They say you never get a second chance to make a first impression, and according to local Realtor Cathy Sousa and landscaper Charles Staton Jr., that is especially true when it comes to a home’s exterior. Long before buyers step through the front door, they’re forming opinions based on what they see from the street. A well-maintained exterior can create excitement, while peeling paint, cracked walkways or overgrown landscaping may leave buyers wondering what other maintenance has been overlooked. “When you walk up to a house and you see peeling paint or filthy siding, the first thing that enters your mind is, ‘What does the inside look like?’ ” said Sousa, a Realtor with Serhant. “You want to catch their eye during that first initial look.” Both experts say homeowners don’t necessarily need major renovations to make a noticeable difference.
Freshen up the landscaping A tidy yard is one of the easiest places to start. “If you can’t afford to buy all new plants, that’s okay,” Sousa said. “As long as the gardens are clean and neat, don’t have weeds in them, everything is trimmed properly and you have fresh mulch, you can possibly forgo buying new plantings.” Staton, owner of Staton’s Landscaping, agreed that mulching, weeding and organizing existing landscaping are relatively inexpensive ways to give a property a cleaner appearance. Good landscaping, however, is about more than keeping things neat. Staton said plants should complement the architecture of the house, softening its lines without blocking doors or windows. He uses a technique called “layering,” combining upright and spreading plants to create depth and a gradual transition between the lawn and the house. Plants should also be selected based on the conditions around the property. “If it’s shady, do they tolerate the shade? If it’s hot sun, do they tolerate the hot sun?” Staton said. “There are groupings of plants that are most suited for it.” For homeowners with limited time and money, Staton recommends starting with the most noticeable area, such as the entrance or front steps, and using plant-

Focus on the front entrance The pathway leading to the front door naturally draws buyers’ attention. Cracked concrete, uneven walkways or deteriorating wooden steps can make an otherwise attractive home appear neglected. “More importantly is what condition the stairs are in,” Sousa said. “If the cement is all cracked, that’s not a good look.” She recommends repairing obvious damage and making sure the entrance is clean and welcoming. A freshly painted front door, updated hardware and a clean welcome mat can also help create a positive first impression without requiring a major investment. Clean before you renovate Some of the most effective improvements don’t involve renovating at all. Power washing siding, sidewalks and driveways can remove years of dirt, mildew and grime, making the property appear newer and better maintained. Touching up peeling paint and repairing obvious exterior damage can also make a noticeable difference. When money is limited, Sousa recommends taking care of those basics before investing in luxury upgrades.
Look for plants that complement but don't crowd the house. “You don’t have to spend all that extra money on a luxury front door,” Sousa said. “As long as the front door is in good shape and clean, that’s what’s important.” The same thinking applies to landscaping. Fresh mulch, trimmed shrubs, a weed-free garden and a healthy lawn may
not be major projects, but together they can change the overall impression of a property. Staton said homeowners should also be cautious about spending money on improvements without knowing whether they’re right for the property.
Ultimately, curb appeal is about creating confidence. Many buyers will drive past a property before scheduling a showing, making the exterior their first opportunity to decide whether they want to see more. “You want somebody looking at a beautiful front entranceway,” Sousa said. “That makes them want to come back and see the inside.” Whether homeowners are preparing to sell or simply want to improve their property, the first steps don’t have to be complicated or expensive. A healthy lawn, tidy landscaping, clean siding, fresh mulch and a well-maintained entrance can go a long way. The goal isn’t necessarily to have the most elaborate house on the street. It’s to make sure the first impression tells visitors — and potential buyers — that the home has been cared for.

Latest data shows housing prices continue to rise July single-family home sale prices rose another 4% since 2025 The Rhode Island Association of Realtors recently reported that the median price of single-family home sales in the Ocean State continued to increase year-over-year this summer, rising to $525,000 from $505,000 in July 2025. Rising prices and recent mortgage rate increases prompted fewer sales than the prior year, helping to increase the number of homes on the market. Despite 9.4% more single-family homes listed for sale this July than last, and a 3.2% decrease in sales from July 2025, available inventory remained the same as last year. With no new listings coming onto the market, all single-family homes would be sold within 2.7 months. While the Rhode Island summer housing market has seen some increase in options available for buyers since 2023, Rhode Island’s housing shortage remains significant at roughly half the amount of supply that signifies a healthy balance between buyers and sellers. “We would like to see less pent-up demand on the buyer side, but what is
positive, is that we saw a month-to-month increase in the number of homes listed for sale from June to July, which was not the case last year. Every little bit of increased inventory will help to diminish the imbalance between supply and demand,” said Mike Pereira, president of the Rhode Island Association of Realtors. In other areas of the market, the median price of condominium sales rose 7.4% to $399,900, while sales fell by 10.3%. The median price of multifamily homes remained relatively stable year-overyear at $620,000, though sales skyrocketed by 15.1% from July 2025, following several months of minimal, if any, monthly gains since the beginning of the year. “Condominiums and multifamily homes have long been an entry point for buyers who couldn’t break into the single-family home market, but today’s prices, mortgage rates, HOA and other fees, coupled with increased competition, have left these sectors of the market out of reach for many prospective buyers as well. “The only real fix to our housing market, for both renters and owners, is to increase our housing stock. The elections this year matter. Rhode Island can’t thrive if Rhode Islanders can’t afford a place to live,” commented Pereira.

Outdoor living spaces provide a great way for people to spend more time outside. The chance to do just that is one of the variables that has driven the boom in outdoor living, which a recent survey from COGNITION Smart Data found is the most desired feature among nearly 23 percent of home buyers surveyed.
