April is the perfect month as far as I am concerned. It is the month when everything cools down enough to really breathe again and truly enjoy the outdoors without the severe heat! We get to enjoy more walks, and the Estate offers beautiful trails (and shade from the trees) to enjoy nature along the way! Take the kids and go for a walk if you haven't yet enjoyed one of the many trail options (or just play in the parks!).
This edition covers a few pertinent items, starting with Seaward's water infrastructure. In response to ongoing challenges with pipe bursts and maintenance, the Estate is looking to partner with Siza Water to assist with water infrastructure management. This idea or option is still in the early stages.
We welcome Rob Graham as the new Estate Infrastructure Planning & Maintenance Senior Manager; with 20 years of experience behind him, he will monitor the Estate’s infrastructure, new building projects, compliance, construction site inspections, and liaise with service providers.
Dr Jonathan Foley looks at all the benefits of keeping trees on the estate: oxygen, cooling, carbon storage, animal habitats, soil erosion prevention by roots, and the fabulous shade and beauty they add to areas.
We also had fun making the Easter eggs on page 16. It's much easier than you think, and it's a fun activity to do with the kids; it's rewarding, and something my family has always done. Here are our ideas for “how to make your own chocolate Easter eggs”.

Water Infrastructure Update
Exploring a partnership with Siza
Over the past few years, Seaward Estate has experienced ongoing challenges with our water infrastructure, including pipe bursts, water losses, and increasing maintenance requirements. While our response times to repairs have been good, the frequency of these issues continues to place pressure on the system and on the day-to-day running of the Estate.
As part of a proactive approach, we are currently exploring a potential phased partnership with Siza Water to assist with the management of our water infrastructure.

Why are we looking at this?
The intention is to improve reliability, reduce longterm risk, and ensure a more sustainable solution for the Estate. Some of the potential benefits include:

A dedicated water services provider focused on maintenance, repairs, and overall system performance.
• reduced disruptions Fewer pipe bursts and improved system reliability over time.
• Lower long-term risk to the estate Transferring the operational burden of infrastructure management to a specialist provider.

Allowing the Estate team to focus on core services rather than ongoing infrastructure challenges.
What we are mindful of
We are also carefully considering the potential challenges to ensure the right decision is made:
• A reduced level of direct control over the system
• Reliance on an external provider for service delivery
• The need to fully understand cost and long-term structure implications

We have been working closely with a Civil engineer technologist to provide professional input and guidance as we assess the condition of the infrastructure and explore the most appropriate long-term solution.
If we proceed, it would be done through a phased and carefully managed process, allowing us to:
• Maintain oversight during the transition
• Clearly define and monitor service levels
• Minimise disruption to residents
• Ensure a structured and transparent rollout
What happens next
The professional team is currently engaging with Siza to understand the requirements, costs, and long-term implications.
We will keep residents updated as discussions progress, and any decision will be made with the Estate’s best long-term interests in mind.
Seaward Estate Welcomes Rob Graham
The New Estate Infrastructure planning & Maintenance Senior Manager
We are thrilled to introduce Rob Graham as our new Estate Infrastructure Planning and Maintenance Senior Manager, reporting to Rieva McMurtrie. Rob joins the Seaward team with more than 20 years of hands-on experience in property development, operations, CapEx (Capital Expenditures) delivery, maintenance programmes, and governance across South Africa and several African countries. His practical approach and understanding of estates make him a strong fit for our community.
Rob holds a BCom Honours in Strategic Management from the University of Johannesburg, and professional real estate qualifications (PDE 5 – Real Estate and Master Property Practitioner). He has successfully led major capital works, refurbishments, and operational upgrades for
commercial, residential, leisure, and industrial properties.
Highlights include:
• Serving as Chairman of the Jamaica Beach Body Corporate, giving him direct experience in estate governance, owner liaison, maintenance planning, and sectional title compliance.
• Overseeing multi-site operations and CapEx for Velocity Sports Lab Builds/ Velocity Builds.
• Managing remote infrastructure and operational projects in the DRC (supporting Glencore KCC) and across East and Central Africa for Millhouse International and Axis House.
• Running his own development management consultancy (Marksman Management Solutions) since 2020, where he acted as an owner-side representative for private estates and operating businesses.
Rob is also a licensed Master Property Practitioner, so he understands how maintenance, governance, and CapEx decisions directly affect long-term property values and resident experience. In this senior leadership role,
Rob is responsible for the strategic planning, delivery, and life cycle management of all estate infrastructure and built environment assets. His key duties include:
• Developing and maintaining a long-term Estate Infrastructure Master Plan (roads, stormwater, water, sewer, electrical, security, IT, and common area assets).
• Leading CapEx projects from feasibility and tendering through to completion, including cost control, risk management, and Board reporting.
• Overseeing preventative, corrective, and life cycle maintenance programmes to keep our Estate in top condition.
• Ensuring full compliance with National Building Regulations, municipal bylaws, Estate architectural rules, and health and safety standards for both Estateled works and resident home renovations.
• Conducting site inspections, approving building plans and occupation certificates, and managing contractor performance and access control.
• Acting as a key point of contact for all infrastructure and compliance matters
(including liaison with Siza Water, KDM Electricity, KDM Civils, etc.).
• Chairing or attending the Infrastructure and Utilities Committee and Design Review Committee (DRC), providing technical input to budgets, and keeping clear records for the HOA Board.
Rob will work closely with the Estate Manager, the Trustees, and all residents to make sure every project is properly scoped, safely executed, and delivered with minimal disruption to daily life.
Please join us in giving Rob a warm Seaward welcome! He will be based at the Estate offices from Monday to Friday (07:00–16:00). Residents can reach him directly through the Estate Admin office for any infrastructure or maintenance, or building plan queries. When he’s not at Seaward, you may well find Rob out on the trails –possibly running through the Estate – making the most of the surroundings.

Swimming Pool Safety
At Seaward Estate
Given Seaward Estate’s nature as a “Garden Estate” with an open-style design concept, special consideration should be given to swimming pool safety for all residents, but especially children and pets. The possibility of a child wandering onto a property without the correct safety measures poses a constant danger that may result in tragic circumstances that are easily avoidable. The responsibility of these measures lies with the property owner and is enforceable by SEMHOA and the municipality.
Residential estate swimming pools must comply with South African national regulations (SANS 10134), with
legal liability on owners to prevent drowning through correct access control, regular safety checks, and supervised access.
safety requirements & regulations recommend:
fencing: Pools must be fully enclosed by a barrier at least 1.2m high, secured in the ground, and designed to prevent children from climbing or passing through, with gaps not exceeding 10cm.
Gates: Access points must be self-closing, self-latching, and lockable, with latches positioned at least 1.2m high.
Covers/nets: A certified safety net or cover is
mandatory on pools deeper than 30cm, capable of supporting the weight of a child (approx. 125–225g).
Liability: Under National Building Regulations, failing to secure a pool can lead to legal liability, fines, or imprisonment, especially if a child accesses the pool.
It is imperative that residents on the Estate consider employing additional precautions such as having adult supervision when children are swimming; removing toys, chairs, or anything a child could climb on to scale the fence; regularly checking that gate latches, fences, and pool covers are in working order; displaying emergency contact numbers and safety procedures near the pool; and keeping a pool hook or flotation device nearby.
Swimming pools provide a refreshing escape from the heat in our climate and endless hours of fun through games and relaxation. Let's enjoy these times with the peace of mind in knowing that our pools are safe.
Tree Focus: Legacy or Liability?
Mature trees define the leafy green ambience in the Estate. Taking years to mature, they contribute to human wellbeing on so many levels, yet this legacy is under threat daily in estates and suburbs throughout the country. Sadly, very often homeowners themselves perceive trees as a practical liability; messy due to leaf and fruit drop, obscuring sea views and damaging underground services.

What they do produce is oxygen, an element which is fundamental to our existence on this planet! In a single season, one mature, leafy tree can produce enough oxygen to allow 10 of us to breathe. This is important in densely populated and polluted areas, where average oxygen levels are expected to be at least six per cent lower.

Trees play an important role as carbon sinks; they store carbon as part of the carbon cycle and are an important part of mitigating the effects of climate change. It’s thought that globally our
forests absorb 40 per cent of man-made CO2 emissions before reaching the outer atmosphere, where it can trap more heat. Because of their size and density, trees are much better at this than smaller plants.
trees help prevent flooding A single mature, leafy tree can absorb up to 450 litres of water through its roots every day, and capture rainwater on the surface of its leaves. Their roots also reduce soil erosion and slow the filtration of water into our urban drainage networks. This is particularly important in cities where a large proportion of the ground surface is made up of impermeable materials, like tarmac and concrete.

Trees also release water vapour through evapotranspiration from their leaves, which produces a cooling effect. They also provide shade for the ground and buildings, resulting in further cooling and less energy usage.
Tree removal in cities and suburbs creates heat sinks, a condition that is most unhealthy on all levels. The overall cooling effect of a single, mature tree is equivalent to 10 airconditioning units running 20 hours a day. Collectively, trees can cool urban areas by up to 8˚C.

Trees are some of the greatest living assets at Seaward Estate, and as good stewards of the environment, SEMHOA management is doing its best to safeguard, protect and enhance this legacy. A Chocolate-Filled
Easter
If you’re tired of the same store-bought Easter eggs and want to get a little creative this year, here is an easy recipe to make your own bespoke Easter eggs.
Let’s get cracking – not literally that is!
ingredients & utensils
1. Use about 600g of chocolate of your choice, depending on the size of the moulds. You can use cooking chocolate, standard chocolate or chocolate discs.
2. Plastic or silicone Easter eggshaped moulds.
3. Pegs method
1. Melt the chocolate
• We have two ways: over a double boiler (Bain-Marie method: place a pot of boiling water under a glass bowl with the chocolate in it), OR using a microwave, stir the chocolate for 20 to 30 seconds at a time until it's smooth. Don’t microwave for longer, or the chocolate will burn and become unusable.
• Both methods take some patience and a bit of time.
2. Coat the moulds
• Ensure your moulds are clean and dry before adding the melted chocolate.
• Gently pour or spoon the melted chocolate into your mould(s) and swirl it until it’s even and of sufficient thickness.
• You can gently pour out any excess chocolate.
• Some recipes suggest coating the moulds with three layers of chocolate (this is optional, depending on your preferences).
• If you are making one egg from two moulds, use pegs to hold the moulds together. Ensure the chocolate is evenly coated around both moulds, by swirling and coating both sides – you only have one shot at this as it is a sealed mould.
3. Chill
• Freeze the mould with the chocolate in it until it’s set or firm.
• If you coat the moulds more than once, chill the chocolate with approximately fiveminute intervals in the fridge or freezer.
FUN IDEAS
• You can also fill your chocolate eggs (onehalf) with chocolate mousse and turn it into an Easter dessert.

1. Once the chocolate is set and firm, gently remove it from the mould with a slight tap or flex to loosen it so that it pops out.
2. Once removed from the mould, slightly melt/ soften the outer edges of the chocolate egg to join the two halves together. Remember to add the filling beforehand! The kids will love helping with these too, so it can be a fun holiday and easter activity.
• Add Colour: To colour the white chocolate, melt it gently using the same method, then mix in oil-based candy colouring or powdered food colouring, which prevents the chocolate from seizing.
• You can make chocolate bark by spreading melted chocolate thinly on a baking sheet topped with speckled eggs.
