Blink, and here we are, stepping into march. We happily welcome autumn and a much-needed break from the summer heat and humidity! Autumn brings mild, pleasant conditions and lower humidity, which is actually perfect for beach visits (with fewer crowds, too).
this edition, the Environmental Committee gives us exciting updates on the extensive wildlife monitoring and conservation programme. As they work to rehabilitate and protect the Estate's flora and fauna, residents can also get involved and help make a difference. Also, the Planning and Aesthetics Committee share practical tips to enhance and maintain curb appeal, keeping our Estate looking its best, and it starts with neatly storing wheelie bins away.
lastly, we have a few important reminders for general and security rules to keep in mind, from pet policies to speed limits. it is a great feature to remind residents of some of the simple guidelines we tend to forget.

a biodiversity-rich estate Surveys across the Estate’s forests (swamp and coastal), grasslands, wetlands and greenbelts have recorded:
• Over 300 wildlife observations
• more than 200 different species, with discoveries still being made
this means Seaward Estate is not just a residential community, but an important refuge for wildlife along the north Coast.

• Among the highest counts recorded regionally Butterflies are excellent indicators of a healthy environment.

We, as the management team, have implemented the following:
• regular alien plant removal. We have two temporary staff on site to undertake this work during the growing season and have equipped them with “Poppers” to facilitate quick and easy removals.
• Our Wetland management Plan is almost complete.
• Our EDtEA application has been approved, which means we can carry out maintenance work in the wetland when required, provided we appoint an ECO to oversee the work and to ensure we do not disturb or damage the microbiomes.
• We are looking at creating more ecopassages between estates and creating well-sign-posted walkways for residents to enjoy our natural beauty.

This year marks a milestone: SEmHOA has introduced its very own landscaping Protocols and Procedures. these are not just rules; they are a blueprint for beauty, sustainability, and pride across Seaward Estate. they empower residents to shape their gardens, verges, and shared spaces into something extraordinary, while protecting the natural heritage that makes our Estate unique.
Our mission is simple yet powerful: to raise the landscaping standard, enhance property values, protect biodiversity, and inspire sustainable gardening practices that future generations will thank us for.
our guiding Principles
• Gardens should be more than neat – they should be attractive, inspiring, and part of a bigger picture.
• Every planting choice should support sustainability, water efficiency, and biodiversity.
• Seaward Estate is on a bold journey: already registered as a Conservancy, we are moving steadily toward nature reserve status, with indigenous planting leading the way.
Private residential gardens
• Keep gardens healthy, vibrant, and welcoming. Your outdoor space is part of our collective identity.
• Aim for a 70% indigenous and 30% exotic plant mix to celebrate local biodiversity. 100% indigenous if you live on the open belts.
• Exotic gardens may remain, but invasive Alien Plants (iAPs) must go, by law and by pride.
• lawns, hedges, shrubs, and flowerbeds should be cared for regularly.
• Garden refuse belongs in bins, and not on verges.
• Owners are responsible for upkeep, even during absences or rentals.
verges & Common areas
• verges (the first one metre from the road) are shared spaces; they set the tone for our Estate.
• Existing verge gardens will be inspected to ensure they meet Estate standards.
• new verge planting requires written approval, a landscape plan, and approved contractors, because consistency builds pride.
trees & Protected species
• Planting, pruning, or removing trees in common areas and gardens requires
written approval prior to anything being undertaken. the detailed guidelines will be emailed out and available on the website and Glovent.
• major changes must be made by SEmHOAapproved contractors.
• Protected species are untouchable treasures; they may not be pruned or removed under any circumstances.
Plant selections
• Choose from the Seaward Estate Plant Palette, curated for beauty and sustainability.
• non-indigenous plants are discouraged, and iAPs are strictly prohibited.
• Avoid thorny, invasive-rooted, or oversized trees that disrupt harmony.
invasive alien Plant (iaP) Control
• Homeowners are legally responsible for removing iAPs.
• SEmHOA will be conducting phased inspections to ensure compliance in due course.
• Before selling a property, an iAP clearance certificate is mandatory.
enforcement & support
• Approved landscapers must be used where required.
• Guidance is available through the landscape Consultants and office, because support is as important as enforcement.

Practical tips for storing your wheelie bins and maintaining our Estate's curb appeal.
WORDS from the Planning and aesthetics committee
As we strive to improve the aesthetics of our Estate, including gardens, verges, home maintenance, and common areas, we have realised that wheelie bins can detract from the overall neatness and aesthetics of the Estate. Some residents may have already received notices regarding their bins being left outside on the verge between collection days.
to assist you in finding some practical solutions to storing your wheelie bins out of sight (as is required in terms of the rules for these items) but without breaking the bank nor detracting from the design of your home, the Planning and Aesthetics Committee have come up with these proposed solutions for your consideration and implementation.
Aside from giving your wheelie bin a “home” or “pad”, these structures will also help keep the monkeys out of your bins, thereby also
encouraging the rewilding of monkeys (which is for their own good).
When adding any external structures to your home, kindly submit a simple sketch of the design (height, width, material used, and finishes) as well as on a sketch plan, the location of the structure. this is to be submitted to Planning & Aesthetics.
We will check your proposal both in design and on-site to ensure that this addition in no way detracts from your home and garden.
the key requirements for your wheelie bin "pad" are:
• Height: 1.5m (minimum) – 2m (maximum)
• Fully enclosed
• A self-locking gate
Recommended Materials Sizing & Specifications

• min Height: 1550mm;

• All four sides must be enclosed and have selflatching gate on structure.
• Bin screens are only required where no yard was provided on property.
• Bins can also be stored in garages or out of sight from the road.
Consider increasing the size to make provision for recycling bins or garden waste.
Please refer to drawings on pages 14–15 for recommended designs and sizing.

Estate Security & general Rules
As part of our ongoing commitment to maintaining a safe, secure, and well-managed Estate, we would like to remind all residents of the following important Security and General rules. Your cooperation is essential in ensuring the safety and peaceful enjoyment of the Estate for everyone.
1. access Codes residents are not permitted to issue access codes on behalf of another property or homeowner. Each homeowner is responsible for managing access to their own property. issuing codes for another unit poses a security risk and constitutes a breach of Estate security procedures.
2. Collection of domestic Workers & garden staff residents are not permitted to collect domestic workers, gardeners, or staff members outside the estate and bring them in without proper access registration All staff must be correctly captured in the access control system. Failure to do so compromises
security records and is considered a breach of Estate rules.
3. Pet Policy
All pets must be registered with semhoa registration assists in identifying pets, should they be found roaming or lost. residents are reminded that:
• pets must always be on a leash and under supervision when being walked.
• pets should wear identification tags with the owner’s contact details.
• owners remain fully responsible for their pets’ behaviour and containment.
4. vehicles & driving Conduct
Driving without a valid licence remains strictly prohibited, including within the Estate.
• minors and adults using scooters or similar vehicles must wear helmets at all times.
• the Estate’s speed limit of 30km/hr must be strictly observed to protect children, pedestrians, pets, and other road users.
• road safety remains a shared responsibility.
5. refuse Collection
• refuse bins may only be placed outside on designated collection days. * tuesday and
Friday (black bags)
• Once emptied, wheelie bins must be returned promptly to the property.
• Garden refuse must be placed out using the correct clear bags, properly packaged, and limited to the permitted number of bags (maximum of three) on Wednesday.
6. security reminder
residents are encouraged to prioritise security by:
• insuring all pedestrian gates are locked at night.
• keeping garage doors closed and secured.
• informing security if your property will be unoccupied for an extended period, so that additional random patrols can be conducted.
Security is not the responsibility of security personnel alone; it is a collective effort. By working together and adhering to Estate rules, we strengthen the safety and wellbeing of our entire community. report all security-related matters to the following contact numbers:
