hen August comes around, each year, it brings a three-letter acronym with it: AGM. Our Annual General Meetings, as we often share, are the bedrock of our community. At these meetings, important decisions regarding our Estate and those who represent the community at a Board level are taken, and it is vital that every homeowner participates meaningfully. This year, the AGMs are hybrid, providing opportunities for homeowners to attend in-person, on 27 August 2026 at 18:00 at the Pavilion Room, or virtually. As we have shared in the AGM pack, all voting will take place electronically, whether you are attending in-person or virtually. Please remember to bring your mobile device

or tablet, fully charged and with adequate mobile signal, to enable you to vote. The full AGM pack has been shared, which includes complete instructions on the hybrid AGM. If you have any questions, please reach out to Natasha Binneman on pa@simbithi.com. Before we get to the AGM, we will host a virtual engagement on Zoom on Wednesday, 12 August 2026 at 18:00. During the engagement, we will introduce the three ordinary resolutions being voted at during this year’s AGM and take questions from the community. This year, we will vote on the election of directors, a rule change for short-term letting and amendments to the Design Code. This week, we will begin sharing educational videos as part of our AGM Did You Know series, which will assist in

Engagement occurs throughout the year and takes several forms, as you will see in this month’s e-newsletter: our alien invasive clean-up and snake talk, which drew adults and children in our efforts to educate and raise awareness. Other stakeholder engagements, like our partnership with the Urban Vervet Project – an update on which is also included in this month’s edition – allows us to optimise stakeholder relations in line with our strategy to glean more information on our wildlife. lien invasive vegetation refers to plants that have been introduced to South Africa from other countries, either intentionally or unintentionally, and which cause environmental, economic, or social harm. Under the National Environmental Management: Biodiversity Act (NEMBA)

Alien and Invasive Species Regulations, invasive alien plants in South Africa are grouped into four main categories based on the level of control required, NEMBA recognises that some alien species have economic, agricultural, ornamental, or historical value. Invasive plants that may still be used under controlled conditions and with the required permits. • Category 1a= Invasive plants requiring compulsory control.

ENVIRONMENT • Category 1b= Permits must be issued for these plants to be kept on a property, and their management and control must be in terms of an approved invasive species management plan. • Category 2= These plants are permitted in demarcated areas under controlled conditions and in bio-control reserves. • Category 3=These are primarily ornamental or ‘exotic’ horticultural plants that have escaped from gardens. They may not be planted, and propagative material may not

be traded (except with permits in place). Existing plants may remain, but new planting is generally restricted. However, Simbithi Landscaping Maintenance Protocols doesn’t allow the estate to have a presence of any alien plants. Below is a summarised guideline according to our protocols and what is required for Simbithi Eco Estate. • Category 1a= ERADICATE • Remove and destroy completely, e.g. Chromolaena odorata (Triffid Weed). 8

ENVIRONMENT • Category 1b= ERADICATE • Remove to prevent spread, e.g. Canna indica (Indian Shot). • Category 2= ERADICATE • Remove and destroy completely, e.g. Eucalyptus species (gum trees). • Category 3= ERADICATE • Remove and destroy completely, e.g. Jacaranda mimosifolia (Jacaranda), Cestrum laevigatum (Inkberry). In Summary In an Eco Estate, we remove all alien invasive plants. These plants should not be planted out in gardens or in pots and are often spread through self-seeding, previous plantings, or uncontrolled introduction, contributing to their spread.

Why remove alien plants? • Protect biodiversity – Alien invasive plants outcompete indigenous plants, reducing food and habitat available to local wildlife. • Protect the Estate's natural character – Our vision is to guarantee the long-term sustainability of the Estate while cultivating a harmonious balance between people and nature. • Reduce maintenance costs – Early removal is more effective and cost-efficient than managing large infestations. • Comply with the NEMBA regulations and prevent further spread of invasive species. • COS transfer and Landscaping guidelines: Maintaining a garden free of alien invasive plants can help streamline the sale of your property.

ENVIRONMENT At Simbithi, landscaping maintenance protocols require homeowners to remove alien invasive plant species from their gardens. As part of the Consent of Sale (COS) process, the Building Control Department conducts an external assessment of the property, while the Environmental Department undertakes a landscaping assessment. One of the key items assessed during the landscaping assessment is the presence of alien invasive plants. Properties that are free of alien invasive species are more likely to progress through the COS process without delays, provided other landscaping components are adhered to. In addition, NEMBA places a legal

responsibility on landowners to control and eradicate invasive species on their properties and to prevent their spread. How can we remove alien plants? Below are the different methods residents can apply for alien plant removal: Mechanical Removal Means physically removing the invasive plant by hand or with tools, without using herbicides. Examples: • Hand-pulling seedlings. • Digging out roots and rhizomes. • For climbers and creepers, cutting the stem and removing the root ball. Triffid weed plant parts

ENVIRONMENT • For plants whose roots cannot easily be removed, cutting down trees or shrubs and applying herbicide to the stump. Chemical Control Is considered a last resort on the Estate. We recommend contacting the Environmental department for an inspection and advice on the control method. Integration of Mechanical or Chemical Method Depending on the type of alien plant, sometimes it’s required to use both methods, e.g., cutting

back a tree alien plant and applying a herbicide on the tree stump. Follow-Up Action for both methods: • Mulching and replanting with locally indigenous alternatives. • Monitoring the area for regrowth and removing new shoots. What Can I Do? • Prevent seed spread by removing invasive plants early. • Clean tools and equipment after working with invasive plants. • Do not allow bare areas to develop, as these create opportunities for invasive species to establish. 11

ENVIRONMENT What Else Can We Do? • Become informed about the impacts of invasive alien plants. • Report sightings of invasive plants so that action can be taken to control their spread. ON THE URBAN VERVET PROJECT

Recently, we communicated that a team of researchers from the Urban Vervet Project (UVP) had been granted permission to conduct vervet monkey captures on the Estate. The research included: • Collection of biological samples (blood, hair and tissue) from selected monkeys, • Darting and temporary capture of monkeys for sampling purposes, and • Fitting of GPS collars on one adult female per troop to monitor troop movement and home ranges.

General Conduct Simbithi is a community of thousands, and consideration is the foundational key to harmonious living. Disappointingly, our team is receiving increased complaints of loud music, shouting and screaming at properties. This is misaligned with our value of respect, and causes

unreasonable disturbance, inconvenience and annoyance. Residents, if you are hosting a gathering at your home, please be considerate of those around you. Golf Carts Please be reminded of our Rules regarding golf carts on the Estate. Only electric Golf Carts are permitted.

SECURITY It is compulsory for every golf cart used on the Estate to have adequate, public liability insurance.

Due to safety of all concerned these rules must be strictly adhered to while on the Estate roads:

In accordance with our revised rule, proof of adequate golf cart insurance must be supplied to SEEHOA to register and obtain the requisite stickers for your cart. This must be renewed annually, and a golf cart permit will be issued annually confirming insurance cover.

No overloading of passengers (not more than two passengers on a two-seater and four passengers on a four-seater).

Golf carts may only be driven by persons holding a valid South African motor licence. Parents are to adhere to this rule.

No towing of a person on a skateboard/roller skates, etc. The Simbithi Country Club has the right to impose its own rules relating to the use of golf carts, bicycles and jogging on the golf course. 20

SECURITY The Club management should be contacted for advice on such rules. The Estate will in no way be liable for any loss or damages incurred to the Golf Cart. Estate speed limit The security department has noted an increased number of speeding transgressions on the Estate. It must be noted the speed limit throughout the Estate is 40 kilometres per hour for all vehicles on all Estate roads. All drivers to strictly adhere to the speed limit and to be vigilant for other road users and wildlife crossing our roads. 21

SECURITY Pets All pets must be kept within the confines of the Owner or Lessee’s private property, and when outside the Owner or Lessee’s private property, must always be on a physical leash and under the control of a responsible person. Fouling by pets on the Association’s property or the property of any other third party, must be removed immediately by the responsible pet owner. (For this purpose, pet owners must carry a scooper or plastic bags whenever walking their pets outside their private property).

BUILDING CONTROL: PROCESS

ur Building Control department is here to oversee building on our Estate, to ensure our protocols are followed appropriately. In this month’s e-Newsletter, our team is sharing a few helpful guidelines on proposed works, and whether this constitutes maintenance or alterations. In any circumstance, contacting Building Control is your first port of call. This is followed by the homeowner or contractor’s submission of the scope of

works to the Building Control department on bca@simbithi.com and inspections@ simbithi.com, for clarification before any work commences. Here is a simple outline that will help you differentiate between maintenance or alterations: Additions & Alterations Any works that alter the structural integrity, footprint, or primary components of the building is deemed as additions and alterations.

ESTATE NEWS Please see examples below, but not limited to: • Demolition of structural walls • Construction of new rooms or building extensions • Adding a second storey • Raising or lowering roof structures • Installing new foundations or retaining walls requiring engineering design • Major structural modifications to slabs, beams, columns, or load-bearing walls • Converting garages into habitable rooms • Swimming pools (where approval is required) • Enclosing an existing patio or veranda • New pergolas or covered patio • New doors or windows in external walls • Bathroom alterations affecting walls or plumbing layouts • Replacing roofing with a different material or profile • External façade alterations

Club General Manager POSITIVE MOMENTUM Simbithi Country Club has enjoyed a strong first half of 2026, with financial performance ahead of budget due to membership growth, improved trading results and disciplined cost management.

Golf Operations remain a standout performer, achieving strong growth in subscription income, green fee revenue and cart usage. The department has delivered a surplus well above budget and ahead of last year's performance, further strengthening Simbithi's reputation as a leading golf destination on the North Coast.

Food and Beverage has shown encouraging improvement, with May being the strongest trading month of the year and the department returning to a monthly surplus. Improved margins and positive trading trends through June and July indicate continued momentum. Membership growth, particularly in family memberships, remains strong, reflecting the appeal of the Simbithi lifestyle, quality facilities and sense of community. Costs continue to be well controlled, allowing investment in member experiences while maintaining financial discipline. The SCC Rejuvenation Programme has progressed significantly, with design development, engineering assessments and resident engagement advancing well. Feedback received from members and 28

FROM THE CLUB GENERAL MANAGER residents during the consultation process is helping the Executive Committee shape a proposal that aligns with community needs and supports the Club's long-term sustainability. While some areas of the Sports Complex continue to face utilisation challenges, collaboration with residents and advisory working groups is helping identify opportunities to improve participation and facility usage. Looking ahead, August promises a busy calendar of social, sporting and community events designed to strengthen connections among residents and enhance the Simbithi lifestyle. Overall, the first six months of 2026 have been marked by steady progress, improved financial performance, growing membership and continued investment in the Club's future, positioning Simbithi well for the remainder of the year.

Join us as René Tshiakanyi brings the vibrant energy and charm of Mambo Italiano to the Club, creating the perfect atmosphere for members, families and friends to come together and enjoy everything that makes the Simbithi lifestyle so special. Live performances will take place on 7, 14, 21 and 28 August, offering the ideal opportunity to unwind at the end of the week. Golf Chairperson Greetings,

As we find ourselves halfway through the year, in mid-winter, I would like to share some of the Matko Team’s latest course report. All aspects of the course look good from Greens through rough bearing in mind it is mid-winter. Some tree shaded areas provide challenges as well as a couple of Sloping areas on fairways and rough which tend to get dry. GREENS: The growth of cynodon on the greens has been very successful. We continue with our normal chemical and fertiliser practices as well as cultural practices. 32

FROM THE GOLF CHAIRPERSON Cultural practices have been performed Vert-Cutting, Dusting, Edging and Cutting. Cut Height: 3.2mm Stimp: 9 ft TEES AND COLLARS: The inter-seeding of tees with bent grass has provided great coverage in a short space of time. The collars have received necessary treatment for dollar spot while tees have been fertilised for the new seedlings to grow faster. The frequency of cut is twice a week. Cut Height: 8mm

FAIRWAYS Frequency of cut on the fairways has decreased to two times a week with lower temperatures. The treatment of broadleaf grasses and weeds continues. We have recently had some issues with rising ground water on some fairways – an issue that requires an engineering solution – and therefore have introduced a “lift-clean-and-drop” rule until the issue is fully resolved. Please note that the right of the 3rd fairway has been marked with red stakes – therefore it is compulsory to take a drop if your ball crosses the stakes. This is to speed up play and keep golfers

out of environmentally sensitive areas. This will apply to the left of the 14th and the right of the 18th fairways as well. We are fortunate to enjoy our course being in such good condition at this time of the year. Enjoy your golfing!

uesday morning golf continues to be exceptionally well supported, and it’s wonderful to see so many ladies enjoying our weekly competitions and the great fellowship at the club. Thank you to the ladies who represented Simbithi at the KZN Mid-Amateur and Seniors Championships held at Prince’s Grant on 21–22 June. We are always

proud to see our members competing at provincial level. League Update Our league team has had an outstanding month with two excellent victories. • Simbithi defeated Royal Durban 6–2 at home. • The Stingers then travelled to Mount Edgecombe Country Club and secured a fantastic away win.

FROM THE LADIES' CAPTAIN Beating MECC on their home course is no easy feat, making this an especially impressive result. Congratulations to the entire Simbithi Stingers team on a superb performance! Get Involved I would like to encourage more ladies to participate in our Nine-Hole Shootouts. It’s a relaxed and enjoyable format where only nine holes are played, and there are always great prizes up for grabs-making it a fun afternoon for golfers of all abilities. The same goes for our Sunday Jack & Jill competitions. This fun format offers plenty of laughs,

PGA EVENT

imbithi Country Club marked an exciting milestone in our golfing journey as we hosted our first PGA event, from 20 to 21 July 2026 for the PGA Regionals. The event welcomed local professionals and visiting players to the Club’s 18hole executive golf course, offering an opportunity to showcase the quality, character and growing reputation of golf at Simbithi, while further positioning the Club as one of the North Coast’s standout golfing destinations. General Manager Craig Nell said the opportunity to host a PGA event is an important step in the Club’s ongoing growth. “Hosting a PGA event for the first time is a proud milestone for Simbithi Country Club.

EVENTS It gives us the opportunity to showcase the course to a wider golfing audience and to celebrate the work that has gone into creating a playing experience that is both enjoyable and memorable.” Golf Operations Manager, Adriaan Nell, who played in the tournament, echoed these sentiments. “The PGA and guests were very happy, and thanked us for our hospitality. They remarked on our challenging our course is, and how well it played, which is testament to our team’s preparation and outstanding standards. It was also great to have our neighbouring clubs at Simbithi, experiencing the gees that makes our Club so special.”

From the excitement of kick-off to the final whistle, the venue was filled with energy, camaraderie and true rugby spirit.
