GENERAL MANAGER Spring has sprung! Looking at the amazing photographs in this month’s edition, it is clear that our fauna and flora are excited for the new season. It’s always great to see our wildlife enjoying Simbithi, and I am sure as the weather begins to warm up, we’ll see more of our community out and about on the Estate.
While you are out and about, you might notice our new dam signage. All 26 of our dams now display more prominent signage with a legend depicting activities permitted in, or near, the dam. We have already had some encouraging feedback, with residents excited to learn the names of our dams. Well done to
our environmental team for executing this project. The team is also reviewing our trail signage, working with marketing to create a refreshed collection of signs that are more informative and interactive. We are also considering several digital elements to the roll-out early next year, in line with our strategic initiative to harness technology. We recently completed our second successful grassland burn. Thank you to residents in the vicinity for your patience and understanding; this practice is necessary to keep our grasslands healthy. When the spring rains arrive, this will signal new, green growth and the cycle will recommence. There are several projects underway this quarter. The Heron Community Centre solar project is nearing completion, 5

Disappointingly, our team is receiving increased complaints of loud music, shouting and screaming at properties. This is misaligned with our value of respect, and causes unreasonable disturbance, inconvenience and annoyance. Residents, if you are hosting a

Golf Carts Only electric Golf Carts are permitted. It is compulsory for every golf cart used on the Estate to have adequate, public liability insurance. In accordance with our revised rule, proof of adequate golf cart insurance must be supplied to

Club General Manager I would like to share an abridged version of my GM’s address at our recently held AGM, with the entire community.
Residents, Members and Colleagues, thank you for joining us this evening. It is always a privilege to stand before you and reflect on the progress, achievements and challenges of our Club. I will take my written report as read and use this opportunity to focus on several key themes that emerged during our recent member and resident engagement sessions. This evening I would like to focus on four areas: • Our People • Key Operating Metrics
• Maintenance, Capital Investment and Asset Sustainability • The Sports Centre One of the recurring themes raised during our engagement sessions was that we do not always communicate enough of the positive work taking place within the Club. My objective this evening is therefore to provide greater insight into that work, highlight progress made, address some concerns and explain the initiatives underway to ensure the long-term sustainability of the Club. Our People People remain the Club's most important asset, and maintaining a stable, capable and accountable workforce remains a key priority. The Club employs more than 100 permanent employees across hospitality, golf, sports, maintenance and administration.

FROM THE CLUB GENERAL MANAGER Over the past three years, the Club experienced 58 employee separations through resignations, disciplinary processes, mutual separations and other employment-related circumstances. While employee movement is a reality within the hospitality and leisure industry, these figures provide valuable insight into both the challenges experienced by the Club and the measures implemented to strengthen accountability, consistency and performance.
studies, self-employment and personal circumstances. Importantly, the Club's front-of-house separation rate has averaged approximately 17% per annum over the three-year period. Within the hospitality sector, this represents a relatively stable workforce position..
The highest level of employee movement occurred within the Food & Beverage operation, which accounted for approximately half of all staff departures during the period. While this created operational challenges, it also provided an opportunity to strengthen systems, improve accountability and develop internal talent.
Key Operating Metrics Turning to our operating performance, the numbers tell a positive story of growth and resilience. Golf rounds have increased from 33,384 in 2022 to 37,668 in 2026, while golf membership has grown from 975 to 1,070 members during the same period.

FROM THE CLUB GENERAL MANAGER in 2026, with Heron covers growing from 33,731 to 51,373. Food & Beverage revenue increased from R19.3 million in 2022 to R32.7 million in 2026. Average revenue per cover grew from R144 to R195, reflecting improvements in pricing strategies, product mix and operational execution. Most encouraging is that revenue growth has been accompanied by improved operating efficiencies. Gross profit improved from 48.07% in 2025 to 48.52% in 2026, while the wage-to-revenue ratio reduced from 38.17% in 2022 to 32.22% in 2026. These operational improvements, together with the contribution from family memberships and entrance fees, have assisted in producing a favourable financial outcome for the Club. I will now allow Etienne to take you through the audited financial statements in greater detail.
Maintenance, Capital Investment and Asset Sustainability One of the less visible but most important areas of investment during the year has been the Club's capital expenditure programme. While members naturally notice investments in facilities such as the gym, furniture and sporting amenities, a significant portion of our capital spend has been directed towards the infrastructure that supports daily operations. To date, the Club has invested approximately R1.23 million against an approved annual CAPEX allocation of R3.5 million. Much of this expenditure has been directed towards essential infrastructure including roofing, electrical systems, air-conditioning equipment, IT hardware, POS systems, security infrastructure and operational kitchen equipment.

FROM THE CLUB GENERAL MANAGER A significant investment this year will be the upgrading of the Club's security systems, including the replacement of the camera server and related infrastructure. These improvements strengthen the protection of members, staff and Club assets. Similarly, investment in technology and operational equipment ensures that our golf, administration and Food & Beverage operations continue to function reliably and efficiently. Management's approach remains straightforward: invest where necessary, maintain what we have, challenge expenditure where appropriate and ensure every rand contributes to the Club's long-term sustainability. Sports Centre The establishment of dedicated focus groups within both the Gym and Bowls sections has proven extremely valuable, and I would like to sincerely thank all members who have contributed their time and expertise. 21
FROM THE CLUB GENERAL MANAGER Bowls & Padel The Bowls Working Group has worked closely with Management to improve the condition and playability of the synthetic green. While work remains ongoing, encouraging progress continues to be made and participation levels are steadily increasing. As the bowls section grows, additional opportunities within the pavilion hospitality offering will also need to be explored. In Padel, member concerns regarding surface flat spots are being addressed with our service provider. Both Management and the contractor remain committed to ensuring the courts meet member expectations. Tennis & Squash Like golf before them, newer sporting codes require time, patience and continued investment before participation levels mature. While squash has attracted a small number of external members,
tennis and Padel remain largely resident-driven activities. A number of initiatives have been introduced to encourage participation, including reduced Padel rates during off-peak periods and complimentary tennis during a trial period. While interest has improved, participation levels remain below original expectations and management continues to explore opportunities to stimulate greater utilisation. Gym & Lap Pool Working closely with the Gym Focus Group, Management has identified equipment replacement priorities while also refurbishing existing equipment to extend its useful life. The next phase of development will focus on improving the overall look and feel of the facility through refreshed décor, improved finishes and upgraded ablution facilities. 22
FROM THE CLUB GENERAL MANAGER The gym remains one of the most utilised facilities within the Sports Centre and will continue to receive ongoing attention and investment. Looking Ahead Despite challenges experienced in certain sporting codes, the Directors and Management remain committed to the long-term success of the Sports Centre. The facility was developed primarily as a member amenity, and its future success will ultimately depend on member participation and support. Management and EXCO continue to evaluate alternative operating models to ensure the Sports Centre remains sustainable while delivering value to members. Closing Remarks Residents, Members and Colleagues,
As I reflect on the past year, I believe the Club can be proud of the progress that has been made. We have addressed difficult issues, improved our operating performance, invested in critical infrastructure and continued to strengthen the Club's foundations for the future. While challenges remain, we have clear plans, a committed team and a shared vision for the future. On behalf of Management, I would like to thank our staff for their dedication, our Directors for their guidance and support, and our members and residents for their continued engagement, support and trust. The Club remains in a strong position, and we will continue to focus on enhancing the member experience, strengthening our operations and ensuring long-term sustainability. Thank you for your support and for the opportunity to serve this great Club.

Golf Chairperson Congratulations to all the winners of our Senior Club Championships, held over the weekend of 15-16 August. Thanks to everyone who participated so eagerly and in great sporting spirit. A special thank you to Adriaan, Shanel, Anele and their team for the effort they put in to make this a special and memorable event. The course was in excellent condition; once again thanks to Amos and the Matko team for all the hard work in preparation. The ambience, spirit and comradery watching the final competitors come in just personified the spirit of Simbithi. Very proud to be part of it! Thanks to everyone! Accolades must also go to the Club Captain, Pieter Van der Westhuizen and Adriaan for their efforts in securing top class sponsorships for the Friday Meat Competitions. We have almost every Friday of the month covered by superb sponsors who we are proud to be associated with. The Club has recently completed a rigorous tender process for the replacement of our fleet of golf carts, and I am pleased to report that we can look forward to enjoying the new

Finally, thanks to all involved in the rehabilitation of the banks of the irrigation dam on the 16th hole, job well done! During the next week or so, we will be lowering the water level on the 17th dam to conduct inspection on the condition of the bank of the green below water level. This will allow for proactive remedial work to be planned before we experience a similar event to the 16th.

Simbithi CC hosted our first PGA KZN Pro-Am tournament over 20 and 21 July, hosting 18 Pro golfers from our province, which included 18 amateur golfers. Our own Robin Rigney with partner Kevin Stone won the better ball competition. Michelle Dold won the amateur IPS competition. Simbithi CC held our Senior Club Champs over the weekend of 15-16 August with 79 participants. The course was

August was a quiet month with a week of cooler weather and rain which the golf courses really needed. Here at Simbithi, we hosted our Senior Club championships in August, which was well supported. We would really like to see it grow annually. This month, we are hosting the Central B league players at our Club for league. Our Simbithi side has already won the league this year, which is a great

GOLF achievement for the Club and the players’ commitment to our league team. Our Ladies clinic is also underway every Wednesday from 09:00 – 10:00. Ladies, if you already play and would like to practice your skill, or if you’re new and would like to learn to play golf, please come and join the sessions. We would love to have you! September brings International Day, a fantastic members’ event and absolute highlight on our calendar. Be on the lookout for information closer to the time, so you may sign up.
In conclusion, thank you to all our members who voted for us: we won our second consecutive Best Golf Course in the Best of Ballito 2026 Awards, which we are very pleased with! Our Pro Shop also earned third place in the Best Golf Store category; we’ll aim for first, next year, for a clean sweep. SPORT UPDATE
We are very pleased to see residents making the most of the free tennis offering, with a noticeable increase in court usage and more families coming down to enjoy afternoons together at the Sports Centre. It has been fantastic to see the courts being used and enjoyed by the community. We are also grateful for all the positive feedback and suggestions received regarding the ongoing gym upgrades. Alongside the new equipment, we have been refurbishing and repainting selected existing equipment to improve the overall look, feel and functionality of the gym. We appreciate your patience while these improvements are taking place and apologise for any inconvenience caused during the upgrade process. Thank you to all our residents for your continued support and feedback. It helps us continue improving our sporting facilities for everyone.

August was an exciting month for the Club, with a variety of events and activities creating a vibrant atmosphere for our members and guests. A particularly exciting addition has been René Tshiakanyi’s Mambo Italiano, who has brought a festive Italian vibe to the Club, adding a fresh and enjoyable element to the month’s offering. We have had a great time preparing for the upcoming SA vs NZ Greatest Rivalry Rugby games, which will be screened on the large screen. We look forward to creating an energetic and social atmosphere around the
games, encouraging members and guests to come together, enjoy the sporting action and make the most of the food and beverage offering. Although August brought a few particularly chilly days, we have been pleased with the overall turnout. The colder weather has not prevented members and guests from supporting the Club’s events, and there remains a positive and enthusiastic atmosphere.

Well Done, CHEF! Senior Sous Chef Lungile Ntshulane, affectionately known as Chef Lu, has successfully obtained her SETA Certificate in Professional Cookery.
Chef Lu is one of our original Simbithi chefs, having begun her career with the Club when the existing gymnasium functioned as a clubhouse on our then
9-hole golf course. With two decades of service to the Club, Chef Lu is an integral part of our kitchen brigade: her warmth, patience with the younger chefs in training and her patented grin are fixtures in our kitchen … and nobody runs the pass like she does! Well done, Lu, on your achievement.
