WHAT IF WE DESIGNED OUR BUILDINGS AROUND PLACES?

AS ARCHITECTS MOVE THROUGH THE TRADITIONAL DESIGN PROCESS, THEY ALL TOO OFTEN DESIGN THEIR PROJECTS INDIVIDUALLY WITHOUT ADEQUATELY TAKING INTO ACCOUNT THE SPACES BETWEEN AND AROUND THEM. WITH A FIRM-WIDE COMMITMENT FOR IMPROVING THE WAY WE APPROACH THE DESIGN OF OUR PROJECTS, EV&A USES THE NOTION OF PLACE MAKING IN ORDER TO INSPIRE OUR CLIENTS WITH BETTER DESIGN SOLUTIONS THAT ULTIMATELY RESULT IN THE CREATION OF SPACES THAT SERVE AS THE HEART OF EVERY BUILDING WE DESIGN. BY THOUGHTFULLY SHAPING THE SPACES AROUND OUR PROJECTS WE ULTIMATELY STRENGTHEN THE CONNECTION BETWEEN ARCHITECTURE AND THE PEOPLE IT SERVES.

SUCCESSFUL PLACE MAKING MUST NOT ONLY BE PEOPLE CENTERED BUT A COLLABORATIVE PROCESS INVOLVING THE OWNER, THE ARCHITECT, THE INTERIOR DESIGNER AND THE END USERS. IT INVOLVES LOOKING AT, LISTENING TO, AND ASKING QUESTIONS OF THE PEOPLE WHO LIVE, WORK AND PLAY IN EVERY BUILT ENVIRONMENT WE DESIGN IN ORDER TO DISCOVER THE APPROPRIATE VISION FOR EVERY PLACE. THAT VISION SERVES AS A BASIS FOR EVERY DESIGN DECISION WE MAKE GOING FORWARD AND ONCE REALIZED, BRINGS IMMEDIATE BENEFITS TO THESE SPACES AND THE PEOPLE WHO USE THEM.

GOOD PLACE MAKING IMPROVES THE VERY SPACES AND BUILDINGS WE ENVISION AND ULTIMATELY DESIGN. CONSIDERING A BUILDING’S CONTEXT, ITS STREETS, ITS SIDEWALKS, ITS PARKS AND PUBLIC SPACES, RESULTS IN NOT JUST GOOD DESIGN BUT GREAT COMMUNITIES AND THAT’S WHEN ARCHITECTURE TRANSCENDS THE BUILT ENVIRONMENT.

THE CASE FOR PLACE

ARCHITECTURE IS MORE THAN THE ART OF DESIGNING BUILDINGS. IT IS THE SCIENCE AND PHILOSOPHY OF CREATING ENVIRONMENTS THAT RESONATE WITH THE PEOPLE WHO LIVE, WORK, AND PLAY WITHIN THEM. TOO OFTEN, TRADITIONAL DESIGN PROCESSES ISOLATE BUILDINGS AS SINGULAR OBJECTS, FAILING TO FULLY INTEGRATE THE SPACES THAT SURROUND THEM. YET, THESE SPACES, STREETS, SIDEWALKS, PARKS, AND PLAZAS—SERVE AS THE LIFEBLOOD OF COMMUNITIES.

AT EV&A, WE ASK: WHAT IF WE DESIGNED OUR BUILDINGS AROUND PLACES? WHAT IF THE ARCHITECTURE WE CREATED WASN’T JUST AN ISOLATED OBJECT BUT PART OF A LARGER, INTERCONNECTED SYSTEM OF SPACES DESIGNED TO SERVE AND INSPIRE? THIS QUESTION IS NOT JUST THEORETICAL; IT’S THE FOUNDATION OF OUR DESIGN PHILOSOPHY.

THROUGH A FIRM-WIDE COMMITMENT TO PLACEMAKING, WE SHIFT THE FOCUS OF DESIGN TOWARD THE EXPERIENCE OF THE PEOPLE WHO WILL INHABIT AND INTERACT WITH THE SPACES WE CREATE. BY THOUGHTFULLY SHAPING THE AREAS AROUND OUR PROJECTS, WE CAN CRAFT ENVIRONMENTS THAT STRENGTHEN THE BOND BETWEEN ARCHITECTURE AND THE PEOPLE IT SERVES. THIS BOOK IS A REFLECTION OF THAT PHILOSOPHY, A GUIDE TO RETHINKING DESIGN AS A MEANS OF ENHANCING LIFE, CREATING CONNECTIONS, AND ELEVATING OUR COMMUNITIES.

THE PROBLEM WITH OBJECT-DRIVEN DESIGN

THE TRADITIONAL DESIGN PROCESS FOR ARCHITECTS OFTEN STARTS WITH A SINGLE QUESTION: WHAT WILL THIS BUILDING LOOK LIKE? THIS APPROACH PLACES EMPHASIS ON THE OBJECT ITSELF, FOCUSING ON

ITS FORM, MATERIALS, AND IMMEDIATE FUNCTION. WHILE THIS METHOD HAS PRODUCED ICONIC BUILDINGS THROUGHOUT HISTORY, IT NEGLECTS THE SPACES SURROUNDING THE ARCHITECTURE. THE RESULT? FRAGMENTED CITIES, DISCONNECTED NEIGHBORHOODS, AND MISSED OPPORTUNITIES FOR COMMUNITY ENGAGEMENT.

OBJECT-DRIVEN DESIGN TREATS BUILDINGS AS ISLANDS, STANDING ALONE IN A SEA OF INFRASTRUCTURE. IN THIS MODEL, LITTLE THOUGHT IS GIVEN TO HOW THE SURROUNDING SIDEWALKS MIGHT ENCOURAGE INTERACTION OR HOW ADJACENT PARKS MIGHT INVITE REST AND RELAXATION. THE EMPHASIS IS ON THE WHAT, WITH LITTLE REGARD FOR THE WHERE OR WHY.

FOR EXAMPLE, IMAGINE A STATE-OF-THE-ART CORPORATE OFFICE BUILDING, DESIGNED WITH STRIKING GLASS FAÇADES AND CUTTING-EDGE TECHNOLOGY. WITHOUT CAREFUL CONSIDERATION OF ITS SURROUNDINGS, THIS BUILDING MIGHT TURN ITS BACK ON THE STREET, FAIL TO CONNECT WITH ADJACENT SPACES, OR CREATE SHADOWED AREAS THAT FEEL UNINVITING TO PEDESTRIANS. WHAT COULD HAVE BEEN A VIBRANT COMMUNITY HUB BECOMES, INSTEAD, AN ISOLATED STRUCTURE.

AT EV&A, WE RECOGNIZE THE LIMITATIONS OF THIS APPROACH. WE BELIEVE THAT GREAT ARCHITECTURE DOES NOT EXIST IN A VACUUM. IT IS PART OF A GREATER WHOLE, A NETWORK OF STREETS, PUBLIC SPACES, AND SOCIAL INTERACTIONS. OUR PHILOSOPHY OF PLACEMAKING SEEKS TO ADDRESS THIS DISCONNECT BY CONSIDERING THE SPACES BETWEEN AND AROUND BUILDINGS AS INTEGRAL TO THE DESIGN PROCESS.

WHAT IS PLACEMAKING?

PLACEMAKING IS BOTH AN ART AND A SCIENCE. AT ITS CORE, IT IS A PEOPLE-CENTERED APPROACH TO DESIGN THAT FOCUSES ON CREATING SPACES THAT FOSTER SOCIAL INTERACTION, ENCOURAGE ENGAGEMENT, AND ENHANCE THE OVERALL QUALITY OF LIFE. PLACEMAKING GOES BEYOND AESTHETICS AND FUNCTIONALITY; IT ASKS QUESTIONS LIKE:

HOW WILL THIS SPACE MAKE PEOPLE FEEL? HOW WILL IT ENCOURAGE THEM TO INTERACT WITH ONE ANOTHER?

HOW WILL IT CONTRIBUTE TO THE VIBRANCY OF THE COMMUNITY?

AT EV&A, WE SEE PLACEMAKING AS A COLLABORATIVE PROCESS. IT BEGINS WITH LISTENING, TO THE OWNER, THE ARCHITECT, THE INTERIOR DESIGNER, AND, MOST IMPORTANTLY, THE PEOPLE WHO WILL LIVE, WORK, AND PLAY IN THE SPACE. BY UNDERSTANDING THEIR NEEDS, ASPIRATIONS, AND DAILY RHYTHMS, WE CAN CRAFT A VISION THAT RESONATES ON BOTH A FUNCTIONAL AND EMOTIONAL LEVEL.

THIS VISION BECOMES THE FOUNDATION FOR EVERY DESIGN DECISION WE MAKE, ENSURING THAT THE END RESULT IS NOT JUST A BUILDING, BUT A PLACE, A SPACE THAT SERVES AS THE HEART OF ITS COMMUNITY.

THE PRINCIPLES OF GREAT PLACEMAKING

PEOPLE FIRST - THE MOST SUCCESSFUL PLACES ARE THOSE DESIGNED WITH PEOPLE IN MIND. THIS MEANS PRIORITIZING HUMAN COMFORT, SAFETY, AND WELLBEING AT EVERY STAGE OF THE DESIGN PROCESS. SIDEWALKS THAT ARE TOO NARROW, PARKS THAT FEEL UNSAFE, OR PLAZAS THAT LACK SHADE ALL FAIL TO MEET THIS BASIC CRITERION.

BY DESIGNING SPACES THAT CATER TO HUMAN NEEDS, SUCH AS AREAS FOR GATHERING, RESTING, OR PLAYING,

WE CAN CREATE ENVIRONMENTS THAT FEEL WELCOMING AND VIBRANT.

CONTEXT MATTERS - EVERY SITE HAS A STORY TO TELL. ITS HISTORY, GEOGRAPHY, AND CULTURAL SIGNIFICANCE SHOULD INFORM THE DESIGN PROCESS. A PROJECT IN THE HEART OF A BUSTLING URBAN CENTER WILL REQUIRE A DIFFERENT APPROACH THAN ONE NESTLED IN A QUIET SUBURBAN NEIGHBORHOOD.

UNDERSTANDING THE CONTEXT ALLOWS US TO CREATE SPACES THAT FEEL AUTHENTIC AND ROOTED IN THEIR SURROUNDINGS, RATHER THAN IMPOSED UPON THEM.

CONNECTIVITY IS KEY - PLACES DO NOT EXIST IN ISOLATION. THEY ARE PART OF A LARGER NETWORK OF STREETS, PARKS, AND PUBLIC SPACES. GREAT PLACEMAKING ENSURES THAT THESE ELEMENTS ARE SEAMLESSLY CONNECTED, ALLOWING FOR EASY MOVEMENT AND INTERACTION.

FOR EXAMPLE, A PUBLIC PLAZA MIGHT SERVE AS A BRIDGE BETWEEN A BUSY RETAIL DISTRICT AND A RESIDENTIAL NEIGHBORHOOD, CREATING A SPACE WHERE PEOPLE FROM DIFFERENT WALKS OF LIFE CAN COME TOGETHER.

FLEXIBILITY AND ADAPTABILITY - THE NEEDS OF A COMMUNITY CAN CHANGE OVER TIME. SPACES DESIGNED WITH FLEXIBILITY IN MIND, SUCH AS MULTIPURPOSE PLAZAS OR MODULAR SEATING AREAS, CAN ADAPT TO THESE CHANGES, ENSURING THEIR CONTINUED RELEVANCE.

SUSTAINABILITY AND HEALTH - A COMMITMENT TO SUSTAINABILITY IS CENTRAL TO PLACEMAKING. THIS INCLUDES EVERYTHING FROM USING ECO-FRIENDLY MATERIALS TO DESIGNING SPACES THAT ENCOURAGE WALKING, CYCLING, AND OTHER FORMS OF ACTIVE TRANSPORTATION.

DESIGNING THE SPACES BETWEEN

WHEN WE THINK ABOUT ARCHITECTURE, OUR MINDS OFTEN FOCUS ON THE BUILDINGS THEMSELVES—THEIR SHAPES, MATERIALS, AND INTERIORS. HOWEVER, SOME OF THE MOST IMPACTFUL ELEMENTS OF URBAN DESIGN ARE NOT THE STRUCTURES BUT THE SPACES BETWEEN THEM. THESE INTERSTITIAL AREAS, PLAZAS, PARKS, SIDEWALKS, AND OTHER PUBLIC SPACES, SERVE AS THE CONNECTIVE TISSUE OF OUR CITIES, FOSTERING COMMUNITY, ENABLING ACTIVITY, AND ENHANCING QUALITY OF LIFE. DESIGNING THESE SPACES WITH INTENTION TRANSFORMS THE BUILT ENVIRONMENT INTO A VIBRANT, COHESIVE WHOLE, ELEVATING URBAN LIFE FOR ALL WHO INTERACT WITH IT.

THE ROLE OF PUBLIC SPACES

PUBLIC SPACES ARE MORE THAN JUST VOIDS BETWEEN BUILDINGS; THEY ARE THE STAGES WHERE EVERYDAY LIFE UNFOLDS. A WELL-DESIGNED PLAZA OR PARK BECOMES A COMMUNAL LIVING ROOM, A PLACE WHERE STRANGERS BECOME NEIGHBORS AND NEIGHBORHOODS DEVELOP A COLLECTIVE IDENTITY. PUBLIC SPACES HAVE THE POWER TO FOSTER SOCIAL INTERACTION, BUILD CIVIC PRIDE, AND STRENGTHEN THE SOCIAL FABRIC OF A COMMUNITY.

PLAZAS, FOR EXAMPLE, ARE PLACES WHERE COMMUNITIES GATHER TO CELEBRATE MILESTONES OR SIMPLY TO ENJOY THE RHYTHM OF DAILY LIFE. PARKS PROVIDE NOT ONLY A BREAK FROM THE URBAN LANDSCAPE BUT ALSO SPACES FOR PLAY, RELAXATION, AND REFLECTION. SIDEWALKS, OFTEN OVERLOOKED, ARE THE VEINS OF A CITY, WHERE CASUAL INTERACTIONS OCCUR, AND THE PULSE OF URBAN LIFE IS MOST EVIDENT.

WHEN THOUGHTFULLY DESIGNED, THESE SPACES CAN TRANSCEND THEIR FUNCTIONAL ROLES TO BECOME SYMBOLS OF A COMMUNITY’S IDENTITY AND VALUES. TAKE, FOR INSTANCE, THE TRANSFORMATION OF TIMES

SQUARE IN NEW YORK CITY INTO A PEDESTRIANFRIENDLY ZONE. BY RECLAIMING THE SPACE FOR PEOPLE RATHER THAN VEHICLES, IT EVOLVED INTO A GLOBAL SYMBOL OF URBAN VIBRANCY AND A MAGNET FOR RESIDENTS AND TOURISTS ALIKE.

DESIGNING FOR ACTIVITY

TO CREATE SPACES THAT PEOPLE ACTIVELY USE, DESIGNERS MUST CONSIDER NOT JUST AESTHETICS BUT ALSO FUNCTIONALITY AND ENGAGEMENT. THE GOAL IS TO DESIGN ENVIRONMENTS THAT INVITE PEOPLE TO LINGER, INTERACT, AND PARTICIPATE.

THE SPACES BETWEEN OUR BUILDINGS ARE NOT AFTERTHOUGHTS, THEY ARE THE HEARTBEAT OF OUR CITIES. BY PRIORITIZING THE DESIGN OF PLAZAS, PARKS, SIDEWALKS, AND OTHER PUBLIC SPACES, ARCHITECTS AND URBAN PLANNERS HAVE THE OPPORTUNITY TO SHAPE ENVIRONMENTS THAT BRING PEOPLE TOGETHER, SUPPORT WELL-BEING, AND FOSTER A DEEP SENSE OF COMMUNITY PRIDE. THOUGHTFUL PLACEMAKING TRANSFORMS NOT JUST THE BUILT ENVIRONMENT BUT ALSO THE LIVES OF THOSE WHO INTERACT WITH IT, ENSURING THAT OUR CITIES ARE AS VIBRANT, INCLUSIVE, AND RESILIENT AS THE PEOPLE WHO CALL THEM HOME.

THE HOWARD HUGHES CORPORATION’S TWO SUMMERLIN

RISING WITH QUIET

AUTHORITY ALONG PAVILION CENTER DRIVE, JUST EAST OF RED ROCK RESORT, TWO SUMMERLIN ASSERTS ITSELF AS A DEFINING CORPORATE ADDRESS IN THE EVOLVING URBAN FABRIC OF DOWNTOWN SUMMERLIN. MORE THAN A CLASS A OFFICE BUILDING, THE SIX-STORY, 150,000-SQUARE-FOOT TOWER OPERATES AS A PLACEMAKING INSTRUMENT, ONE THAT MEDIATES BETWEEN DESERT LANDSCAPE AND EMERGING CITY, BETWEEN CORPORATE PERFORMANCE AND CIVIC PRESENCE.

TWO SUMMERLIN SUMMERLIN, NEVADA

COMPLETED IN LATE 2018, THE BUILDING SERVED AS THE HEADQUARTERS FOR THE HOWARD HUGHES CORPORATION ALONGSIDE A ROSTER OF HIGH-PROFILE TENANTS, ANCHORING A DISTRICT INCREASINGLY DEFINED BY WALKABILITY, DENSITY, AND MIXED-USE VITALITY. EV&A APPROACHED THE PROJECT NOT AS AN ISOLATED OBJECT, BUT AS A CONTRIBUTOR TO A BROADER URBAN ECOSYSTEM, USING ARCHITECTURE AND LANDSCAPE TO REINFORCE DOWNTOWN SUMMERLIN’S IDENTITY AS A CONTEMPORARY URBAN NODE WITHIN THE AMERICAN SOUTHWEST.

THE BUILDING’S ARCHITECTURAL LANGUAGE IS ROOTED IN DISCIPLINED MODERNISM, EXPRESSED THROUGH A TAUT FAÇADE OF CUSTOM PRECAST CONCRETE PANELS PAIRED WITH HIGH-PERFORMANCE GLAZING.

THE WARM, DESERT-INSPIRED PALETTE GROUNDS THE TOWER IN ITS MOJAVE CONTEXT, WHILE DEEP VERTICAL REVEALS AND CRISP HORIZONTAL BANDING CREATE A DYNAMIC INTERPLAY OF LIGHT AND SHADOW THAT SHIFTS THROUGHOUT THE DAY. THIS SCULPTURAL ARTICULATION LENDS THE BUILDING BOTH VISUAL DEPTH AND CLIMATIC RESPONSIVENESS, BALANCING ELEGANCE WITH ENVIRONMENTAL PERFORMANCE.

BEHIND THE FAÇADE, A ROBUST STEEL SUPERSTRUCTURE ENABLES LARGE, FLEXIBLE FLOOR PLATES CAPABLE OF ACCOMMODATING A WIDE RANGE OF TENANT CONFIGURATIONS. EXPANSIVE FLOOR-TO-CEILING GLAZING DRAWS DAYLIGHT DEEP INTO THE WORKPLACE AND FRAMES PANORAMIC VIEWS OF RED ROCK CANYON AND THE LAS VEGAS SKYLINE, REINFORCING A CONTINUOUS VISUAL RELATIONSHIP BETWEEN INTERIOR SPACES AND THE SURROUNDING LANDSCAPE. THESE GESTURES TRANSFORM THE EXPERIENCE OF WORK, GROUNDING DAILY ROUTINES IN THE RHYTHMS OF PLACE AND CLIMATE.

SUSTAINABILITY WAS EMBEDDED FROM THE OUTSET, WITH THE BUILDING ACHIEVING LEED SILVER CERTIFICATION THROUGH A COMBINATION OF LOW-E GLAZING, HIGHEFFICIENCY HVAC SYSTEMS, LED LIGHTING, AND WATERWISE LANDSCAPE STRATEGIES TAILORED TO THE ARID MOJAVE DESERT.

TWO SUMMERLIN

SUMMERLIN, NEVADA

RATHER THAN TREATING SUSTAINABILITY AS A TECHNICAL OVERLAY, THE DESIGN INTEGRATES PERFORMANCE INTO ITS ARCHITECTURAL AND SPATIAL LOGIC, ENSURING COMFORT, EFFICIENCY, AND LONGEVITY WITHOUT COMPROMISING AESTHETIC CLARITY.

AT THE GROUND PLANE, PLACEMAKING BECOMES MOST TANGIBLE. THE SITE IS CAREFULLY COMPOSED AS AN URBAN OASIS, WHERE LAYERED NATIVE PLANTINGS, SHADED WALKWAYS, AND OUTDOOR SEATING AREAS SOFTEN THE CORPORATE EDGE AND INVITE ENGAGEMENT BEYOND THE BUILDING ENVELOPE. THE LANDSCAPE STRATEGY MEDIATES SCALE, TRANSITIONING FROM THE VEHICULAR REALM TO PEDESTRIAN EXPERIENCE WHILE ENCOURAGING YEAR-ROUND USE DESPITE THE DESERT CLIMATE.

THESE OUTDOOR SPACES FUNCTION AS EXTENSIONS OF THE WORKPLACE—PLACES FOR INFORMAL MEETINGS, RESPITE, AND SOCIAL EXCHANGE—REINFORCING A SENSE OF COMMUNITY WITHIN A CORPORATE SETTING.

PARKING, OFTEN A DISRUPTIVE FORCE IN SUBURBAN OFFICE DEVELOPMENTS, IS DISCREETLY INTEGRATED INTO A MULTI-LEVEL STRUCTURE CLAD IN COMPLEMENTARY MATERIALS THAT PRESERVE A COHESIVE ARCHITECTURAL IDENTITY. ITS PLACEMENT AND DETAILING MAINTAIN PEDESTRIAN-FRIENDLY EDGES AND REINFORCE THE PRIMACY OF THE PUBLIC REALM, ALLOWING THE BUILDING AND LANDSCAPE TO DEFINE THE SITE’S CHARACTER RATHER THAN ITS INFRASTRUCTURE.

TOGETHER, ARCHITECTURE, LANDSCAPE, AND PLANNING CONVERGE TO POSITION TWO SUMMERLIN AS MORE THAN AN EFFICIENT WORKPLACE. THE PROJECT EXEMPLIFIES HOW CORPORATE ARCHITECTURE CAN CONTRIBUTE MEANINGFULLY TO PLACEMAKING, ESTABLISHING IDENTITY, SUPPORTING URBAN LIFE, AND RESPONDING THOUGHTFULLY TO CLIMATE AND CONTEXT.
