DOES IT EVEN MATTER WHAT REAL ESTATE AGENT YOU CHOOSE? By Scott G aertner

I don’ t think I have ever written about this subj ect before, but we had two fantastic ex amples in November so the timing this month is perfect. Does it even matter what real estate agent you choose? This is a q uestion I don’ t get asked enough. Many sellers j ust assume it really doesn’ t matter which agent you choose because even the newest agent has access to the Multiple L isting Service. Folks with this “ All Agents are the same” mindset logically j ust shop for the agent with the lowest commission rate. Would they feel like they have done their due diligence if they knew that it could cost them over $ 5 0 , 0 0 0 ? We see so many buyers and sellers needlessly ex asperated by events and mistakes that should have been handled up front and/or behind the scenes. In fact, I will tell you about a couple of ex amples I think you i ﬁnd interesting in a in te t t egin et s start by taking a look at whether the agent you choose matters from a simple dollars and cents point of view. B Y TH E N UM B E RS The Scott G aertner G roup sells the most listings in the Scottsdale North area. If “ all agents are the same” when you compare the average sales of our listings, to the average of all the other listings, the results should be pretty similar right? The chart e s s t at ver t e ast ﬁve years r listings have averaged $ 1 9 per sq uare foot more than the 8 5 26 6 average, and they sold nearly three times as fast. That is not very similar, especially if you consider that in the last 1 2 months we averaged $ 3 2 per sq uare foot more. The difference is trending to matter more.

ith the gorgeous weather we are blessed with this time of year, you can bet nearly every trail in the V alley is packed with dusty boots from dawn to dusk. At Desert Mountain Club, home to a 1 5 -mile private trail system, members have a leg up when planning their hikes, thanks to new technology and a very dedicated group of outdoor enthusiast members. Members and their guests are taking more than 1 2, 0 0 0 hikes each year on Desert Mountain’ s trails, consisting of seven trail segments. The Desperados, members of the Desert Mountain community who raised the money to build the trails, j ust announced the installation of an innovative Interactive Trail G uide that is taking the hiking ex perience at Desert Mountain to the nex t level. The Interactive Trail G uide is a ruggediz ed and weatherproof 5 5 ” touch screen monitor that is mounted at the

trailhead. Hikers are able to select a i e y distance degree di ﬁc ty r even based on which hike provides for the best views of the sunset. Once the hike is selected, a customiz ed map is created and can be scanned from a code right off the screen and onto the hiker’ s mobile device. Twenty of the most common routes and accompanying G PS data are pre-loaded into the system to assist in selecting each person’ s ideal hike. “ When designing the guide, I felt like a kid in a candy shop because the technology, the richness of our trail data, and the demands of our users, allowed us to e t e ﬁrst its ind t r ad y er such a tool, ” said Desperados member, Craig Mitchell. The Interactive Trail G uide also has the capability to check current weather, view an informative species guide, scan interesting facts, and recommend specific hikes. Photos submitted by members from recent trailhead events will also be

93 w as an ugly time in the world of real estate. Ariz ona was still in t e gri ast nati na ﬁnancia crisis before our 200 8 meltdown, commonly called “ The S & L Crisis.”

here was little good news, as shortly before that time the country had been in a recession, new homes construction had dropped to its lowest levels since r d ar II and ﬁve senat rs t from Ariz ona) were being very publicly investigated by an ethics panel for their involvement with the L incoln Savings and L oan collapse and its Chairman Charles H. K eating. Terravita was a child of that S & L crisis and became a shining light for Scottsdale North and signaled the way forward.

In 1 9 9 1 , Terravita was j ust an ex ceptionally beautiful piece of High S n ran Desert at t e t ac Mountain, with no real purpose . . . and in foreclosure. The Del Webb Corporation purchased the property from the Resolution Trust Corporati n T even t g it didn t ﬁt their normal business model. At the time they were famous for converting large tracts of agricultural land into huge age restricted “ retirement” communities like Sun City. They instead chose to build the smallest and t e ﬁrst n n age restricted c munity that Del Webb had ever built and call it Terravita.

The name Terravita ( L atin for ‘ L iving Earth’ ) signaled another dramatic departure from the company’ s normal mode of operation. Rather than bringing in all the huge Caterpillar tractors to scrape the surface off of every inch of the land, they

instead preserved the natural beauty and disturbed as little as possible. They relocated thousands of cacti and trees to embrace what became the community’ s motto and passion: Terravita - The Harmony of L and and L ife.

T e ﬁrst e sa es ere t e ast week of November in 1 9 9 3 , and Terravita immediately became the fastest selling community in the United States. Six separate times, lifestyle seeking buyers camped out in the Terravita parking lot at the opening of new phases, to ensure they could get a homesite that they wanted. The longest campout lasted 1 0 days! In the end, what was planned to have been a six to eight year sell out was gone in j ust 3 . 5 years. The community won tons of national industry awards and spawned many copycat communities both inside the U. S. and out.

EXITING A TIMESHARE CAN BE TRICKY: WHAT TO KNOW

t’ s estimated that at any given time, there are over 1 million timeshare owners looking to end their timeshare ownership. Unfortunately, ex iting a timeshare is more complex than many people realiz e.

A group of American soldiers discover a secret lab underneath a G erman radio tower, where they discover ex periments to reanimate the dead. Overlord is a craz y, entertaining movie. It delivers on the ex citing grindhouse-like action and monster effects you ex pect from the trailers, while delivering two great leads with J ovan Adepo and Wyatt Russell. The dynamic they have together is not only interesting, but it leads t s e s r rising t e es r t e ﬁ t at going lower than your enemy in order to win. It’ s i ressive and a es t e ﬁ t at c re engrossing. Nothing revolutionary, but it’ s one not to miss.

Roma shows us a year in the life of a family and their nanny as the father is away on business. Empathy, that’ s the word to describe Roma. It captures every raindrop, car and person walking by, and it’ s absolutely immersive, and must get a nomination from the Academy. The story about the rise, fall and resurgence of Freddie Mercury and Q ueen. Every biopic has to take some creative liberties it ist ry t at s nderstanda e t e mian Rhapsody crosses many lines. The depic-

tion of Freddie Mercury being the only diva of t e and i e rian ay ger Tay r ere perfect friends that j ust wanted to help is rather disturbing, mostly due to the fact that the latter two were heavily involved in the making of this movie. And if you’ re wondering why J ohn Deacon isn’ t listed in that, well that’ s because not only is he not credited like May & Taylor, but e is c nstant y s a ted in t e fi essentia y relegated to j ust “ the fourth member of Q ueen” ( the man doesn’ t even get a proper introduction scene) . There are plenty other moments I could bring up, but I think the fact that the big emotional scene towards the end, where Mercury reveals his AIDS diagnosis is the worst ex ample. T e fi de icts t is as a ening st e re L ive Aid in 1 9 8 5 , when in reality Mercury was not diagnosed until 1 9 8 7.
