February's arrival has brought a buzz of love, connection, and community spirit to Seaward Estate. The Estate is gearing up for some fantastic events and updates, promising unforgettable memories for residents.

The Planning and Aesthetics Team is excited about the new projects and the revamping of existing AC Screens. As always, the safety of residents is a top priority, and a recent incident serves as a reminder for everyone to adhere to the Estate Rules. IPSS Security responded to a reported incident of damage to a bedroom window, involving a suspected pellet gun, prompting a reminder to all residents to be mindful of their actions and to fully understand the law.

On a brighter note, the Estate has seen some amazing landscape upgrades, including new plantings at traffic circles, security gates, and San Tarena Park, thanks to Ground Level Landscapes and the Seaward team.

So enjoy the last bits of (hot) summer, and be proud of the Estate and the home you live in!

WhatsApp is an important communication tool within our Estate. While it allows for quick updates and engagement, all

messages shared on WhatsApp are considered public communication and carry legal responsibility

Think Before You Post!

If you would not say it on a public noticeboard, do not post it on WhatsApp. Once a message is seen by others, it is considered published and subject to the law.

Respectful Communication

• Always be polite and respectful.

• No personal attacks,

harassment, or offensive language.

Avoid political, religious, or inflammatory content.

• Stay relevant to the purpose of the group.

Legal Responsibility WhatsApp messages can result in defamation cases and financial penalties.

• Do not share unverified information or “fake news”.

• Strong emotional content is a warning sign - pause before sharing.

DUMPING OF GARDEN REFUSE IN THE WETLANDS

We appeal to residents not to dump their garden refuse in the wetlands or on the edge

of their properties that are bounded by the wetlands and forests. This creates an untidiness that is unsightly for those walking through these areas. It may also hinder the flow of water through areas, landing up on our fenceline in a torrential downpour. Please remove your refuse utilising Dolphin Coast Waste Management Services only.

SMOKING OF CANNABIS IN PUBLIC

Kindly note that South African law strictly prohibits the smoking of cannabis (aka weed, zol, intsangu, nkantini) in public spaces - this includes our roads, pavements and pathways, parks, at the entrance gates and in the forests/wetlands.

Should someone be found smoking cannabis in public on Seaward Estate, a citizen's arrest can be made by the witness. It is therefore best to remain within the law of the land - feel free to smoke these substances within the confines of your own home.

USE OF IMBALI RIDGE BODY CORPORATE

SWIMMING POOL

If all goes well, Seaward Estate will soon have its own public swimming pool … but until then, residents of the Estate cannot use the private pools found in any of our

Body Corporates. This has particularly become a problem for Imbali Ridge. Please respect the Body Corporate space as a private space. It is not open for use by all residents of the Estate.

PARTY RULES

Private functions at a residence attended by up to 10 persons do not require written consent, provided no public announcement systems or DJs are used, and all SEMHOA rules (including nuisance and parking rules) are complied with. Functions attended by more than 10 persons require prior written consent from SEMHOA. The application must be submitted by the owner or legal occupier and must include details of the nature of the function, the number of guests, parking arrangements, and toilet facilities.

Noise is the most common concern. Public announcement systems and DJs are strictly prohibited, and noise levels must always be kept to a minimum. If noise causes a disturbance and a request is made to reduce it, this must be done immediately as a courtesy to neighbours.

CAPEX BUILDS: Stormwater Attenuation Dams

In The Parks

Following a detailed stormwater study by Zutari Engineers, the SEMHOA Trustees are upgrading the Estate’s stormwater system to better manage heavy rainfall and reduce flooding.

Construction of the first two stormwater attenuation ponds has begun at Alex

Park and San Tarena Park. The project will run for approximately three months and is being carried out by Valedict Developments (Pty) Ltd, under the management of Zutari (Pty) Ltd engineers.

While there may be some temporary inconvenience, every effort will be made to minimise disruption, and

we thank residents for their patience.

Once completed, these lined ponds will improve stormwater management and become attractive water features, enhancing the parks and supporting local plant and animal life for everyone to enjoy.

Safety Notice

Pellet Gun Incident and Important Reminder

The safety and well-being of all residents remain a top priority within our Estate. We would like to inform the community of a recent incident that serves as an important reminder about responsible behaviour and adherence to Estate Rules.

In January of this year, IPSS Security attended to a reported incident at a residential property following concerns about "possible projectile damage" to a bedroom window. The damage was discovered after a resident noticed a small hole in the glass of his son’s bedroom that appeared unusual in nature.

A thorough on-site investigation was conducted by IPSS Security, as well as an inspection of the affected room and surrounding areas. Based on the size, shape, and characteristics of the damage, it was determined

that the window was not impacted by a live firearm round. Instead, the findings indicated that the damage was consistent with a pellet or air-gun projectile

No projectile, fragments, exit marks, or additional damage were found within the room, making it impossible to determine the exact direction or origin of the projectile. As a precaution, an independent IPSS specialist, experienced in incidents of this nature, was requested to assess the damage. The specialist confirmed Security’s findings that the damage was consistent with a pellet/air gun.

It has also been noted that pellet guns are sometimes used to shoot at monkeys - an ongoing concern within the Estate. This practise is strictly prohibited, dangerous, and unacceptable!

Important Reminder to All Residents of Our Rules:

• The discharge of any weapon, including pellet or air guns, is strictly prohibited within the Estate.

• Shooting at wildlife, including monkeys, is not permitted and poses significant safety risks.

Fortunately, no injuries were reported. However, this incident highlights the very real dangers associated with the use of pellet or air guns within the Estate, which are in fact strictly prohibited. Such actions pose a serious risk to residents, visitors, children, pets, wildlife, and property.

Anew year brings with it the opportunity for a fresh start. The Planning and Aesthetics Team have much to be excited about in 2026 with a host of new projects planned for the year. Together, with new projects, we are also taking the time to reinvigorate existing requirements. Screening of external air conditioner units has been a requirement on the Estate for some time; sadly, many of these units remain uncovered. The purpose of the screen

is to hide the unsightly equipment and enhance the overall appearance of your homes.

In an effort to create a cohesive aesthetic, we have selected a few options that are available to residents, but overall, we request that it is: Made from materials that are weather resistant, protecting the AC unit from sun, rain and other elements. Hardwood, aluminium or PVC are recommended.

• Composed with horizontal or vertical slats with a

gap of 22-30mm, which ensures adequate airflow and heat dissipation, preventing damage to the unit's operation.

• Stained mid-brown, painted or powder-coated to match the colour of the walls, depending on the material chosen. Aluminium units may be powder-coated charcoal.

Seaward Landscape Update

New Logo, New Gardens

New Logo, New Gardens

A substantial landscape upgrade on the Estate was carried out in the November-December period of last year. This involved a total replanting of six traffic circles, new entrance planting around the security gate houses at Gates 1 & 2, an upgrade of the SEMHOA office planting, and some tree planting at San Tarena Park.

The design and installation were carried out by Ground Level Landscapes, ably assisted by Sbonelo and members of the Seaward team.

Biodiverse PlantingGardens with Benefits

Now, just over a month after installation, the plants are becoming established and growing well thanks to consistent weeding and watering from the landscaping team, during the heat of summer.

The planting theme is biodiverse with 95% indigenous content. This water-wise planting, once fully established by the end of the growing season, will provide seasonal colour and texture and encourage the return of birds and insect life. An added benefit of this type of garden is that once full coverage has

been achieved, weed growth is almost totally suppressed and limited. It’s the ultimate ‘no work’ garden.

Gardening Template & Demonstration Gardens

The gardens also serve as a template for residents, showcasing various plant palette choices and combinations. All the plants used are locally available and thrive under local conditions of excessive heat and fl ooding cycles. A small A3 poster featuring colour images of 15 landscape plant winners is available from SEMHOA offi ces and seen over page.

The new designs feature natural rock and low-growing groundcovers interspersed with medium-sized form and feature plants such as the Crane flower (Strelitzia reginae ‘Mandela’s Gold’) and summer-flowering aloes such as the Bisley Valley aloe (Aloe pruinosa) and Cooper’s aloe (Aloe cooperi).

Together with Agapanthus and Bulbine, these present a flowering summer feast of blue, yellow, and orange flowers in the mid-summer months. Wherever possible,

existing plants were retained, especially at Gate 1 entrance, where the lowgrowing Blue Chalk Sticks succulent (Curio talinoides var. mandraliscae) nestles under the rock garden.

Landscape Winners - Sun or Shade

If your garden is in deep or moderate shade, the Natal Bulbine (Bulbine natalensis) will do well provided it receives regular watering and good ventilation.

This broad-leaved semisucculent is free-flowering and contrasts beautifully with purple-leaved Money Plant (Plectranthus ciliatus).

Should portions of your garden be in full blazing sun, the yellow blooms of the indigenous daisy

Euryops chrysanthemoides always make a good show together with contrasting purple flowers of Wild Garlic (Tulbaghia violaceae) and Stalked Bulbine (Bulbine frutescens).

Remember to mass and group your groundcovers according to species for maximum effectiveness.

One or two sparse plants look really sad. Soils on the Estate are deep and sandy and require generous amounts of compost and mulching with leaves or organic matter such as bark or dried lawn clippings to keep the soil cool and suppress weeds.
