Introduction to Weber EWI Systems
The photographs throughout this guide perfectly represent how Weber External Wall Insulation (EWI) systems can thermally improve and aesthetically transform solid wall properties. System-built non-traditional or traditional construction, low or high rise – Weber has a rich background of providing EWI systems for refurbishment projects going back over 40 years.
‘Hard-to-treat’ homes are being renovated daily and Weber can make the process easy by offering an extensive variety of systems, full technical and sales back-up and an established installer network. Because many properties require the repair of concrete structures before EWI systems can be installed, this guide also includes a section covering Weber concrete repair and protection. This document provides a guide to tackling one of the most important issues facing our ageing housing stock.

U-values Explained... All construction materials have a measure of their thermal conductivity (Lambda value), used together, various materials will determine the overall thermal transmittance of a wall; this is known as the U-value. The lower the U-value, the more thermally efficient the wall construction is. A U-value will take into consideration the wall thickness & material and any render or insulation used - a typical solid wall (9 inch brickwork) used in a Victorian property has a U-value of 2.06 W/m2K.
9%
Through the use of different insulation types and thicknesses in external wall systems, the thermal performance of a property can be dramatically improved and U-values of 0.30 W/m2K and below can be easily achieved. A full U-value calculation and condensation risk analysis service is available from Weber’s technical team, please contact 08703 330070 for more information.

Over 30% of UK and Ireland housing stock have been built with solid walls – classed as ‘hard‑totreat’ because they cannot be thermally improved with the use of cavity wall insulation. Unlike unfilled cavity wall homes which lose approximately 35% of heat through their walls, solid wall homes will lose as much as 45% heat through untreated walls. Any measures to make heating systems more efficient are made less effective as heat escapes through the external walls. Solid wall properties generally fall into two main types – traditional construction, built with nine inch solid brickwork or non-traditional housing, constructed of systems using mainly precast concrete panels. Weber External Wall Insulation is suitable for both traditional and non-traditional housing and can significantly lower heating bills and carbon emissions as well as revitalising the appearance of homes and the local area.
There are approximately two million properties in the UK which were built using non-traditional building methods, most of which were constructed between 1939 and the 1970’s and were built for speed and economy of construction and not for thermal efficiency. The main building methods employed were either in-situ or precast concrete, metal or timber frame. Although most remain structurally sound, they are extremely poor at retaining warmth, resulting in problems with damp and condensation as well as high heating costs and carbon emissions. Weber EWI systems have been installed on most non-traditional housing types. Technical advice can be given on the most appropriate systems for each housing type and on-site inspections can be made of work-in-progress to ensure that the work is completed to specification. Weber has an extensive case study library including many nontraditional refurbishments schemes and these are available upon request.

Benefits of External Wall Insulation
Why Weber...? Weber EWI systems have been awarded certification by the British Board of Agrément (BBA), National Standards Authority of Ireland (NSAI) and are recommended by the Energy Savings Trust (EST) for their proven ability to reduce domestic energy costs.
Did you know that nearly half of all heat lost from an uninsulated solid wall home is lost through its walls…?

Before
Loss of heat from a home means that more money is being spent than necessary on heating bills. By reducing energy bills it means carbon emissions are also being reduced helping the environment too. Adding insulation to a solid brick property can reduce annual heating bills by up to £500 according to research by the Energy Savings Trust but in addition to this, EWI systems will make the property warmer and weather-tight whilst a choice of colours and textures will enhance the appearance substantially.
The benefits of using EWI systems include...
Weber provides full technical advice and application support, helping customers and clients to specify the right solution for each project. Weber fully supports the importance of training through in-house programmes and group academies across the UK and Ireland to ensure correct installation and application every time. Weber manufactures all renders used in its EWI systems in the UK and Ireland from plants in three locations, thereby reducing transportation costs and carbon footprint when compared to systems using imported renders. It also ensures that product quality is maintained. Weber EWI systems carry a full 10-year product guarantee. Nearly 40 years of experience in the industry offers a great insight into how refurbishment schemes and projects work, not only to improve the aesthetic appeal and thermal efficiency of the properties but it is often the fundamental catalyst to the social regeneration for the area, and is paramount in promoting community activity and sustainability.
• Lower U-values are generally made possible through insulating externally rather than using internal systems and no internal living space is lost. • As work is carried out to the outside walls, disruption to the household, is minimised. • The risk of condensation within the wall structure and thermal bridging is eliminated. • A weatherproof, attractive and generally maintenance-free new exterior is provided as part of the thermal cladding of the building. • Work can be carried out alongside other trades such as window replacement and re-roofing. • The system is fitted to meet individual house requirements with an extensive choice of colours. • Range of finishes available to suit planning requirements i.e. brick finish.

Funding Options With nearly 40 years of experience in the EWI industry has given Weber a deep insight into the successful delivery of refurbishment projects and area based schemes. Weber understands what it takes to ensure thermal performance meets the technical specification and the finish significantly improves buildings’ aesthetic appeal. Weber also knows how to ensure, through promoting community activity and sustainability, that refurbishment projects provide a fundamental catalyst to an area’s social regeneration.
weber.therm EWI systems are BBA & NSAI Certified for use on grant funded schemes with homeowners, social and private landlords likely to be eligible for funding support via ECO or BEH. Weber can help in this process as it has established relationships with energy suppliers and managing agents to smooth the administration associated with applying for and securing funding.
The Green Deal will benefit millions of homeowners and businesses across the UK with smarter, warmer and more comfortable buildings as well as delivering significant long term fuel savings.
External Wall Insulation may not meet the ‘Golden Rule’ but significant ECO (Energy Company Obligation) funding is available to reduce the size of the Green Deal ‘loan’ ensuring it meets the Golden Rule criteria. The Green Deal and ECO are underpinned by comprehensive accreditation of the energy saving measures, the installing companies and the energy assessors of the property. Weber EWI systems already meet the proposed Green Deal requirements with training aligned to the Green Deal framework available to ensure that our installers can become ‘Green Deal Approved’.
BEH (Better Energy Homes) Scheme (Ireland)
Each year, £1.3 billion of subsidies and grants to encourage energy efficiency in homes will be delivered in the form of the Energy Company Obligation (ECO). The ECO scheme will take over from the CERT (Carbon Emission Reduction Target) and CESP (Community Energy Saving Programme) schemes.
The Irish Government, through SEAI (Sustainable Energy Authority of Ireland), continues to encourage people to improve the energy performance of their homes by incentivizing the cost of installing various upgrade measures. The Better Energy Scheme provides assistance to homeowners to reduce energy use, costs and greenhouse gas emissions and improve the comfort levels within their home.
ECO is comprised of three distinct targets... Carbon Emission Reduction Obligation (CERO): Focusing on hard to treat homes and, in particular, measures that cannot be fully funded through the Green Deal as they do not meet the ‘Golden Rule’. Solid wall insulation and hard-to treat cavity wall insulation are the primary measures that the Government intends to promote under this target. Carbon Savings Community Obligation (CSCO): Focusing on the provision of insulation measures to domestic energy users that live within an area of low income. This target has a sub-target, which states that 15% of each supplier’s Carbon Savings Community Obligation must be achieved by promoting measures to domestic energy users living in rural areas.
Green Deal (UK)
The introduction of the Government’s new “Green Deal” financial mechanism eliminates the need to pay up front for energy efficiency measures installed on homes or businesses. Instead, the cost of the measures will be recovered through instalments made on energy bills over several years. Green Deal measures must meet the ‘Golden Rule’, in other words the savings on energy bills should be greater than the instalments paid through the energy bill.
ECO (Energy Company Obligation) (UK)
BISF Homes - Before & After
Home Heating Cost Reduction Obligation (HHCRO): This requires energy suppliers to provide measures which improve the ability of low income and vulnerable households (the ‘Affordable Warmth Group’) to affordably heat their homes via the promotion of heat qualifying actions. A heat qualifying action is the installation of a measure that will result in cost savings. For more information on ECO visit www.decc.gov.uk or www.greendealorb.co.uk
The objectives of the scheme are to: • Support homeowners in making intelligent choices to improve the energy performance of their home • Reduce energy use, costs and greenhouse gas emissions • Build market capacity and competence by driving contractor standards and quality • Stimulating market innovation External Wall Insulation is one of the measures that the SEAI scheme is targeting, particularly on solid wall properties where significant heat loss is experienced. EWI work may be exempt from planning consent if it does not materially affect the character of the structure or neighbouring buildings and Weber can offer a wide range of finishes to provide the most suitable finish to meet local planning needs (if in doubt contact your local planning area). All homes built before 2006 are eligible in the scheme and grant funding is available for individual homeowners as well as landlords of multiple properties. The incentive is in the form of a cash grant which is fixed, irrespective of home size, though where actual expenditure is lower than the grant value only the lower amount will be paid. Versatility, speed and simplicity are the characteristics of weber.therm XP, the one-coat mineral render system using glass fibre mesh reinforcement is suitable for machine or hand application. Unlike traditional multicoat systems, Weber’s expertise in mineral renders has resulted in a breakthrough concept – a one-coat, through-coloured mineral render which can be applied directly to all major insulation types.
weber.therm XM is a lightweight, thin-coat, polymer render system using glass fibre mesh reinforcement, suitable for hand application. The first coat of render is 3mm and once cured a further 3mm of render can be applied and finished in a scraped texture or with dry dash aggregate. Alternatively primer and a simple synthetic finish can be applied directly on to the cured base coat in an array of colours and shades.

This avoids the risk of damage to the panels and ties from either direct fixing or overloading. The rails have been designed to support the EWI system and to be independent of the panel background.
weber.therm XB is a system using authentic brick-slips which are attached directly to insulation and fixed using a high performance polymer mortar. The mortar joints are then recreated using weber.rend BPM pointing mortar. Special ‘pistol’ returns on corners provide the realistic brickwork effect.

Solution Under a phased construction programme, the front façade to rows of privately owned terraced houses has been improved throughout the area of Goole. The existing finishes ranged from stained brickwork to old tired looking render.
Project: Mixenden, Calderdale, Yorkshire The 1,000-home thermal makeover programme in Mixenden consisted of wide mix of high and low rise non-traditional housing types including Airey, No Fines and Trusteel constructions. The application of weber.therm XM EWI contributed to the energy efficiency of these homes while simultaneously transforming the external aesthetics of the housing stock. Extensive use of Dry Dash decorative aggregates was used due to the excellent hard wearing characteristics, proven longevity and very low maintenance of the finish. The Trusteel properties received the attractive weber.rend RB system which achieves a convincing, multi-layer, brick-effect finish at a fraction of the cost of traditional brick, adding colour and texture to these rejuvenated buildings improving the poorest U-value of 2.15 W/m²K to a very comfortable 0.29 W/m²k.

Project: B/E Aerospace
Solution A 1970’s industrial office building in Northern Ireland has been dramatically transformed into a stylish and efficient 21st century office environment by the skilful application of weber.therm XM EWI system. The original building followed construction methods of the period with a brickwork plinth up to window cill height and a blockwork structure with wall cladding up to the flat roof fascia.
Limited insulation had been integrated and the building was difficult and expensive to heat in winter.
System: weber.therm XM
Nearly 400m² of weber.therm XM EWI was applied to the B/E Aerospace building in a six week operation, improving the thermal efficiency substantially with the new visual appearance of the building much more in-keeping with the modern, high technology company that operates from these premises.
Contractor: Dunmore Construction
Project: Damer Court, Upper Wellington Street, Dublin
Solution
The homes at Damer Court owned by the Church of Ireland provide accommodation for those in need and runs 52 metres along Upper Wellington Street. Built in 1972 with narrow cavity brickwork and no insulation, Weber EWI has enhanced these homes both aesthetically and thermally with striking results achieved with the use of the versatile weber.rend RB system.
Client: B/E Aerospace Inc
Applicator: M Clarke & Sons Contracts Limited
weber.rend RB produces a superb brick finish in just a fraction of the time and cost of full brickwork cladding. It is the combination of two coloured polymer modified mortars used
to create a brickwork pattern providing this classic red brick finish to harmonise the newly renovated building with adjacent properties.
System: weber.therm XM & weber.rend RB
The programme of renovations used 80mm thick EPS insulation board fixed to all external walls creating homes which are well above the required Part L Building Regulations.
Client: Church of Ireland
The dramatic improvement in comfort levels and thermal efficiency is already evident when comparing heating bills to previous years and the external finish has proved to be a perfect fit for the locality.

Solution Five tower blocks have undergone a full refurbishment both internally and externally. The use of BBA approved weber.therm XM External Wall Insulation system has created thermally efficient buildings with reduced energy costs and CO2 emissions. The existing U-value of 1.45 W/m²K has been improved to a comfortable 0.29 W/m²K whilst completely rejuvenating the exterior aesthetics. Residents now enjoy technically advanced homes that enhance the community landscape.
Following consultation, weber.therm XM external wall insulation system with two render finishes was specified. A polymer modified top coat render with an aggregate dry dash finish was selected as the main overall finish due to the excellent water shedding properties, with contrasting feature bands created by use of weber.plast TF, a synthetic finish available in over 250 colours. Mineral fibre was selected as the choice of insulation to achieve the specified U-value as it is non-combustible and also greatly reduces sound.

Solution When 209 REEMA hollow cast concrete panel homes were transferred to the Walsall Housing Group after 50 years of neglect, the housing association faced a stark choice. Demolition or renovation. weber.therm XM and weber.therm XB, the external wall insulation and cladding systems, were used throughout this substantial renovation programme and has achieved three key performance indicators. Dramatic thermal efficiency improvement, aesthetically attractive exterior renovation and on-time project completion.
In harmony with improved glazing, doors and roof insulation, the weber.therm XM and weber.therm XB EWI system has more than doubled the SAP rating of these homes from a typical 1950’s level of just 41 to today, in advance of the Decent Homes Standard, a superior SAP rating of 88. Residents are reporting that their energy costs have been cut to a third of the previous expense of trying to heat these poorly insulated properties prior to renovation.

Features Trellick Tower is a 31 storey block of flats in West London, built in 1972 and now a Grade 2 listed building that pays homage to the high-rise housing philosophy of municipal architecture of the time. Designed in the Brutalist style by Erno Golfinger for the Greater London Council, the block contains 217 flats and is 322 ft (98 metres) tall.
The weber.cem concrete repair system is now securing the exterior surfaces where localised water ingress had rusted the re-enforcing steels causing small patches to “blow” giving surface damage to the high-density pebble finish. The damage was cut out, steels treated or replaced and a new surface concrete applied to exactly match the colour and texture of the existing façade.
This spectacular concrete edifice stands today as a fine monument to Modernism’s revival having escaped a terrifying reputation during years of poor security and badly managed community living. Now a sought-after location with surprisingly spacious accommodation, Trellick Tower is structurally sound and has received some well-deserved TLC.

Project: Haydock, St Helens
The renovation of the property in Haydock, St Helens – which was built in the 1930’s - had 80-year old timber floors and joists which were made of untreated timber and over time had rotted. There was a void below the floor over 1.5 metres deep. This had to be filled and capped with concrete to form the new, stable and damp proofed flooring to the property. The old timbers were cut away and removed and while previously back filling this space would take several people several days to haul and compact traditional hardcore and sand into place, by using Leca® Insulation Fill, the void in this property was filled in just one hour.
