UPGRADING AN OLD COTTAGE

The Site lies within one of the conservation areas of Broadstairs, and it comprises a cottage that underwent several extensions on the rear and on the right-hand side.

The clients’ aim was to demolish and re-build the dilapidated side extension, creating a master-suite for themselves with big opening to enjoy the sun and the south-east facing garden. The brief included the enlargement of the kitchen/dining area to create a large open space that could be opened up towards the garden.

Additionally, they were looking at creating a side extension of the main house to provide a safer and more accessible staircase to replace the steep original one, to make the most of the additional bedrooms for their extended family.

After Planning Approval, the appointment included the Building Control Application.

The most important task at hand was to carry out the detailed design while still remaining conscious of the numerous knowledge gaps, due to the long history of the site and historical stratification.

The main element to be detailed was the ground floor flat roof: due to its substantial length, balancing the thickness with the design approved at planning stage while achieving a spacious floor to ceiling height and complying with Part L, has been an important task.

Flat roof breather vent to be fixed as per manufacturer's specifications to allow

Steel to Structural engineer's detail. New beams to be protected with Nullifire S or similar intumescent paint to provide 1/2

Ridge to Structural engineer's detail. ridge ventilation equivalent to 10mm continuous ventilation

Install glazed lanterns to achieve min 2.2 W/m²K. Provide min. 150mm weather up-Strands to perimeter. Insulate up-Strand frame with 100mm Celotex GA4000.Timber trimmers supporting rooflight installed in accordance with engineers specification.

Warm roof [Flat roof] - 0.13W/m²K

Glass reinforced plastic (GRP) system with aa fire rating and a current BBA or other approved accreditation laid over 2no. OSB3 sheets. Install Thermaroof TR27 - 80mm+90mm double layered with staggered joints - over Vapour check bituminous vapour barrier. Construct the roof deck with 18mm marine ply wood over sw firrings forming 1:40 fall, over sw C24 flat roof joists to Structural engineers detail at 400mm c/c. Finish with 12.5mm plasterboard and 3mm skim finish

Rooflights to have a u-value of minimum 2.2 W/m2K to be fitted in accordance to manufacturer's recommendations.

A REAR EXTENSION TO ENJOY THE THE GARDEN

The Site is within St. Peter area in Broadstairs.

The detached house, in exceptional condition, enjoys a generous garden facing north-west, exceptionally well-kept by the client who, other than upgrading the spaces in the house, wanted to create an open plan on the rear of the ground floor to enjoy the that the garden had to offer.

After several meeting to discuss the est way forward to make the most of a tight budget, the final design, consisting of a part two-storeys extension on the rear featuring reclaimed yellow stock bricks and contemporary 4-paned bi-fold doors, underwent smoothly through the planning process.

After a meeting to discuss preliminary costs, the client decided to bring the scheme forward with a Building Regulation Application.

The main issue was to comply with all the approved documents and provide the most cost-effective solution for the client.

BETWEEN OLD AND NEW

The Site is set within a Kent Town outskirts, close to a Grade II Listed Building and a period property.

The main challenges are providing the clients with a feasible propo sal that would still comply with the Planning Officer’s advice, recei ved at Pre-App Stage.

The designs work around the orientation of the site and its shape pro viding 15 dwellings amongst which 2 bed, 3 bed, 4 bed and 5-bed houses, one main access road, on footpath and south-east facing gardens in lines with The National Standards and the Local Authority SPD.

The proposal aims to retain as much as possible of the existing ve getation proposing trees along the main access road and an open space at the north-east corner, connecting with the open space of the adjacent approved development.

It leaves opened the option of a road connection with the adjacent proposed development.

A NEW TRADITIONAL FARMSTEAD

The Site lies in a Conservation Area Close to a Kent Market Town and is close to a number of Listed buildings. The most important, among them, is a 15th century timber framed Farmhouse.

The proposal, which underwent a difficult Pre-App process, was deemed to be the most appropriate for the site in terms of density and respect of the views towards the distinctive Grade II* Farmhouse.

The proposal aims to recreate a Traditional Farmstead development in the form of two inter-linked courtyards to complement The Grade II* listed Farmhouse, without impeding the distinctive views towards it that are most important for the identity of the Conservation Area.

The development should maintain the Farmstead design and includes 7 dwelling houses from 2 to 4 bed terraced houses and two car barns incorporating cycle storage and refuse storage.

TAPROOM INTERNAL COMPETITION

The background story of this internal competition starts with a local brewery reaching out asking for advice about how to revamp the brewery into a proper taproom that could house several activities. The practice set up an internal competition among employees that formed 5 teams, and this is the winning proposal.

The whole idea around this design is to have the lightest touch that could be phased out and divided in chunks at the brewery’s discretion whilst still allowing for the brewing activity to go on.

The proposal includes: a mezzanine, to add more seating space internal glass curtain, revamp of a first floor room to create a ‘beer garden’

The proposal should be completed with flexible mismatched

COMMUNITY ORCHARD

The whole idea started with a small group of people passionate about sustainability, nature and the local community.

I was then approached by a couple of friends who asked me if I could be of any help and if I had time to do so, and I agreed to get involved as a volunteer.

The idea is to provide the parish community with a vision about the site, close to the Community Hall, and show them how it can be turned into an asset for the people living locally. The proposal, consists of two phases.

The first phase proposes an historical orchard of historical species of apple, pear and plum trees, a biodiversity area that would enhance the existing meadow, a shelter, that would be using an existing building’s slab.

TYPE OF PROPOSAL: COMMUNITY LED

The second phase proposes Community Allotments with parking area that would be accessed by an already existing road.

The allotments would be mainly opened to people living locally, run and managed by like-minded people, using organic and sustainable cultivation methods.

P145 PASSIVHAUS

Converting a cricket pitch’s old pavilion into your home using the principles of Passivhaus design can be a considerable challenge, especially when the site is in a Green belt and in a flood risk area.

The challenges are met proposing a ‘lightest touch’ approach to the site, delivering a design that stays as much as possible within the constraint of the old Pavilion maximising strategically its solar gains.

The main feature of the design is the visual connection from the entrance to the main space of the house: the open living - kitchendining space.

The transition from the outside space to the heart of the house is emphasised by a glazed roof strip and by a change in level, stepping down to an open space. The open living space has high ceilings and is featured with a clerestory windows that draws in the south sun in the winter.

Other features of the house design are a home office with partially glazed walls, the master bedroom that enjoys the openness of the green belt and two double bedrooms.

RESIDENTIAL CAPACITY STUDY LONDON

The site of this project is in the Asburnham triangle conservation area in the Royal Borough of Greenwich in London.

The task for this capacity study is to provide the client with different options for different residential types, to bring back to life the site after the demolition of the existing building.

The site is part of the ‘Ashburnham Grove’ Street-by-Street Characterisation. The area is mainly residential, with small-scale terraces of houses (2 to 4 storeys).

The main feature of the built environment are: mainly yellow brick stock, parapet fronts, pitched slate roofs, stone dressing, creating a consistent streetscape, features that are going to inform the design choices of the proposal.

GLORIFIED SHED

One of the upside of having a property with a long garden is that it gives scope to design a small annex with garage, parking space and sometimes also revamp the external space of the existing property.

The challenges of this kind of projects are to balance space and the planning guidelines, trying to possibly design an annex that could be accepted as general permitted development.

This is the main reason behind the choice of a flat roof bungalow with white fascias wrapping around the corners of the entrances to the bungalow accentuating the articulation of its volume.

HORSING AROUND

Green belt areas are perfect to inspire interesting ideas that lead to develop new businesses.

For example, an equestrian holiday village: the perfect place for people that like to explore new places riding with their horses or for whom travels around attending horse competitions. The canter arena and the dressage arena have been designed having specifically them in mind.

The design process started from the analysis of the functions that would be provided to the guests and their horses.

The result of this process is a basic block made up by the Lodge block (a block that comprises a 2no. double bedroom flat and a 1no. double bedroom flat) a utility room block (provided with all the equipment necessary to wash riding clothes and equipment), that is the link between the flats and the stable block, and then the stable

The general arrangement celebrates the central public space by keeping the main road for the cars and the additional parking area at its most external space, with parking areas at the back sides of the basic lodge blocks. The midden is strategically kept outside the core of the village and also shielded by vegetation creating at the very centre of the site a public space embellished with fruit trees. The site is to be equipped as well with a communal ground source heat pump building to be used as well as storage area for the lodges.

The development must be as green as possible: this is the main reason behind the basic shape of the blocks that nonetheless gives scope to play with volumes, providing shaded areas and experiment with materials (the lodges are to have a Cedar cladding envelope, the utility room links will have cedar cladding and the stables will be embellished by charred timber cladding). The flat roofs of the stable blocks and the Lodges are imagined as sedum roof.

Having good hand drawing skills and passion for arts pushed me to start study Architecture, and has always been one of my most vivid passions, and it has never abandoned me.

Lately I started learning watercolour, acrylics, oils painting techniques, and also digital drawing.

This led me to start thinking about starting a side career using my creative side: I made my first attempt with t-shirt designs for web pages, then I have been asked to draw the cover art for a Thrash Metal band and I started to produce leaflets design for FIAB, and landscape.

I have always liked to use my artistic skills into my architectural works,

even if not always it was required by my modules. The first time I could use my had drawing skills for architecture was during my first year’s module of History of Architecture: I had to prove myself able to reproduce an historical building, chosen by me, just with the pencils.

I always loved to experiment and use new materials, as I did for a residential project model during my Erasmus in Spain: I chose to work with glycerine coloured soap because it was the best way to explain how the spaces for day and night areas were distributed within my design scheme. Furthermore, I have also been happy to pick up colours, needle and thread to create the very first concept model of the Cultural Centre.
