets, which are then collected in a reservoir or removed through a built-in drainage pump, depending on whether you have a portable or mounted dehumidifier.

The dehumidified air is then heated to room temperature and released back into your living space. You can view the current relative humidity and set a target humidity for greater control. Some dehumidifiers come equipped with an air filter that also traps any dust and debris.

They can both remove moisture and freshen the air, but where air filters are fitted, they need to be replaced every two weeks to work effectively. When air is drier, ceiling fans and air circulation work more effectively, allowing homeowners to enjoy wellventilated, open spaces while keeping energy use in check. The lifestyle benefits are instantaneous and tangible. Laundry dries faster without tumble dryers, indoor air smells cleaner, and mould and dust mites, common triggers for allergies, are kept at bay. Most importantly, homes retain that calm, resort-like feel that coastal living promises.

Tell us a bit about yourself and your estate

I grew up in Hillcrest when Plantations were just sugar cane fields. After university, I lived abroad for 15 years. My husband and I arrived back in South Africa in 2013 (after eight months living in Madagascar) with a seven-month bun in the oven! We now have two children: a 10-year-old daughter and a 12-year-old son.

Plantations Estate is entering its 24th year! We are about to start developing a clubhouse facility, which will include a pool, a Pickleball court, and a residents' braai area. Phase 2 will include a gym. We are very excited as this is the one thing we needed, and it's finally time!

How did you end up being the estate manager for Plantations Estate?

My career path began in the UK, where I spent nine years delivering maintenance, cleaning, landscaping and security across various commercial sectors. I then moved to Dubai, where I worked delivering these services within various residential communities with a total of 14,500 villas, along with managing mobile maintenance teams for 500 retail and F&B outlets.

My parents lived in Plantations, and when we returned to South Africa, I used to drive through the estate to visit them, envisioning what I would uplift, change and deliver. When they were looking for a new estate manager, they contacted me to come

in for an interview, and I’ve been having the best time here since, implementing that vision! In March this year, I will have been at Plantations Estate for eight years.

What do you love most about your job?

You’ll always hear it from estate managers — it’s the diversity of each day. We are out and about on our estates, and we get to juggle both working with people from residents and their visitors, to various service providers and staff, as well as troubleshooting, strategising, delivering financial objectives and budgets, long term plans, projects, and visions ensuring we not only keep everyone happy, but maximise the return on the investment for owners, ensuring we keep improving their homelife and their investment value.

What challenges do you face as an estate manager?

I think it’s the unrealistic expectations of some residents of an estate manager's role, in that we should know the solutions to everything — like finding and penalising those residents who let their dogs foul in common areas under the cover of darkness — by being able to trace it back to the dog and owner, hahaha!

What makes Plantations Estate special to you?

It’s absolutely beautiful! The Tuscan architecture and aesthetics give it such a unique feeling when you are here. The forest trails and natural beauty of the conservancy are magical. I’m one of the lucky estate managers to have a supportive and collaborative Board of Directors who, along with my team, make every day here a pleasure!

Unlawful Removals A AgainstWarning

In Trustees of Drakensberg Body Corporate and Others , the Gauteng Division of the High Court set aside a Community Schemes Ombud Service (CSOS) adjudication order and reinstated trustees who had been unlawfully removed from office at a Special General Meeting (SGM). The judgment highlights serious governance failures within the scheme and clarifies the limits of managing agent authority, the owners’ rights, and the legal protections afforded to trustees.

The appellants, long-standing owners in the Drakensberg scheme, were elected as trustees in December 2020. During their tenure, they successfully challenged the conduct of managing agents in the High Court, obtaining orders compelling the production of financial records and removing a managing agent for serious non-compliance. Shortly thereafter, a group of owners requested that a SGM be convened to remove the trustees. When the trustees declined to do so on the basis that the request was unlawful, the managing agent proceeded to convene the meeting on the instruction of a non-owner. At the SGM held on 7 November 2023, the trustees were removed from office. CSOS later confirmed their removal, prompting an appeal to the High Court.

The High Court found that the CSOS adjudicator committed multiple errors of law. Crucially, the court confirmed that managing agents may not act independently of trustees or take instructions from non-owners when convening meetings. The court also emphasised that owners who request a SGM must convene it themselves if trustees refuse, and must

comply strictly with the requirements of the Sectional Titles Schemes Management Act (STSMA) and its regulations. Failure to do so renders such meetings invalid.

Of particular importance was the court’s finding that the meeting’s agenda was fatally flawed. The removal of trustees was not properly included as a motion, making the resolution unlawful. As a result, the High Court set aside the CSOS adjudication order and reinstated the trustees with immediate effect. The respondents were ordered to pay the costs of the appeal.

The decision reinforces fundamental principles of Sectional Title governance. Trustees cannot be removed through procedural shortcuts or power plays. The law requires transparency, proper notice, and strict compliance with prescribed processes. Managing agents are service providers, not decision-makers. Acting outside their mandate exposes schemes to serious legal and financial consequences.

This case underscores the importance of understanding roles within Sectional Title schemes. Owners, trustees, managing agents, and CSOS each have defined powers and responsibilities. When those boundaries are ignored, courts will intervene.

This judgment restores confidence in lawful governance. It confirms that trustees are protected from unlawful removal and that Sectional Title schemes must be managed in accordance with the Act, not convenience or personal agendas.

As we move further into 2026, South Africa’s residential property market is entering a more disciplined phase. The margin for error is narrowing as buyers are more selective, and capital is more cautious. Performance is increasingly concentrating on developments that are precisely aligned with real demand. From our national research, these trends are shaping the residential property landscape.

Affordability remains important, but it is no longer the only driver. Buyers are increasingly seeking homes that “work”, meaning well-designed spaces that support hybrid working, storage needs and long-term occupation.
