steps to take before you buy a home 5. Ask about all the costs before you sign A downpayment is just one homebuying cost. Your REALTOR® can tell you what other costs buyers commonly pay in your area— including home inspections, attorneys’ fees, and transfer fees of 2% to 7% of the home price. Tally up the extras you’ll also want to buy after you move-in, such as window coverings and patio furniture for your new yard.

Generally, you can afford a home priced 2 to 3 times your gross income. Remember to consider costs every homeowner must cover: property taxes, insurance, maintenance, utilities, and community association fees, if applicable, as well as costs specific to your family, such as day care if you plan to have children.
A credit report details your borrowing history, including any late payments and bad debts, and typically includes a credit score. Lenders lean heavily on your credit report and credit score in determining whether, how much, and at what interest rate to lend for a home. Most require a minimum credit score of 620 for a home mortgage.
2. Develop your home wish list Be honest about which features you must have and which you’d like to have. Handicap accessibility for an aging parent or special needs child is a must. Granite countertops and stainless steel appliances are in the bonus category. Come up with your top-five must-haves and top-five wants to help you focus your search and make a logical, rather than emotional, choice when home shopping.
You’re entitled to free copies of your credit reports annually from the major credit bureaus: Equifax, Experian, and TransUnion. Order and then pore over them to ensure the information is accurate, and try to correct any errors before you buy. If your credit score isn’t up to snuff, the easiest ways to improve it are to pay every bill on time and pay down high credit card debt.

Make a list of your top-five community priorities, such as commute time, schools, and recreational facilities. Ask your REALTOR® to help you identify three to four target neighborhoods based on your priorities.
Meet with a lender to get a prequalification letter that says how much house you’re qualified to buy. Start gathering the paperwork your lender says it needs. Most want to see W-2 forms verifying your employment and income, copies of pay stubs, and two to four months of banking statements.
4. Start saving Have you saved enough money to qualify for a mortgage and cover your downpayment? Ideally, you should have 20% of the purchase price set aside for a downpayment, but some lenders allow as little as 5% down. A small downpayment preserves your savings for emergencies. However, the lower your downpayment, the higher the loan amount you’ll need to qualify for, and if you still qualify, the higher your monthly payment. Your downpayment size can also influence your interest rate and the type of loan you can get. Finally, if your downpayment is less than 20%, you’ll be required to purchase private mortgage insurance. Depending on the size of your loan, PMI can add hundreds to your monthly payment. Check with your state and local government for mortgage and downpayment assistance programs for first-time buyers. 6
If you’re self-employed, you’ll need your current profit and loss statement, a current balance sheet, and personal and business income tax returns for the previous two years. Consider your financing options. The longer the loan, the smaller your monthly payment. Fixed-rate mortgages offer payment certainty; an adjustable-rate mortgage offers a lower monthly payment. However, an adjustable-rate mortgage may adjust dramatically. Be sure to calculate your affordability at both the lowest and highest possible ARM rate.

Here’s What to Look For A starter home is a stopgap between a rental and a dream house. In today’s real estate market, however, that stopgap is becoming a little less temporary. If you’re a first-time home buyer, you should plan to live in your starter home for seven to ten years. Your address might not change during that time, but your life will. To ensure that your living space suits both your current and future needs, look for a starter home that meets these four standards.

Great Location
You may be able to afford an expensive mortgage now, but consider your future expenses as well. Weddings, children, and career changes can all impact your finances. Overspending on a starter home puts your current lifestyle and your future goals in jeopardy. Set a reasonable budget, and keep every offer and counteroffer below your upper limit.
With their limited budgets, many first-time buyers have to choose between high-end upgrades and a first-class location. But those upgrades will start to look dated in the seven years you spend in your starter home. A home in a great location, meanwhile, always maintains its value. You might pay more for a home that is close to good schools, amenities, and transportation, but so will your future buyers.
Adaptable Floor Plan
Space should be a top priority in your search, since a lack of space is a key reason many homeowners sell their starter homes. Your starter home should be large enough to accommodate your future family. Look for rooms that can adapt to your family’s needs with a few simple renovations; for instance, a guest bedroom can transform into a home office or a nursery, while a downstairs den can be converted into a playroom or a bedroom for an elderly relative. An adaptable floor plan ensures that you will be comfortable in your starter home for as long as you need to live there.
Well-Maintained
Any starter home you buy should be in great condition. You shouldn’t have to spend thousands on improvements just to bring the house up to a livable standard. You also don’t want to spend thousands on repairs when it comes time to sell. Ask your home inspector to estimate the life expectancy of all the major components of the house. Ideally, you want the roof, furnace, and hot water heater to outlast your occupancy in the home by a few years; otherwise, you’ll have to pay the costly replacement bills when you sell.
A starter home will never be a dream home. But living in a starter home for a few years longer than you originally intended has its benefits. With every mortgage payment you make, you are building equity. When it finally comes time to sell your starter home, you can use that equity as a down payment on your dream house.

When you start thinking about buying a brand-new home, it can sometimes be confusing knowing what kind of home builder you need to hire in order to get the home that best fits your family’s needs and budget. Here’s a brief explanation of the types of home builders, and some of the differences in working with each.
Custom
Custom home builders Custom homes are generally single-family homes that are built to the buyer’s specifications on land the buyer owns. A custom home is one-of-a-kind, and won’t look like any other home in the neighborhood. The buyer works closely with the builder and architect to design and construct a home with all the features and elements that they want. Because of this personalization, custom homes are generally higher-end and take longer to build. Alterations can be made at any point in the building process, which could cause the total cost to build the home to increase dramatically. Custom home builders typically build 25 or fewer homes a year. Semi-custom home builders Semi-custom home builders build homes based on existing blueprints, but the home buyer is typically able to change the plans prior to construction to conform to their personal preferences. Once construction has begun, however, there is less flexibility to make changes.
Semi-Custom
The home can be built on land the builder or the buyer owns. Because the home is not being designed from scratch, it often costs less and is completed in a faster time frame than a full custom home. Production home builders Production home builders build a large volume of homes, generally more than 25 and up to hundreds a year. The homes are built in developments, on land the builder owns. Many different types of homes are available, including single-family, condominiums and town houses. Production builders use standard plans, but often offer a variety of plan choices and options, such as different floor plans and elevations. There will likely be multiple homes in the neighborhood that look similar to each other.
Production
A range of decoration and feature options including flooring, appliances, cabinets, countertops and trim is also often offered. These options may or may not increase the base home price, but they enable the buyer to pick items that they desire. However, the builder may or may not offer a selection of options that conform exactly to what the buyer wants. Production homes are built in a range of price points, so production homes can be found in entry level, move up and luxury price ranges. The home is generally built in a fast time frame, since the builder has already obtained the necessary permits for the plans. However, making alterations to structural elements, such as the foundation walls, will require reengineering the plans and resubmitting them for new permits which could lengthen the completion date. Both average and median prices were up in the 2nd quarter of 2013. Realtors® reported low interest rates fueled buyer interest, and reduced inventory levels helped sellers get higher prices.
Iowa Home Prices Increased; Sales Decreased in June CLIVE, IOWA (July 16, 2013) – Home prices continued to climb while sales decreased last month in Iowa, reports the Iowa Association of Realtors® (IAR). According to the IAR’s June 2013 Housing Trends Report, the median sale price across the state increased by 6.7 percent, climbing from $137,900 in June of last year to $147,125 this June. The average sale price also increased by 5.6 percent, jumping from $160,647 last June to $169,648 in June 2013. “Prices are continuing to rise, further indicating that the inventory levels are having an effect on the marketplace as sellers are able to command more for their homes,” says Don Marple, president of the Iowa Association of Realtors®. “June 2013 represents the sixteenth consecutive month that the median sale price has increased year-over-year.” Sold activity was down in June 2013 when compared to the number of sold properties in June 2012. Sales decreased by 7.3 percent from last year. A total of 4,039 homes sold/closed in June 2012, and 3,746 homes sold/closed in June 2013. “Realtors® across the state are reporting a tight inventory of homes for sale, which may account for some of the decline in year-over-year sales,” says Marple. “However, the number of sales did increase overall in the second quarter of 2013, and the year-to-date number of sales continues to remain ahead of 2012 year-to-date sales by 5.5 percent,” he explains. Average days on the market also continued to decrease, dropping 13 days to 83 days. The average days on the market in June 2012 was 96 days. Also, the statewide sold/list price ratio rose to 96.5 percent, a 0.6 percent increase from last year, revealing that sellers are selling their homes quite close to asking price. Iowa’s statewide inventory of homes on the market was down 10.3 percent from last year, although new active listings were up by 7.1 percent. The months’ supply of inventory (MSI) was 6.5 months, down 16.5 percent from last June. “We still need more homes on the market for individuals out there who are looking and are ready to buy,” says Marple. IAR encourages Iowans that may be considering selling their home to meet with a local Realtor® to discuss the benefits of listing at this time, adds Marple. 28
IAR reports a strong second quarter (Q2) with increases in new active listings, new pending listings, new sold listings and prices when compared to Q2 of the past two years. New active listings in Q2 of 2013 totaled 17,699, new pending listings were 11,573, and homes sold/closed tallied 10,777. Prices in Q2 of 2013 also showed a clear increase from both 2011 and 2012. The median sale price of homes across Iowa in Q2 of 2013 was $138,000 and the average sale price was $160,274. The median sale price was $130,500 in Q2 of 2012, and $124,950 in Q2 of 2011. Average sale price was $153,359 in Q2 of 2012, and $142,259 in Q2 of 2011. Marple adds that right now the Iowa Association of Realtors® and the National Association of Realtors® are reaching out to Congress to urge them not to harm homeownership as they tackle tax reform. Leaders of both associations continually visit with national legislators about the importance of homeownership to our communities and our economy. Iowa Home Sales and Prices Continued to Rise in July CLIVE, IOWA (Aug. 14, 2013) – Home sales and prices continued to increase substantially in July, according to the Iowa Association of Realtors®. IAR’s July 2013 Housing Trends Report shows that sales were up 18.3 percent from a year ago, and year-to-date (YTD) sales were also up by more than 8 percent. Throughout Iowa 4,074 homes sold/closed in July 2013, and 3,444 homes sold/closed in July of last year. July prices were up nearly 11 percent and YTD prices were up more than 5 percent. The average sale price in Iowa rose by 10.8 percent, while the median sale price increased by 7.1 percent. The average sale price was $168,823 in July, and $152,361 last July. The median sale price was $142,700 in July 2013, and $133,250 in July 2012. “June and July 2013 recorded the two highest average and median sales price figures ever recorded by IAR since it began the current data tracking system in 2005,” says Don Marple, president of the Iowa Association of Realtors®. There was a significant decrease in average days on the market, down nearly 20 percent from last year, putting the average under 90 days. “This is the lowest average number of days on the market since the summer of 2005 – and that means properties are moving fast,” shares Marple. Inventory is still tight at just over 6 months of supply. In many areas inventory is even lower, providing greater advantage to sellers, adds Marple. At the end of July there were 19,622 homes for sale across the state, down 8 percent from last year when the inventory was 21,332. The percent of original sale price received at sale (sale price to list price ratio) is an indication of the tight housing supply, as sellers in July received an average of 96.2 percent of the asking price at the time
of sale. “This means that the accepted price was within 3.8 percent of the original asking price,” explains Marple. “The percent of list price received at sale has not been consistently above 96 percent since the summer of 2007,” he adds. New active listings were up by 14.7 percent, climbing from 4,985 in July 2012, to 5,717 in July 2013. Pending sales also remained ahead of last year, hinting at continued strong sales activity in the next couple of months, says Marple. Pending sales were up by 3.7 percent. There were 3,546 pending sales in July, and 3,420 pending sales last July.
