BEHIND THE SIGNBOARD BUILDING A HOME

Building a home is exciting. But for most people, it’s also something they’ll only do once or twice in their lifetime. As an estate agent, I get to see the other side of that process. After selling more than 300 homes, there are certain things I see again and again. I walk through homes five, ten or fifteen years after they were built and see which decisions worked and which decisions make buyers hesitate.

MY BUILDING NON-NEGOTIABLES • • • • • • • •

•

Make all four bedrooms en-suite; fewer bathrooms limit your future market. Include a dedicated study so a bedroom doesn’t become the office. Add a second or pyjama lounge for children and easier entertaining. Keep family bedrooms together wherever possible. Prioritise garaging: build three garages, or make a double garage deeper or tandem. Unless the site demands it, keep living areas downstairs and bedrooms upstairs. Place the kitchen, entertainment area and pool on one level. On steep sites, use retaining walls to create usable, level garden space. Use Löffelstein only where it isn’t prominent. Choose solid doors, quality sanitaryware, durable cabinetry and substantial finishes.

BUILD FOR THE KZN CLIMATE A ATE

One of the biggest mistakes I see on the North Coast is designing a home without properly considering wind and sun. Our prevailing north-easter can be extremely strong, particularly from around September through January. An exposed entertainment area facing directly into it can become almost unusable on windy days. Understand the site before deciding where your pool and entertainment area will go. Natural light is equally important. Think about the movement of the sun and use the northern side of the home intelligently. A well-positioned window can completely change a room. Dark houses are difficult to fix once they’re built. And Before Any of That - Choose the Right Site Don’t buy a stand simply because it’s R500,000 cheaper. The land determines almost everything that follows: your orientation, views, privacy, wind exposure, garden, building costs and ultimately your resale value. Sometimes paying more for the right piece of land is the cheapest decision you’ll make during the entire build.

Your architect’s job is to design a great home. But before the plans are finalised, it is worth speaking to someone who spends every day listening to what buyers actually want.

September is Heritage Month. For most South Africans, this means one thing: braai. While there are several components to a braai, one must be intentional about the location where one braais. The ambience of the spot, one might argue, is just as important as the cuts of meat and the background music. Fortunately, on our gorgeous Estate, there is no shortage of braai spots and, for this edition, we chose one of our favourite locations for Executive Chef Godfrey Kinyanjui, Sous Chefs Rahul Bansee and Lucky Ndlovu and Chef Nondumiso Gwala to show us how to braai … Simbithi style. Method 1. Marinate the lamb chops – season both sides generously with salt and pepper. Combine garlic, thyme, and two tablespoons of olive oil in a small bowl. Method 1. To make the pap, add two cups water and all the maize meal to a mixing bowl and stir. 2. Bring the remaining water and salt to a simmer in a medium saucepan. Add the maize-and-water mixture, stirring well, and bring back to a simmer. Cook for 10 minutes over low heat, stirring, then remove from the heat, cover with a lid and allow to rest for 10 minutes. 3. Transfer half of the mixture to a deep rectangular baking dish (about 30x20cm), smoothing the top. Cover with a layer of cling film, then pour over the remaining pap and smooth it out (you’ll remove this layer later for assembly). Cover with more cling film, then allow to set and cool completely (at least two hours or overnight). 4. To make the filling, heat the oil in a large saucepan over medium heat and add the onion and bacon. Fry until golden brown, then set aside. 5. Preheat the oven to 180°C. Remove the top layer of pap and set aside. Pour one can of tomatoes over the bottom layer of pap, spread it out and season with salt and pepper. 6. Top evenly with half the fried bacon mixture and half of the cheese. Remove the cling film from the second layer of pap and place onto the filling, pressing down lightly. 7. Top with the second can of tomatoes, seasoning, remaining bacon mixture and cheese, then pour over the cream.

8. Bake for 30–40 minutes until golden brown and bubbling. Remove from the oven, allow to stand for at least 5–10 minutes before serving, and garnish with coriander if you like.

2. Add the finely chopped onion and sauté until translucent. 3. Stir in the minced garlic and cook for an additional 1–2 minutes until fragrant. 4. Add the diced green and red bell peppers to the pot, cooking until they begin to soften. 5. Incorporate the grated carrots and chopped tomatoes, cooking for an additional five minutes until the vegetables are tender. 6. Stir in the tomato paste, ensuring it coats the vegetables evenly. 7. Add the ground cumin, ground coriander, paprika, curry powder, and chilli powder. Mix well to combine the spices with the vegetables. 8. Season with salt and pepper to taste. 9. Pour in the baked beans in tomato sauce, stirring to combine. 10. Gradually add the vegetable stock, allowing the mixture to simmer for 15–20 minutes until the flavours meld and the chakalaka thickens. 11. Taste and adjust the seasoning as needed, and garnish with fresh coriander leaves if desired.

Their sporting experience, interestingly, is as delightfully varied as their taste in crockery. Although he jokes that he was a late bloomer to sport, only developing a strong interest in high school, Willem shares that sport has always been about community to him. “Whatever the sport, for me, I always enjoyed it more when I was doing it with my mates,” he says. “Rugby, cricket, athletics, as long as it was a team sport. It’s probably why I didn’t particularly enjoy swimming,” he chuckles, earning a laugh from the girls. Before beginning his career in sport management, Willem played provincial and university-level rugby, representing South Africa in the SA University 7s. He also developed a keen interest in fishing, and his YouTube channel, WR Fishing, has amassed nearly 50,000 followers. As Willem pauses to sip his coffee, an enthusiastic “Hello, Ash!” floats up from the padel courts. “This is what I love,” Ash’s face stretches into her patented grin. “When our members enjoy themselves and feel comfortable
