SPOTLIGHT ON: HORSES HELP

W

ith over 475,000 special-needs individuals in Maricopa County, horses are used to create a unique relationship with those with physical, cognitive and emotional barriers. The horse can play a significant role in helping relax muscles, stretch limbs, increase coordination and encourage interaction with another species and with people. The movement of the horse’s walk mimics the human gait which can assist in recovery or improved movement for the person. Participants interact with the horses at many different levels, from tacking and riding to grooming and leading. Horses Help (HH), a PATH International Premier Accredited 501c-3 non-profit Equine Assisted Activity and Learning Center, uses horses to service up to 150 special needs and at-risk community participants each week. This could not be possible without tremendous horses; along with a dedicated staff and a community of volunteers and donors that have wholly embraced HH’s mis-

sion, vision and values. “We invite you to immerse yourself in the ‘Culture of Service’. Inspire people to stretch their boundaries and be remembered by how you make them feel. Participate in life!” says Gregg Goodman, Executive Director. A staff of instructors certified through PATH Intl. and contracted therapists through the American Hippotherapy Association work to develop participants’ physical, cognitive and emotional abilities. Each week Horses Help serves participants ranging from four years of age to seniors. Volunteers are vitally important to the daily functioning of the facility, including: feeding and care of horses, turning out of horses, and preparing horses for and assisting with lessons. Horses used in this program are typically retired show, trail or ranch horses that are quiet and good-natured to aid in supporting the development of their specialneeds partners. Increasing physical abilities is one benefit but more than this is the ability to help emotionally troubled youth find a willing listener. A horse can create space between a frustrated, angry person and nuzzle that same person when he/she relaxes and trusts the horse. DIVERGENT DIAMOND INTERCHANGE MAY

REPLACE THE HAPPY VALLEY ROUNDABOUTS By Daria Kadovik RUSH HOUR. LONG DELAYS. TOO MANY CARS. NOWHERE TO GO. Phoenix might get its first divergent diamond interchange to replace the Happy Valley roundabouts. At a packed public meeting July 25, the Arizona Department of Transportation made its case for the divergent diamond interchange on Happy Valley Road and Interstate 17 intersection. Many residents of the surrounding neighborhoods know the struggle. It could take 20-30 minutes during rush hour, to pass through the intersection. “It gets backed up pretty early, around 3 p.m., and it stays backed up till 6 p.m.,” said Jordan Lemos, a 24-yearold resident of the area. “There is really no way to avoid it, because Pinnacle Peak gets backed up too.” ADOT presented the diverging diamond interchange where, according to ADOT website, local street traffic makes a temporary shift to the left side while crossing the freeway, allowing for direct left turns onto entrance ramps without waiting at an additional traffic signal. The DDI comes with many benefits, including processing higher volumes of traffic, reducing the number and severity of collisions, reducing wrongway movements, and reducing the number of conflict points. The interchange might look confusing, but “it is very obvious where to go,” said Scott Johnson, a consulting traffic engineer from HDR Engineering Inc. for the DDI project.

The Federal Highway Administration study showed that DDI helps reduce overall collisions by 50 percent and reduce fatal collisions by 60 percent unlike any other intersection. However, the reduction of wrongway drivers is more prominent to Phoenix.

ADOT also covered the traffic changes that will be made to the Pinnacle Peak intersection. Pinnacle Peak is a traditional diamond interchange with a narrow bridge span. It does not accommodate future I-17 expansion, as well as, pedestrians and bicyclists, according to ADOT.

The new expansion will include two through and two left turn lanes in each direction, that will accommodate future freeway expansion, pedestrians, and bicyclists, according to Shah. “Sometimes you have to wait two or three lights to cross 23rd Avenue,” Lemos said. “It does not support all the traffic flow during rush hour.” The DDI and Pinnacle Peak expansion project will cost about $49.5 million of taxpayers’ money. The construction is set to begin in fall 2018, according to Shah.

The new interchange will also accommodate bicyclists and pedestrians. Current interchange provides no safe passage for these two groups. With the new interchange, cyclists get to stay on the right side of the road in a bike lane, when pedestrians get multiple crossing to get to the other side of the freeway, according to Johnson. The new interchange will also support the future expansion of the Interstate17 to five lanes plus an HOV lane, according to Al Shah, a project manager for the DDI. The construction plan is to remove existing roundabouts

MAXIMIZING THE VALUE OF YOUR BUSINESS

ach year, all kinds of businesses, large and small, are sold here in the Phoenix Metro Area. Unfortunately, many owners don’t take all the steps they should to maximize the value of their businesses. Here are some things a business owner can do to ensure that the business generates the highest possible value at the time of the sale. 1. GET ALL THE DUCKS IN A ROW “A business owner needs to make sure that the books and records are in order,” says Jeffrey Corallo, CPA. “Step one is having proper accounting for the business. If the business owner doesn’t have the time, hiring a bookkeeper or accountant is a good idea — although they don’t need to be a fulltime employee of the business. There are plenty of bookkeeping services and contractors that can come into a business just for the time needed. “Next, make sure the business taxes are paid and current,” says Corallo. “Again, if the business owner doesn’t have the time, hiring a payroll service, accountant or CPA is a great way to ensure compliance. “Last but not least, a CPA can be a

great sounding board to help you plan the sale, review the work your accountant or bookkeeper has done, and to help ensure your taxes are in compliance,” Corallo adds. 2. CONSIDER PHANTOM STOCKS One way to increase the value of a business is to ensure that the new owner still has valuable employees in place. “For companies that have key employees, phantom stocks are helpful to retain these individuals for the new owner,” says Brian Bond, Strategic Business Brokers Group. A phantom stock plan is an employee benefit plan that gives selected employees many of the benefits of stock ownership without actually giving them company stock. This is sometimes referred to as shadow stock. The phantom stock follows the pricing movements of the company’s actual stock and pays out profits to employees. It is a great way to ensure employee loyalty, interest and active participation in the change of ownership. 3. SELL ON AN UPSWING It may seem like common sense, but it is a good idea to sell when your sales are trending up, not flat and, of course, not when they are declining.

4. CLEAN UP YOUR MARKETING “Outdated websites, social media and marketing materials tend to send a message that a business has let things slide. It makes potential buyers wonder what else isn’t quite up to snuff,” says Jen Wolfe, Wolfe Creative. “Take the time (and spend the money) to update the website and printed marketing materials.

“Then business owners (or their social media experts) should go through all social media with a fine-tooth comb. It is a good idea to get rid of any online negative comments whenever possible, because potential buyers will most likely find them,” Wolfe adds. 5. CONSIDER ALL DEAL STRUCTURES “Business owners need to be open to different forms of deal structures,” says Bond. “A straight cash deal at closing may not be the best value for the business.” For instance, business owners might consider a buyout where a certain amount of cash is paid up front and then monthly or yearly payments are made for a set period of time. This might be particularly appropriate

when a relative is buying the family business, or perhaps when trusted employees or management gets together to buy out the current owner. 6. GET GUIDANCE Obviously, maximizing the value of a business is more than just these five tips and there are more people who can assist you with valuable advice: • As mentioned, consult with the bookkeeper, accountant or CPA about the accounting and taxes. • Discuss the sale with an attorney. A business attorney will provide advice on the necessary legal contracts and procedures. An estate planning attorney might be useful if family inheritance is involved. • At the very least, examine the online strategy and social media with a marketing professional. • In addition, business owners might want to work with a business broker. What is a business broker? Think of a broker much like you would a real estate agent. It is the broker’s job to advertise the sale, find potential buyers and help with the closing, as well as advising clients on how to maximize the value of the business. • After the sale, a financial advisor might be the right person to help invest and protect that hard-earned money.

UPSTART CHAMBER OF COMMERCE CELEBRATES THIRD ANNIVERSARY

ith its first three years characterized by explosive growth, the upstart Phoenix Metro Chamber of Commerce is about to celebrate in gala fashion, and the business community is invited. “We’ve had an amazing third year,” says Executive Director Jason Bressler. “We hit a notable goal of 500-member businesses, and are well on our way to 600 – which makes us one of the fastest growing Chamber of Commerce organizations in Arizona.”

THE CHAMBER WITH A DIFFERENCE Established in 2014, PMCC claims to be a Chamber of Commerce with a difference. According to Bressler, its support for charities and not-for-profit enterprises plays a vital role in the organization. “We hosted our First Annual Charity Golf Tournament this year, and raised $7,000 for local charities,” Bressler said. “Plus, our ongoing Bare Necessities Campaign helps

us regularly donate food, clothing, school supplies, pet food and other necessities to our many member charities. “Finally, we recently established The Phoenix Metro Chamber Foundation. This is a 501c(3) arm of the Chamber, which will allow us to do even more for our non-profit organizations.” As PMCC moves into its fourth year, says Bressler, the Chamber will continue to offer the experiences, which have drawn so many Valley businesses to the group. Among them: • Effective weekly networking events and power teams • Creating and supporting more fundraisers for member charities • Scheduling volunteer efforts with charities, where members give back to the community • Educational seminars, providing members with opportunities for personal and professional growth • Working to ensure businesses gain a posi-

TOUCHDOWN! TAKING YOUR KIDS TO A PROFESSIONAL FOOTBALL GAME By Jill “MamaBug” Frier

F

ootball season has arrived! A football game is a great way to get your kids out of the house on the weekend and can be a fun, outdoor and indoor learning experience for the whole family. We have been Cardinals season ticket holders for many years and always enjoy going to the games. This year we got an extra ticket so our seven year old can attend all of the home games with us. She has been to a few games over the years, but is now old enough to appreciate the noise, excitement and commence cheering for our team. Attending a football game is a major event and can cost a lot of money, so take time to plan ahead and maximize your enjoyment. Here are a few things we recommend when taking a kid to a professional football game. • Tickets: Scope out your seats and buy tickets in a location that works best for your family. Upper level seating can be a bit quieter and is less expensive. While the club level is more expensive, it also has a less rowdy crowd and great options for taking care of restless or over stimulated children. Be aware that you must have a ticket for your child (although an

infant who is small enough can sit on your lap - check with team’s website before you go to verify what age gets in free). • Parking: Know where to park and the directions for getting into the parking lot and then the stadium. The parking lots range from near to far and cover a huge area – take time to know where you plan to park and, if possible, purchase passes in advance to make walking into the stadium easier. • Food: Anticipate meal times and plan food purchases and locations before you go. There are many food options in the stadium, but Westgate also has tons of great places to eat – better food at a better price. Plan mealtimes to make sure your kids stay on schedule and avoid the crankiness. You are not allowed to bring snacks and beverages into the stadium. • Safety: Plan your safety and exit strategies – know how to keep track of your children and when to bail on watching the game. • Pre-Game Activities: There are many activities for both adults and kids to enjoy before the game. The Cardinals organization loves kids and provides events inside the gates for people waiting to enter the stadium, including: cheerleader autographs, football toss, photos, food, gift shops, freebies and handouts and much more. • Participate in the Cardinals Kids Club: The Kids Club is open to kids aged 5 to 13, the Cardinals Kids Club is a great way to help your kids get excited about going to a football game. Some of the benefits of Kids Club include the opportunity for kids to hangout with players after training camp practice, be a Training Camp Junior Reporter, and even sign up to be randomly selected as a Kids Club Captain at

home game Coin Toss. A few other highlights for kids include: the Cardinals mascot, Big Red, the Cardinals Cheerleaders, the Junior Cheer program, and the NFL Newborn Fan Club. • Be prepared for noise and hoopla: There is some controversy among fans about whether a professional football game is an appropriate venue for a child. With that in mind, please remember that a football crowd can be loud, very excited and at times can become really rowdy. If you are concerned about exposing your child to adults engaging in less than adult-like behavior, check out the stadium layout in advance to find places to take your kid to get out of the crowd. Many parents also bring headphones and a mobile device with movies, music or games to help smaller children avoid the noise. My advice – you know your kid best. Think about how they will react to huge, noisy crowds and sudden loud sounds. Some kids absolutely love football – others not so much. The most important thing to prepare for is to have fun and enjoy cheering for your team. Football is a game, and games are all about having fun. he Humana Foundation, the philanthropic arm of Humana Inc. (NYSE: HUM), has announced 75 winners of college scholarships awarded by its Scholarship Program. Two of the $3,000 scholarship recipients reside in Arizona.

The scholarship program is designed to help finance the college education of children of Humana associates. Annual awards are renewable for four years or until the undergraduate degree is obtained, with a total possible award of $12,000.

orth Valley Christian Academy announced today that its new 72,000 square foot campus, located at 33655 N. 27th Drive, Phoenix, 85085, just south of Tramonto, opened as scheduled on August 16, 2017. I am not suggesting there has been any slow down in the development of new product in this area. Deer Valley Airpark is currently seeing a mini explosion of new construction not seen since 2007. The market is strong today and developers are pushing forward with new product. Our summer slow down comes from the operators, buyers, consumers, and tenants. It’s the middle class, small businesses that are having enough success to move up, grow bigger, expand their locations, where much of our business comes from. These are the groups that feel enough progress, upturn in their market, to actually take a vacation this summer again. It’s a return to normalcy. It’s great to see.

e saw a definite slow down over these summer months in the Deer Valley Airpark commercial real estate market this year. It certainly felt like people went on vacation again. That hasn’t always been the case over the last ten years. When the market was hot, a decade ago, real estate brokers expected a quiet summer because people had money and went on vacation. THE MILLENNIALS ARE COMING! By Shelley Sakala

rom approximately 1980-2005, the largest generation in history was born: Millennials. There are 80 million of them – and now they’re buying homes. If you’re wondering how that’s possible, remember that someone born in 1982 turns 35 this year. That’s well into the zone of marriage, starting a family and buying a house. Like every generation, Millennials have their own unique styles, tastes and interests that may not align with those of previous generations. Their grandparents are Baby Boomers and their parents are Generation X. It’s a long way from Perry Como to Katy Perry. The customer is changing, but we’ve still got homes to sell. That’s why it’s critical for anyone selling a home to update his or her approach. There’s no shortage of info about getting into the minds of the Millennials, but here are three critical things sellers (and their Realtors) can do to help get homes sold. 1. MAKE SURE THE HOUSE IS LISTED ON A RESPONSIVE WEBSITE Responsive means the website can adapt to any screen size, including the screen of a smart phone. Why is this important? Because 92 percent of Millennials are walking around with

a smartphone – and many don’t even own a laptop or desktop computer. If they can’t see your house on their iPhones, you’re toast. 2. BE PREPARED TO DO BUSINESS VIA TEXT The overwhelming majority of Millennials prefer to communicate by texting. This doesn’t mean you should go crazy with the emojis but at least be comfortable with bitesized messages and quick responses. Want to offend a Millennial? Call ‘em. Want to really upset them? Leave a voicemail.

3. FEATURE WHAT’S IMPORTANT TO THEM, NOT TO YOU Recent studies of Millennials show they place a higher priority on solar panels and pet-friendly properties than on traditional selling points like good school districts and quiet cul-de-sacs. It has made us rethink they way we present a home online. A photo of a cute, happy, thriving pet bounding across the backyard lawn is not only enticing, but sometimes even a deal-sealer.

Reviewed by A.D. Beal DUNKIRK Telling three interconnected stories, Dunkirk focuses on the 1940 evacuation of British and French troops as the German army advances closer. Christopher Nolan’s latest has it all. The entire cast (from the heavyweights like Tom Hardy and Mark Rylance to the newcomers like Fionn Whitehead to Harry Styles) work great whether on their own or together, despite very little dialogue. The film goes at a breathless pace that constantly keeps you at the edge of your seat. It’s one of the best looking films, with cinematographer Hoyte van Hoytema (Interstellar) providing some of his best work yet. It also helps that the film was shot on film, and I highly recommend you find a theater playing it in 70MM.

THE DARK TOWER Based on the novel series by Stephen King, The Dark Tower focuses on the quest of the last remaining Gunslinger, Roland, and Jake, a boy who sees visions of The Man In Black, to stop him from destroying the title tower.

Between Annabelle: Creation and Ouija: Origin Of Evil, I like this trend of prequels to bad movies that are far superior. Director David F. Sandberg (Lights Out) shows his talents in building suspension and giving of genuinely effective jump scares (even if they do go a bit overboard). Most of the performances, from Janice (Talitha Bateman) and Linda (Lulu Wilson) have a believable friendship, to the Mullins’ (Anthony LaPaglia and Miranda Otto) and Sister Charlotte (Stephanie Sigman), do give the sense of dread that the film is going for. The film does cleverly tie into the first Annabelle despite mostly being a standalone film (and also justifies a plot point the first film that always bugged me), though how would be veering into spoiler territory. Also, stick around until the end credits to get a small peek for what The Conjuring universe has next.

I’ll be upfront: I haven’t read any of the Dark Tower books prior to the film, so I’m judging it on its own. And to be fair, director and co-writer Nikolaj Arcel (A Royal Affair) did do an okay job with what he had. Idris Elba and newcomer Tom Taylor work well together as Roland and Jake, respectively, and the film does have some nice cinematography. However, the film’s plot reeks of cliches, and I felt that the film doesn’t feel very grandiose, despite the story they were trying to tell. Also, shame on this movie for wasting the talents of Jackie Earle Haley (Watchmen) and Abbey Lee (Mad Max: Fury Road).

WIND RIVER When a teenager is found murdered on a Native American reservation, a tracker (Jeremy Renner) and an FBI agent work together to find her murderer. Taylor Sheridan, writer of Sicario and Hell Or High Water, proves his talent in directing as well with this film. Despite the film’s nearly two hour runtime, the film never feels like it’s dragging. It pulls no punches, and the main characters are flawed, but you feel sympathy for them. I really can’t say much more, you just have to see it.

PVCC AT BLACK MOUNTAIN UNVEILS NEW TELESCOPE ON SEPTEMBER 14

O

n September 14, Paradise Valley Community College at Black Mountain will unveil its 14 inch Cassegrain telescope for a first light viewing party from 7:00-9:45 PM. “First light” refers to the first time that a telescope is used to take an astronomical image. The telescope, located on the PVCC at Black Mountain campus, collects 3,136 times more light than the human eye. It will allow viewers to see the colors of the Orion nebula, storms on Jupiter, and the structure of the Andromeda galaxy that is located 2.5 million light years away. “This new telescope will allow PVCC students to conduct research on variable and binary stars from the observatory dome, in the classroom, and even re-

motely from the Union Hills Campus,” said Jenny Weitz, Professor of Astronomy at Paradise Valley Community College. “It will also give the public gorgeous views of planets and nebulae during our popular Star Parties.”
