I
t’s been two years! Can you believe it? Maybe you know our story, and maybe we are newly ‘friends’…
January 2017, on a whim, we decided to take on a local newspaper called the Deer Valley Times. Did we have publishing experience? No, why would we? Jumping in head first, our first official issue on our own was in February and it looked amazing, even if we do say so ourselves. Some quick changes to distribution, a couple of new sales people and BAM, we were off to the races! So there was one. By summer 2017 we were in the mode of, ‘If one is good, then two would be great!’ Isn’t that the way all businesses work? So was born the North Tatum Times. The community adopted this paper here so fast our heads were spinning with excitement! Now we had two. A little less than a year later, we were introduced to a lovely community by the name of North 32nd. This com-
munity was amazing and just in dire need for a way to communicate all of the new things happening between the merchants, government and residents. Welcome to the world, North 32nd News. And then we were three. A few months after that came a knock at our door…’What would you think of a quiet community up in North Scottsdale?’ After some research and a few meetings, there was no way to say no. On came Scottsdale North News. That made four. What would be next? Could we wait for another adventure? Of course not! A new area was brought to our attention, Scottsdale’s golden zip code. So welcome to the family our newest paper, The Scottsdale Standard. Its inaugural issue is this month and already it’s been a huge success. This new paper makes us a fabulous five. Recently Heidi Koffman, who we initially purchased the Deer Valley Times from, has rejoined our team as our Director of Sales and we couldn’t
be more excited. Things have really come full circle in such a short period of time.
for sure, but we are eyeing some new communities that are just itching for a new way to come together as one….
Our five papers direct mail to over 100,000 homes and businesses each month, spanning from the I-17 to Scottsdale Road, and from Shea Boulevard to Carefree Highway. We’ve seen communities brought together with good old-fashioned communication and support of your neighbor. Even our own family is involved. Our oldest son Anthony writes our movie reviews, and our youngest son Gavin has helped deliver papers to rack locations. And of course, myself and my husband have both written articles, sold ads, delivered papers, held networking groups and everything else needed to make a family business successful.

ancer. We all hear about it. We all know, or will know, someone who has received the news that they have cancer. Yet life does not stop after a cancer diagnosis. In fact, it often feels more like a whirlwind - a bumpy, bit complicated, and overwhelming tornado of activity. For single parents who are the main providers for their children, it becomes all these things and more. Bills still need to be paid, dinner still needs to be made, the family household still needs supplies, and children still deserve a childhood. This is where The Singletons organization steps in and offers not only practical support, but a reason for single parents with cancer to exhale and feel a little relief.
Named in memory of Michelle Singleton, a single mother diagnosed with breast cancer at age 32, the organization took root 13 years ago and continues to grow. Her friends circled around the family and began offering assistance where it was needed most. Sadly, Michelle passed away 15 months after her diagnosis. But during that time, her circle of friends realized the value and importance of their helping hands. In honor of Michelle, they began Singleton Moms, a 501c3 non-profit organization. The program expanded its reach over time, to include single dads, as well as children with cancer, living in a single parent household. In 2017 they officially changed their name to The Singletons. Program services focus on the day-to-day needs of the entire family as they face the effects of a cancer crisis. These are thoughtfully developed, based on the most needed requests from our families. We provide the parents with a little peace of mind and the opportunity to spend meaningful time with their children. What little energy cancer has left them with, can be poured back into healing and wellness. Singleton families complete an easy in-take process, and provide a confirmation of medical care. Our goal is to take care of today’s needs and provide hope for tomorrow, assuring these brave single parents, and their children, that they are not alone. Below are the types of support The Singletons offers. SINGLETON POCKETS Bills, bills, bills...any person with a serious illness knows the real financial hardship it creates. Singleton Pockets allocates a small stipend per month to be applied directly toward a household bill such as rent/mortgage, utility (water, electric, etc). If the disease progresses (whether their own or their child’s), their ability to work is forced to change and household income decreases; however, bills do not disappear. As quoted by one program participant, “Disability may give me 60 percent of my income, but my bills
are still 100 percent.” Bill payments are made through The Singletons office, directly to the service provider.
SINGLETON KITCHEN This program is designed to provide 4-6 freshly made meals to the families. Each month volunteers meet at Dream Dinners, where they assemble dinner entrees with the same ingredients you use in your own kitchen. Volunteers follow well marked recipes, and create delicious meals with Dream Dinners’ utensils, kitchen tools and packaging. (All meals are purchased by The Singletons; Dream Dinners kindly donates some of the side dishes). Meals include easy-to-cook instructions and are stored in The Singletons freezers for monthly distribution to the families. BARE NECESSITIES Our Bare Necessities program provides families with a supply of the most-needed household items that are commonly used in the home daily, such as: toothpaste, laundry detergent; paper towels; toilet paper; etc. This can add up! Would it surprise you to know that government assistance programs such as SNAP cover none of the items provided through the Bare Necessities program? Bare Necessity collection drives allow us to help the families keep their home running smoothly while simultaneously bringing relief to the family’s monthly budget. SINGLETON KIDS Fun is not a luxury, it is a necessity! When a single parent is facing a cancer diagnosis, the mood around the house can become glum. This is where our Singleton Kids program comes in and boosts family moral. This program offers various family events, holiday fun days, and Singleton Santas. “Memory-Maker Moments” are often a well-needed respite, and also a special opportunity for parents and siblings of a child with cancer. We are always grateful for groups who want to create special activities for our families to enjoy. The Singletons, like every non-profit organization, relies on funding from grants and foundational giving, as well as many generous private donors. Fundraising efforts are a continuous part of our activity. We passionately believe that the more we can help a single parent family reduce their stress and worry, the more they can focus on what they need to get well. On February 23, 2019 The Singletons will host “The Singletons Swing into Spring Social” a wonderful event chaired by Anna Boxberger of the Diamondback Wives organization. It is a unique opportunity to gather at Harley-Davidson of Scottsdale, meet some pro-athletes, enjoy live music, great food, and support a much-deserved, but under-recognized group of families who need our help.

CONSTRUCTION TO START SOON ON LOOP 101 EXPANSION IN NORTH VALLEY

VALLEY RESIDENTS CAN EXPECT AN IMPROVED COMMUTE WHILE DRIVING THE LOOP 101 BETWEEN PIMA ROAD IN SCOTTSDALE AND THE INTERSTATE 17 INTERCHANGE. New lanes will be added in each direction on this stretch of the heavily-traveled portion of the Loop 101. According to Maricopa Association of Governments (MAG), the project will address bottlenecks along the Loop 101 at Interstate 17, Cave Creek Road, State Route 51 and Tatum Boulevard. On average, residents in the metropolitan Phoenix area currently spend 35 hours per year sitting in traffic.
While these lane expansions should help traffic congestion initially, officials expect this portion to get busier in years to come as the Phoenix metro area continues to grow. Phoenix is currently the sixth largest city in the U.S. and home to 1.5 million people. The greater metropolitan area ranks 11th nationwide with 4.7 million and shows no signs of slowing that growth. According to the U.S. Census Bureau, Maricopa County was the fastest-growing county in the country in 2017.
A critical component to this project, the ADOT Noise Team works to mitigate noise for federal projects as required by the National Environmental Policy Act. For more than 20 years, Arizona highways and city streets have been resurfaced with rubberized asphalt as they reach their normal life expectancy. Initially known for helping reduce the disposal of used tires, rubberized asphalt has only recently been recognized for its traffic noise reduction.
The project is expected to start in early 2019 with a planned completion date sometime in early 2021. The plans according to the Arizona Department of Transportation (ADOT) include the following improvements:
According to ADOT’s Quiet Pavement and Noise Program website, rubberized asphalt consists of regular asphalt paving mixed with rubber from used tires that would otherwise end up in landfills. Rubberized asphalt has the benefit of being smoother and quieter. Noise readings have shown the rubberized asphalt generally reduces tire noise by an average of 4 decibels. Approximately 1,500 tires are used for every lane-mile of rubberized paving, which can put a major dent in the 2 million used tires that are generated annually in Maricopa County.
• Ramps and frontage road connection improvements at 10 locations along the freeway • One additional general-purpose lane between Pima Road and Interstate 17 in each direction • Auxiliary lane between Cave Creek Road and 7th Street in each direction • Drainage and technological improvements • Installing rubberized asphalt overlay to reduce noise • Constructing noise or retaining walls where needed • Improvements to pavement markings
In early 2019, ADOT is expected to hold informational meetings and two community open houses, one in Phoenix and one in Scottsdale, prior to the start of construction. WAYMO LAUNCHES SELF-DRIVING RIDE HAILING SERVICE ON DECEMBER 5, WAYMO INTRODUCED ITS COMMERCIAL SELF-DRIVING SERVICE, WAYMO ONE, IN THE METRO PHOENIX AREA.
Waymo One will first be offered to hundreds of early riders who have been using Waymo’s self-driving technology since April 2017 as part of their early rider program. This diverse and passionate group has provided important feedback directly to Waymo’s research and product teams and has used Waymo for a variety of activities. Some took rides to their local college for classes or commuted to work and high school. Others used the service to get to book club each week, connect to busses, or try new restaurants on date night. “Their feedback along the way helped refine the technology and design features that met their needs,” said
Waymo CEO, John Krafcik. “Based on their comments we worked on ways to streamline pickups, made it easier to contact support for questions and began operating our service at all times of the day.”
The early rider program will continue as a way for a select group of individuals to give ongoing feedback. They’ll help test early features before those new capabilities graduate to Waymo One, where they can be accessed by the public over time. So, how does Waymo One work? Riders are given access to the app which will be available on iOS and Android devices. They can use the app to call a self-driving vehicle 24 hours a day, seven days a week. Waymo One will be available across several cities in the Metro Phoenix area. Riders will see price estimates before they accept the

trip based on factors like the time and distance to their destination. Waymo One riders can also invite friends and family in the car with them. Up to three adults and a child can ride, and each vehicle comes equipped with one child safety car seat.
During the ride, all of the key trip details will display on the in-car screens as well as the app, and support will be front and center. With the tap of a button on the in-car console and screens, or through the Waymo app, riders can connect instantly to a rider support agent to ask questions. These channels will become even more important as Waymo transitions to fully
driverless rides. At the start, Waymotrained drivers will be riding along to supervise the vehicles for rider comfort and convenience. “There’s a long journey ahead,” Krafcik said, “but we believe that Waymo One will make the roads safer and easier for everyone to navigate.” For more information, visit waymo. com/apply. deervalleytimes.com

HONORHEALTH TO BRING NEW LEVEL OF CARE TO DEER VALLEY RESIDENTS By Katy Reeve NORTH PHOENIX WILL SOON BE HOME TO HONORHEALTH’S NEWEST HOSPITAL, SONORAN MEDICAL CENTER, AT INTERSTATE 17 AT DOVE VALLEY ROAD. HonorHealth broke ground on the new hospital on Wednesday, Dec. 5. This will be its sixth full-service hospital location. “Building on a century-long legacy of caring for our community, the HonorHealth Sonoran Medical Center will provide enhanced medical services — including labor and delivery — to residents of north Phoenix,” said Kim Post, HonorHealth CEO-hospitals and chief clinical officer. “The new hospital represents HonorHealth’s commitment to improve the health and wellbeing of patients in the fast-growing communities of north Phoenix and Anthem. We’ll provide comprehensive care that’s close to home.” Sonoran Medical Center and its awardwinning staff and services will serve patients with: • 24-hour emergency care for patients of all ages. • Comprehensive obstetrical and gynecological care. • Labor and delivery services with an on-site Level II neonatal intensive care unit.
• Breast health and medical imaging ambulatory services. • Ambulatory Surgery Center with adjacent physician office space. • State-of-the-art medical technology for joint replacement, orthopedic and spine surgeries along with general surgical procedures, therapies and treatments. The three-story, 210,000-square-foot facility is set to open September of 2020 with 40 beds initially, with the ability to expand to meet the growing health and wellness needs of north Phoenix and Anthem residents. Sonoran Medical Center is a $170 million facility designed by Devenney Group Architects of Phoenix. Devenney Group specializes in healthcare facilities and how innovative designs can impact care and treatment of patients at their facilities throughout Arizona, Nevada, Colorado, Texas, California and other locations. Sonoran Medical Center will reflect the natural aesthetics of the surrounding desert, flooded with natural light to create a healing environment.

HIKING WITH KIDS IN ARIZONA A By Jill “MamaBug” Frier
s Arizonans, we love to hit the trails and enjoy the beauty of our desert environment. Hiking with our kids is a fun way to spend time and get outside, but it is critical to be well prepared so you can make the hike enjoyable and safe for your children before you go. As experienced hikers, here are a few of the things we have learned first hand that can help make your hike a good one for both you and your little ones.
WATER, WATER, WATER This is the most important rule for all hikers, especially in the desert. Realize that even the higher elevations and tall pines in Arizona are still desert, which means the climate is very dry. Experts recommend drinking one gallon of water per person, per day. When we hike we fill our water packs to the top, no matter how far we’re going, and we refill at every water station. FUEL UP THE LITTLE BODIES Pickles and peanut butter. An odd combination to be sure, but this is one do-it-yourself suggestion that we received from a local hiking expert in Prescott. When we asked what kinds of food to give our then six-year old on a 2-3 mile day hike to keep up her energy, he said you don’t always need to buy pre-packaged solutions. Our daughter is tall and lean, so she has very few fat reserves to keep her moving during what most adults may consider a short hike. She goes from full steam to “carry me” in about 2 minutes flat. The trick is to make sure she eats plenty of small snacks along the way. There are some great pre-packaged “power bars” out
there that work well, but the pickles and peanut butter recommendation is a great idea, too. Pickles provide quick-acting electrolytes, which regulate nerve and muscle function and hydration, and peanut butter provides a good source of healthy monounsaturated fat and protein. We tried this weird-sounding combination in our own taste-test and liked it! It tastes a little like the peanutty sauces used in a lot of Thai food. Not too bad. EVERYONE CARRIES THEIR OWN PACK (UNLESS THE CHILD IS THE PACK) This is a good rule for everyone to follow for all hiking and backpacking trips. Don’t let one person carry all of the food, water or supplies, even if they are the “strongest” person, or the most knowledgeable. You never know when an accident will happen to you or someone else, so it’s best for everyone to be prepared to take care of themselves, at least until help arrives. This applies to kids, too, to a certain degree. We have our daughter carry her own water pack (an absolute must) so she can drink as she needs it. The pack includes her own snacks, sunscreen, lip balm, and small first aid kit. You don’t need to carry a lot, but be sure to have the basics on hand for each person on your hiking adventure. WEAR THE RIGHT GEAR This is important advice for the happiness and comfort of everyone in your hiking party. There are shirts, pants, shoes and socks made specifically for hiking and other outdoor activities. I highly recommend you use them! You don’t have to spend a fortune of new clothes (there are many discount versions available and most stores have frequent sales), but our experience has taught us that you will be miserable if your gear is not up to the task. Specifically, do not wear jeans. Ever. They are heavy and chafing, and just a bad idea all around for hiking. A good pair of hiking pants or lightweight exercise pants that will withstand movement are worth every penny. Wear clothing that is made to breath, wick away sweat, dry quickly and be comfortable. And be careful with your footwear. Hiking shoes are made to be comfortable while tackling tough, rugged terrain. This is important for both adult feet and little growing feet. Don’t spend a fortune (your kids will grow out of their gear quickly, anyway), but look for sales and check online for discounts. Hand-me-downs and gently used gear are also great options.
fun for your youngsters by making stops along the path. Look for wildlife, tell your kids about special plants and flowers, find big sticks and funny rocks. Here in the Sonoran Desert, look for weird and funny cactus shapes, petroglyphs on rocks, and guess what kind of animal (or insect!) lives in the holes you find along the trail.
Take a breath and smell the desert air. It’s like no other scent in the world and one of the best things about hiking in Arizona. And be prepared for possible potty breaks along the trail. Have everyone go before you leave, but don’t be surprised if you need to have a quick lesson about squatting behind a tree or bush (and we highly recommend taking plenty of tissues and wet wipes, just in case)! LAST, BUT NOT LEAST - HAVE FUN! Your kid is only this age once. Take time to appreciate who they are and what they can do right now. ne of the best things about living in Arizona is ready access to one of the Seven Wonders of the Natural World, the Grand Canyon. Grand Canyon National Park is one of our very favorite places to visit, all year round. On February 26, 2019, the Grand Canyon will celebrate it’s centennial – it was designated a National Park 100 years ago in 1919! Every season offers something different at the canyon, but this year will also host a many special centennial events. You can get a new perspective of the majesty of the Canyon and its surrounding wilderness with every visit. Here is some advice for making the most of your visit to Grand Canyon National Park, every time you go.

IT TAKES MORE THAN ONE DAY TO REALLY SEE THE GRAND CANYON The South Rim of Grand Canyon National Park is about 3-4 hours from Phoenix, depending on your location in the Valley of the Sun. The most direct route is straight north on I-17 to Flagstaff, but there are a few out of the way routes that can avoid traffic (roads that go through Williams or Winslow, for example). While it may be possible to make the journey in a day, you won’t be able do much more than see the Visitor’s Center and walk the rim for a short while. And rest assured, there is a little something for everyone in Grand Canyon National Park. From sightseeing, history, science, walking and shopping to wildlife viewing, camping, biking and hiking for every skill level, the Grand Canyon has all of the best features available in a National Park and more. For the casual sightseer, paved paths are handicap accessible and allow anyone and everyone to walk a few feet or a few miles along the South rim of the canyon and enjoy its spectacular views. As time passes and weather changes, you never see the same scene twice. The shadows and light shift with the sun throughout the day to paint a new picture from every angle. This is a photographer’s paradise. For the avid outdoors people, there is

hiking for every level of experience both along the rim and down into the canyon. Bikers will find paved bike paths throughout the park at the rim and campers can choose from a variety of campsites, whether using a tent, camper or RV.
VISITORS CENTERS AND THE RIM TRAIL The first destination visitors usually go to once they enter the park is the Visitor’s Center at Mather Point. This is probably the most busy point, and popular parking area, in the park, but it’s also a great place to learn more and help plan where you want to go next. The main Visitor Center, hosted by National Park Rangers, provides great educational displays, materials and movies, as well as a Junior Ranger Program that is fun and educational for kids. You can shop in the gift shop, rent bicycles or grab a quick sandwich or drink at the coffee shop. It’s also a hub for the free shuttle system. Other visitor centers along the Rim trail include the Yavapai Geology Museum and the Verkamp’s Visitor’s Center in the Grand Canyon Village. Each stop provides a different focus on the Grand Canyon and gives visitors the opportunity to learn more about its history, geology, wildlife and preservation efforts. They are also great places to help your youngsters earn those Junior Ranger badges, so take the time to stop at each if you can.
GRAND CANYON VILLAGE, HERMIT’S REST AND DESERT VIEW The historic, much loved Grand Canyon Village is also a definite must-see during your visit to the Grand Canyon. The National Park buildings and lodges along the rim tell the story of what it took to develop the park into a place that everyone can see and visit today. Fred Harvey, Mary Colter and the Kolb Brothers all left their mark on the park in their efforts to help tame the wild west and help people around the world experience the wonder that is the Grand Canyon. The Grand Canyon Village has restaurants, shopping and lodging, and is the nearest point to the train station, if you decide to visit the park via the Grand Canyon Railway. The furthest points along the rim include Hermit’s Rest, which is accessible by shuttle, and Desert View. Both of these visitor’s centers are worth the trip and provide a new and different view of the Grand Canyon, but be sure to plan ahead if you decide to make the trek. The Hermit’s Rest can only be reached by shuttle, hiking or biking along the rim, about 7 miles from the Grand Canyon Village. Desert View is located at the east entrance of the park, about 25 miles down the road from the main village. BE SURE TO PLAN AHEAD The busiest time of the year for
visitors at the Grand Canyon is summer. Memorial Day through Labor Day is the peak season, in line with vacation times around the world. Temperatures are beautiful and mild in the spring, from March through May. Fall color is in abundance in October and November. The off-peak season is December through February but remember that you will encounter winter weather (and the hazards of cold, snow and ice along with it). Be sure to check the Grand Canyon National Park website for current weather and traffic conditions before you go. Once you get to Tusayun, the town that sits about a mile outside of the park entrance, you will find a variety of lodging and dining options if you haven’t planned ahead and made arrangements in the National Park. It’s a great place to stay overnight and be sure to take advantage of the free shuttle that goes from the town into the park from March through November – it will save you a lot of parking headaches! Buy your park pass in advance to take advantage of this shuttle and save yourself time when entering the park. Of course visitors won’t be able to see the whole park in one visit, but each point is worth visiting and spending some time. HOSTS SECOND ANNUAL IMPACT FRIDAY CLEANUP AT LAKE PLEASANT
R
ather than spending the Black Friday waiting in lines at stores, many people chose to be outdoors making a positive impact on their community. The local outdoor retail company, Keep Nature Wild, hosted their second annual Impact Friday Cleanup at Lake Pleasant. The company’s mission is simple: Build communities by picking up trash outside. For every product purchased, one pound of trash is picked up. Outdoor apparel, picking up trash and building community may not seem like they go together, but for Keep Nature Wild, it’s the core of the company. Cleanup events are hosted on a monthly basis throughout the year and they’re most often described as fun and easy. The events are managed by company staff which means they get to see firsthand the impact being made. “We appreciate any amount of time a volunteer is able to give. We are conscious that everyone has busy lives and want to make it worth their while. We keep our events short and
as fun and simple as possible. We encourage our volunteers to spend time meeting new people and making friends. We do a lot of outreach online, but believe people should connect in real life,” says co-founder Cameron Jarman. For Impact Friday, over 400 people were in attendance to clean up the southern section of Lake Pleasant. In just two hours, 6,781 pounds of trash was collected. Since the company was founded in 2016, a total of 156,978 pounds of trash has been collected by volunteers through cleanup events and the many volunteers around the world called Wild Keepers. Keep Nature Wild has a goal to pick up 1,000,000 pounds of trash by 2023. They believe this can only happen with everyone working together. “Small efforts by individuals can collectively make a big impact,” said co-founder Sean Huntington. “We originally started selling shirts to fund cleanups and getting more than 400 people together at a single event to clean up trash is just phenomenal.”

Optimizing Your Social Security Retirement Benefits What does it mean? Optimizing your Social Security retirement benefits means getting the best return possible on each dollar you’ve contributed to the system. Most jobs are covered by or are eligible for coverage under Social Security. This means that most Americans will use their benefit coverage at some point during their lives. The amount of Social Security benefits you receive will partly be determined by law, inflation, and other conditions outside your control. Will you get out of Social Security what you’re putting in? The answer to that question is tricky because you may never need to use some of the benefits you have earned. Social Security is both a pay-as-you-go system of benefits and a social program. If you retire at normal (full) retirement age, your retirement benefit will be 100 percent of your primary insurance amount (PIA). Your PIA is calculated by applying a benefit formula to your AIME(Average Indexed Monthly Earnings). The benefit formula is weighted to favor individuals with low earnings, than someone who had high earnings. You can’t change Social Security’s benefit formula, you can make some decisions during your lifetime that will affect the amount of your retirement benefit. Decisions that affect the amount of your Social Security retirement benefit Choosing when to start receiving retirement benefits is a personal decision but one that shouldn’t be made hastily. Taking your time to decide when you want to start receiving retirement benefits could save you thousands. When you retire at normal (full) retirement age, you will receive a retirement benefit equal to 100 percent of your PIA. If you retire early, you will receive a reduced benefit. If you retire later than normal (full) retirement age (but before age 70), you will receive
an increased benefit. Because you want to receive the highest benefit, you want to postpone retirement as long as possible, right? Not necessarily. Even though you will receive less money per month if you retire early, over your remaining lifetime you may receive more than someone who retired late or at normal (full) retirement age. How much you earn during your lifetime? Since your retirement benefit check will be based on your average monthly earnings; earning more during your lifetime is one way to maximize your Social Security retirement benefit. The indexed income you receive during your highest earnings years (usually 35) is added up and divided by the number of months that elapsed during those years. The result is your AIME amount. Then, a benefit formula will be applied to determine your PIA upon which your monthly benefit will be based. How much you earn after you retire? Part of your Social Security retirement benefit is not payable if you’re under normal (full) retirement age and have earned income in retirement in excess of a certain amount. This is known as the retirement earnings test exempt amount. In 2018, you can earn up to $17,040 if you have not yet reached normal (full) retirement age or up to $45,360 during the year you reach normal (full) retirement age. If you make the same as or less than these amounts, your Social Security retirement benefit won’t be reduced. Once you have reached your normal (full) retirement age, your earnings in retirement won’t reduce your Social Security benefit.

he Phoenix market is attracting a lot of attention for all the right reasons: business growth, population growth and increases in key economic sectors like tech and engineering. And billionaire investor Jorge Perez, known as “The Condo King of Miami”, and his company The Related Group, have set their sights on the metro Phoenix area for their next properties.
Perez cited that the growth in people ages 24 to 34 relocating to the Phoenix area double the rate of the national average and many of those individuals are relocating here in science, technology, engineering and math professions. According to the Arizona Technology Council, Arizona has more than 8,000 technology companies and a tech workforce growing at 1.38 percent, making Arizona the second-fastest growing tech workforce sector in the southwest.
New multifamily development projects will be located near employment centers including downtown Phoenix, Tempe, Deer Valley and two projects planned for Scottsdale. Three of the initial sites are already under contract.

n every business there comes a time when working out of the garage is no longer an option. When that time comes, the process of moving can become quite daunting. The questions alone can be overwhelming. How big of a space do I need? How much can I afford? What location is best for me? Do I need office, warehouse or both? These are some of the basic questions and of course they only lead to so many more. Maybe you’re already out of the garage and your business has grown or shrunk or changed. At some point most businesses make a move. The first question is where do I start? Where do I get answers? Who do I talk to? I am not here to tell you that you’ll need a professional. That’s obvious. What I am here to tell you is what you can expect once you’ve made the decision to move… what the process is, and what things you need to know. The absolute most important fact you’ll need to know before you look at anything else is what your budget is. How much can you spend? That means meeting with your accountant and your banker before anything else. You must know a range of dollars available for this move. Some will be in a position to buy instead of rent but most in their initial move out of their house will be looking to rent. The most important aspect of making this move will be the monthly expense. How much can you afford on a lease while maintaining a profit? As you may or may not be aware, many new businesses do not survive, and I will tell you the main reason is overextending on expenses, including rent. Once you know your budget, please
find a professional to show you the market. One thing that always surprised me in this business is that tenants and sometimes even buyers don’t know that they don’t pay the real estate broker. Landlords and Sellers pay brokers. Only on rare occasions is that not the case and that is usually disclosed up front. A real estate broker can educate you on the market, save you worlds of time and negotiate your best deal. You’ll need to answer these questions: How much can I spend? What location do I need to be in (i.e.: Deer Valley Airpark)? How big do I need? How much office or warehouse? How many bathrooms? Do you need air conditioning or evaporative coolers? How high do I need the ceilings to be? How much power do I require? Your broker can find all available options for you once he has these answers. Once your broker knows what your requirement is and you start looking at your options, you’ll need to know what the total costs are. The rent is the easy part. It’s laid out for you in black and white. All the other things you’re responsible to pay for may not be so obvious to you. What kind of lease is it, gross or NNN? I’ve explained this before but they’re very different. Gross includes almost all the expenses but NNN means you pay these on top of the rent and it may be around 20% more. Who pays the electric bill? Who pays for repairs (roof, air conditioner, etc.)? What insurance will you need? Find a broker that can answer all of these questions for you but also knows the market your interested in. I know the Deer Valley market. If you were looking somewhere else I would most likely send you to a broker that knows that area. CREED II
Adonis Creed’s relationships with his wife Bianca and mentor Rocky are tested when the latter’s former rival, Ivan Drago, comes back to the spotlight with his son, who challenges Creed. Creed II is like a combo of Rocky 2 and 4, and like those films, it ups the clichés and traditions. However, here Steven Caple Jr. (who manages to keep within the world that Ryan Coogler created while having his own style) still gets you to take it seriously, and the cast are all great again. Dolph Lundgren also gets to humanize Ivan Drago some more, though I would have liked to see more insight into how his training routine and steroid use affected his character. More quick edits and handheld cam this time around, but it’s not distracting compared to other films that use both. Lastly, the ending still leaves you with the triumphant feel you want from a Rocky film.
THE FAVOURITE
Queen Anne, slowly losing her mind, becomes the center of a fight for power between cousins Sarah Churchill and Abigail Hill for control over who will be her “favourite”. You would think a historical drama starring real people would mean Yorgos Lanthimos would dial back on the weirdness/disturbing nature of some of his prior films (The Killing Of A Sacred Deer, The Lobster, Dogtooth), but instead, it’s arguably the most strange and horrifying of his filmography, and I love it. Each of the three main leads are fantastic and show all sorts of range in their performances, from Olivia Colman doing needy and dominant, to Emma Stone going from desperate to vicious. Nicholas Hoult was absolutely hilarious here, and this was 18 • January 2019 • DEER VALLEY TIMES
probably my favorite performance from him. Also, the camera angles and lenses used here sometimes gives off a warped image, as if reality is breaking for our three leads. In the hands of a more boring filmmaker, this could have been an average drama film. But thankfully, Deborah Davis and Tony McNamara’s fantastic screenplay gets a great filmmaker.
ONCE UPON A DEADPOOL
Fred Savage is kidnapped by Deadpool, where he retells the story of Deadpool 2 in a family friendly way. Okay look, this is basically DP 2 but with less swearing and no violence. If you don’t remember my review of that film, I didn’t like it, and I still don’t here. The only difference is the editing is a bit more clunky, and some of the gore removal is strange (including a scene involving a gun shooting through a hand). But Fred Savage makes it more tolerable, as he’s genuinely funny, and his chemistry with Deadpool works (plus it resists making too many Princess Bride jokes). And hey, some of the cash from each ticket ($1) is donated to charity, so there is a good cause behind this film.

Ralph and Vanellope go into the internet to search for a replacement for the latter’s game after it’s broken. This is a simple film and follows a lot of the traits you’ve seen from previous Disney films. However, it’s the themes of neediness and letting go that really make it work. Not everything goes back to normal by the end, giving a more real feel to a film with such a strange plot. The animation, as per usual, is an improvement over previous films. I also love how the internet is incorporated with things like spam and the ‘dark net’ used as plot points or characters. And yeah…even the princess scenes are funny. deervalleytimes.com

ARIZONA FINE ART EXPO BEGINS JANUARY 11 IN NORTH SCOTTSDALE
A
parcel of desert in north Scottsdale will magically transform into a vibrant arts community for 10 weeks as renowned artists from across the globe set up their studios and create original pieces of fine art in what has come to be known as one of Arizona’s best venues for collecting fine art. The Arizona Fine Art EXPO begins Friday, January 11 and runs through Sunday, March 24 from 10 a.m. to 6 p.m. daily under the “festive white tents” at 26540 N. Scottsdale Rd., on the southwest corner of Scottsdale and Jomax Roads, next to MacDonald’s Ranch. Season passes cost $10; season passes for seniors and military are $8; and children under 12 are free. Parking is free. The event features 124 patronfriendly artist studios within a 44,000 square-foot space, where guests have a rare chance to meet the artists, see them in action, and learn about their passion, inspiration and techniques. While the fine art show features several local artists, some artists
will travel from Israel, Zimbabwe, Russia, Korea, Mexico, Holland, China, Canada, Peru and throughout the United States to participate in the show. Throughout the 10 weeks, artisans will sketch passionately in radiograph, pencil, charcoal and pastels; sculpt and fire clay; chisel, carve and shape stone; and saw and carve wood sculptures. Artists also will paint in all media; stain and etch gourds; design lost wax casting; solder and weld jewelry; assemble mosaics, blow glass, plus fuse and kiln form glass sculptures. Art is for sale and commissions are welcomed. Glass blowing classes will be held throughout the 10 weeks. Patrons can also stroll throughout an enhanced two-acre sculpture garden, which will feature nearly 40 stone, metal, glass and mixed media sculptures. There are 15 million Americans (that means over 320,000 Arizonans!) that also suffer from food allergies, along with 50 million that suffer from food intolerances. Many of these people react to the Top 8 (peanuts, tree nuts, shellfish, fish, soy, milk, dairy, egg and wheat) but there are over 170 different foods that have been known to cause food allergic reactions.
