Powering the modern home From aging electrical panels to EV chargers and smart lighting, homeowners are investing in upgrades that bring convenience, safety and room for growth BY VANESSA COMBS
vcombs@eastbaymediagroup.com
The modern home demands more electricity than ever before, and for many homeowners, electrical systems installed decades ago are struggling to keep up. Electric vehicle chargers, air conditioning systems, smart lighting and outdoor entertainment spaces are changing the way people use electricity. As a result, electrical upgrades are becoming an increasingly important part of home renovations, particularly in older houses. Wayne Gablinkse, owner and electrician at Wayne Electric, said one of the most common projects he is seeing involves replacing aging electrical services and increasing their capacity. “You get these homes that are 40, 50 years old, and the electrical needs these days, car chargers, air conditioning, stuff like that, they almost always need upgrades,” Gablinkse said. In some cases, that means increasing a home’s electrical service from 100 amps to 200 amps, or even from 200 amps to 400 amps, depending on its electrical demands. For homeowners with older electrical systems, the need for an upgrade often becomes apparent when they decide to install new equipment or renovate an existing space. Adding central air conditioning, minisplit systems, electric appliances or an addition can place greater demands on a home’s electrical service. “Some of your older panels can’t handle the needs for today,” Gablinkse said. One increasingly common consideration is electric vehicle charging. Gablinkse said he is seeing more homeowners request EV charger installations, but the work is not always as simple as adding an outlet in the garage. “They need to look at their electrical requirements in their home, their service size,” he said. A home with 100-amp service, for example, may not have enough avail-

He recommends consulting an electrician before installation to determine whether the existing service can accommodate the additional load or whether modifications are necessary.
Dealing with storms Beyond accommodating new technology, some homeowners are also looking for ways to keep their homes powered during outages. While home battery storage systems are gaining attention as an alternative to traditional generators, Gablinkse said generators remain the more established option among the homeowners he works with. “Batteries are coming, but generators are still the way to go,” he said.
Part of the hesitation surrounding battery systems, he explained, involves questions about what happens when the equipment reaches the end of its useful life. “People look at that and go, ’What do we do with this when it’s no longer working?’ ” he said. Generators, on the other hand, have a longer-established track record. Gablinkse said a well-maintained generator can last 15 to 20 years, depending on usage and upkeep. “It’s all about the preventative maintenance,” he said. “If you maintain it like you maintain your car, it will last for a long time.”
Smart technology Not all electrical improvements involve major equipment, however. Homeowners are also embracing technology that makes everyday tasks more convenient, particularly when it comes to lighting.
Gablinkse said smart switches, wireless controls and home automation systems are becoming increasingly popular, allowing homeowners to control lights remotely, create automated schedules and customize how different areas of their homes are illuminated. “You could be on vacation and set up a scheme in your home where your lights are coming on in different locations and turning off at certain times,” he said. Lighting can also be programmed around sunset or adjusted from a smartphone. The growing interest in lighting technology extends outdoors, where homeowners are incorporating decorative lighting into pools, patios, cabanas and the exterior of their houses. “The LED world gives you lots of color options,” Gablinkse said. “People are adding those into walls and pools and

ELECTRICAL: Safety and quality of life should be top of mind From Page 3 cabanas and even their house, on the trim work.” Color-changing LED systems allow homeowners to customize outdoor spaces for different occasions, while programmable controls make it easier to manage lighting throughout the property. While convenience and aesthetics are driving some upgrades, Gablinkse said homeowners should not overlook safety when making electrical improvements. One upgrade he strongly encourages is installing or updating smoke detection and other life-safety devices. “I’m an advocate for smoke detection, life safety devices,” he said. "If somebody’s in there wiring their home, it’s important to add this stuff to save lives.” For homeowners already opening walls or making changes to their electrical systems, incorporating these improvements can be more practical than scheduling separate work later.

ELECTRICAL: Look 5, 10 or 15 years down the road when making upgrades From FACING PAGE
Looking ahead Looking further ahead, Gablinkse said homeowners building a new house or planning a major renovation should consider their electrical needs five or 10 years down the road. “If you put the minimum in today, you might have that vehicle charger come at you five years from now, and you’re spending money again to upgrade your service,” he said. He also suggests installing conduit between a basement and attic, particularly in homes with unfinished spaces that may eventually be converted into living areas. These pathways can make future wiring easier without reopening finished walls. “It’s always better to make a service size a little bit bigger than needed,” Gablinkse said. “So you can renovate or add additions to your home." While homeowners cannot predict every technology that may become commonplace over the next decade, planning for future electrical needs can help ensure their homes are ready to accommodate them.

Fewer sales and higher prices – again
August data shows more of the same – prices rising and sales declining
Rhode Island residential home sale trends continued in August, with slower sales and rising median prices year-overyear in all sectors of the market. The Rhode Island Association of Realtors reported recently that the August single-family home median price of $544,000 represented a 6.7% jump since August 2025, while sales fell 3.4%. The condominium market saw a midpoint price of $407,455, a 1.9% increase, and a 13.3% drop in closed sales. Activity in the multifamily home sector remained the most stable with the number of sales falling just .74% from the previous year. At $607,500, August sales of multifamily homes saw an annual increase in median price of 4.7%. If no new residential properties were listed for sale, all single-family homes currently for sale would be sold in 2.8 months. Available condominiums and multifamily homes would be sold in 3.5 months. According to the National Association of Realtors, the U.S. supply of single-family homes, condominiums and town homes
is 4.9 months, the highest in ten years. “The good news is that falling sales have increased the number of homes for sale throughout Rhode Island, but we still have far less supply than the national average which is keeping our prices high. Multiple offers over asking are definitely moderating but affordability remains the biggest block to our housing recovery. It’s critical that we grow our housing supply to reduce costs,” said Michael Pereira, president of the Rhode Island Association of Realtors. Several weeks ago, in an attempt to control inflation, the Federal Reserve raised its benchmark interest rate for the first time since 2023. Typically, a rate hike by the Fed eventually results in higher mortgage costs. “Our current inflationary climate has been heavily influenced by global impacts – the effects of tariffs, the uncertainty of international relations, even the capital expenditures associated with the AI boom – are all weighting heavily on affordability, making the impact of the Fed’s hike more unpredictable. A stable economic environment – both locally and globally – is what’s needed to help us get to a place where development is incentivized and not cost prohibitive,” commented Pereira.

Paws, claws and floors that last From scratch-resistant vinyl to stain-resistant carpets, today’s flooring options offer practical solutions for homeowners with pets BY VANESSA COMBS
vcombs@eastbaymediagroup.com
For homeowners with pets, choosing new flooring involves more than finding a color or style that complements a room. Between muddy paws, shedding fur, sharp claws and the occasional accident, floors must withstand the daily wear and tear that comes with sharing a home with animals. According to Michelle Folco, a sales associate at Factory Carpet Outlet, the best flooring choice depends largely on the household and the animals living in it. “We recommend starting with your household’s lifestyle, the type of pets you have, and how much maintenance you’re comfortable with,” Folco said. “The key is finding the right balance of durability, comfort, appearance, and

Available in designs that resemble natural wood or stone, it offers the appearance of traditional materials without some of their maintenance concerns. “Luxury vinyl is one of the first options we discuss with pet owners because it offers an excellent combination of dura-

FLOORING: New materials can be resistant to both stains and scratches From Page 7 bility, easy maintenance, and attractive designs,” Folco said. “Many options also offer waterproof construction, which is especially helpful when accidents happen.” Many products feature protective wear layers designed to resist scratches, scuffs and stains. Folco recommends luxury vinyl plank products with wear layers measuring 12 to 20 mils, depending on the household’s needs. Laminate flooring is another option for homeowners seeking the appearance of hardwood at a more affordable price. Many products offer strong scratch resistance, although moisture protection varies. “Some laminate products resist scratches well but are vulnerable to moisture at seams if liquids are left standing or the product is not designed for wet conditions,” Folco said. Tile, meanwhile, is among the most durable choices for households with pets. Its resistance to scratches, stains and moisture makes cleanup relatively

easy, although its hard, cool surface may not be comfortable for every animal. For homeowners who prefer traditional hardwood, harder wood species, such as white oak and hickory, generally resist dents better than softer varieties, while natural grain patterns can help conceal minor imperfections. “A matte or satin finish is often more forgiving than a high-gloss finish because it tends to show fewer small scratches and scuffs,” Folco said. "Textured or wire-brushed surfaces can also help disguise minor imperfections.” However, hardwood remains vulnerable to scratches from pets’ nails and damage from standing moisture, making regular maintenance and prompt cleanup important.
New options in carpet Carpet, despite its reputation for trapping pet hair and odors, has also evolved. “Carpet remains a practical choice for many pet owners, especially those who value comfort, warmth, and a quieter home,” Folco said. “Carpet technology has improved, with many products offering stain-resistant treatments, durable synthetic fibers, and construction designed to make cleaning easier.”

FLOORING: Some carpets are more conducive to pets than others From FACING PAGE She recommends lower-pile or tightly constructed carpets for active households because they are generally easier to vacuum and less likely to snag on claws than certain looped styles. Stainresistant synthetic fibers, including some polyester, triexta and treated nylon products, can also simplify maintenance. For households concerned about accidents, pairing carpet with a compatible moisture-resistant cushion may provide additional protection. While durability and appearance often dominate flooring decisions, Folco said traction is another important consideration, particularly for aging pets. “Traction is extremely important, and it is an aspect of flooring selection that homeowners sometimes overlook,” she said. “Repeated slipping can make pets hesitant to move around and can increase the risk of falls.” Textured luxury vinyl, matte finishes and certain tile surfaces may provide better grip than polished alternatives. For homeowners who prefer hard flooring, area rugs with nonslip pads can cre-

Stain-resistant fibers and durable construction can help homeowners maintain the warmth and comfort of carpet while managing shedding, accidents and everyday wear. ate safer walking paths for pets. Beyond the material itself, color and texture can make a noticeable difference in how flooring looks between cleanings.
“The most forgiving flooring is often flooring that has some natural variation rather than a completely uniform appearance,” Folco said. Light-to-medium wood tones, mixed
shades and subtle patterns can help disguise everyday wear. Homeowners should also consider their pets’ coat colors when selecting flooring. “Very dark, glossy floors can show dust, light-colored pet hair, and fine scratches more readily,” Folco said. “Very light floors may highlight darker hair and dirt.” She also warned that waterproof flooring does not necessarily protect the subfloor from moisture damage. Reviewing product warranties, installation requirements and recommended cleaning methods can help homeowners avoid unexpected problems. Ultimately, there is no single flooring material that works best for every household. “If easy cleanup and moisture protection are the biggest priorities, luxury vinyl or tile may be a good place to start,” Folco said. “If you want the warmth and comfort of carpet, explore stain-resistant products designed for busy households.” By considering durability, traction and maintenance alongside appearance, homeowners can choose flooring that fits both their design preferences and their four-legged family members.

A home-buying guide for empty nesters Consider these questions as you ponder whether moving make sense
choose a home based on what’s right for them in this stage of life. There are questions homeowners can ask themselves as they ponder if downsizing is right for them.
when priorities lay elsewhere. Upscale environments like gourmet kitchens, spalike bathrooms and outdoor living spaces may be in the budget when moving into a home with a smaller footprint.
1. How much upkeep can I handle? The day a child leaves home can be bittersweet for parents. Although a son or daughter being successful and mature enough to move on to new opportunities can be a source of pride, parents typically lament the quiet that comes from empty rooms and a change to the daily routine they’d grown accustomed to when the kids were around. After some time, some couples decide to downsize to a home more befitting the empty nester lifestyle. Downsizing presents an option for homeowners whose kids have left the nest. New analysis from a survey of 2,500 empty nesters commissioned by Regency Living found that 30 percent of empty nesters choose to downsize and move from their original family homes. When retirement is just around the corner, many professionals shift focus to how they want to live and where. Moving to a new home presents plenty of opportunities for older adults, including a chance to
A lifelong family home may be wellloved, but chances are it requires significant upkeep and repairs. Empty nesters may choose to move on to a home that offers lifestyle benefits like less maintenance. Homes in lifestyle communities or those overseen by a homeowners’ association tend to have certain maintenance built into a monthly fee.
2. Is this layout still a fit? Many empty nesters may not immediately feel the effects of aging, but before selecting a next home, individuals should think about aging in place and any unique needs they may have. Opting for a singlelevel home, or at least one with the owner’s suite on the main level, can be advantageous.

All of that square footage requires heating, cooling and maintenance. Rattling around inside a big, empty house may precipitate the decision to downsize. Downsizing also can free up home equity, which can be used to fund retirement needs.
4. Which features do I desire? Many empty nesters want the next home to focus on some luxury items they may have bypassed in the first home

Empty nesters might want to choose homes in gated communities or condominium complexes for safety reasons. Should they opt to spend a portion of time at a vacation rental or second home as snowbirds, secure communities enable residents to leave their primary residence with the peace of mind that those homes will be less vulnerable to thieves. 6. Does this home have enough light? The American Optometric Association says many adults start to have problems seeing clearly beginning at age 40. Homes with more light from large windows and artificial lighting can reduce accident risk. Moving to a smaller home is a consideration for many empty nesters. Various features offer benefits to adults who want to age in place.

Cooking up a kitchen remodel, from planning to completion It helps to know what you’re getting yourself into, before you get into it
Embarking on a kitchen remodel can be an exciting venture and homeowners may be eager to dive right in.
A successful kitchen renovation project requires careful planning and a detailed vision of what the space will look like upon completion. Whether a homeowner is thinking about giving the kitchen a major overhaul or just a minor refresh, bringing that vision to life doesn’t happen overnight. There is a process that must go into a kitchen renovation. Embarking on a kitchen remodel can be an exciting venture and homeowners may be eager to dive right in, but familiarizing oneself with what to expect prior to the start can help property owners navigate the process more smoothly.
According to Angi, the average kitchen remodel costs $26,934, but price ultimately varies depending on the scope of the work. Costs may be less or more depending on the size of the kitchen and the materials chosen.
Inspiration and design
Demolition
The first phase involves dreaming up kitchen plans and making practical decisions regarding efficiency and functionality. Considerable time may be spent working with a designer and architect, which will involve choosing materials and a color scheme.
Before a homeowner can have a new kitchen, the old one must be removed. The real physical transformation begins with the demolition, which tends to be quick but messy. It is essential to set up an alternative “mini kitchen” elsewhere, or expect to be dining out throughout the
Creating a budget
remodel. The demo process may reveal any issues that will need to be remedied before the real work can begin, such as structural damage, leaks, mold, or other hiccups.
Contractor work begins It can take one to three weeks for contractors to install plumbing, mechanical components, electrical wiring, ductwork, and more, followed by structural needs and drywall, according to sink and faucet manufacturer Blanco. Flooring and cabinets will follow, and can take another week or more. Fabricating custom countertops is a lengthy process and can rep-
resent the bulk of a kitchen renovation timeline. Expect a few weeks for countertops to be measured, made and then installed.
Appliances and finishing touches Appliances will be delivered and hooked up at the tail end of the renovation. Finally, the backsplash, fixtures and lighting are put into place. The last leg of the remodel will include painting, trim work and installation of hardware on cabinets and drawers. Once all the work is done, it is essential for homeowners to make sure everything is to their liking. A regular kitchen renovation can take anywhere from six to 12 weeks. With so much time devoted to the space, homeowners should ensure it lives up to their expectations. As the renovation begins, homeowners should remember that unexpected issues can arise, including delays due to material availability or unforeseen challenges. Maintaining an open communication with the contractor, asking questions and remaining flexible helps. Although a kitchen remodel is initially disruptive, it is an investment that ultimately enhances a home’s value.

Upgrade your home for modern living Homeowners can use these ideas to modernize their homes
Smart home technology is available across a wide range of budgets, ranging from thousands of dollars for a complete home automation to roughly $100 for a small change like a smart thermostat.
Remodeling projects allow homeowners to put their personal stamps on a property. In addition to choosing a color and design scheme that fits a particular aesthetic, homeowners may want to outfit their homes with various features that can make them more accommodating to modern living. Homeowners can use these ideas as a springboard for remodeling projects designed to modernize their homes.
Open floor plans Open floor plans remain coveted characteristics of modern home architecture. An open layout enables occupants to feel like they are enjoying spaces together without having to be on top of one another. Since sightlines are not obstructed in open floor plans, homeowners can enjoy a cohesive design style across each level of the home.
Eco-friendly features Eco-friendly features modernize homes and may even earn homeowners
rebates from the government. From positioning rooms to take advantage of natural sunlight to using environmentally responsible materials throughout a home, modern homes can function with a much smaller carbon footprint than older structures.
Smart home technology A smart home is equipped with appliances and other devices that can be controlled remotely, typically from a phone or computer connected to the internet.

Investopedia notes that smart home technology offers homeowners convenience and cost savings. Smart home technology is available across a wide range of budgets, ranging from thousands of dollars for a complete home automation to roughly $100 for a small change like a smart thermostat.
Accessibility features A home that can grow with its residents is advantageous. When choosing renovations, features like slip-resistant flooring,
stylish grab bars and low-threshold or barrier-free showers can enable homeowners to age in place more comfortably.
Dual owner’s suites Dual owner’s suites can be an asset for couples who choose to sleep separately. The Sleep Foundation says individuals choose to sleep in different rooms for a variety of reasons, notably reduced sleep interruptions and improved sleep quality. Plus, an extra bedroom can come in handy when one person is ill or in the event a partner snores. Rather than one person in the relationship getting the “lesser” space, certain homebuilders now offer plans for dual owner’s suites so both people get the features they desire in a bedroom.
Three-season room Many homeowners aspire to bridge the gap between the indoors and outside. Three-season rooms help transition from the yard to the interior of a home, and offer a touch of nature without the bugs or unpleasant elements. A number of home improvements can bring homes up to the standards of modern living.

How to decide between a deck or pavers Decks and patios have advantages and disadvantages — and sometimes they go great together Outdoor living spaces have become sought-after commodities among homeowners. A recent survey of homeowners conducted by the New Home Trends Institute found that open yards are less appealing to home buyers than they once were. The survey noted that just 28 percent of respondents chose open yards, while 65 percent preferred patios and 55 percent chose decks. Green spaces remain popular, but the survey indicates that many would-be home buyers also want an outdoor living area to make the most of their home exteriors. Homeowners aspiring to transform their home exterior spaces typically must decide between a deck or pavers when the time comes to plan such areas. That’s a personal choice homeowners must make, but those without strong feelings on either option can consider these tips as they try to decide if a deck or pavers are

for them.
Determine your budget Budget is a notable variable with any home renovation project, and the addition of an outdoor living space is no exception. The materials homeowners choose will ultimately determine the cost of each project. For example, composite decking materials tend to cost significantly more than wood decks, but that higher price tag also comes with less maintenance and typically a longer life span. Pavers may prove less expensive than composite decking, but those cost savings may be negligible if a yard requires extensive excavation to prepare an area for a new patio. It requires patience, but gathering estimates of the various materi-
als can serve as a good starting point when planning an outdoor living space. In addition, homeowners must recognize that material costs can fluctuate considerably over time, as such prices are often contingent on a range of variables, including supply chain issues. So it’s best to gather estimates in a short period of time to make the most accurate price comparisons.
Identify your vision for the space Homeowners who have a vision for their outdoor living space, even if they are not sure about which material they prefer, may find the process goes more quickly and even more smoothly than those who are unsure about what they want. Those who prefer a flexible multi-use
space may be best going with pavers, as the spaces can be easily converted and areas simply designated as one might differentiate between rooms inside the home. For example, an outdoor living room can be separated with the installation of a pavilion and fireplace, while kitchen and dining areas can be separate spaces on the same patio. Decks tend to be less flexible, which might make them ideal for homeowners who prefer an outdoor dining area but don’t need a more expansive entertaining space. Of course, decks can be as big as homeowners choose, which can make the spaces more multi-functional.
Maybe the answer is … both Homeowners also should know that many outdoor living spaces feature both a deck and a paver patio. Homeowners may like an elevated deck that steps down to a patio, which can easily distinguish between the spaces and establish the area as a multifunctional space. Homeowners planning outdoor living space projects may find themselves choosing between a deck and pavers. Each option can work, and homeowners may even want to combine the two.

How to make a home more cozy
Here are smart tips to create a cozy vibe in any living space
The meaning of the term “cozy” varies as it pertains to home decor. For some, cozy may mean intimate spaces with lots of quilts and throws. For others, cozy could indicate bright and airy spaces enhanced by plenty of fresh foliage. Regardless of how they define cozy, homeowners typically want their homes to be inviting and comfortable. With that in mind, the following are some ways to impart a cozy vibe to any living space.
Make use of a fireplace
Pillows, texture and warm lighting all contribute to the “cozy” quality of a home.
to a mosaic piece of artwork. A home with texture tends to create cozier impressions than one with all sleek and smooth surfaces.
Enjoy a soft rug
The Spruce and Paula Boston, a visual merchandiser for Festive Lights, candles can be used throughout a home to create instant atmosphere. Exercise caution with candles and fully extinguish them before retiring for the evening.
Flames lapping wood (or faux wood in the event of gas-powered fireplaces) can put anyone in a tranquil state of mind. Fireplaces add instant ambiance and make great places for people to congregate and engage in conversation. During warmer months when the fire isn’t blazing, decorative candles can be lit to mimic the same feel.
Although many design experts say hardwood floors or laminate options are easier for allergies and keeping a home clean, a soft rug underfoot can be welcoming. Rather than wall-to-wall carpeting, place area rugs in spots that can use some cozying up, such as beneath beds and even under the dining table.
Add texture in the design
Light candles
Invest in lots of pillows
Texture can be anything from a raised pattern on wallpaper to a knotty area rug
The warm, flickering light of candles adds cozy vibes in spades. According to

an outdoor lounging nook. Look for materials that are durable for the space in which they’re being used.
Think about warm lighting The transition from incandescent light bulbs to halogen and LED is beneficial from an environmental standpoint. However, LEDs illuminate with a more stark, blue light that can seem clinical in home spaces. Look for bulbs where the “temperature” can be customized. The more the color spectrum leans toward warm light, the more cozy a space will feel. This can be enhanced by putting some lights on dimmer switches, and toning down the brightness as needed.
Install a bookshelf Even for those who are strict devotees of e-readers, a shelf full of actual books interspersed with some well-placed knickknacks can make a room feel more cozy. Books add texture, the feel of hallowed halls and libraries, and visual appeal. Making a home more cozy doesn’t have to be complicated. A few easy modifications can improve interior spaces.

How to boost home value before selling
Get to painting
Little improvements can bring a lot of return
People considering buying or selling a home are facing a unique market. The real estate market has been in flux for several years, and high interest rates have made it more expensive to borrow. The Mortgage Bankers Association is projecting that 30-year mortgage rates will level out to 6.5 percent for the forseeable future. That means that people who have been waiting for changes in the real estate market could be disappointed, and hesitant buyers may finally just bite the bullet and buy even if mortgage rates are not where they hoped they’d be. Homeowners with properties they are considering listing for sale would be wise to make certain changes that will help garner the best prices from buyers.
Make kitchen and bath improvements The kitchen is the heart of many homes. Real estate agents may recommend that homeowners make minor to moderate kitchen upgrades like resurfacing cabinets, upgrading countertops and changing fixtures or hardware to give the room

an overhaul. Homeowners also should look to bathroom updates as smart investments that can improve home value. Katie Severance, author of The Brilliant Home Buyer, characterizes kitchens and baths as “money rooms” that add the most value to a home.
Declutter the home Homeowners should clean out items
they no longer need. Decluttering can make a space feel bigger, which is beneficial in a market where open concept floor plans remain popular among home buyers. When buyers walk through a prospective home, they want to envision themselves living there, something that is more easily done if the home isn’t overrun with the current homeowner’s belongings.
Painting a home is a cost-effective renovation with a lot of oomph. Freshly painted rooms appear clean and updated, says HGTV, and that can appeal to buyers. Homeowners should choose neutral colors to accommodate the widest array of potential buyers.
Improve the landscaping The exterior of a home is the first thing potential buyers will see as they roll up to view a property or look at a listing online. Homeowners should start by evaluating and enhancing the landscaping. Ensure the lawn is well-maintained and add plants that provide color without a lot of maintenance.
Expand usable space Homeowners can think about adding to the usable space in a home. This translates into finishing basements or attics or even converting garages to rooms. Or it may involve adding a threeseason room. Homeowners can consider a number of improvements to increase the resale value of their properties.
