Seven! Seven Fridays until Christmas! Can you believe it?
If you’re feeling the rush, or your mind is frazzled, take a moment to read ‘Preparing for the Festive Season,’ it may help ease some of your concerns. Or perhaps a herbal tea to relieve some stress; and in Part 3 of our Kitchen Garden series shares the next three herbs to elevate your dishes with tips on pairing them and cultivation.
In this edition, we meet the Beukes Family. They share a bit about themselves and how much they are loving their new home, sea views, and the Seaward community.
The Seaward Nursery is also coming to life, thanks to the landscaping team’s hard work and dedication to making the Estate beautiful. More room for more plants! Seaward residents came together for a wonderful Spring Family Fun Run recently. It was filled with joy, delicious treats, and community spirit. Make sure to join in on the next round of fun and festivities the Estate has to offer to avoid the fear of missing out.
The sun is coming in hot, so we added in a recipe for an icy sweet treat to help to cool off! Very berry, creamy and easyyoghurt pops!
The ‘Sales Inspection’ feature gives us information on everything you need to know for getting a Levy Clearance, so that you can sell your home easily. Team Security shares a friendly reminder to adhere to the rules and requirements for having visitors and/or domestic/staff. It ensures a safe Estate for all.

Preparing for the FESTIVE SEASON
As we welcome the beautiful month of November, there’s an undeniable buzz in the air - the festive season is just around the corner! Families are planning holidays, homes are being decorated, and the excitement of the year-end break is building. Before we dive into the celebrations, it’s also a perfect time to pause, prepare, and ensure our homes and community remain safe and secure.
1. Safety First: Protecting Your Home While You’re Away
If you’ll be travelling this December, please remember a few simple but important steps to help keep your property secure:
• Notify Security: Inform the Seaward Security Office of your travel dates and provide emergency contact details.
• Trusted Contacts: Arrange for a neighbour or friend to keep an eye on your home, and to report any suspicious activity.
• Secure Access: Double-
check that all doors, windows, and gates are locked before leaving.
• Lighting: Use timers for outdoor and indoor lights.
2. Be Festive - Responsibly!
November is also a time when we start decorating our homes and hosting gatherings. While we encourage the festive spirit, please be mindful of:
• Noise levels: Keep celebrations considerate to your neighbours.
• Parking: Ensure visitors park only in designated areas to avoid congestion.
• Fire Safety: Avoid open flames near dry grass or decorations and never leave candles unattended.
3. Looking After Our Pets
With visitors, fireworks, and extra activity during the festive season, pets can become anxious or frightened.
• Keep them indoors during noisy celebrations.
• Make sure your pets’ microchip and collar details are up to date.
• Report any lost or found animals to Estate Security immediately.
4. Be Kind, Stay Connected
The festive season is also a wonderful time to connect with your neighbours and spread kindness. A simple greeting, a shared cup of coffee, or helping someone in need adds to the strong sense of community that makes Seaward Estate so special.
5. Maintenance & Housekeeping Checks
• Before heading out for the holidays, remember to:
• Switch off non-essential appliances.
• Close gas valves and turn off water if you’ll be away for an extended period.
• Secure outdoor furniture and remove potential hazards from your garden.

SALES INSPECTIONS
Everything you need for selling your home efficiently
Selling your home may seem like an overwhelming task.
Understanding the requirements, having your documents available, and keeping your home compliant will ensure a swift and efficient process.
At Seaward Estate, a Sales Inspection is mandatory to obtain Levy Clearance prior to selling your home. In order to set up an Inspection, you will require the following documents:
1. An AS-BUILT survey
2. A KwaDukuza
Municipality approved plan
3. An Occupation Certificate
Not being in possession of these documents will mean either obtaining copies from the municipality or retaining the services of an Architect and a Land Surveyor to produce them, as well as calling for an AS-BUILT inspection from the municipality for an Occupation Certificate if one was not previously issued.
To achieve a successful Inspection, your plan must correspond with
the building in its current form, your home must comply with the SEMHOA Guidelines for aesthetic requirements, and there should be no visible structural defects. If this is not the case, you may be asked to undertake to remedy certain aspects.
Timing is also crucial when it comes to selling your property, as delays are costly. It is, therefore, in the best interests of homeowners to familiarise themselves with the SEMHOA Guidelines, keep their homes compliant, and keep their documents up to date.

BEUKES FAMILY Meet the
A lovely family of four, and two furry babies, enjoying all that Seaward Estate has to offer.
We are the @ Seafam, and yes, we do live by the sea. We're on YouTube, and if you haven't subscribed yet, join soon - this channel is going places. While we love Seaward Estate, our secret hideout is somewhere in Zinkwazi.
First up is my wife, Sam, a fearless matriarch. After a
gruelling day as National CEO of four security surveillance branches, which we assume involves staring intently at tiny screens and knowing everyone’s deepest, darkest secrets, she returns home. But does she rest? No! She immediately transforms into a laser-focused private tutor for our kids, ensuring they achieve their "best futures" via their amazing school, Ashton. Essentially, she’s
the reason our children will either become presidents or develop an allergy to textbooks.
Then there's our daughter, Zea, a human-shaped bundle of perpetual motion and passion. She's either waterborne (like a very sophisticated, stylish dolphin) or spontaneously selfchoreographing the perfect dance routine.
We love Seaward for its serenity, diversity, and, most importantly, its hidden community.
Her smiling Jack Russell, Melody, is her muse, her sidekick. Zea also practises extreme self-isolation, which she calls "art," disappearing for days to emerge with masterpieces. And because she apparently hasn't signed up for enough activities, she's also a master gardener, providing enough fruit and veggies through the Grow a Garden app to feed us all until the next generation.
Our son, Trent, is our resident financier with the foresight of a Wall Street tycoon and the wisdom of a property mogul. He manages our family's most critical asset: our Minecraft investment portfolio. He's been diligently building real estate for "future generations," which we're pretty sure means he's hoarding diamonds. His own Jack Russell, Sir Boltius, is from the same elite lineage as Melody, proving that our dogs
have closer family connections than most people.
Now, to me, Chris. For years, I used to do the heroic, though slightly exhausting, ritual of commuting between Pretoria and Durban. My family was not sure what I was doing, but they assume it involved a lot of professional dinners. I’m now constructing a career where most of my work is remote. This means I’m now perfecting the art of being productive while simultaneously being asked to load the dishwasher.
The Seaward Estate roots run deep, starting a decade ago when my "funny and strong" sister Nikki and my brother, Charlie the Great (yes, that’s
his official title), escaped Johannesburg. Then came the sweet and "kind and caring" Mother Maria to Seaward Villas. When we moved to Durban, we stayed with Maria for a few months while "finding our feet", which is code for "saving on rent".
The location is idyllic, truly. The sea views are most spectacular. Ultimately, we love Seaward for its serenity, diversity, and, most importantly, its hidden community. When a crisis hits (usually someone losing a cat for various reasons), the Seaward WhatsApp Community groups ignite like a superhero beacon. It’s basically the Estate’s equivalent of The Avengers, but with faster response times.

Last month, we looked at the popular trio of culinary herbs: rocket, coriander, and mint. This summer, in episode three of the herb series, we discover some of the growing and culinary secrets of the next trendy trio: Oregano,
Basil, and Fennel
Oregano (Origanum)
Uses:
Oregano is standard in Mediterranean and Italian cooking, widely used to season meats, sauces, soups, and stews. It’s also great as a topping for pizzas. Beyond its
culinary value, oregano is rich in antioxidants and possesses antibacterial properties. It is often used in herbal teas and natural remedies for colds and respiratory ailments. A golden form of oregano makes a super low-growing groundcover.
Cultivation:
This herb prefers well-drained, slightly alkaline soils and full sun exposure. Overwatering can lead to root rot, so raised beds or containers are recommended in areas with high rainfall. Regular pruning encourages bushy growth and prevents the plant from becoming woody. Once established, oregano is hardy and drought-tolerant, making it an ideal, low-maintenance herb.
Basil (Ocimum basilicum)
Uses:
Basil is one of the most beloved herbs in global cuisine, known for its aromatic leaves and sweet, slightly peppery flavour. It pairs beautifully with tomatoes, garlic, and olive oil, forming the backbone of dishes such as pesto and caprese salad. The basil plant has been a part of human history for almost 5,000 years. The ancients believed that basil had magical properties and used it for healing, as an antidote for snake bites, and for religious purposes. Basil is native to tropical areas in South America and Africa.
Common types:
• Sweet Basil: The most wellknown variety, with large, soft green leaves and a sweet,

spicy flavour.
• Lemon Basil: Offers a lemon flavour that pairs well with chicken, fish, and salads.
• Sacred Basil (Tulsi): A sacred and aromatic plant with medicinal properties, often used for teas.
• Purple Basil: Has deep purple leaves and a spicy flavour, used in salads and sauces.
Cultivation:
Basil grows exceptionally well in the coastal heat of KwaZuluNatal, provided it receives ample sunlight and consistent watering. Regular harvesting of the upper leaves promotes branching and prolongs the plant’s productivity. Removing flower spikes also helps retain the best flavour. Good air circulation and morning watering are important to
prevent fungal diseases.
Fennel (Foeniculum vulgare)
Uses:
Fennel is both an ornamental and a functional herb. Its feathery foliage and tall stems add texture to the garden, while its bulb, seeds, and leaves are all edible. Fennel
seeds are commonly used in baking, spice blends, and digestion-aiding teas. The bulbs are delicious roasted or when added to salads, offering a mild, aniseed flavour. Medicinally, fennel supports digestion, relieves bloating, and promotes lactation in nursing mothers. A Bronze-coloured Fennel is highly decorative and surprisingly hardy, mixing
well with other edible flowers.
Cultivation:
Fennel prefers full sun and fertile, well-drained soils. It grows best when sown directly into the ground, as it dislikes transplanting. Sow seeds directly outdoors, in spring or autumn, when temperatures are between 15˚C-25˚C℃. Choose a spot with at least six hours of full sun. Prepare soil that is well-draining and rich in organic matter.
Fennel does not like heavy, wet soil. It is best grown separately from other plants. Space plants at least 50cm apart, as they can grow quite tall and wide, and can cross-pollinate with other herbs in the carrot family.
Whether you're busy in the kitchen or just sauntering and chilling in the garden, you'll find that these herbs are both easy to grow and rewarding.

SEAWARD'S Spring Family Fun Run
A Day Bursting with Energy, Colour & Community!
Saturday, 18 October 2025, was pure magic at Seaward Estate as residents laced up for our Spring Family Fun Run/Walk! From kiddies to seasoned joggers - and even a few wagging tails - everyone came together at Ballito City Church meeting spot for an unforgettable afternoon of fitness, fun, and friendship.
The race set off at 14:00 with participants tackling the scenic 3 km and 6 km trails, cheered on by 25 marshals, refreshed by
Vida Water, and kept safe by the incredible IPSS Security & Medical teams. The little ones weren’t left out - Busy Ballers coaches kept them giggling at the jumping castles, rides, and soft play areas while parents joined the run or relaxed on the sidelines.
Post-run, the air buzzed with chatter, laughter, and the aroma of delicious eats from Tasty Treats, Ola IceCream, Bluff Meat Supply, Taco Fix, and more. Lucky
participants walked away with spot prizes from MTN, Vida Water, and Coco Castile, while the first 100 finishers proudly claimed their medals!

Our Nursery TAKES SHAPE
At long last, our “nursery area” truly lives up to its name! After years of planning and preparation, our dedicated staff have built a simple yet functional structure to house our growing collection of seedlings. The team constructed tables to accommodate hundreds of
seedling trays and created a dedicated space at the back for taller plants, such as young trees and hedging varieties.
Most importantly, we are focusing exclusively on indigenous plants and trees. These will be used to establish new garden beds and replace
existing exotic species, ensuring our Estate continues to flourish in harmony with the local environment. Having a steady supply of home-grown indigenous plants on hand will make it much easier to enhance and beautify our common areas - and we’re confident you’ll soon notice the difference as
Sibonelo’s team continues their wonderful planting efforts this season.
Hundreds of seedling plugs have already been prepared by the team, carefully packeted in a nutrient-rich compost mix. An overhead spray system is also being installed to make watering more efficient and consistent.
It’s truly exciting to see this project come to life - a sustainable step forward for our Estate’s green future!

Access & Clearance Reminders
Residents are reminded to issue new pins for all long-term visitors, valid for 7 days. Visitors staying longer must register for a hand wave access at the Estate Admin Office. Complete the Access Form to advise the office
of their length of stay and grant permission.
Criminal Clearance Requirement: All new tenants at Seaward Estate and must provide a valid Criminal Clearance Certificate before moving in. For domestic
workers, gardeners, contractors, or any staff, homeowners or main contractors must complete the Seaward Biometric Registration Form, taking full responsibility for their staff and confirming they have no criminal records.
Suer in a Swirl
Perfect for hot summer days, this cool treat is a delightful combination of sweet berries and creamy yoghurt that is sure to become your new summer obsession!

Frozen Berry & Yoghurt Swirls
Yield: 10 pops
Prep: 15 min + freezing
Ingredients:
• 10 plastic or paper cups
• 2 3/4 cups fat-free honey Greek yoghurt
• 1 cup mixed fresh berries
• 1/4 cup water
• 2 tbsp sugar
• 10 wooden lollipop sticks
Method:
1. Fill each cup with about 1/4 cup of yoghurt.
2. Place berries, water, and sugar in a food processor; pulse until berries are finely chopped.
3. Spoon 1 1/2 tablespoons berry mixture into each cup and stir gently.
4. Cover cups with foil and insert the lollipop sticks through the foil.
