Cool Cars, Hot Coffee at Alpio’s at Troon By Emma Wolff IS THERE ANYTHING BETTER THAN ENJOYING A BREAKFAST BURRITO AND COFFEE ON SATURDAY MORNING? What about doing so while checking out the coolest cars the Valley has to offer? On the second Saturday of each month, from 7-10 a.m., avid car enthusiasts gather in North Scottsdale to appreciate a bevy of hot rods, classic and muscle cars at Alpio’s at Troon. Participants also enjoy delicious breakfast treats including coffee, breakfast burritos and donuts while marveling at the remarkable vehicles. Alpio Barbara, president of Redwood General Tire, started the Alpio’s at Troon: Cars and Coffee event in October 2018. “We never expected to have such a great turnout,” says Barbara. “This started as a group of guys who had coffee together a couple times a week. One day I had the idea to do a cars and coffee gathering at my event space. We had a great time showing off our 20 cars and we agreed to start Alpio’s at Troon: Cars and Coffee. In just a couple

of years, the event has expanded from our measly 20 cars to over 150. It’s a true spectacle for any car enthusiast.” This event is not only a great way to socialize with likeminded people, but also to give back to the community. Alpio’s at Troon: Cars and Coffee helps raise funds to donate to various nonprofits in the Valley. Each month, Alpio’s at Troon and other local businesses match donations made at the event. So far, they have donated $60,000 to the Phoenix Children’s Hospital, St. Vincent de Paul, and others. The next Alpio’s at Troon: Cars and Coffee event is on March 13 beginning at 7 a.m. at Alpio’s at Troon, located at 10452 E. Jomax. It takes place monthly. For more information, visit their website at alpiosattroon.com/cars-coffee or follow their Facebook page @ AlpiosAtTroon. City News Barrett-Jackson is Back March 20 - 27 With COVID-19 Safety Measures in Place BARRETT-JACKSON, DUBBED “THE WORLD’S GREATEST COLLECTOR CAR AUCTIONS,” WILL OFFER MORE THAN 1,100 GENUINE AUTOMOBILIA ITEMS WITH NO RESERVE DURING THE SCOTTSDALE AUCTION AT WESTWORLD OF SCOTTSDALE MARCH 20-27. The highly coveted collectibles offered during the Automobilia Auction – which will cross the block daily beginning Monday, March 22 – include over 60 original neon porcelain signs, over 35 beautifully restored gas pumps, and many items from the Larry Winkler and Laguna Euro collections. Included in the 1,100-item offering at the Barrett-Jackson Automobilia Auction will be more than 400 pieces from the Larry Winkler Collection. Among the authentic collectibles in the collection are more than 20 original neon signs, 10 original kiddie rides and approximately 15 restored gas pumps, as well as hundreds of pieces from auto dealerships and soda-related collectibles. Another Automobilia Auction highlight will be approximately 30 pieces from the Laguna Euro Collection. Many of the rare items feature European sportscar brands, including Ferrari, Maserati, Lamborghini and Alfa Romeo. Among those crossing the block in Scottsdale is a near-impossible-to-find late 1960s Lamborghini Service Porcelain Sign that is in excellent condition. “Automobilia has become a critical part of the collector car hobby over the last decade,” says Craig Jackson, chairman and CEO of Barrett-Jackson. “When demand for authentic automotive art and décor skyrocketed in the early 1990s, we were the first to respond with a dedicated automobilia auction. Today, the quality of automobilia like pieces found in the

Winkler and Laguna Euro collections are coveted by collectors worldwide.” A meticulously restored 1965 Shelby GT350 from the personal collection of Barrett-Jackson Chairman and CEO Craig Jackson will headline a group of highly desirable 1960s-era Shelby cars to be sold at no reserve during the auction. One of the world’s greatest examples of the first-year Shelby GT350, more than 2,000 man-hours were invested in the museum-quality restoration of this “triple crown-winning” historic and lowmileage former PR car. Barrett-Jackson also announced that VIN 001 of a pair of new exciting highperformance cars, the 2022 Cadillac CT5-V Blackwing and CT4-V Blackwing will be sold to benefit charity during the Scottsdale auction. One hundred percent of the hammer price from both first-production performance sedans will benefit Black Ambition, a PolicyLink nonprofit initiative launched by Pharrell Williams that provides a bridge to success for Black and Latinx entrepreneurs who are launching tech, design, healthcare and consumer products/services start-ups. To date, Barrett-Jackson has helped raise more than $127 million for more than 130 local and national charitable organizations. COVID-19 SAFETY MEASURES Barrett-Jackson is committed to the health and safety of all its guests, sponsors, vendors, partners and media during its in-person events, according to the organization. The company is closely following local, state and federal health and safety protocols. To help maintain physical distancing guidelines recommended for live

events, the auction arena during BarrettJackson’s 2021 Scottsdale Auction will be limited to bidders, consignors and their guests. Tickets to the event can be purchased by the general public online in advance only. Enhanced live online and phone bidding options will be available for registered bidders. Other safety measures already in place for the Barrett-Jackson 2021 Scottsdale Auction include: • General admission tickets are available for purchase online, in advance only (no gate sales). • Access to the auction arena will be restricted to bidders, consignors and their guests on auction days. • Face coverings required for all guests ages 2 and above (indoors and hightrafficked outdoor areas). • No-touch temperature checks for all attendees prior to entering. • Clear bag policy for all guests.

• Directional signage and ground marking for physical distancing requirements. • Enhanced on-site cleaning procedures. • Readily available hand sanitizer. • Advanced filtration and air treatment technologies at WestWorld. “We take the health and safety of our guests extremely seriously,” says Craig Jackson, chairman and CEO of BarrettJackson. “We were lauded for the efforts we took to help create a safe environment for our guests during our Fall Auction in Scottsdale last year, and we want to go even further than what was done during that event. We’re extremely pleased about the added safety Draganfly will bring to our Scottsdale Auction, and we’ll continue to implement new health solutions as they become available.” For safety protocols and information about the 2021 Scottsdale Auction, visit barrett-jackson.com.

City News Planning on Attending Spring Training Games? Here’s What You Should Know By Regina Burgess Photos Alina Nelson BATTER UP. MASK UP. Despite an offseason that suggested a delay to the start of spring training, Major League Baseball pitchers and catchers kicked off games on February 27. Arizona is home to 10 stadiums where 15 Cactus League teams prepare for the regular season each year. Last month, MLB’s Players Association rejected a proposal by the league to postpone the start of spring ball because of COVID-19 concerns. Major League Baseball did not announce a blanket policy because many of the decisions are determined by individual municipalities. Due to the ongoing COVID-19 pandemic, all of the Major League Baseball spring training stadiums will operate at significantly reduced capacities with a reduced number of fans at each game. Although, as of press time, few teams released specific details of attendance plans, most are expected to follow guidelines similar to the ones the City of Tempe announced recently. Tempe Diablo Stadium, spring home of the Los Angeles Angels, will open at 25% capacity. This would allow 1,800 to 2,000 guests to attend the games. On February 19, the City of Peoria also shared their plans for the Peoria Sports Complex, home to the San Diego Padres and Seattle Mariners. “While health and safety are clearly at the top of the list of the most important aspects of our lives, baseball is a close second,” says Peoria Mayor Cathy Carlat. “We are excited to welcome the Mariners and the Padres back to their spring training home and I am proud to see that we have developed a plan that allows fans to safely enjoy America’s favorite pastime at the Peoria Sports Complex.” The Peoria Sports Complex will host 1,960 fans, 16% of the total stadium capacity. To ensure MLB safety protocols, a seating pod system will be employed in the stadium that encourages physical distancing to allow households and immediate family members to sit together. Tickets will be sold in “pods” of one to four tickets for the seating bowl. Berm myhyperlocalnews.com

seating will be sold in pods of two, four or six tickets. Locations for the pods will be clearly marked and physically distanced from other pods. Fans who would like to attend a game can expect the following changes at Peoria Sports Complex (and likely other sports venues, too): • Facial masks will be required for everyone two years old and older throughout the stadium except when actively eating and drinking in their designated seats. • Practices and Autograph Alley will be closed to the public. • Hand-sanitizing stations throughout the ballpark. • No season and group tickets available. • The stadium will be a cashless facility, using credit or debit payments only at the ticket office and concession stands. • Parking will be complimentary and tailgating will be prohibited. • Employees will complete COVID-19 symptom screenings prior to their shifts. • Some games may be shortened from the typical nine innings to seven or five innings, upon mutual agreement of both managers. In addition to these changes, the Peoria Sports Complex will offer an engaging virtual fan experience for all spring training fans. Other venues are expected to do the same. As of press time, The San Francisco Giants said in a statement that it will sell between 750-1,000 tickets for each game played at Scottsdale Stadium, which has a capacity of 12,000 fans. Meanwhile, the Chicago Cubs say they have received the OK from the City of Mesa, Maricopa County and the state to operate at 25% capacity for all games to be held at Sloan Park. Players and team personnel are required to adhere to new rules set by MLB, which released its health and safety protocols for the 2021 season. Players will be required to wear face coverings at all times, with the only exception for players on the field or during pregame warmups. Additionally, mandatory fiveday at-home quarantine before reporting to spring training was expected, and players and other on-field personnel will continue to be tested at least every other day throughout the spring. Regina Burgess and Alina Nelson both work for Cronkite News.

SPRING TRAINING LOCATIONS “Attendance policies at each ballpark are available at their specific websites, but in general, fans should expect face mask requirements, physical distancing, and limited capacity at all parks,” according to VisitArizona.com. The state tourism website suggests that attendees visit CactusLeague.com for the most up to date information.

Eyes Wide Shut: What to Expect from Drivers Now that Recreational Weed is on the Streets By Marc Lamber WIDE ACCESS TO RECREATIONAL MARIJUANA IS HERE IN ARIZONA, CREATING NEW CONCERNS FROM MOTORISTS ON OUR ROADWAYS. Arizona law prohibits driving while impaired by marijuana to the slightest degree. According to the National Highway Traffic Safety Administration (NHTSA), several studies have shown that marijuana use can impair a number of cognitive processes that are important for safe driving, such as reaction time and responses to road emergencies, motor coordination, road tracking, and completing complex tasks that require divided attention. In neighboring Colorado, since recreational marijuana was legalized seven years ago, traffic deaths involving positive marijuana toxicology have increased 151% while all Colorado traffic deaths have only increased 35%. Also sobering is that the AAA’s 2019 Traffic Safety Culture Index reveals that only 70% of respondents consider driving shortly after using marijuana to be very or extremely dangerous. There is no breathalyzer in use to detect tetrahydrocannabinol (THC), the psychoactive ingredient in marijuana. However, that technology is on the horizon. 8 • March 2021 • SCOTTSDALE NORTH NEWS

Some law enforcement agencies outside of Arizona are experimenting with technology that detects THC following a swab of the cheek. For instance, the Indiana Criminal Justice Institute recently provided 52 Indiana law enforcement agencies with a handheld analyzer that uses an oral fluid swab to detect the presence of six kinds of drugs, including cannabis. Arizona’s law prohibits the operation of a motor vehicle when a person is impaired to the slightest degree, but the presence of marijuana in a person’s body alone does not make them guilty of DUI. There is no objective standard in Arizona that defines impairment. Impairment is a subjective determination by the police officer based on the totality of circumstances leading up to and surrounding the stop like the driver’s observed behavior, the officer’s detection of marijuana odor, the driver’s responses to questions, and the driver’s performance on standard field sobriety tests. If an officer has reasonable grounds to believe a driver was driving impaired, then Arizona law creates “implied consent” to a blood test. If the driver declines, their license will be confiscated and suspended. Arizona police agencies are also deploying drug enforcement vans with police officers who can electronically obtain blood

draw search warrants through on-call judges and those same officers may be certified phlebotomists capable of drawing blood at the scene. THC in the blood and other evidence of impairment can lead to DUI conviction, significant fines and jail time. If you have recently consumed marijuana, follow a simple rule: Don’t get behind the wheel. Remember, if you feel different, you drive different. As a personal injury lawyer over the last thirty years, I’ve seen the results of making poor decisions and getting behind the wheel, time and again. Those decisions can cause permanent injuries, or worse. It can affect countless lives, including your own. Once the damage is done, it cannot be reversed. Marc Lamber is a Martindale Hubbell AV Preeminent-rated trial attorney. A director at Fennemore Craig, Lamber has been featured in national and local media, including the Arizona Republic, USA Today, ABC News, The Wall Street Journal, Forbes, the ABA Journal and many others. myhyperlocalnews.com

A Scottsdale Couple Pursues Their Dream of an Eco-Friendly, Community-Minded Business By Ethan Kispert ARE YOU LOOKING FOR A NEW WAY TO PURCHASE FRESH, ORGANIC PRODUCE? North Scottsdale couple and owners Christian Avery and Anthony Dynar have launched Mane Cultivation, an ecofriendly, community minded small business. Their goal behind starting Mane Cultivation is to create a nursery that’s based around the idea of community supported agriculture (CSA). What’s the difference between supporting a CSA and just going to a local supermarket? Rather than just going to a market and having everything out in front of you to pick from, a CSA gives you the chance to connect with the people behind the food you eat, Avery explains. The duo has structured Mane Cultivation off of engaging with customers directly and they grow the produce themselves. Their company is based off of the idea that customers will be able to choose from items that are familiar to them, while also being able to choose from unfamiliar produce as well. “Our inventory base has products you wouldn’t find at other nurseries,” Avery says. “We specialize in finding the rare to cultivate.”

To start, their plan is to offer slots for customers to choose from and each is priced at $50 per month. Once registered, customers will then be treated to various fruits, vegetables and ornamentals every two weeks. The couple’s long-term goal is to grow their nursery business enough so that they can expand into other areas, such as with hair products. “We hope to one day, through plant fiber and animals we raise, supply local and organic extensions and wigs,” Dynar, who is also a hairstylist in addition to his role at the nursery, explains.

“We began slowly developing a business strategy through 2020 revolving around as much organic material as possible; this way our waste is at the most minimum output,” Dynar explains. To learn more, visit manecultivation.com. You can also follow along by searching for “Mane Cultivation” on Facebook.

Connecting with the local community while also helping get people the fresh food they depend on is something that both of them cherish. “We both hold dearly the idea of freedom of education and the ability to be self-sustaining, which is the intention for our website,” Avery says. “We hope it can be used as not only a business website but as an educational resource.” One unique trick they have up their sleeve to help promote sustainability comes from Dyner’s career as a hair stylist. The hair that’s left over ends up getting used in compost for their plants. This helps contribute to their company goal of being as sustainable as possible.

City News New Consumer Program Warns Against Paying Debts with Gift Cards By Julia Sandor and Kiersten Moss Photo by Kiersten Moss CONSUMERS WILL START SEEING NEW “STOP” SIGNS AT GIFT CARD DISPLAYS IN MANY LOCAL STORES, PART OF AN EFFORT TO FIGHT A GROWING AND COSTLY FRAUD IN WHICH SCAMMERS – OFTEN POSING AS GOVERNMENT OFFICIALS – ASK CONSUMERS TO PAY OFF A DEBT OR PENALTY THROUGH GIFT CARDS. Attorney General Mark Brnovich and members of the Arizona Food Marketing Alliance recently announced the awareness program to educate and alert consumers about the increasingly common crime. These thieves sometimes go as far as to threaten people with arrest or the loss of Social Security or other benefits, Brnovich says. “We want people to pause before they buy a gift card and send that money to someone they don’t know,” he explains. “We want to remind people, and I keep saying this but it’s so important, that the government will never ask you to send a gift card or wire cash in order to pay the IRS, Social Security or anyone else.” The warning, shaped like a stop sign, reads: “Gift cards CANNOT be used to

pay ANY government agency.” Brnovich says that consumers lose millions of dollars every year in these types of scams. Since January 2019, the Arizona Attorney General’s Office has received more than 230 consumer complaints related to gift card scams. In addition to government officials, scammers commonly pose as tech support, business investors or family members. Since 2018, fraud victims nationwide have reported paying nearly $245 million to scammers, with a median loss of $840, according to the Federal Trade Commission (FTC). About one in four people who lost money to fraud and reported it to the FTC say they paid with a gift card. “Scammers prefer gift cards because they can get quick cash while staying anonymous,” according to the FTC. The most common gift cards requested late last year included eBay, Walmart, Target, CVS and Walgreens. The program provides nearly 1,000 signs in grocery and convenience stores throughout the state. If you paid a scammer with a gift card, you can file a consumer complaint with the Attorney General’s Office by calling 602-542-5763. Julia Sandor and Kiersten Moss are reporters with Cronkite News.

The Importance of An Emergency Fund By Renee A. Hanson, CFP®, CEP®, CDFA®, CFS®, ChFC®, APMA®

stimulus check to cover immediate cash expenses, use it to start or supplement your emergency fund. Your tax refund is another potential source of cash to grow an emergency fund. Revisit your current budget to see where you can trim expenses and put more into savings. CREATE AND STICK TO YOUR GUIDELINES. Your emergency fund should be reserved for times of financial crisis. It’s not an account to pay for life’s extras, however tempting that may be. With guidelines in place, you can avoid dipping into these funds unless necessary. KEEP EMERGENCY FUNDS WITHIN SAFE REACH. When uncertainty strikes, you may need money in a hurry. For this reason, emergency savings should be held in cash or easy-to-access investments like a money market fund. You also may want to open a dedicated interest-bearing savings account, potentially in a bank separate from your other accounts, to keep your emergency funds at a safe distance if you’re one who may be tempted to spend it. Working with a knowledgeable financial advisor who understands your savings goals can help you prepare for unforeseen circumstances that can change your life and your family’s life in an instant.

o one could have predicted with certainty how quickly the COVID-19 pandemic would change the lives of so many around the world. Fear of infection, stay-at-home orders and a rallying cry to help “flatten the curve” have drastically changed how people behave in their daily lives. In the face of so much uncertainty, the need to have an emergency fund – a tool that can help your family manage the financial fallout in the case of a job loss or other unwelcome impact – has come to the forefront. What constitutes an emergency fund and why is it so important to have one, particularly in times like this? Here’s a primer. FINANCIAL SOLVENCY MATTERS. Financial experts generally encourage you to set aside three to six months’ worth of living expenses in an emergency fund. Without it, you are at risk of losing what you’ve worked hard to achieve if life throws a curve ball. PUT YOUR PRIORITIES IN ORDER. An emergency fund deserves to be at the top of your list of financial priorities. Emergency reserves are designed to provide a safety net to prevent financial disaster. Family Sets Goal to Raise $50,000 for Leukemia and Lymphoma Society By Emma Wolff AT THE EARLY AGE OF FOUR, LEO WEBER WAS DIAGNOSED WITH STAGE 4 BURKITT’S LYMPHOMA. This rare form of lymphoma attacks many vital organs as well as the central nervous system. After 10 months of grueling and intensive chemotherapy, Leo’s treatment was successful. He is now a freshman at Desert Mountain High School and has been cancer free for a decade. In an effort to help other pediatric cancer patients in need, Leo and his family are working to raise $50,000 for the Leukemia and Lymphoma Society and nominate Leo for the organization’s Student of the Year award. “Earning the title of Student of the Year would be such an honor for me and my family. I would be eligible for a $2,500 scholarship but that is not the goal of my project. I want to raise $50,000 to fund a research portfolio of our own and help many others like me,” he says. Since Leo’s diagnosis, the Weber family has dedicated themselves to helping others in similar situations. They have participated in dozens of activities with the Leukemia and Lymphoma Society to raise awareness and

funds for pediatric cancer and research. They have been involved with the Pablove foundation, Cookies for Kid’s Cancer and the Alex Lemonade Stand foundation, all of which focus on fighting childhood cancer. “During our cancer journey, our community was, in a word, amazing. We were fortunate to be surrounded by family and friends who supported us emotionally by visiting at the hospital, they provided meals, and helped with childcare and hospital logistics,” says Joy Weber, Leo’s mom. “The whole pediatric cancer experience compels you to understand that every moment, every day, and every experience is precious.” To make their $50,000 goal, the Weber family is asking for monetary donations. They are also searching for raffle items such as gift cards or sports memorabilia, and they are organizing several dine-out events at popular North Scottsdale restaurants including Chick-Fil-A, Raising Canes and Lou Malnati’s Pizza. “Through our fundraising efforts, we want to do all we can to give back to a community that helped us in our time of need. Cancer affects everyone. Cancer outreach is large and our contribution is just a small piece of this battle. Helping, even by just spreading the word, takes

five minutes and can make a big difference. It’s time to beat cancer once and for all,” Joy adds. To donate to Leo’s fundraiser, go to tinyurl.com/MaddieWeberdonate. To find more information about Leo and his cause, follow along on Instagram @teamcurezona or TikTok @llscurezona. The Weber family also has a community Facebook group called “LLS - Team CUREzona Fundraising Page,” which provides more information and other ways to donate to the cause.

Flying Legends of Victory Tour Bring Iconic World War II Aircrafts to Deer Valley Airport Photos Courtesy of Airbase Arizona DO YOU WANT A CHANCE TO EXPERIENCE A LIVING HISTORY FLIGHT IN A FULLY RESTORED B-17, C-47 OR STEARMAN? The Commemorative Air Force, Airbase Arizona is bringing three of the most iconic planes from World War II to visit Phoenix Deer Valley Airport, March 19-21. The B-17 Flying Fortress Sentimental Journey is one of only five currently flying in the world out of over 12,000 manufactured for combat during WWII – and is the leading exhibition warbird in The Flying Legends of Victory Tour conducted by CAF Airbase Arizona, a nonprofit flying museum. The Boeing B-17 was most famous for operations in Europe but was used in every theater of war from 1941-1945. B-17 cruise speed was about 160 miles per hour; maximum altitude was 36,000 ft. At high bombing altitudes in this unheated aircraft, extreme temperatures subjected many crew members to frostbite. Sentimental Journey was originally manufactured and delivered to the U.S. Army Air Forces for war service in 1944 – too late for European service but flew missions in the Pacific Theater. After the war, she flew for training, testing, and air-sea rescue missions and was eventually sold for surplus and used as a fire bomber. In 1978 the aircraft was purchased by a Commemorative Air Force (CAF) member and donated to the newly formed Arizona unit of the worldfamous CAF. She was meticulously restored and is today maintained in tip-top condition and operated by all-volunteer crews from the membership of CAF Airbase Arizona. The C-47, called Old Number 30, had a distinguished combat history in World War II. It dropped British paratroopers and glider troops into Sicily and Greece. The aircraft participated in Special Operations missions in Yugoslavia helping Partisans to defeat the German occupation force. This plane evacuated Allied personnel from near the battlefield to hospitals in the rear as well as moving wounded Partisans out of Yugoslavia. The C-47 is a modified version of the Douglas DC-3 passenger airliner and was used as a corporate plane after WWII. She was then purchased by the “Wings of Flight Foundation” before arriving at Arizona CAF Museum. The US Navy N2S-3 Stearman bi-plane, also known as a Kaydet, served as a primary military trainer in the 1930s and 1940s. A total of 8,584 were built in the United States and is one of the most recognized trainers of all time. The majority of pilots learned to fly in a Kaydet and were required to solo in this aircraft before receiving pilot wings. The exhibition of Sentimental Journey, Old Number 30 and the Stearman, as part of the Flying Legends of Victory Tour, is hosted/ sponsored by Cutter Aviation. CAF Airbase Arizona is a non-profit 501(c)3 corporation and is one of over 80 worldwide units of the Commemorative Air Force. Cutter Aviation is located at 732 W. Deer Valley Road in Phoenix. The B-17 and C-47 aircraft will be open to the public for ground tours Friday and Saturday from 2–6 p.m. To schedule a ride, book online at azcaf.org or call 480-462-2992. myhyperlocalnews.com

Moxi Medical Associates

Helping Scottsdale North patients to live their very best lives By Michelle Talsma Everson Photos by Kelsey Miller

T

he definition of “moxie” is a “force of character, determination, or nerve” – it’s a word that inspires thoughts of power and grit. That’s exactly what Jennifer Muff, ARNP, an advanced registered nurse practitioner, thought of when she created her new practice: Moxi Medical Associates. “I got tired of the corporate world of medicine,” Muff explains. “I didn’t want to be told anymore how much time I could spend with patients. I believe in root cause analysis; essentially, taking time with patients and finding out what the cause of their symptoms is.” Muff has been a registered nurse for 14 years with experience in a wide variety of medical settings, including everything from public health to women’s health, and family practice to ER. She eventually “wanted something more,” so she went on to receive her master’s of science in nursing and became an Advanced Registered Nurse Practitioner (ARNP). She grew up in the Valley and came back three years ago, she says, to live and work in Scottsdale North. She opened Moxi Medical Associates, located at 8900 E. Pinnacle Peak Road, Suite D-6, in October 2020—a time when many businesses were closing down. Specializing in helping patients to feel their best, her practice offers hormone and thyroid replacement/optimization (HRT), relief from painful intercourse, diagnosis and treatment of vulvar disorders (dyspareunia/vaginismus), help with weight loss, restoring gut health, as well as treatment for frequent vaginal infections. “When life leaves you exhausted at the end of each day, it can often feel difficult to find a solution that makes you strong and energetic again,” Muff says. “We’re here to tell patients that there’s no reason to feel less than their best. We specialize in helping each patient live a happier, healthier, and more youthful life with personalized care and restorative therapies.” Given the sensitive issues she works with, Muff explains that there is often a lot of misinformation on HRT—which can benefit men, women and patients of all ages.

“I mainly see women and men in their 40s through 70s, but really, I treat everyone from teens to I have a recent patient who 16 • March 2021 • SCOTTSDALE NORTH NEWS

is 92,” she explains. “A lot of my patients come to me when they genuinely do not feel good and may have been to other places and are even told that something is not wrong with them. But they still feel tired, they may have sexual health issues, and more. We make sure to use root cause analysis to get to the root of what’s causing their issues and I make sure to listen to them. My appointments are often 1-1.5 hours.” With her wide range of experience and expertise, Muff shares that Moxi Medical treats: • Hormone replacement therapy (HRT) for men and women • Issues with sexual health • Thyroid optimization • Reoccurring vaginal infections • Nutritional supplements • Weight loss support • Advanced gut health “The people who come to see me aren’t just numbers—they are my patients,” Muff explains. “Some come to see me after frustrating medical experiences elsewhere. I’m here to tell them, ‘No you’re not crazy. Your concerns are valid.’” For those who are worried about having their medical concerns addressed during the pandemic, Muff assures that her office practices all of the COVID-19 safety measures. In addition, she offers telehealth visits through Zoom and phone calls. Some other stand-out perks she offers are: • For all patients, especially first-time ones, she offers a comprehensive consultation. This includes a symptom checklist and lab work. • An emphasis on discovering root causes. “We listen to learn,” she explains. “Once we have your lab results, we take your care to the next level with a collaborative process in which we explore your history and the changes in your life.” • Her focus is always on personalized treatment. “Our team will provide you with an integrated medicine treatment plan so you can heal and enrich all areas of your life.” In addition, she does her best to give all of her patients the most cost-effective treatment possible. Because of her background in public health, she helps to connect patients with the resources they may need to live their best lives. And, as an experienced ARNP, she can prescribe needed medications and take FSA/HSA benefits. “I do what I can for patients and try to help them with all of the resources that I can,” she says. “Jen took the time to explain all facets of my lab work,” shares one patient. “I have not had any provider take that kind of one-on-one time. Very refreshing.” In addition to her Scottsdale practice, Muff has a clinic in Dennison, Iowa, where she visits once a month. She’s also partnered and a busy mom of three. Even with her full schedule, she remains dedicated to her practice and patients. For those who are not feeling like themselves lately, a call to Moxi Medical might be a good start.

Kids’ Corner HELPING STUDENTS THRIVE DURING TRYING TIMES LEADERSHIP SOCIETY OF ARIZONA OFFERS A SUMMER PROGRAM FOR TODAY’S TWEENS AND TEENS

By Michelle Talsma Everson

S

eventh through twelfth grades are years of big changes where young students go from tweens learning to juggle multiple classes to seniors making decisions on what to do post-graduation. During these formative years, while learning core academic subjects is important, learning soft skills such as leadership, teamwork, time management, and more, is also vital. Whether your student has been learning online this past year or in the classroom, chances are that they could benefit from some one-onone guidance and tips on how to thrive during even the most challenging times. This is why the Leadership Society of Arizona (LSA) was created. Dr. Jacob Kashiwagi is the chairman of LSA. He shares that the LSA’s leadership model is based on 28 years of business management research, which commenced at Arizona State University (ASU). His father, Dr. Dean Kashiwagi, and he taught skills originally intended for businesses and organizations to students at ASU.

18 • March 2021 • SCOTTSDALE NORTH NEWS

“We taught honors courses at ASU that took the business model of running an organization more efficiently and helped students to use those skills in their own lives,” Dr. Kashiwagi says. “These skills included deductive logic and leadership and the students loved it. Classes were always full and often students’ grades and lives improved.” This leadership model (known as “The Best Value Approach” business model by Dr. Dean Kashiwagi) has been developed through 2,000+ global projects valued at over $6.6 billion. LSA has adjusted this model for teens, parents, and teachers. They have supported over 2,300 students in seven years, according to the organization.

While teaching this model at ASU, two then-students, Jake Gunnoe, PhD, and Alfredo O. Rivera, PhD, received funding to take these same principles and create a way for them to help high school students from all different backgrounds. Through this new team, LSA was born. “In college, I felt unprepared for the real world. I was stressed and lacked direction,” says Gunnoe. “I co-founded LSA to help students find stability, direction, and confidence before they get to college.” LSA is comprised of researchers, educators, and consultants. Since 2013, they have been developing tools and processes to improve the delivery of educational services. They use an industry-proven professional development model to support students, parents, teachers, and professional organizations. This summer, local students have the chance to learn these tools through LSA’s one-of-a-kind online summer program. “We have found that stability, happiness, and success come from understanding leadership and social skills,” according to the organization. “But you cannot force teenagers to learn these principles. Students must learn how to apply them in their own lives and at their own pace.”

In this program, which uses Dr. Kashiwagi’s NoInfluence Method mentoring program, students meet four days a week for three weeks for fun and interactive activities that relate to their interests. Students work one-on-one with a certified life coach to set goals, form successful habits, and plan for their futures. “The online summer program is very individual based; the instructor to student ratio is as high as 1:3,” says Dr. Kashiwagi. “This allows for more interaction time. The program is activity-based and flexible, and it’s perfect for students who, because of this, can practice socializing.” SOME OF THE ONLINE SUMMER PROGRAM’S HIGHLIGHTS INCLUDE: • Objective: Have fun and teach students principles of success that lead them to live happier lives. • Timeline: 3 weeks, 4 days per week, 1 hour classes • Platform: They use a highly interactive online platform called Remo. It allows students to work in smaller groups. This allows for more activities, networking, and discussion. • Individual Coaching: Each student works one-onone with a life coach every week. • Additional Resources: Access to a library of 20 hours of additional lessons and material. “Every day, students will meet in a virtual class to complete activities and team building. Each week, courses will focus on a specific topic proven to make professionals more successful,” according to LSA. “During one-on-one coaching calls, coaches will get to know their students and help them with what they want (e.g. develop hobbies, create routines, strengthen relationships with family, and overcome personal challenges).” This course is for students ages 12 on up (junior high through high school) and, to help families during the pandemic, is available at a significantly lower rate than in years prior. For families who need the help, Dr. Kashiwagi shares that scholarships and financial help is available. In addition to the summer program, LSA also offers workshops, free classes, an active YouTube channel, and even a free parents course online. They do this all while maintaining a zero operating budget as a nonprofit. Registration for the online summer program is now available. To learn more, visit leadaz.org/summer. myhyperlocalnews.com

Education The “Why” Behind Budget Reductions for Cave Creek Unified School District By Cort Monroe, Ed.D., CCUSD Superintendent

T

he Cave Creek Unified School District is keenly aware of the challenges faced across America in 2020 resulting from COVID-19. Many sectors of the economy have suffered because of closures, quarantines, and the associated effects of the pandemic. The Cave Creek Unified School District is no exception.

In January 2020, enrollment in the district was 5,488. Today, enrollment is approximately 5,100, or a decrease of nearly 400 students. Since the number of students attending school dictate the district’s budget, the district is facing a potential budget shortfall in fiscal year 2022 of approximately $4.1 million dollars, which represents a budget reduction of over 11%. This would be difficult in anyone’s budget but it is especially difficult when salary and benefits for employees equals 80% of the district’s operating budget.

Every school district in Arizona is unique and entered the pandemic in a different financial position. Historically 48th/49th in the nation in per-pupil funding in the United States, the state of Arizona’s support for public schools is markedly lower than the rest of the country. The Cave Creek Unified School District is unique because it is the only K-12 school district in Maricopa County that does not have additional funding from either Maintenance and Operations, Capital Outlay override, bond, or all three. The district does, however, have the lowest combined tax rate of any unified school district in Maricopa County of $1.8155. It is important to note, at this point, for the fiscal year ended June 30, 2020, before the country felt the full impact of the pandemic, the Arizona Auditor General’s Office placed Cave Creek School District on a watch list for “approaching highest financial risk” for the following reasons: • Decline in General Fund revenues • Decline in General Fund balances

Learn with us!

• Decline in student count (the current capture rate of school-age children is about 50%) • Decline in operating budget limit reserves • Capital monies redirected to the Operations budget

funding from Capital Outlay and placing it in the operating budget. The pandemic, with its accompanying decline in student count, has forced the district to make very difficult decisions regarding people and programs. The administration’s goal is to make necessary budget reductions to maintain the long-range financial stability of the district, provide quality mandated programs for students to fulfill high school graduation requirements, and employ adequate staff to execute those programs.

In addition, some other factors determining the district’s financial position are: • The district has not passed a Maintenance and Operations override since 2007. • The state reduced Capital funding up to 85% for many years beginning in 2009. • Funding for all-day kindergarten was eliminated in 2011, forcing districts to fund it within their operating budgets. • World language programs began with Spanish in 2003, Chinese in 2014, and French in 2016 with no additional funding and currently cost around $2.3 million dollars a year.

This is “why” the district is no longer able to sustain the level of programs/services it has enjoyed in the past. Notwithstanding these variables, I am both optimistic and committed to the vision that not only can the Cave Creek Unified School District maintain its level of excellence, but continue to improve the positive impact on our students so they can lead successful lives after high school.

For many years, the district has attempted to keep programs alive by reducing staff, being creative, closing a school, and taking

Estate Planning for the Blended Family By Libby Banks, The Law Office of Libby Banks, PLLC

I

n first marriages, couples generally have identical goals for their estate planning: take care of the surviving spouse for as long as he or she lives, then distribute what’s left to their children. But second marriages can be different. The blended family – his children, her children and sometimes their children as well – makes for more complicated planning. Each spouse may have separate assets as well as their joint, community assets. Both usually want at least some of their assets to go to their own children after they die. At the same time, they want to make sure the surviving spouse has enough to live on. With a blended family, a couple has to put a plan in place if they want to be sure their goals are met. This won’t happen automatically. Think about one of the most famous of blended families – the Brady Bunch. What happens if Carol and Mike have all their assets in joint tenancy and don’t have a will or trust? If Mike is the first to die, Carol will get all the couple’s joint assets. But then

-

what happens when Carol dies? Without a will or trust, state law steps in. Arizona law says that Carol’s children get her assets. That means the three girls get everything, and Mike’s boys are left out. I’ll leave it to your imagination on whether those girls are going to share the wealth. If Mike and Carol’s plan was to divide everything between all six of the kids, the failure to plan made sure that didn’t happen. Mike and Carol may want to be sure that the survivor of them is well cared for, but they also want to be sure their own kids share in what’s left after they are both gone. They can plan for this in their trust. The trust can provide that some of their assets go to an irrevocable trust at the first spouse’s death. The surviving spouse is the beneficiary during his or her lifetime. The trust, however, says where the assets left in the trust go when the survivor passes, and the survivor can’t change that. This way the first spouse to die is assured that some of the assets will be distributed to his or her children when the second passes. There are many factors going into estate planning for the blended family. However, most couples do have

one common goal, which is doing the right thing for everyone involved: themselves, their spouse, their children, and their spouse’s children. A good estate planning attorney can help put together a plan that accomplishes your goals. If you would like my help, call me at 602-375-6752 or contact me on my website, LibbyBanks.com.

Home Grilling Tips for Your Best Barbecued Meats and Vegetables Contributed by BBQ Island

W

ho doesn’t love a good barbecue? Here are six tips to help you grill your meats and veggies to perfection.

1. PREP FOOD BEFOREHAND AND PREHEAT YOUR GRILL. This is one of the biggest mistakes grillers make when organizing BBQs. Prepare your food and grill before your guests arrive. Don’t forget to preheat your griller for almost 10-15 minutes before adding your food. With all your burners on high, the temperature under the lid should reach 500 degrees Fahrenheit to loosen any food previously stuck onto the grill and later brush it off with ease. 2. SEASONING AND MARINATING IS THE KEY. Whether you are grilling veggies or meat, seasoning and marinating form the crux of the grilled foods. Big, thick

meats need almost double the seasoning as you think they would need. And marinating the meat keeps it moist and tender while it is still being grilled. The same goes for veggies as well. 3. DON’T SQUEEZE OR FLATTEN YOUR MEATS. We know that the sound of that sizzling flame when pressing your burger patties or chicken is tempting. But on squeezing, you’re squeezing the flavor and moisture out of it as it’s the juicy flavor of the fat that causes that flame to burst! 4. DON’T UNCOVER THE LID TO CHECK TEMPERATURE REPEATEDLY. Grilling on a backyard griller means going low and slow. Check at least after an hour or so to mop your meat with a sauce and check temperature via the thermometer. Food continues to cook in the heat even after removing from the flame off the grill. So remove it before it has reached its stage of complete done-

ness. This will help it cook in its own heat without being over-cooked. This also lets the juices redistribute themselves through the meat. 5. A SPARE SPRAY BOTTLE FOR FLARE-UPS. Flames from your backyard griller’s grate can charge your food unpleasantly. So keep a water-filled spray bottle handy with you to dampen those flareups without interfering with the heat. 6. GO EASY ON VEGGIES. BBQ nights are not just about meats, but veggies as well. Lightly coat your veggies with olive oil before grilling to avoid them drying out or sticking to the grate. You could also marinate your veggies in the same marinade as that of your meats for that added saucy and rustic flavor. Spring Cleaning Tips and Tricks from Local Experts ith spring just around the corner, it is a great time open the windows, watch the flowers bloom and, of course, start your spring cleaning. Although this may seem like a daunting task, cleaning does not have to be such a chore.

don’t know what to grab. Tapia says to get a Magic Eraser, especially if you have little ones who like to draw on the wall. Another staple at Proficient Shield, LLC is a pumice scouring stone, which helps remove stubborn lime scale toilet rings and stains. These two items are affordable and will make cleaning a breeze.

Samuel Tapia, owner of Proficient Shield, LLC, says there are three simple steps to cleaning your house: don’t forget about little spaces, stay on top of it, and invest in a few staple cleaning products.

Lisa Marshman, with Johnson’s Home Cleaning, has been cleaning Valley homes for over 25 years. She happily shares some great tips about how to make spring cleaning more efficient.

DON’T FORGET ABOUT LITTLE SPACES When cleaning a house, people often focus on big spaces like bedrooms, bathrooms or the kitchen. While that’s great, there are a ton of little spaces that get neglected in the process. Some of these areas include celling fans and light fixtures. Living in Arizona, celling fans accumulate a lot of dust, but it goes unnoticed since the fans are almost always in motion. Make sure to give these a good dusting at least once a month. Light fixtures also get dusty and grimy. Give lightbulbs a quick cleaning to brighten up the room and make a huge difference.

CLEAN TOP TO BOTTOM “Start cleaning the highest areas in the home first and work your way down. This will help cover all spots and prioritize the areas that collect the most dust and dirt,” says Marshman.

By Emma Wolff

W

STAY ON TOP OF IT Tapia explains, “Do a deep clean once a year; spring is a perfect time for this. From there, if you clean weekly, biweekly or monthly it will not be as big of an undertaking. When cleaning the first time, it may take longer but the simple upkeep will make your life so much easier.” INVEST IN A FEW STAPLE CLEANING PRODUCTS The options in the cleaning aisle can be overwhelming, especially when you

ORGANIZE AND DECLUTTER Marshman tells her clients to start by removing all the odds and ends that accumulate in a house. Examples include mail that needs to be tossed, bills that needs to be paid, shoes that are left in odd places. “It is hard to start the deep cleaning process when there is so much stuff in the way,” she says. “Use springtime as an opportunity to organize and declutter. Make sure to pack away winter clothes and thick blankets to make more room. We definitely don’t need those in the summer.” And, if spring cleaning seems like an overwhelming task to take on, don’t hesitate to call in the pros for help. 3 Ways to Buy a North Valley Home for Less Money

North Valley - If you’re like most homebuyers, you have two primary considerations in mind when you start looking for a home. First, you want to find the home that perfectly meets your needs and desires, and secondly, you want to purchase this home for the lowest possible price. When you analyze those successful home buyers who have been able to purchase the home they want for thousands of dollars below a seller’s asking price, some common denominators emerge. While the negotiating skills of your agent are important, there are three additional key factors that must come into play long before you ever submit an offer. This topic has been the subject of extensive analysis by Industry Experts, and a summary of their findings, and a specific step-by-step purchase plan for homebuyers, can be found

Real Estate Lomas Verdes Estates, a New Green-Certified Luxury Community, is Coming to North Scottsdale

J

ason Kush of J.P. Kush Construction has kicked off the Lomas Verdes project, a semi-custom luxury home community located off 64th Street and Jomax Road. The Lomas Verdes luxury infill community has earned the Scottsdale Green Building designation, meaning the homes are built to exacting green standards, as certified by the City of Scottsdale. The exclusive community will include six homesites in a gated enclave, ranging in size from three-quarters of an acre to over 1.7 acres. Homes will range from 4,006 square feet to 4,112 square feet, with 945 square-foot casitas also available. Pricing starts at $1.765 million. Construction is slated to begin this spring, and sales are available now through The Brokery. Not only are the homes Energy Star certified, but also every detail of the homes’ design and landscaping was created to minimize environmental impact. Roofs are designed for seamless integration of solar panels and overhangs on all entries and windows protect from direct sunlight. Water conservation is achieved through drainage that is diverted into landscaping, and abundant use of xeriscaping, using drought-tolerant native plants.

“I’m a dad,” says Kush, who grew up in a family of Valley homebuilders. “So of course, I want to leave the planet in better condition for my children and generations to come. Luxury home buyers are also looking for ways to protect the environment, so while it may cost a bit extra up front, they know they are making an investment in the future.” The contemporary homes of Lomas Verdes are semi-custom, meaning the selection of options for lighting, flooring, cabinets, fixtures, and technology, are vast. Kush handpicked local companies to work with homeowners to make their home an extension of their personal style. Partners include interior design firm Dwelling Design; pool and landscape company SBD-studio; and Central AZ Supply, Wipliance, and Hinkley’s Lighting. Local residential real estate brokerage The Brokery is handling all sales for the Lomas Verdes community. To learn more about Lomas Verdes Estates, visit visit thebrokery.com.

What to Know About “Coming Soon” Listings By Scott Gaertner

C

ontrary to popular local myth, I did not invent “Coming Soon” listings. I actually took the idea from a Canadian agent at one of the quarterly mastermind meetings I attend. It was the perfect solution to the problem of one of our clients missing the home of their dreams that sold for far less than they would have paid. How it happened: the next door neighbor to the listing had a friend looking for a home in that specific neighborhood. The neighbor noticed the for sale sign the morning it went in the ground and called her friend. The home sold before any other buyers even knew it was available. This quick sale hurt the sellers because they got far less than they should have for the home, and it hurt our buyers because they didn’t get the home they really wanted. That is when I decided we needed to pre-market our listings and found the Coming Soon strategy. I had seen it used sporadically but until that moment it didn’t make sense to me. Suddenly it did. Since then even the Arizona Regional MLS has embraced the strategy, and it has been used more and more, but not always in a way that benefits buyers and sellers. The standard of professional Realtors® is to list each home for sale on the MLS to encourage healthy competition. I believe open market forces will determine the real price of any good or service if they are allowed to work. Having one buyer see the home is not allowing market forces to work. So let’s take a look at the pros and cons of Coming Soon. PROS You Know You Get Market Value: If thousands of people have seen your home, and dozens of people come through your open house, and you get multiple offers, I think you can feel that you got market value for your home. Save Days on the Market: You get early exposure without burning any precious “Days On Market.” Buyers love to use Days on Market as a negotiating tool. Stops Buyers From Buying Something Else: The buyer that is looking for what you have will wait. Homes Sell Faster: A recent study showed that coming soon listings sell 33% faster. Earlier Exposure: The house doesn’t need to be 100% show-ready before you start to get eyes on

myhyperlocalnews.com

the property. You get visibility of your home ASAP while the rest of the cleaning, pictures, open house preparation, and advertising is still coming into place. Better Terms: This type of competitive environment can not only yield a better price, but also better terms. To many of our clients, the terms are equally, if not more, important than the price. Choosing the perfect closing date would be an example. We have gotten folks very fast closings so they can get somewhere they need to be, and we have had our sellers stay in their homes after closing. Less Foot Traffic: Demand is created before you push the listing live, and there can be a line of showings on day one. By marketing in advance, we can often get the home sold with significantly fewer showings. Might Get a Premium: If a buyer makes an offer you are considering before going live, they should be paying you a premium. They don’t want the competition, so make them pay for the opportunity. CONS I looked hard to find cons, but the only con is when it isn’t really a coming soon listing; it is a “pocket listing.” A pocket listing is any type of real estate listing that a listing broker or salesperson retains and is not made

available to other brokers or other multiple listing services (MLS) members. If a Coming Soon listing never enters the MLS or sells before other agents have a chance to make offers, it is effectively a pocket listing. The “Coming Soon” status is the opposite of a pocket listing. Instead of an agent keeping the inventory to themselves, including inventory that is not even on the market yet, they are trying to share it with everyone on the MLS. The pocket listing also has the opposite effect of the Coming Soon in that it reduces exposure. BEWARE OF THE WOLF IN SHEEP’S CLOTHING As mentioned above, just because someone calls it a Coming Soon, it could still easily be used as a pocket listing. Last year, the Arizona Regional MLS made some changes to ameliorate these types of abuses, but we still see it every day. Talk with your agent to make sure you are all on the same page. Scott Gaertner is an Associate Broker with Keller Williams Northeast, who for the past 25+ years has helped more people to find their lifestyle niche in the Scottsdale North area than anyone else. He also contributes his thoughts on lifestyle interests in the area. SCOTTSDALE NORTH NEWS • March 2021 • 25

Entertainment THE GOOD, THE BAD AND THE DOWNRIGHT UGLY

The films of this year’s Sundance Film Festival soon to be on a screen near you? BY A.D. BEAL

30 • March 2021 • SCOTTSDALE NORTH NEWS

Censor: Censor reminded me a lot of the Swedish film Evil Ed, and that’s not a bad thing. While it may lean a bit too hard into the ambiguous nature, the lead performance by Niamh Algar makes you buy into the unnerving feeling emanating from the world created by the story. Of the films I previewed at the festival, Censor is one of the most impressive in terms of its technique, especially with the production design and editing. The film almost perfectly recaptures the style and look of old 70s and 80s horror films that it tributes. It could have gone a bit further with how it handles the feelings of guilt and the line between fiction and reality, but those shortcomings don’t in any way ruin the film for me. On The Count Of Three: This film could have easily gone sideways with such a tricky subject matter. Fortunately, Jerrod Carmichael, one of the festival’s major actor-to-director debuts, handles it masterfully. He treats the subject of mental illness and depression with the care they deserve while also bolstering the script’s clever usage of dark comedy. Carmichael and his co-star Christopher Abbott show us believable performances and demonstrate what truly great chemistry can do for a film. On The Count of Three all comes together for a sincere and brutally honest story that works.

Mass: For nearly two hours, director Fran Kranz makes a conversation between two couples feel more intense than most action movies. The lead actors of Mass (Jason Isaacs, Martha Plimpton, Ann Downd and Reed Birney) demand your attention throughout the film by conveying uncomfortable feelings and grief in ways that make you feel as if you are part of the group. Kranz continues to reel us in by showing off his behind the camera talents, bringing you in and giving you your own seat at the table. This film keeps a steady pace, and the writing has some truly devastating dialogue. Mass is a wonderful example of a one-location set film using all of its limits to their fullest potential.

The Sparks Brothers: If you’re a fan of both Sparks and Edgar Wright, you’ll more than likely enjoy this latest collaboration, The Sparks Brothers. Creating a story that is far more entertaining to watch than your usual talking heads documentary, the duo’s stories are likable, and their creative process keeps you entranced throughout the film. If there is one issue, it’s that the documentary doesn’t have much in terms of conflict. The Sparks Brothers is a mellow and overall good film for newcomers or longtime fans.
