MOVING VAN

AGENT MUST HAVE THEIR CLIENT FILL OUT A WAIVER AND GET A COPY OF THEIR LICENSE AND INSURANCE CARD Once these items are received, confirmation will be sent out. If a client is unable to pick up a key during regular business hours it is the agent's responsibility

FEES

$75 Rob Ellerman Team Fee: includes the use of all staff and moving trucks

$225 Reece Nichols Agent Services Fee. For transactions over $1M the ASF is $350. These fees are paid on ALL transactions (including team leads) and will be deducted from your commission

TEAM LEADS

Team leads are paid at 40% to the Agent

The $75 team fee & $225 Agent Services Fee will be your cost and deducted from your commission.

TEAM REFERRALS

Leads referred to/from you by a KC Metro RET agent will be calculated based on what the agents involved negotiate before the deal is completed

The Ellerman Team Fee & Reece Nichols Agent Services Fee will also be negotiated between agents. For referrals to RET agents at one of our expansion offices, you will retain 100% of the agreed upon referral fee Referrals to agents outside the team are paid at agent split level.

BONUSES

Agent retains 100% of bonuses

Instead of billing sales associates monthly for every service used, Reece Nichols Realtors have an Agent Services Fee (ASF) which covers the systems, tools, and services needed in today’s fast-paced real estate industry. The ASF is $225.00 and is collected from every closed side. This fee is increased to $350 for transactions over $1M. A $425 Reece Nichols transaction fee is charged to your client on each transaction.

CONTRACT TO CLOSE TRAINING

Our exclusive in-house training portal is your go-to resource for success, offering everything from step-by-step guides on submitting offers and handling contracts to specialized training for new construction. With a full library of team resources, answers to contract questions, and best practices at your fingertips, you’ll have the tools and knowledge you need all in one place!

GETTING STARTED & MARKETING

1. Agent Meets with Broker of your office to transfer or Apply for license

2. Manager notifies staff of new agent via an internal form, and staff will take it from there.

1. Name, Email, Phone

2. Status- approximate current status of license and estimated date to be set up with RN

3. Basic history and summary of agent experience

3. Donna will be in touch via email, introducing herself. She will request documents to be completed and returned to her (FB Agent Sign-up and Personnel Info). She will also request a picture for marketing

4. Donna begins marketing and completes marketing items once Reece Nichols has issued, Email address and office number and agent photo is received

5. Donna sends email to agent with proofs for approval to agent of marketing items to be printed professionally. All other marketing items are added to the agents personal Dropbox folder that was created by marketing and shared with the agent.

6. Agent will receive access to Connecteam portal

TRAINING

7 All agents are required to complete the Technology setup process on Connecteam within 5 days following granted access

8 Upon completion of Technology setup process, experienced agents are granted access to the assigned RET Training course on Connecteam applicable to their experience level. New agents are registered for the next 10-week training course and emailed the confirmation and detailed requirements.

9. Agent signs up for required Matrix classes (if new agent)

10. Agent will not register for Fast Track (if new agent)

11. During Sandra’s class, agent will register for Advantage if applicable. Not to be taken until after RET Training.

12. New to business agents- 10 week training course through Connecteam portal: Videos Assigned, Assignments to be turned in on time, Meetings are required to attend

13 Schedule is posted in Connecteam recruiting and emailed out when an agent is confirmed registered

14. Experienced Agents – There are one of two courses they will be assigned to. One is for experienced RN agents. The other course is experienced coop agents transferring to RN to the team.

15. For experienced agents, this can be completed in one day. It is required to be completed within the first 10 days once the license has successfully been transferred.
