WESTERN SUBURBS E X E C U T I V E S U M MA R Y Thanks to their location close to Copenhagen, the Western Suburbs continue to see high demand for residential rental properties. This is supported by the area's strong infrastructure, with good connections to the motorway network, the S-train network and the light rail. With the current net out-migration from the capital, demand for attractive rental homes is expected to rise further in the coming years. At the same time, most of the newly added residential floor space has been absorbed, which underlines the strength of the market.

AALBORG EDC Poul Erik Bech commercial centres:

The office market in the Western Suburbs is still characterised by an oversupply. Demand is particularly strong for modern, optimised office space, while the older office stock continues to struggle with vacancy. New office space is also continuously being added, particularly in Høje-Taastrup and Ballerup. The Western Suburbs primarily attract small and medium-sized companies, which benefit from the good transport links and lower rents than in Copenhagen. The retail segment has very low vacancy, well below the national average. Demand is driven primarily by smaller tenants and a few chain operators, while investors continue to show interest in the right assets. Meanwhile, new residential development around several retail hubs is expected to strengthen the customer base for retail in the coming years. The industrial and logistics property market has seen very high levels of activity in recent years but is now normalising. At the same time, demand is clearly polarised: modern, well-located logistics properties remain sought after, while vacancy is increasingly affecting the older building stock. Looking ahead, the light rail is expected to remain a positive factor in the Western Suburbs' development. Following the opening of the remaining section between Rødovre Nord and Lundtofte in August 2026, the entire line from Ishøj to Lundtofte is now in operation. POPULATION GROWTH – WESTERN SUBURBS P O P U L A TI O N G R O W T H B Y M U N I C I P A L I T Y The Western Suburbs have a total population of 285,898 in 2026. Between 2016 and 2026, the population grew by 35,851 people, or 14.3%. A further 33,662 residents are expected by 2036, equivalent to projected growth of 11.8%.

F I G U R E 1 . P O P U L A TI O N T R E N D A N D P R O J E C T I O N B Y M U N I C I P A L I T Y

All the selected municipalities in the Western Suburbs have seen positive population growth over the period, at rates far above the national average. Vallensbæk Municipality has recorded the highest percentage growth, at 21.2%, although it is also the smallest of the selected municipalities, with 18,689 inhabitants in 2026. Høje-Taastrup Municipality is the largest of the selected municipalities, with 60,458 inhabitants, and has seen the second-highest population growth, at 21.0%. Its marked population growth and positive population projection partly reflect the municipality's ongoing development and the steady addition of new housing.

130

Albertslund Municipality stands out as the only one of the selected municipalities in the Western Suburbs with population growth below the national average, at 5.0% over the period 2016–2026. This may partly reflect the fact that a significant share of the municipality's non-profit housing stock is currently undergoing extensive renovation, which has required residents to be rehoused. At the same time, the addition of new housing has been more limited over the period. Albertslund's population is expected to decline until 2028. However, the projection does not necessarily capture the full effect of upcoming residential development and residents moving back into the renovated non-profit housing. The population trend can therefore be expected to stabilise and potentially reverse.

POPULATION GROWTH – WESTERN SUBURBS P O P U L A TI O N T R E N D S B Y A G E G R O U P Population growth has been strongest among 20-29-year-olds, whose number has risen by 28.6% (8,628 people) since 2016. This partly reflects the area's proximity to Copenhagen, where high house prices are increasing demand for more affordable housing with continued access to the capital's education and job opportunities.

F I G U R E 2 . P O P U L A TI O N T R E N D S B Y A G E 130 I n d e x , 2 0 1 6 = 1 0 0 0-19 years 125

The 30-49 age group has also grown markedly since 2022. In total, it has increased by 18.7% (12,456 people), pointing to the area's growing appeal to families with children seeking more space close to the capital. Those aged 70+ have also seen considerable growth of 18.3% (5,790 people), reflecting a nationwide demographic trend. Growth has been lowest among 50-69-year-olds, at 7.0% (4,212 people), while the number of 0-19-year-olds has risen by 7.8% (4,765 people). The strong growth among 30-49-year-olds is expected to support a continued increase in the number of children. Overall, the population of the Western Suburbs has grown by 14.3% (35,851 people), well above the national growth rate of 5.6%.

NEW CONSTRUCTION IN THE AREA RESIDENTIAL CONSTRUCTION Construction activity in the Western Suburbs rose until 2022, when it reached its highest level in the period. Activity remained high in the following years but fell in 2025 to approx. 172,000 m² of new housing – roughly the same level as in 2021. Despite last year's decline, the generally high activity of the past five years points to persistently strong demand for rental housing, driven by the Western Suburbs' proximity to Copenhagen, good infrastructure and the current net out-migration from the capital. Between 2019 and 2025, the residential building stock grew by 1,363,000 m², or 11.9%.

COMMERCIAL CONSTRUCTION Completions of commercial floor space in the Western Suburbs have been relatively stable, with a slightly rising trend up to 2023, when activity peaked. Construction activity has since declined slightly but remains relatively stable. In 2025, approx. 110,000 m² of commercial floor space was completed in the Western Suburbs, compared with approx. 395,000 m² of commercial construction over the period 2023-2025. Between 2019 and 2025, the commercial building stock grew by 4.7%, or 534,000 m².

SUPPLY RELATIVE TO THE EXISTING BUILDING STOCK HISTORICAL SUPPLY High population growth provides a strong basis for new residential development, and a considerable amount of floor space has been added to the housing market in recent years. At the same time, the strong growth in the housing stock – which has otherwise mostly been in line with the national average – has been a key driver of the marked population growth in the Western Suburbs.

FIGURE 9. RESIDENTIAL BUILDING STOCK (INDEX)

FIGURE 10. COMMERCIAL BUILDING STOCK (INDEX)

114 I n d e x , 2 0 1 9 = 1 0 0

107 I n d e x , 2 0 1 9 = 1 0 0

In this way, a self-reinforcing dynamic emerges: population growth supports residential expansion, which in turn makes room for further population growth.

110

The commercial building stock is likewise on a healthy trajectory, with more floor space being added than removed. This testifies to the Western Suburbs' position as an attractive commercial market, where demand for commercial premises continues to support a positive trend in the overall commercial stock. Growth in the commercial stock at a time when it is declining nationally indicates that the Western Suburbs succeed in attracting and retaining businesses and in creating a basis for new business investment. The trend thus underlines the area's continued relevance as an attractive business location in Greater Copenhagen.

DEMAND IN THE RESIDENTIAL MARKET The Western Suburbs feature a large number of owner-occupied detached houses, but also a substantial non-profit housing stock. The share of private rental properties is therefore limited, which means that few come onto the market. As a result, demand currently exceeds supply, and this applies to development opportunities as much as to existing properties.

Over the past 15 years, new housing has therefore also been developed in several places, with Måløv and around Ballerup and Herlev stations worth highlighting. In addition, the area around Skovlunde shopping centre has been upgraded: Ballerup Boulevard has been redesigned with traffic calming, and new housing has been developed on the opposite side of the boulevard. Høje-Taastrup has also seen a high level of development activity. Among the most important development areas here are Høje-Taastrup C, Nærheden and Blåkildegård, where the demolition and subsequent rebuilding of the non-profit housing estate has been approved. Development activity is also high in Brøndby, where a large number of homes have been built in Kirkebjerg in recent years. In the neighbouring municipalities of Glostrup and, in particular, Albertslund, several large development projects are planned or under way. Vridsløselille, COOP Byen and Hersted Industripark stand out as some of the more significant areas that will see a marked addition of new homes over the next 10 years. The strong demand for residential rental properties reflects the Western Suburbs' attractive location close to Copenhagen and strong infrastructure, with good connections to the motorway, the S-train network and, not least, the light rail. The light rail initially linked Ishøj with Rødovre Nord, strengthening public transport across the Western Suburbs. In August 2026, the line was extended with 17 new stations to Lundtofte, north of Kongens Lyngby. Given the current net out-migration from the capital, demand for attractive rental and owner-occupied homes is expected to rise in the coming years, creating good conditions for further development of new housing. We expect yields to remain unchanged supported by a combination of strong demand and stable interest rates. We expect market rents to rise, driven by continued demand pressure, gradually narrowing the gap to rents in the capital.

Note, however, that vacancy in rental housing depends on new construction and apartment size. Areas with more small homes will generally see lower vacancy due to higher demand. This reflects tenants' price sensitivity, which often makes larger homes somewhat harder to let. Vacancy in the rest of the Capital Region is below the level in central Copenhagen, where it is 3.90%. By comparison, the national vacancy rate for residential rental properties was 2.30% in the same quarter.

YIELD & RENT LEVELS – WESTERN SUBURBS CURRENT YIELDS AND RENTS Prime yields stand at 4.25% for new properties, 4.75% for fully developed older properties and 3.00% for older properties. The low yield on older properties reflects the upside that modernisation may offer. Market rents have risen to around DKK 2,050/m² for prime newer properties and DKK 1,700/m² for fully developed properties. Properties such as student housing, senior housing and housing for the elderly can command higher rents, which may be due to their size or the services included in the rent.

OWNERSHIP O W N E R SH I P T R E N D S Housing ownership in the Western Suburbs is largely shaped by the predominance of non-profit housing, which accounts for close to half of the housing stock. The share of rental homes owned by A/S, ApS and other companies has risen markedly as a result of construction activity, particularly in the period 2023-2025.

THE PRIVATE HOUSING MARKET T H E I M P A C T O F T H E P R I V A TE H O U S I N G MARKET The owner-occupied housing market must also be considered, as it can affect conditions for rental properties. Rising house prices in particular make the choice between owning and renting even more relevant for private individuals. Most recently, the marked rise in interest rates has made home purchases harder to finance, leading more people to consider renting rather than owning. Finance Denmark's latest figures for Q2 2026 put prices in the Western Suburbs at DKK 35,681/m² for detached and terraced houses and DKK 35,245/m² for owner-occupied apartments. Compared with the previous quarter, prices have risen by 2.98% for detached and terraced houses and by 4.89% for owner-occupied apartments.

DEMAND IN THE OFFICE MARKET The office market in the Western Suburbs is evolving, with new office space steadily being added. Høje-Taastrup C remains the main development area, but significant space is also under construction in Ballerup. Demand is expected to increase along Ring 3, particularly around the light rail stations. With the entire light rail line between Ishøj and Lundtofte in operation since August 2026, accessibility along Ring 3 has improved, supporting future demand for office space. Demand is generally focused on modern, efficient offices. The older office stock, by contrast, has high vacancy, with supply exceeding demand. At the same time, the number of listings is trending slightly downwards, although it remains relatively high. This suggests that there is still considerable supply in the market, but that it is gradually being absorbed.

Demand comes mainly from small and medium-sized companies, attracted by the area’s good access to main roads and public transport, as well as rents below those in Copenhagen. However, the Western Suburbs are also home to a number of larger companies. Ballerup, for example, hosts several large companies that have been based in the municipality for many years, including LEO Pharma, Pfizer, Topdanmark and Tryg Forsikring. In addition, several larger companies have chosen to locate in Høje-Taastrup, such as Copenhagen Markets, DSV, DISA, GlobalConnect and Atea. GlobalConnect and Atea have also helped make Høje-Taastrup a digital hub, through which roughly half of all data traffic in Denmark passes. At present, yields and market rents are expected to remain stable. However, if take-up of vacant space does not pick up, rents may come under downward pressure in the longer term.

DEMAND IN THE RETAIL MARKET The Western Suburbs are home to numerous smaller local centres and several larger shopping centres, such as Rødovre Centrum, Glostrup Shoppingcenter and BIG Shopping Herlev, as well as a number of big-box retail areas. Investor demand is particularly focused on big-box properties let to strong concepts on reasonable terms – a segment in which smaller domestic investors are also active. At present, demand for retail space still comes primarily from smaller tenants, supplemented by a few chain operators. Vacancy remains very low and well below the national average. Over the past year, it has fallen by almost 1 percentage point to approx. 1.4%, underlining the continued strong demand for well-located retail space. Meanwhile, there is considerable residential development activity around several of the larger retail hubs and shopping centres, including Herlev town centre, Ballerup Centret, City2, the Skovlunde shopping centre and Glostrup Station. This should strengthen the customer base in these areas, as more homes close to the shops will increase local footfall. Thomas Møller Rudlang

In the longer term, new retail areas may also spring up along the light rail. In our view, the potential for both new development and new retail concepts lies particularly at the light rail stations that connect with the S-train network. In our assessment, yields and market rents are expected to remain stable in the coming quarters, supported by low vacancy, the growing customer base around the main retail hubs and broad investor optimism nationwide despite rising interest rates.

DEMAND IN THE INDUSTRIAL MARKET Demand for industrial and logistics properties in the Western Suburbs is normalising after very high activity in 2022–2024. The market continues to be underpinned by the area’s location near the capital and its good access to the main road network. At the same time, demand is increasingly polarised. Tenants are moving towards modern industrial and logistics properties, while demand for older properties is more subdued. Vacancy is therefore concentrated in the older building stock, which is less able to meet today’s requirements for flexibility, technical standards and sustainability. As a result, vacancy in the area is structurally high and well above the national average. Tenants now have a wider choice of premises and more scope to negotiate flexible, tailored lease terms. Conversely, there is still solid interest from both investors and occupiers in prime properties in strong locations. Modern, operationally efficient properties are thus performing significantly better than the older building stock. Thomas Møller Rudlang

Market rents for the best-located logistics properties in Greater Copenhagen have risen significantly since 2022, and prime properties now typically achieve rents of DKK 700–800 per m², depending on location and quality. With the market now more normalised, rents are expected to remain stable. Yields in the Western Suburbs are likewise considered stable, while the yield gap between prime properties and the rest of the building stock is expected to widen.

The number of properties listed was relatively stable until the beginning of 2025, when it first dipped and then rose markedly.
