By the time you’re reading this, Tracee and I should be just getting back from a trip we’ve been looking forward to for quite a while. We started off in Lisbon, Portugal, then boarded a cruise ship bound for home. The voyage took us across the Atlantic to good ol’ Port Canaveral, with stops in Cádiz, Spain, and three of the Canary Islands along the way. If you see us around town, we’ll be happy to share a few stories — and maybe a photo or two.

I want to take a moment to give a huge THANK-YOU TO ALL OUR WONDERFUL WRITERS AND ADVERTISERS this month. They went above and beyond to get everything submitted early so we could take this trip without missing a beat. We’re so grateful for your flexibility and support — you’re what makes this community publication possible.

As we head into November, there’s so much happening across Cocoa Beach and Cape Canaveral — from fall festivals and Veterans Day ceremonies to tree lightings and local gatherings that remind us how special this little stretch of the Space Coast truly is.

See you around town!

CAPIZZI’S COMMENTARY

A MESSAGE FROM THE MAYOR

CONTRIBUTING WRITER:

Mayor Keith Capizzi

October was one of my busiest months — packed with political galas, nonprofit fundraisers, and community events I was grateful to be part of.

I attended a fundraiser for Representative Tyler Sirois, and after getting to know him better, I’m proud to support him in his run for County Commissioner. From the start, he has fought hard for extra funding for Cocoa Beach, and I’m excited to stand behind him.

On the nonprofit side, I attended and supported several great causes throughout the month:

• The Miles for Meetings Gala at the Muscle Car Museum, which provides free early intervention services for children under age three with developmental delays or disabilities.

• The Mayors Masquerade Ball, benefiting the Cocoa Beach Kiwanis.

• Taste of Brevard, alongside the National Kidney Foundation Pro-Am Surf Contest — I even surfed in it again this year!

• Reggaeween, WRRJ 89.7FM’s annual Halloween fundraiser concert at the new Dirty Birds Bar and Grill, which supported Black Media Works, a Christian nonprofit educational radio network.

I’m also proud to be part of the planning for Surfing Santas, which raises funds for the Florida Surf Museum and Cocoa Beach Main Street. This year, we’ll be bringing Surfing Santas downtown again, along with the festive Surf & Mingle event.

As a member of the Art Show Board, I continue working to ensure city support and strengthen partnerships with local businesses to keep our cultural events thriving.

Cocoa Beach is my forever home, and I remain grateful every day for the opportunity to give back to this community that has given me so much. There truly is no place like home.

As we move into the month of November, I am reminded of the importance of gratitude. Life moves quickly, and it is easy to focus on challenges, setbacks, or the things we wish were different. Yet when we take a step back and reflect, we often realize just how many reasons we have to be thankful. Gratitude has the power to change our perspective and remind us of the blessings that surround us every day.

I am deeply thankful for our school, our students, our faculty and staff, our parents, and this wonderful community. The way our school community rallies together to ensure that our students have every opportunity to succeed is truly inspiring. Whether it is through volunteering, cheering on our athletes and performers, supporting fundraisers, or encouraging academic growth at home, the support we receive from families and community members makes all the difference. Together, we

are preparing students not only for success in school but also for success in life.

This spirit of partnership is one of the things that makes Cocoa Beach such a special place. It is a community that values tradition while looking toward the future. It is a place where people step up for one another and where students know they are cared for. As principal, I see firsthand how powerful this collective effort can be in shaping the experiences and outcomes of our young people.

From an academic standpoint, we are now in the second quarter of the school year, and I am proud of the progress our students have made so far. Our teachers have been intentional in focusing on teaching with clarity each and every day, ensuring that students understand not just what they are learning but also why it matters. The results of this focus are already evident in

classrooms across campus, where students are engaging deeply in their learning and taking ownership of their growth.

As we approach the Thanksgiving season, I encourage each of you to take a moment to reflect on the many positive things in your life. Whether it is family, friends, health, opportunities, or simply being part of this incredible community, there is always something to be thankful for. On behalf of our school, I wish each of you a joyful, safe, and meaningful November.

The Cocoa Beach Turkey Trot 5K has been a Thanksgiving tradition for more than a quarter-century!

November 27, 2025, will mark the 27th year this community-focused event has brought people together for a festive morning of holiday fitness and fun. Since its inception, the Cocoa Beach Turkey Trot has been a family-friendly race where runners and walkers of all ages and fitness levels are welcome and encouraged.

…and the good vibes don’t stop when the race ends! Funds raised benefit the Cocoa Beach Jr./Sr. High School Track and Cross Country teams, Key Club, Builders Club, and other positive,

youth-based programs in the area.

Over the years, funding from the Cocoa Beach Turkey Trot has helped facilitate the enrichment of local kids and teens in many ways, including athlete support, school facility improvements, leadership training, and scholarship funding. One of our partners in achieving these ambitious goals is the Kiwanis Club of Cocoa Beach, whose global motto is “Serving the Children of the World.”

Whether you come for the community, the kids, the costumes, or just the pre-feast workout—you can feel good about starting your Thanksgiving holiday at the Cocoa Beach Turkey Trot!

The news polarizes it, movies glamorize it, and social media sensationalizes it… war.

Since the colonies decided to secure independence from the King of England, our country has been involved in many skirmishes, conflicts, and wars. Recently, our family had a real conversation about the ideas of war and playing war through video games, airsoft, paintball, or Nerf versus the real deal.

My husband shared with our children that his impetus for joining the military was 9/11. Those events evoked such strong emotions and a yearning to defend our country. Up until that point, his only experience with “war” was through a movie’s portrayal (many a Sunday afternoon, he said, was spent watching The Longest Day with John Wayne), what his father chose to share of his service in the U.S. Marine Corps, playing James Bond: GoldenEye on N64, and suiting up in camis with a group of his friends to play paintball.

against all enemies, foreign and domestic” (Oath of Enlistment). It is within our Constitution that we, the citizens of this country, can and should read further to learn what rights and freedoms our service members are pledging to protect and defend.

When these men and women choose to serve in our military, they do not know where orders will take them, what mission(s) they will be called to be a part of—including conflicts and wars—or what personal sacrifices they will make. My husband and I learned that experiencing war was a whole other beast than what we were prepared for. Swapping stories with other military families, the common topic is the unexpected journey for the service member and his or her family—a vital support system.

Our veterans may be “home,” but for many, their thoughts are still out on the battlefield. Their time—no matter the number of years of service—impacts them for a lifetime. My husband, along with others he has served with, has said, “War takes a toll on you.”

Just like my husband, the individuals who answer the call to serve and defend our country are unaware of what lies ahead of them. Without knowing, they pledge their commitment “... to support and defend the Constitution of the United States

Take pause this year to participate in any of the local events honoring our veterans. While among them, extend a handshake of gratitude or offer a hug of appreciation— our veterans need to see and hear from the ones who have been beneficiaries of their service.

The Practice of Presence

A Thanksgiving Reflection on Gratitude and Mindfulness

“Life is available only in the present moment.” — Thich Nhat Hanh

Thanksgiving is my mom’s favorite holiday, and I understand why. There’s no pressure of presents, no flashy expectations—just cozy, home-cooked food, laughter, and the people we love most gathered together. It’s the season of slowing down, taking stock, and feeling grateful for what is, right now.

Last November, I shared a simple prompt: write down three things you're grateful for each day. How did that go? Whether you stuck with it or not, the real invitation was to notice—to be present.

race, our feeds scroll, and the day disappears before we’ve truly felt any of it. We eat meals without tasting them, move through our routines without noticing how we feel, and fall into bed wondering where the time went.

So how do we practice living in the present and being grateful for every moment? I’ve found two habits that really help:

This year, I’ve been thinking a lot about mindfulness. It’s not some mind-blowing new concept, but it is deeply mind-nourishing. It’s simple, almost obvious, and yet so easy to overlook. Without intention, we slip into autopilot. Our thoughts

and even joy. Thich Nhat Hanh, an inspirational Buddhist teacher, always returns to this idea: everything is impermanent. The only true moment we have is this one. In this very moment, we are alive. That’s something to celebrate. He often reminds us that joy is found not in chasing things, but in realizing that this moment is already enough.

Instead of diving into emails or grabbing your phone the moment you wake up, take a few minutes to sit in stillness. Breathe. Let your thoughts settle. When we start our day with intention instead of input, we create space—for clarity, calm,

This might be my favorite. Don’t scroll, don’t multitask—just savor. Chew slowly. Breathe in the aroma. Close your eyes if you want. Whether it’s a warm slice of homemade pie or a fresh orange bursting with juice, eating is one of the most accessible, beautiful ways

to anchor ourselves in the now. You don’t need a Michelin-starred meal to feel joy. You just need to taste what’s in front of you.

Mindfulness isn’t about doing more; it’s about noticing more. The more we notice, the more we realize joy doesn’t live in some faroff destination. It lives right here, in the small, ordinary moments we choose to be fully present for. So this season, let’s not just talk about gratitude—let’s practice it. Slow down, breathe, and truly be where we are.

That’s where life is happening, after all.

HOLIDAY SHOPPING?

Continuing with the importance of Economic Vitality—

The holiday season is here! Time to celebrate—work parties, girls’ and guys’ nights out, shopping for that special something, or trying to figure out what to get the person who has everything. Downtown Cocoa Beach has it all. No need to look anywhere else!

Plan a girls’ day shopping and dining downtown. Guys, there’s plenty for you to do downtown too. The impact your shopping and dining have on our downtown businesses is huge!

Discover the eclectic, one-of-a-kind shops and restaurants.

Like most people, I get in a rut or get comfortable going to the same places and eating the same things. Change is hard for us. But I challenge you to get out of your comfort zone and do something different. Check out a new restaurant, have a special date night and get dressed up, or listen to live music and grab a bite. You can do it all here, in downtown Cocoa Beach. Look around, ask around, try something new and different!

Did you know several of our restaurants have additional space for parties and meetings? They’re ready and eager to make your gathering special.

And the shopping!!! If you haven’t discovered the shops downtown, you’re missing out. Downtown Cocoa Beach is walkable and filled with shops throughout. There are so many, I don’t have enough room to name them all—but you’ll find everything from beachside candy, boutiques, art galleries, fair trade goods, coffee shops, bookstores, virtual reality, and more. At each shop, there’s a local owner excited you’re stopping by—someone who works every day to bring something special to their shop just for you. If you can’t decide, gift certificates are available!

To Amazon, you’re just another order. To our local businesses, you’re their friends and neighbors. This is the community they’ve chosen to bring their creative ideas, artistry, and retail offerings to. Let’s thank them by dropping some dollars downtown.

When disaster strikes or a repair is needed, who’s responsible— the association or the unit owner? It’s one of the most common and confusing questions facing community boards. The Space Coast Communities Association (SCCA) is helping board members, CAMs, and homeowners get the clarity they need with this month’s informative seminar.

Join the SCCA on Wednesday, November 19, 2025, from 9:00 a.m. to 11:30 a.m. in the Jamaica Room at the Radisson Resort at the Port, Cape Canaveral, for two important topics: “Association vs. Unit Owner Responsibilities” and “Different Policy Types the Association Should Have in Their Program.” The session will be presented by Rylan Mort, an expert in community association insurance and risk management.

This program will unpack the complex world of insurance coverage for Florida associations, helping attendees understand:

• What’s covered by the association vs. the unit owner—and how to prevent coverage gaps.

• Which insurance policies associations are required to carry under Florida Statute 718.

• How property and wind insurance deductibles work, including hurricane, named storm, and all-other-peril categories.

• Directors & Officers (D&O) coverage—what it protects, why it matters, and the most common causes of D&O claims.

• Insurance appraisals and market cycles, including how replacement cost, cash value, and current market conditions affect coverage and premiums.

• Understanding your association’s insurance program isn’t just a financial matter; it’s a key part of protecting your community’s long-term stability.

The SCCA, celebrating over 50 years of service, continues its mission to educate, advocate, and connect the Space Coast’s condominium and homeowners’ associations through programs like this one.

Don’t miss this opportunity to strengthen your understanding of insurance responsibilities and risk management. Join the SCCA on November 19th to learn how to safeguard your community with the right coverage—and the right knowledge. For more information or to register, visit scca-online.org

Cocoa Beach’s November History

CONTRIBUTED BY:

Recently, the City of Cocoa Beach celebrated its 100-year anniversary. Although Cocoa Beach is a relatively young city, it still has a rich and intriguing history. For now, we’ll journey back to the past with events that occurred during the month of November.

Warriner Jr. served as the City Attorney for Cocoa Beach. On November 21, 1968, Resolution 68-22 officially named the road in front of the golf clubhouse and swimming pool Tom Warriner Blvd.

Drawing up an idea, on November 4, 1965, the City sponsored a $200 “purchase award” to encourage entries in the upcoming Cocoa Beach Art Festival—an event that grew into the Space Coast Art Festival tradition around Thanksgiving—painting a picture for future festivals that continue today.

Starting off on November 4, 1948, Sidney Fischer, who at the time was the owner of the Surf Cocktail Lounge, appeared before the commission to request that the alcohol ordinance be amended to allow establishments to remain open until 1 a.m. on Saturdays. In 1956, he took office as the Cocoa Beach mayor. He was then elected in 1957 as Cocoa Beach’s first elected mayor, as the system changed from appointed to elected. Subsequently, Sidney Fischer Park was named after him.

Jumping to November 29, 1955, Mr. Dayal and Mr. Nesbit, representing the City of Cocoa, brought to the Cocoa Beach Commission a proposal that the City of Cocoa be granted a 30-year franchise with the Town of Cocoa Beach, in which they would outright purchase the Cocoa Beach Water Department and provide Cocoa Beach’s water comparable to the service provided to the residents of Cocoa—a move that was certainly an H₂-no brainer for the City of Cocoa Beach.

The following year, the previous move flowed into November 11, 1956, when Mr. Dayal, the City Manager of Cocoa, guaranteed water service to every customer in Cocoa Beach if they sold the water system to Cocoa for the price of $54,000.

From 1965 to 1968, Thomas Emmet “Tom”

In November 1970, in a big move to help make tourism soar in Cocoa Beach, various national airlines included the City of Cocoa Beach in tour packages that greatly benefited the six motels Cocoa Beach had in the area at the time.

These few moments in November are just a small ripple in the wave of Cocoa Beach’s history. This look back is shore to give you more insight into the workings and development of our wonderful city and serves as a reminder that even the smallest ripples can come together and shape the tide that allows us to coast confidently into the future.

Greetings Beachside Residents:

As we move into fall, here are a few cozy reads you don’t want to miss.

The Spectacular by Fiona Davis. This historical fiction novel follows the life of Marion in 1956 New York City. Marion is a dancer who plans to marry soon and start a family. When she learns auditions are coming up for the Rockettes at Radio City Music Hall, she decides to apply as a fluke and, of course, to her surprise, she is accepted. However, her father is entirely against it, giving her an ultimatum. Marion decides to go for it to honor her mother’s dream of becoming a dancer and to assert her independence. Enthralled by a performer’s glamorous and dazzling life, she embraces the experience. Meanwhile, New York City is stalked by the Big Apple Bomber. When a bomb goes off at Radio City Music Hall and Marion’s family is shattered, she is determined to find out who is behind it.

The Emperor of Gladness by Ocean Vuong. Set in East Gladness, Connecticut, Hai is a nineteenyear-old kid who is lost to his future and unsure how he will even make it to the next day. When he decides to attempt suicide by jumping off a local bridge in a rainstorm, he is stopped by an older lady who has her own travails and invites him into her home. She offers him a roof over his head, and he offers to help with her care. As he begins to put his life back together, we learn of life’s harsh realities and the importance of the simple things in life. This beautifully written story reminds us of the importance of humanity, how lucky we are, and that simple gestures can improve someone’s life, even if it is in a small way.

Tales from a Hostel at the Edge of the World by Jeff Becan. I highly recommend this story—a quick, funny, and informative read. Jeff, the book’s author and narrator, tells the tale of running a hostel on an island off the North Atlantic. Jeff is energetic and excited about running a hostel after “hosteling” himself for several years. He tells a hilarious, intriguing, and adventurous tale of his own experience running the hostel and the variety of travelers he meets who come and go. From hiring employees and establishing house rules to getting to know guests and maintaining all the ins and outs of a hostel, you will love these stories and may even be inspired to try hosteling—or running a hostel— yourself. Truly a fun and well-written read!

Stay tuned for next month with recommendations for reading from Belize and who knows what else!

Happy Reading!

A.J. Hutson is a 29-year resident of Cocoa Beach. He was originally hired in 1997 as Risk Manager and was promoted to Personnel Director a year later. He then took the role of Assistant City Manager the following year. A.J. retired in 2012 to enjoy the beach life and his lifelong passion for surfing. He was asked to return as Interim City Manager in May 2025.

While serving as Interim City Manager, A.J. quickly developed great relationships with the Commissioners and City Staff, building a bridge between the two and helping to push various projects throughout Cocoa Beach. Because of this camaraderie, what was supposed to be a short interim position soon evolved— during the new City Manager search process, the Commission asked A.J. to stay on as City Manager. He agreed and will work on a succession plan for the next City Manager during his two-year tenure.

Through open communication between A.J. and

the City Commission, they can function as a team to address immediate concerns and create long-term goals for the city. With transparency between the Commission and A.J., they are able to foster trust, knowing that each is doing what they believe is right and fair for the City of Cocoa Beach.

With A.J.’s return and a dedicated Commission, the city’s leadership can ride the wave of progress, improving the community and guiding its future growth. A.J.’s successor will have big shoes to fill, but under his guidance, they too will be ready to paddle out and continue steering Cocoa Beach toward continued success.

Did You Say Insurance Rate

Decreases?

Autumn leaves, pumpkin spice, turkey, stuffing, and… insurance? As the year wraps up with festivities and we enjoy the change of “seasons,” we also start contemplating the cost of living in this beautiful beach town. The cost of insurance has taken its toll on beachside condo and homeowners over the last decade, with rate increases frequently in the double digits.

There were many reasons for the extreme rate increases across the state of Florida, but a good portion was caused by unscrupulous actors whose business model was to capitalize on consumers’ insurance policies. In 2019, only 8.15% of all U.S. homeowner claims were opened in Florida, yet Florida accounted for more than 76% of property claim lawsuits in the U.S.¹ Between 2013 and 2020, Florida’s property insurers paid out fifteen billion dollars in claims costs. Only eight percent of that was paid to consumers, while 71% was paid to attorneys.² Ten

property insurers went insolvent during the insurance market crisis, and we saw significant increases from insurers that remained in the state.

You’re probably thinking—don’t remind us—but I have some good news! As a result of Florida legislation changes, the insurance market is beginning to rebound. In September

2025, Insurance Commissioner Michael Yaworsky announced the 17th new company to enter the Florida insurance market! More companies mean more

Mike

competition, which leads to lower rates! Since January 2024, 30 homeowners insurance companies have filed for rate decreases, and 45 have requested no change or a 0% increase. ³

One of the largest insurers in the state, Florida Peninsula, recently requested its largest rate decrease in the company’s history—8.4% for homeowners premiums, with an average 12% decrease for condo owners.³ Another very large insurer, Universal Property and Casualty, filed for a rate decrease of 5.1%, effective October 2025.

While we may never return to the rates we saw prior to the crisis, we are headed in the right direction. Hope is on the horizon, and we can start to anticipate steadier insurance rates as we plan for the future. So, enjoy your Cocoa Beach festivities, drink some pumpkin spice lattes, and relax knowing there’s a little relief coming your way.
