The Las Vegas Metro single family residential market opened 2026 on solid footing, recording 5,015 closed transactions in Q1 — broadly consistent with the 5,120 closings logged in Q1 2025, and reflective of a market finding its equilibrium after several years of outsized volume swings.
The average sale price rose to $639K up from $619K a year ago, while the median price held near-flat at $481K versus $485K - confirming that appreciation has been measured and sustainable rather than speculative. Average days on market edged higher to 52 days compared to 45 in Q1 2025, indicating buyers are being more deliberate, though accurately priced properties continue to attract prompt offers.
The luxury segment remains the market's most compelling storyline. MacDonald Highlands led established communities with an average of $6.0 million per transaction, up from $4.1 million in Q1 2025. The Ridges averaged $4.5 million, while Bellacere continued its ascent, averaging $4.05 million. The Summit made a commanding debut in our tracking with two closings averaging an extraordinary $16.6 million — including the quarter's headline sale at $22.5 million. Ascaya reinforced its ultra-luxury status with a single closing at $12.95 million.
Among master-planned communities, Anthem Country Club, Red Rock Country Club, Spanish Trail, and Lake Las Vegas each posted strong sales counts, underscoring the enduring appeal of guard-gated, amenity-rich living across the Las Vegas Valley.
