The value of work well done Dear reader, In our last issue of Villae International, we closed the edition with Dr. J. Edward Salk’s thought: “the reward for work well done is the opportunity to do more”. José Ribes Bas
EREN Director
‘What about me?’ is a question regularly posed by those who believe themselves entitled to more than they are getting. ‘What else can I do?’ on the other hand, is the kind of comment made by those who rely on themselves to shape their own destinies. This is the question that people who want progress ask themselves every day. We cannot rely on politicians and technocrats to magic economic growth and prosperity. It is up to us, the people and businesses of Europe and the wider world, to regenerate growth and development by providing extra added value for those who use our products and services – our clients. Our clients tend to be people who have experienced professional success, who have forced themselves to work harder and better to make a profound contribution to clients, employees, companies and the societies in which they live. One of the many rewards they receive for this are the houses which they enjoy and which we offer across our European Real Estate Network. We draw inspiration from people like that, be they clients, peers or friends. I am proud to say that the companies that make up EREN, a network of leading European luxury real estate specialists, share this philosophy regarding the quality of our service, ethical business practices and a commitment to being the best at what we do. Each day, we ask ourselves: “What else can I do to improve, to innovate and to keep raising the standards in my field of work?” I believe it is the kind of approach and commitment to excellence that we need now more than ever in Europe. 2012 is the Chinese Year of the Dragon – associated with success, luck, strength and prosperity – why not make the most of that spirit? Welcome to the new edition of Villae International Magazine with articles whose content reflects the essence of luxury lifestyles and wellbeing, but also the hard work that makes it possible. A special mention to the successful performance of EREN online marketing strategy displayed on pages 14-19 and our most read section about success stories on pages 90-95. The thought that we leave you with in this issue is by North American professor Marva Collins: “Success doesn’t come to you - you go to it.”

THE YEAR OF THE DRAGON

ONE
of a cycle of twelve years from the Chinese zodiac that are endowed with their own animal characters and attributes, the Year of the Dragon is considered both the mightiest and the luckiest of the Chinese signs. As a result, it is considered to be not just a great year to be born in, but actually the best year to enter the world. People born under this sign are believed to be strong, ambitious, independently minded and born leaders who relish a challenge and are not afraid to take risks. Even though they are also regarded as being arrogant and remote, Chinese parents will by tradition prefer their children to be ‘dragons’. A baby born during the year of the dragon is therefore greeted with particular celebration, as it is believed to be destined for success, and this good fortune will almost certainly spill over to its nearest and dearest. The fact that dragons are believed to be less fortunate in love and personal fulfilment does not measure up to their materialistic success in the pragmatic Chinese society. As a result, many a couple will attempt to plan the birth of their child to coincide with the year of the dragon, and these days many turn to fertility treatment to help the odds along. This time round, the window of opportunity runs from 22 January 2012 to 9 February 2013, so for Chinese communities around the world it is a year of baby making based on the belief that their offspring will enjoy the good things in life – and provide well for their parents when the time comes to support them in old age. Those who don’t succeed will have to wait until 2024 for such fortuitous winds to blow again, so there is a certain pressure on those who still believe in the power of the zodiac. Traditional medicines and cures will also play an important role in the fertility treatments, and to further complicate matters there are five different periods within the dragon cycle, linking the mythical dragon to metal, water, wood, fire and earth respectively. Each of these elements further affects the nature of the beast, so to say.
VILLÆ 11
VILLÆ 12
Water dragons
2012
is the year of the water dragon, and this element has a moderating effect on those born under its sign. While still able to boast the qualities of strength and dynamism that mark the dragon, people born during the current cycle will be less intemperate, more considered and better equipped to communicate with others. In all, a pretty good combination of qualities to have, not least in business. So, is there anything businesspeople, Chinese or otherwise, can take away from this year of the dragon? Apparently yes. In a year characterised by ambition, initiative and success it is not just those born during its twelve months that can benefit from the can-do current in the air. People already in business should feel inspired to emulate the empowering qualities, and many a Chinese entrepreneur will tell you that it is a fortuitous year in its own right, full of positive energy and possibilities. At a time when doing business offers more than enough challenges this is a message worth embracing – regardless of whether you believe in astrology or not – so let that energy and strength surge through you and make this a dragon’s year for all of us.

Founded in 2004 by a collective of leading specialists in luxury real estate, EREN has matured into an organisation that is now a Europe-wide reference for the highest standards in real estate practice.
EREN is a quality-driven grouping of the leading property firms in Europe – in all cases highly respected companies with a great deal of expertise in luxury real estate and in-depth knowledge of their local and regional markets.
Member firms are carefully vetted and selected so that they all conform to the criteria set out in the organisation’s charter. This encompasses professional and ethical standards as well as ensuring that EREN’s members are likeminded in their philosophy and approach.
EREN is therefore an organisation grounded in solid and perhaps somewhat old-fashioned principles of business ethics, but it reflects its member companies in that it operates in a fully up to date manner.
This is an organisation that is built purely on a desire to work with only the best and to create a professional platform in which such firms can collaborate and also be found by their clients.
This is borne out by the prominence of the EREN websites and the leading position they have acquired in terms of design, accessibility, functionality, ranking and the quality of their content, be it in the form of property searches or related product, area or industry information. VILLÆ 17

Recreating legends By Michel Cruz
M
any of the great names of the past have perished on the battlefield of profitability and massproduction, passing on into legend with a dedicated following of admirers and active car collectors. Today, a rare Bugatti, Delage, Delahaye or Duesenberg can fetch many millions, outpricing even classic Ferraris, Maseratis and Aston Martins for the simple reason that the brand no longer exists. These are the James Deans and Marilyn Monroes of the car world, dying at the height of their fame and beauty, and therefore all the more admired. It is this sense of rarity and nostalgia that explains the continued appeal of classic cars, which sometimes fetch more than a Picasso or Van Gogh at auction, and while it is indeed virtually
impossible to recreate the craftsmanship and materials of the classic car age these beautiful machines can also be extremely dangerous – combining as they do great power and a level of technology that was impressive in its day, but rather basic by today’s standards. The result is a drive that is unfamiliar to modern motorists spoiled by electronic safety controls, power steering and power-assisted brakes. Luxurious cars are even fitted with variable drive settings now, allowing the owner to switch from Comfortable to Sport at a whim. As much as they are admired and cherished, therefore, classic cars are increasingly becoming museum pieces that are difficult to maintain and dangerous to all but the most experienced of drivers. To solve this dilemma, small specialist engineering firms have sprouted up to modernise the mechanics of motoring classics while leaving their exteriors untouched. VILLÆ 21
The rebirth of a classic
F
or some this blend of pristine, classic looks and modern drive/safety is a perfect solution, for others sacrilege of the highest order, and you have to admit, if all classic models were converted like this there would be no authentic ones left. It’s a somewhat philosophical question with no clear right and wrong, but fortunately a new generation of engineering enthusiasts have arrived on the scene that may have solved the problem by taking the whole process one step further. Instead of merely re-equipping the mechanical parts of an existing car they are recreating mouthwateringly beautiful modern versions of motoring classics. It might sound a little strange at first, but think of the success of retro beauties like the new Mini and Fiat Cinquecento. Though thoroughly modern they recapture the spirit and the fun of the original models, allowing them to live on in a fully contemporary manner. This is essentially the concept behind companies such as Lyonheart, a Coventry-based engineering firm that produces not so much a replica of the illustrious Jaguar E-Type as a 21st century version of it. The result is a car that is instantly recognisable as inspired by the E-Type yet also fully of our times. The ability to blend these two elements together in harmony is a great skill, and produces truly special automobiles.
VILLÆ 22

VILLÆ 24
N
ow that original luxury car makes such as Jaguar have long since become tradable items passed on from one foreign corporation to another, it is down to enthusiasts like Lyonheart to remain true to the authentic virtues that first inspired models such as the E-Type. A modern car it may therefore be, but the Lyonheart is very much built on the same principles as the great classics of the fifties, focusing on heritage, engineering excellence and craftsmanship – but above all passion. One senses that this is above all a labour of love, and by extension it has to be a bespoke, low-volume product with a price tag that will sort the well-heeled enthusiasts from mere admirers. In its styling, its detailing, its modern engineering prowess, safety and performance as well as in the exquisite workmanship and tasteful opulence of its interior, a car like this creates a perfect synthesis of
past and present that not only makes it more exclusive than a modern Ferrari, Aston Martin or Lamborghini, but also more balanced and sophisticated. The Lyonheart was designed by Robert Palm in collaboration with Bo Zolland of Zolland Design of Sweden, whose motoring range includes anything from contemporary racing cars to retro-inspired hotrods, muscle cars, pickups and redesigned versions of handpicked models from the 1920s right up the 1970s. Among these are the Chevrolet Stingray Corvette, the Volvo P1800, the Chevrolet Camaro, the Opel GT, the Porsche 356 and a range of 1960s Ferraris – all made to bespoke perfection and reviving the glory days of car design in the 21st century.

The road to Mandalay
VILLÆ 26
By Michel Cruz
The road to Mandalay Watching Hercule Poirot solve mysteries aboard the Orient Express or one of his contemporaries at work aboard a Nile cruiser is probably a large part of the enduring appeal of such programmes, for they transport us to an age when travel was associated with glamour and adventure. That is to say, before the advent of mass tourism and the package holiday. These days many of us do our best to avoid those hot spots that were once charming but have been converted to tourism conveyor belts. Instead, we seek solitude in the open country, adventure in extreme sports and authenticity in distant and hard to reach pockets of the globe. The world has so much to offer, so much to see and experience, and those who can afford it naturally wish to enjoy such things in style. This means not only having comfortable and elegant surroundings, attentive service and good company, but also being able to enjoy a place without having to feel it has been turned into a theme park. Even the most beautiful or inspiring setting can be spoiled not so much by the sheer numbers of visitors as by the trivialising air pervading tourist spots. To travel in style, therefore, implies a certain discretion and is best done in small parties. VILLÆ 27
VILLÆ 28
Cruises of another sort As the American love of cruise ship holidays has spread to Europe and other parts of the world, it has slowly shed its association with over-sixties and become a fashionable family holiday option. Large and luxurious cruise liners now ply the oceans en route to colourful ports, and generally this can be seen as a positive development, but who would share a ship, however attractive, with 2,000 other passengers when you could have one ‘almost’ to yourself? Among the options now available is a form of exclusive sea travel better described as yachting, not cruising. Typically, the boats involved range from highly luxurious and beautifully fitted scaled-down cruise ships featuring not one thousand cabins but around 50 staterooms and suites, while the ratio of pampering crew to luxuriating passenger is also stacked in favour of the latter. Rather more active and ‘authentic’ in nature, these voyages are much closer to the kind of experience you would have had in the heyday of travel, offering al fresco dining rather than large dining rooms, as well as special beach parties and the laying on of water sports when you drop anchor in a bay or along a private stretch of coastline. Expect comfort and fine service, with itineraries that range from the Caribbean and Mediterranean to the Baltic Sea. In addition, you could also navigate through Pacific islands in a gorgeous three-mast sailing ship, seek out Indian Ocean beauty in a sleek modern super yacht or sail into exotic ports in an opulent motor yacht.

In the footsteps of de Orellana Those for whom a sense of discovery and adventure outweighs the need for luxury can look to a more pioneering experience on the Amazon with riverboat trips that focus on the Peruvian Amazon, and although they offer plenty of authentic explorer appeal, as you follow in the footsteps of the first explorer of the Amazon, Francisco de Orellana, the levels of comfort and service are still of a very high standard. Seated on the top deck, G&T in hand, you could easily cast yourself back in time and almost hear an early gramophone scratching out some lively Charleston music, for this is a peaceful and serene setting where nature and traditional Indian communities still predominate. Small but stylishly and comfortably fitted, the river cruisers feature panoramic windows and follow a trajectory largely within the stunning tropical scenery of the Pacaya Samiria National Park. More than just looking out at the shore, passengers are encouraged to harness their pioneer spirit and explore its settlements, animal life and scenic trails before returning to ship for some pampering service.
VILLÆ 31
VILLÆ 32
The road to Mandalay Among the most evocative of the luxury river cruise itineraries is the Road to Mandalay, which follows Burma’s Irrawaddy River up to the famed old city. Along the way you will see a dreamy landscape of tropical forests, riverside villages, bright green paddy fields and ancient temples and palaces float by, framed by thickly forested mountains in the distance. Myanmar is a country that promises change and renewed vigour, but it retains much that makes this a voyage to remember forever. The fact that the operator of the ships is Orient Express says enough about the comfort and elegance that can be expected on board, be it in the form of luxurious cabins and suites or the care and attention of the staff. Besides tailored excursions and fine-dining standards one can also submit to a whole range of health and beauty treatments in the onboard wellbeing centre. If you were going to make a concession to classic travel conditions it would certainly be that, and yet the setting and the service collude to make this one of the most authentic experiences you could hope to have today, making this one of the finest examples of modern-day quality travel.

The Golden Circle Would it make sense to come to the heart of the Iberian Peninsula and not visit Madrid? On this occasion it might, for if you can resist the pull of the city and venture northwards into the Sierra de Guadarrama, you will find yourself on the threshold of a golden circle that surrounds the Spanish capital.

Segovia The first jewel in this crown is Segovia. Looking out upon the northwestern reaches of the Guadarrama mountain range, this ancient city founded by Celtiberian tribes has witnessed the tides of Romans, Moors and Reconquista that characterise most of Spain, yet what makes Segovia so special is the beauty of its almost pristine medieval centre. Indeed, with its tightly packed houses, convents, magnificent cathedrals and fairytale castles this is one of the best-preserved medieval towns in all of Europe, an open-air museum of historic charm and Gothic architecture where the relics of bygone eras stand side by side in all their ancient dignity. The oldest of the many sites that ‘attack’ the senses is the famous Roman aqueduct, which traverses the old heart of the town, passing close by the grand Gothic style Cathedral of Segovia, where Isabella was crowned Queen of Castile. Encircling this maze of quaint old houses and cobbled streets are the old fortified walls, which have seen their share of action but now act to preserve the integrity of Segovia’s historic centre. Among the sights and sounds of this fairytale medieval town is the Alcazar, or royal palace, of Segovia, the ultimate fairytale palace. Inspired by classical French architecture, it is believed to have been the inspiration for the famous Disney castle, and in so doing has become the blueprint for romantic visions of knights and princesses. If it happened anywhere, it was here, where the fair palace overlooks the surrounding pastures as it did when this was a prosperous centre of the medieval wool trade.

El Escorial From a town so richly adorned with important treasures that it has been made a UNESCO World Heritage City, the circle flows southwards to El Escorial, itself a notable UNESCO World Heritage Site. The importance of El Escorial lies not in the little town of San Lorenzo de El Escorial, but in the beautiful complex of palaces, monasteries, parks and colleges known as the Royal Seat of San Lorenzo de El Escorial. Beautiful in its severe grandeur, this ode to classical ostentation and power reflects the wealth and energy of Spain at the height of its influence. Always both a royal residence and a centre of Christian learning, it carries solemnity and elegance in equal measure, making for a visual impact that is above all impressive in its styling and sheer scale. Visitors come from around the world to drink in the architecture, craftsmanship, parklands and the magnificent collection of art that are enshrined within this grand complex, contemplating the monuments of man’s ambition and power as they do so. El Escorial was commissioned by King Philip II of Spain, financed by the incoming wealth of Spain’s possessions in the Americas, and designed by Juan Bautista de Toledo. To this day it dominates the little neighbouring village and surrounding hunting estate, and the link to both church and royalty has remained intact as well, marking this as one of the most representative of Spanish national treasures.

TOLEDO Further south and west lies the grand old city of Toledo, a bastion on the Tagus River. Larger and earthier than pretty Segovia, Toledo has a history in which art, trade and culture are entwined with war and hardship. Its location gave it strategic importance, thus opening this town up to the vicissitudes of history. The capital of Visigoth Spain, it has been an important trading point since time immemorial, absorbing new impulses every time a new conquering culture descended upon it, and so Toledo has become a fascinating mosaic of Roman, Visigoth, Moorish, Jewish and Christian culture. With its largely pristine historic quarter Toledo is a rich collection of Castilian architecture, secluded monasteries, narrow tradesmen’s alleys and stout castles and churches that look as impenetrable today as they did hundreds of years ago. The grand Alcazar fortress originally built by the Moors still played an active role during the Spanish Civil War, adding a certain gravity to the artistic beauty of the town’s historic monuments. Though on the threshold of the dry Meseta of central Spain, Toledo is a quintessentially Castilian city in its proud stance and traditions, and retains much of its age-old charm and ambience. As a result, it is not only one of the most bewitching but also one of the most significant cities in the country.
VILLÆ 38
ARANJUEZ Another World Heritage Site awaits one further north-eastwards, where the magnificent Palacio de Aranjuez dominates the town of the same name as if to prove the endless ambition of Europe’s classical kings. Originally the site of a religious retreat, the estate passed into royal hands in the middle ages, after which it was converted into a royal hunting estate by Ferdinand and Isabella. Not content with El Escorial alone, King Philip II ordered Juan Bautista de Toledo and Juan de Herrera to design a more private palace on this spot. The resultant palace is one of the grand royal residences of Europe, resplendent in its classical refinement, its use of volumes and the opulent gardens and parks that surround it. Added to the complex of buildings is an estate of formal gardens complete with canals and bridges that round off the idea of Aranjuez as a private paradise for Spain’s royals. Such was their devotion to this idyllic spot that they forbade all but their relatives and favourites to live in the adjoining village, relenting only in the 18th century. Today the town itself is fair-sized, but it remains forever linked to a heritage of royalty that used to summer in the elysian fields of the Palacio de Aranjuez – the final stage in the Golden Circle.

Travel is about escaping into something new and different as much as it is about relaxing and reviving one’s energy levels. Some like to do very little, while others seek their refreshment in activity, yet stylish travel needn’t be restricted to being pampered in a luxurious seaside resort or a stylish city pad. While very different in style, offering and indeed location, Aufberg 1113 shares a common cleanness of form and an architectural language aimed at letting the natural setting do the talking. As a result, the views down to the valley and the village of Piesendorf, in the Salzburger Land region, are nothing short of spectacular. It may be hard to associate, but this ultramodern villa is set on a traditional alpine farm that has been handed down from generation to generation over many centuries. Ratua Private Island Vanuatu
It doesn’t get much better than a Pacific island retreat, and in keeping with the adventurous getaway theme a private island sounds like having a bit of paradise all to yourself. This is what a French couple thought when they sailed into this particular part of Vanuatu, near New Caledonia east of Australia’s Great Barrier Reef. Since losing their hearts to this little Garden of Eden, they have created a beautiful resort that mirrors local tradition in its styling and scale. Constructed exclusively with local woods and natural materials, the Melanesian style thatched roof cottages are a study in wood, colonial charm and jaw-dropping views of tropical greenery and crystal clear water. James Michener or Ernest Hemingway couldn’t have had it better than this, and indeed, you expect them to come walking into the reading room or stepping out of one of the beautiful local outrigger canoes. Modern comforts abound, albeit discreetly, and include a gorgeous spa, pampering treatments, water sports, hiking trails, horse riding and quite simply the privilege of being here. The cuisine is tropical with a touch of French refinement, all ingredients being local organic produce prepared with regional expertise. This picture-perfect setting straight out of a romantic movie includes three cabana ‘villages’ overlooking a paradisiacal scene of tropical sea, beaches and flowering beauty.

After a day’s hiking, biking and swimming you can soak your bones in a hot water tub as you look out over some of the last great open spaces in Europe. Nights are a comfy and cosy affair, starting around a romantic campfire and ending in the snug comfort of the Yurt, which is not only surprisingly spacious and comfortable, but also warm and stylish. This is pioneer travel in the true sense of the word, and just the thing for those that like to combine style with adventure.

The far north of Swedish Lapland is one of the few remaining natural wildernesses in Europe. A land of coniferous forests, tundra and Northern Lights, it turns into a winter wonderland for half the year, when the Icehotel welcomes guests from around the world. A true sense of adventure is offered at this ice palace, the world’s first structure of its kind, made up of 5,500m2 of suites, lounges, ice and snow rooms, and the trendy Absolut Icebar and Ice Church, where couples can take their vows in the most unusual and memorable of surroundings. It may seem a crazy and impractical idea at first, but the Icehotel is both solid structurally and amazingly comfy. Warm clothing is recommended, but not when you lie snug as a bug under thick hides, feeling somehow like a Viking explorer charting new territory. A centre of art and design as well as a ‘cool’ place to hang out, relax and also engage in rugged outdoor activities such as riding Husky sleighs and tracking the Northern Lights, the crystal clear structures of the hotel give it the sheen of a sparkling diamond.

What’s more, you can come back year after year and always see something new, because the Icehotel is rebuilt annually and never in exactly the same way. Artists are given free rein to come up with inspiring designs for the suites, and this artistic creativity is accompanied by a solid commitment to have 0% environmental impact, so you can follow your adventurous strain to the High North and book into the most memorable hotel ever whilst feeling pretty smug about it.

Rachel Trevor Morgan milliner to the Queen
T
here was a time when no outfit, however stylish, was complete without the appropriate headgear. Although hats have largely disappeared from the daily scene they remain an important part of chic fashion, and a statement of elegance and refinement in a manner that blends traditional craftsmanship with modern inspiration.
Are hats in vogue at the moment, and is there a modern dynamic in their design trends? This is a good time for hats. The Royal Wedding last year had a great impact on the industry and we all felt the benefit. As for trends, design is always fuelled by the interaction of tradition with creativity.
Having learned her craft from the best, Rachel Trevor Morgan has become an established name in the world of haute millinery. So much so, in fact, that she designs collections for the likes of designer Bruce Oldfield and for Harrods and Selfridges. Her private clients include Queen Elizabeth II. You speak of learning the trade from people like Graham Smith and Philip Somerville. Is it a craft that is still flourishing, or are there fewer milliners than before? I would say that there are quite a lot of individuals making hats but not so many larger millinery workrooms. Even though hats are popular, the millinery business has changed a lot since I started my apprenticeship and there is no getting away from the fact that people are wearing hats less. I am concerned that the art of proper traditional millinery does not get lost. I don’t think it is easy for those wanting to learn, apprenticeships are few and far between.
What kind of person wears a hat, and which occasions do they suit best? All kinds of people wear hats, whether it’s to be practical, fashionable or to stand out and make a statement. There are different hats for different occasions and in my opinion you do have to be careful to get it right. A hat should get you noticed, but for the right reasons.
Do you have both designed collections and work to bespoke briefs? All my hats are designed by me and hand made in my workroom by myself and my assistants. I design a collection twice a year, Spring obviously being the biggest season. Clients then visit my showroom and either choose something from the collection or have pieces designed for them, taking in to account many things such as the occasion it is to be worn at, their outfit and their personality. When working with a fashion designer you obviously take your lead from their fabrics and designs, and the impact they are striving to achieve. Have hat fashions changed much over the years? You have to consider that 60 years ago hats were worn all the time, it simply would not have been correct to leave the house without covering your head, so they were both a necessity and a fashionable item. Then as we moved to the 1980s and 90s hats became an item of choice rather than social obligation. Hat fashions have changed a lot and often reflect society at the time.
“This is a good time for hats. The Royal Wedding last year had a great impact” Do you also make men’s hats? No, I leave that to men’s hatters, it’s quite a different process What is the zaniest hat you’ve made or been asked to make? A completely mirrored hat for Ascot. What is the most satisfying part of your work? Dealing with my clients and taking the whole process through from design to finished item. In short, making my clients feel confident and look beautiful. Would you like to see more people wearing hats – that is, a proper comeback for the hat as a fashion accessory? Certainly I would love to see more people wearing hats every day and for them not to be thought of as just a formal accessory. There are few things as effective to compliment an outfit and bring your personality out. www.racheltrevormorgan.com

Bordeaux
born of a good vintage Bordeaux, fair city on the Garonne, is inextricably linked to wine. It has given its name to a wine and the colour of wine, so close is this relationship between city, terroire and vintage. Though human settlement on this spot dates back beyond conquering Franks and Romans to the earliest Celtic tribes who set root in these parts, it was in the 18th century that the city of Bordeaux enjoyed its golden age. The results of this era of prosperity driven by a domination of the world’s wine trade still describe the historic centre of the city. Largely intact, this elegant heart of Bordeaux now enjoys UNESCO World Heritage status. And so, in spite of its size and importance as a centre of research and technology, you will find Bordeaux remarkably intimate and free of modern high-rise intrusion. Instead, expect an intricate web of streets, squares and parks flanked by classic French buildings in the local honey-coloured stone. Quintessentially French, this is a zone of grand palaces and frivolous Art Nouveau architecture, but also of more informal cafés, restaurants and arty side streets. Both modern and classical, stylish and earthy, Bordeaux’s visage is mirrored in the waters of the river it straddles – adding an ephemeral aspect to its charm. VILLÆ 51
Bordeaux
born of a good vintage
Wine land More than most cities, Bordeaux is linked to the surrounding land that nurtures and feeds it. The city’s wealth may have been built on trade, but it was above all a trade in the red nectar that the manifold vineyards gave forth. While new winegrowing regions have risen to prominence around the world, Bordeaux still retains an almost aristocratic resonance. The likes of Chateau Laffite-Rothschild, Chateau Margaux and Chateau Latour are just a few of the names that conjure up not just the finest wines but also longstanding tradition. Together, the over 100,000 hectares of vineyards create a beautiful green landscape dotted with grand chateaux and the rustic cottages of grape growers, marking an area of singular beauty and interest.

The importance of design st in the 21 century By Michel Cruz
VILLÆ 54
There was a time when most products were split between luxury designed items and mass-produced goods with a minimum of stylistic care and attention. However, in the new millennium design has become something we not only demand of the things we buy, but also an integral part of our everyday lives.
VILLÆ 55
VILLÆ 56
Design shapes our world, in the form of the cars we drive, the homes we live in, the utensils we use and the fashion we wear. Above all, it shapes the manmade world of items both large and small that surround us in towns, cities and even villages, often to the point where the real world created by nature has receded into distant abstraction. This is, of course, particularly true of the ‘virtual’ world on our video screens, but even in the physical plane it is the design philosophy of the day that defines each era and mirrors the spirit and values of its society.
The post-war period was to set off a veritable revolution of creativity in design and applications, made possible by stainless steel, fibreglass, plywood and plastic moulding. It was a watershed for design, yet while high-brow industrial design of this kind reached mass-produced products its true vocation remained fixed on limited edition bespoke series designed with the sophisticated elite in mind. Though the styles had changed radically since the 19th century, the ethos of production had, in reality, changed very little.
Today we are more design-conscious than ever, some would even say obsessed, for where it was once good enough just to have the product and the convenience it bestowed, it has now become essential for that product to look fantastic – and make us look fantastic in the process. Much of our projection of values and social standing is communicated through the design choices we make; the products we buy and the brands we associate ourselves with. Indeed, in the 21st century the obsession with brand identity has risen to a point where what an object looks like is almost more important than what it does.
The rise of design It all started with the birth of modern architecture in the early 20th century, when pioneers such as Le Corbusier, Mies van der Rohe and Frank Lloyd Wright applied modern technology to come up with a new way of looking at design, construction and spatial relationships. Technology produced the materials that enabled these conceptual thinkers to escape the bonds of conventional building, and hence design, but in later years they were to reverse the process by driving the development of yet more synthetic materials and techniques to follow a train of thought that had outpaced its physical environment. From Villa Savoye through Bauhaus to the likes of Eero Saarinen and Alvar Aalto, who literally moulded furniture around their ideas as never before, design was on a course of sped-up evolution, catapulting ahead towards a bright and shining future. Ironically, much of this had been made possible by the Second World War, whose need for technological innovation in weaponry had fast-tracked the development of a great many innovations with peacetime applications. Among these were the new pliable materials that allowed designers such as Saarinen and Ray Eames to pen the liquid, flowing lines of modern classics such as the Tulip Chair and the Eames Lounge Chair. VILLÆ 57
VILLÆ 58
The democratisation of design Little by little, the mass-market made inroads into this system, though it was always severely hampered by the overbearing compromise to serialised production. In the world of design and subsequent production, there was a clear divide between ‘quality’ and ‘mass’ standards. It was not until the 1980’s that a quantum leap was made, both in technical terms and in the psyche of the masses. The rise of the yuppie, and the appeal of his implied lifestyle, coincided with broad application of computerised systems of design and production that made the whole process cheaper and more accessible. The obsession with brands had begun, and as new generations of computer-savvy designers graduated in the 1990’s they were met with a gradual but dramatic rise in overall spending power across large swathes of society. The mass-market was transformed from functiondriven design mediocrity to high-tech styling that employed all the latest technologies to keep it affordable and up to date. The masses now demanded branding and advanced product development in everything from kitchens and cars to computers, as Apple Macintosh has discovered to its benefit. Not to be outdone, the luxury market has moved on too, shedding the conservatism of old and embracing a whole new world of technology-driven possibilities as it thrives on the overflowing budgets of the new super-rich. The fact that this nouveau riche revolution is in many cases producing a modern-day version of Baroque excess does little to dampen the enthusiasm, as the mega rich in newly prosperous parts of the world provide a new injection of cash and need for wealth projection that continues to lift the ceiling towards the stars. Design is now no longer a luxury but a need. For a new generation born into a world of shopping centres, five-star resort hotels and spas, advanced Hyundai cars designed by Italian styling houses, designer clothes and eyewear, futuristic office towers and homes dressed in the latest styles, the need to stay current is almost an obligation. This is why famous design houses like Pininfarina (www.pininfarina.it) create designs for everything from sports cars and avant-garde kitchens to Coca Cola dispensing machines and even entire stadiums in which the architecture and interior styling create the visitor experience and build the club’s brand as surely as the action on the pitch.

Owned by Werner Ferdinand Siemens - after whom it was named until 1937, the villa most recently housed the music archives of the German National Library, and still hosts classical concerts throughout the year. The estate is set on an impressive 27,000 m2 plot and offers 5,400 m2 of interior space across five buildings: the main residence, a second family residence, concert hall, gatehouse and tea house. Built between 1913 and 1916, the mansion’s original parquet flooring, molding, doors, windows and staircases remain in place, while the beautiful gardens have been granted monument protection. successful international cooperation “The reward for work well done is the opportunity to do more,” Dr. J.E. Salk EREN professional websites promoting luxury real estate in five languages perform even better, year after year, and consolidate a dominant position on the international market. The philosophy behind the founding of EREN was to create an organisation that brought together the leading luxury real estate agents in Europe, so that we could work together, exchange knowledge and ideas, and encourage one another to achieve new heights of success as measured in terms of service, professionalism, marketing strength and business results. As the organisation matured and settled into its role it has begun to show its benefits in all these respects, with communication, trust and shared values at the heart of an increase in business interaction between our various offices, be they in Milan, Vienna, Ibiza or London. We are independent companies, but we work closely together and have created highly streamlined and efficient ways of exchanging information between ourselves and dealing with international enquiries in a way that is increasingly bringing buyers and sellers from highly diverse geographical locations together to conclude a mutually beneficial property transaction. Some examples that are a direct result of this trend are displayed in the coming pages. We hope you will enjoy this issue’s captivating stories. VILLÆ 90

MARSCHALL IMMOBILIEN. In listing only what we call ‘significant sales’ we have highlighted only a small sample of the cross-border transactions that have now taken place between EREN members. Peter Marschall of Vienna-based Marschall Immobilien was dealing with a number of these in the past year, the first one involving the sale of a beautifully refurbished villa in the exclusive Döbling area. Penthouse next to Vienna’s famous Opera House (€7.860.000) Two luxurious penthouses in a magnificent setting bought by German and Swiss industrialists who love Vienna and also wanted a solid investment. A further element of glamour and intrigue was added when the german investor would fly into the city in his private helicopter or learjet, an indication of the kind of clientele that buys property of this kind. It takes a dedicated team to bring such an often-complicated deal to successful conclusion whilst liaising with EREN member offices in other countries, but this form of high-level international service is exactly the principle upon which EREN was founded.

“...this transaction was no less than six years in the making” Peter Marschall
Palais Fürth, Vienna city centre (€10.500.000) Though it certainly qualifies as a significant sale, this transaction was no less than six years in the making. The history of the beautiful Palais Fürth, which stands next to Vienna’s Town Hall, played a part in the process. Originally built in 1890 as a hospital, it was later owned by Jewish industrialists before being occupied first by the Nazis during the war and later by the US Army. The latter gave the building back to the Austrian State in 1955, which paid the Jewish Committee a pittance in compensation and leased it out to the US foreign ministry for a lucrative rent. Then, in 2001 a genealogist started searching for existing relatives of the original owners, eventually tracking down 39 living descendants around the world. The case took on a political element as the family members claimed and ultimately got their ancestors’ property back. They then put it on the market, and through Peter Marschall managed to sell the magnificent edifice to a Swiss developer. The subsequent deal was a highly complicated affair that involved the 39 owners and even more lawyers in countries around the world.
MARSCHALL IMMOBILIEN. Luxury Vienna villa sold to Swedish client (€7.850.000) “I had known the owner of the house for 35 years, and although he didn’t really want to sell the house he had so lovingly renovated, he asked me to put it on the market in case someone was looking for a very special property and was willing to pay a good price. Not much later a Swedish industrialist who was moving to Vienna with his family fell in love with the house and I was able to bring the two parties together and conclude the deal during the second meeting.”

“...and I had sold two important properties with the same client in the space of two months.” MARSCHALL IMMOBILIEN. Stylish building with top-floor penthouse in Vienna. (€7.000.000)
Once the previous sale was concluded, the original owner was urgently looking for another home. He wasn’t finding what he was looking for until Peter offered him a stunning penthouse with rooftop terrace and swimming pool overlooking one of the best parts of Vienna. “He loved it; the only problem was that it was too small for him, so he asked if I could get the whole building for him. It took a lot of preparatory work, but he bought the building as an investment and the luxury penthouse with lots of scope for expansion – and I had sold two important properties with the same client in the space of two months. Needless to say this doesn’t happen every day, so it was a great start to the year for us.” VILLÆ 93
The owners were experienced builders and decorators and had already built several luxury villas in Marbella. DIANA MORALES PROPERTIES. MARBELLA, SPAIN. The villa had just been finished and was put on the market fully furnished and equipped. The owners were experienced builders and decorators and had already built several luxury villas in Marbella. Their villas are so wonderfully presented that they are usually sold in a short period of time as it happened with this recent sale. The buyers, a young family with children, were looking for a new contemporary style villa, with excellent sea views, fully decorated and at close proximity to facilities. Located close to Puerto Banus marina, with superb views of Marbella’s iconic La Concha mountain, Las Brisas golf course and the Mediterranean sea, and decorated with special attention to detail, this property met all their requirements and it was love at first sight.

When creativity must fill the role Banks cannot perform right now
Rimontgó, Jávea, SPAIN. Take a lovely villa near the sea at Las Rotas, Jávea, a charming Byelorussian family that has fallen in love with the property and its setting, and a Danish couple who share the potential buyers’ desire for a quick transaction. With the purchase price agreed swiftly it would normally amount to the conclusion of a mutually beneficial transaction, yet time and circumstance prevented this particular purchase from being straightforward. Getting Bank’s financing takes a little longer when involving citizens from Byelorussia, than the 30-day period both vendor and buyer had in mind. It seemed the situation was at an unproductive stalemate, until Rimontgó director Antonio Ribes Bas provided the solution with a stroke of professional genius. His suggestion to break the payment down into three acts proved not only creative but also the practical solution to the dilemma, and so buyer and vendor agreed to a sizeable down payment, a one-year deferred payment and an apartment given by the buyers as part-payment. Both parties were more than pleased with a solution that got around financial and bureaucratic restrictions, and the transaction was completed within ten days!
Rimontgó, Jávea, SPAIN. Record price for a single-villa plot in Jávea, Costa Blanca. Theory tells us that price is determined by the interrelationship between supply and demand, though naturally in practice many other variables are involved too, particularly in submarkets, many of which can move in different directions and apparently contradict the overall impression of a market’s health and price levels. The Spanish property market is by now famously characterised by a surplus of supply over demand, which amounts to low prices and sales volumes. However, such descriptions apply almost exclusively to large new urban developments in large cities and mass secondary housing projects in less attractive parts of the Spanish littoral, in poor positions and often far from services and attractive features. It is against this background that Rimontgó’s Jávea office recently achieved a record price for the sale of a villa plot. Within the important mid to high end property segments the situation is far better than the one described above, with quality homes in good locations representing a far more limited supply that continues to be highly sought after by buyers and investors who are less affected by the recession than the mass market is.
Good assets keep their value and form a natural wealth refuge in the best locations around the world.
Even so, it is rare to come across a deal such as this one, where previous price records are broken in the midst of an economic downturn – until you consider the uniqueness of the plot. The privileged location of this single-villa plot, overlooking the cliffs of Jávea, added to a gentle slope convenient for building, a perfect orientation, cool prevailing summer breezes and soft winter climes, and a position at the end of a tranquil and private cul-de-sac to produce a rare gem that was eagerly snapped up for 2 million Euro by a discerning client. Good assets keep their value and form a natural wealth refuge in the best locations around the world. VILLÆ 95
