e are happy that we missed “winter” in Ballito this year, as Justin and I took an extended “summer holiday” in Bali, the UK and Europe for the longawaited two weddings, and a surprise 2026 grandbaby had us happily away from home. But now back to reality, and September means spring; that chill in the air starts disappearing as the days go by. It’s always exciting to see the colour return to Seaward and Ballito as the flowers and trees start to blossom again! Ah! Spring, we love all that you bring! On that note, Seaward has beautiful forests, and walking through them is now even easier with the trail network upgrades, with around four kilometres now available with new timber walkways for residents to enjoy. You can separate them into three- and four-kilometre paths or combine them for a longer outing! This edition is also packed with more exciting news and important information. Some admin and housekeeping from the admin team: we look at where our monthly levy contributions actually go and address some points around sewage and sanitation. We also look at the dangers of feeding the vervet monkeys after a recent attack on a resident and their pet. And, lastly, we have the return of the community fun run! Set to be held on Heritage Day (it’s a Thursday), look out for communication from the Estate Office on how to enter and the other surprises on the horizon.

Where Do Your Understanding How SEMHOA Uses Your Levy Contributions

Y

our monthly levy is more than just a payment on your account; it is an essential contribution towards the day-to-day running, maintenance and long-term sustainability of Seaward Estate’s Homeowners’ Association (SEMHOA).

• Security-related expenses • Landscaping and common-area maintenance • Utilities and municipalrelated costs • Insurance • Repairs and general maintenance • Professional and administrative services

We understand that homeowners may sometimes wonder: “Where does my levy actually go?” This month, we take a closer look at how levy contributions help keep the estate operating and maintained.

These expenses are necessary to maintain the standard and functionality of the Estate.

The budget allows the Association to plan responsibly for: • Operating Expenses: the normal costs of running the Estate. • Capital Expenditure (CAPEX): larger projects, improvements or assets that provide a longerterm benefit to the Estate.

Keeping the Estate Running The levy income is used to cover the day-to-day operational costs of the Estate. These are the expenses required to ensure that essential services and administration continue to operate efficiently. This includes: • Estate administration and management

Maintenance Today, Protection for Tomorrow Regular maintenance is important not only for keeping the Estate looking its best, but also for protecting SEMHOA’s assets and infrastructure.

Budgeting for the Year Ahead SEMHOA prepares an annual budget to estimate the income and expenditure required to operate the Estate.

Preventative maintenance can help identify and address issues before they become larger and more expensive problems.

Financial performance is monitored throughout the year to ensure that actual expenditure is compared against the approved budget.

SEMHOA’s cash flow. When homeowners pay their levies on time, the Association has the funds available to meet its financial commitments when they become due. Outstanding levy accounts can place additional pressure on the Association’s cash flow and may ultimately affect the Association’s ability to fund services and maintenance. Every Homeowner’s Contribution Matters Financial Controls SEMHOA also has financial controls in place to help ensure that Association funds are properly managed. Financial processes include appropriate supporting documentation, approvals, reconciliations and monitoring of expenditure. These controls help ensure that payments are properly authorised and that financial records remain accurate. The Bigger Picture Your levy contributes to much more than a single service or expense. It forms part of the overall financial resources used to operate, maintain and improve Seaward Estate. Trail Network Update

A

round four kilometres of Seaward’s trail network is now available, with loop options and the freedom to create walks of any preferred distance. The Network is Taking Shape There are parts of Seaward where the neighbourhood falls away, and the forest takes over. A turn in the path, the sound of frogs after rain, or a flash of birdlife overhead can make an ordinary walk feel like a discovery. Residents can choose between the San Tarena Park Loop, the Imbali Loop, or turn around at any point to create an out-and-back of any preferred distance. Four new bridges and walkways, together with numerous repairs, support these varied options. Follow the Green Connections THE SAN TARENA PARK LOOP: A three-kilometre loop that starts and finishes at San Tarena Park, offering a complete forest circuit with clear access from the park.

THE IMBALI LOOP: A compact one and a half kilometre loop for a shorter outing, with the same option to turn around whenever the distance feels right. Look Closely. The Forest is Alive.

These trails invite a slower pace. Listen for birds in the canopy and frogs near damp ground. Look for the fine detail of swamp orchids, the stillness of chameleons and the quiet movement of other wildlife through the understorey. Seaward Estate | 9

t Seaward Estate, we all share a common interest in a community that is attractive, well-maintained, and protected for the long term. Built Environment Compliance Inspections are one of the practical ways the Estate supports that shared standard. Why this Forms Part of SEMHOA’s Role SEMHOA’s Constitution

provides for the maintenance and enforcement of the Estate’s aesthetic standards and for development to be managed in accordance with the Architectural and Development Code. Compliance inspections help give practical effect to those responsibilities. What is a compliance inspection? It is a routine review of the visible external property

elements to confirm alignment with approved plans, the Estate’s architectural requirements and other applicable governance standards. Typical items may include: • Unapproved or altered building works, additions or external structures. • Boundary walls, fencing, balustrades and other visible deviations from approved requirements. • Exterior maintenance

or neglected-property concerns that affect the Home (and Estate’s) appearance. • Visible garden or environmental noncompliance. • Conditions that may affect neighbouring properties or common areas and may require further professional or municipal assessment. Why these inspections matter 1. Protecting property values: Consistent standards help preserve your home's Seaward’s appearance, reputation and long-term desirability. 2. Maintaining quality of life: Early identification of visible issues helps keep the homes attractive and enjoyable. 3. Fair & consistent governance: Routine monitoring helps SEMHOA apply Estate standards consistently and fairly. Our approach: practical, fair & constructive The purpose of compliance is to resolve issues, not create conflict. Wherever practical, the Estate’s first preference is engagement and rectification. The process will generally focus on: • Explaining the concern and the relevant Estate requirement clearly and professionally.

• Giving the owner a reasonable opportunity to provide information, approvals or context. • Agreeing practical rectification steps and realistic timeframes where corrective work is required. • Escalating to formal enforcement only where a material non-compliance is not addressed or where circumstances require more immediate action. Some corrective work may require planning, budgeting, municipal processes or contractor availability. Owners are therefore encouraged to communicate early where a reasonable programme is needed to achieve compliance. Working With Owners to Arrange Access There have been occasions when an inspection could not be completed because access to the relevant area could not be gained. Where inspection of private property is reasonably required, SEMHOA will seek to arrange access professionally and respectfully. Our aim is to keep the process proportionate and respectful with:

ark your calendars, Seaward! Something exciting is coming our way this Heritage Day! Our much-loved Seaward Estate Spring Family Fun Run is back, and we’re getting ready to bring residents together for a morning filled with energy, fun, fitness and community spirit. Taking place on Thursday, 24 September 2026, this annual community favourite is the perfect opportunity to get moving, enjoy the outdoors and spend quality time with family, friends and neighbours. Whether you’re a seasoned runner, a weekend walker, or simply looking for a fun way to spend the morning, there’s something for everyone. With four - and seven-kilometre routes, participants can choose the distance that suits them best. The focus is on fun, participation and enjoying the day together! And there’s plenty to look forward to beyond the run!

Our little residents can enjoy kids’ activities, while Ballito City Church will be offering delicious breakfast treats to order, including pancakes, croissants, bagels and breakfast buns; the perfect way to refuel after your run or enjoy a relaxed breakfast with the family. A reminder to residents to be aware of what goes down their drains are becoming brittle, while others are simply rusting away. This is something we will continue to address as and when repairs are needed. Please help us by reporting leaks as soon as you spot them. CHRIS ALLAN PHOTO

Dear Seaward Residents A quick housekeeping reminder for everyone, as we’ve had a few sewer blockages recently. What has been quite concerning is the amount of non-perishable items being removed from the sewer lines. During the most recent blockage, we found a large number of sanitary products, cloths and ear buds. Please remember that toilets and drains are only designed for certain items. Sanitary products, ear buds, clothing and

other non-flushable items should never be put down the toilet. These items cause blockages, which are unpleasant to deal with and can also result in unnecessary costs for the Estate. Water leaks These also seem to come in waves! Where possible, when repairing a leak, we try to replace as much of the old pipework as we can with newer piping. This helps reduce the chances of the same problem happening again. As our Estate gets older, some of the original fittings

Please Do Not Feed the Monkeys

ecent incidents within the Estate have highlighted the serious consequences of feeding wild monkeys. Unfortunately, monkeys that become accustomed to being fed by people begin to associate homes, residents and pets with an easy source of food. This can lead to aggressive behaviour and dangerous encounters. Most recently, a resident and their dog were attacked by monkeys that were actively searching for food. During the incident, the owner was forced to physically fend off the monkeys in an attempt to protect their dog from further harm. This was a frightening experience and serves as a stark reminder of the risks associated with monkeys becoming habituated to human food sources. While no one intends for this to happen, feeding monkeys – even occasionally – encourages them to return, placing the entire community at risk.

• Do not leave pet food outside unattended. • Close windows and doors when monkeys are in the area. • Report any aggressive monkey behaviour to Estate Management. We therefore appeal to all residents to please refrain from feeding monkeys or any other wild animals. By allowing wildlife to remain wild, we help protect our families, our pets and the animals themselves. How you can help: • Never feed monkeys or leave food out for them. • Keep refuse bins securely closed.

Remember: A fed monkey is a dangerous monkey. By working together and respecting our local wildlife, we can help ensure that Seaward Estate remains a safe environment for residents, pets and the animals that naturally call our Estate home. Thank you for your cooperation and support.
